I always remember what it is like to be the buyer or seller. I strive to do the very best job I can for each of my clients and am continually improving my level of service.

What is the most unique property you’ve listed or sold? I have a wonderful home in Vintage Township that is currently on the market. The neighborhood is very unique from anything else in Lubbock. The home itself is very architecturally appealing. What are the most gratifying aspect and the most challenging aspect of what you do? I think the most gratifying part of this business is meeting new people on a regular basis

Preventative fall maintenance tips for your home up can do now to safeguard your investment BY By Robert Wood, President West Texas Home Builders Association

The children have gone back to school, professional football is back on Monday nights and the summer’s heat wave is behind us – all signs that the fall season has finally arrived. Taking on some preventative home maintenance projects now will help keep you and your family cozy during the days and nights ahead and will even help safeguard your home investment. Here are a few areas of your home to pay special attention to in the next couple of months: Check Roof Insulation Heat rises, causing heat from your home to escape through any vulnerable areas of the roof. The most efficient way to stop that loss is by installing ceiling and roof insulation with an R-value of approximately 30. The R-value refers to the ability of any material to resist the passage of heat. For example, a fiberglass bat or blanket 9½ to 10 inches thick has an R-value of approximately 30. You can raise that number to 38 simply by adding two or three more inches of fiberglass. Check for Gaps in The Exterior Heated air also can escape from gaps that develop where building materials meet. Inspect areas where building materials may have pulled apart and caulk or seal any gaps that have formed. Check places where exterior siding meets windows and doors, around roof and foundation lines, around chimneys and where pipes protrude through walls or roofs. Inspect Your Heating System Consider replacing an older or inefficient heat-

ing unit with a gas or oil furnace or a heat pump with a high efficiency rating. If your system already is efficient, be sure to inspect and clean it regularly. Be sure that filters are clean and that you change them monthly. A timer model thermostat that can turn the heat down while you sleep or when no one is at home can help you save money. Examine Windows Ensure that your storm windows and doors are effectively keeping warm air in and cold air out. Look for any cracks around glass, sashes and window frames. Apply adhesive foam weather strips to the top and bottom window rails or nail felt weather stripping where window sashes and frames make contact. If you live in a home built in the last 15 years or so, you likely have double or triple-paned windows and low-emissivity (Low-E) glass. Both these products increase your energy efficiency and can lower your energy bills. Clean Gutters and Downspouts Gutters and downspouts are easy traps for leaves and pine needles, and squirrels often use them to store food. Be sure to clean gutters thoroughly, and pay special attention to elbows and bends in the downspouts. Keep hangers fastened securely and plug any holes and cracks. Touch up any sections showing signs of rust with rustproof paint. Performing routine home maintenance is essential and well worth the time and effort to keep energy bills low, protect your investment, keep your family safe and prolong the life of your home. 2012 State Director nominees due Sept. 9 Nominations for 2012 State Directors from local home builder associations are due to the Texas Association of Builders office by Sept. 9, 2011. In addition to the President and Vice-President or President-Elect, each local association is entitled to nominate one TAB director for each 50 builder members, based on NAHB membership. Alternate directors may be nominated in the same number. Nominees are expected to attend and participate in each TAB Board of Directors meeting throughout the year in which they serve. They are charged with providing valuable input into these meetings which reflects the consensus of the local HBA

membership, and reporting to the membership the action taken, or proposed to be taken, at the state board meetings. Chosen directors for 2012 will begin their tenure at the 2012 Board of Directors meeting scheduled for Saturday, Oct. 22, 2011 at 3:15 p.m. during the TAB Annual Meeting of the Membership at the Austin Convention Center in conjunction with the Sunbelt Builders Show™ in Austin, TX. Don’t be intimidated by the home buying process. If you take your time, keep things realistic, and spend time with your Realtor, the path to homeownership can be relatively simple. Here are five steps to get you there. Know the score Find out what’s on your credit report before applying for a loan. The Federal Fair Credit Reporting Act requires each of the nationwide consumer reporting companies – Equifax, Experian, and TransUnion – to provide you with MURFEE a free copy of your credit report, at your request, once every 12 months. If you find errors, fix them before contacting a mortgage lender. If you come across legitimate blemishes, you may want to take steps to improve your credit rating before applying for a home loan. Even if you aren’t looking to buy a home today, you might consider taking advantage of this service. For more information about getting a free copy of your credit report, visit the Federal Trade Commission’s Web site, FTC.gov/freereports. Get pre-approved Before searching for a new home, meet with a few lenders and check out your options. If you don’t qualify for a loan or don’t like the terms offered, it will help to know where your deficiencies lie so you can work toward qualifying or getting a better deal in the future.

If the loan officer reviews your financial position and feels a mortgage loan is likely, ask for a letter of pre-approval. Getting pre-approved is an important step that will not only eliminate surprises, but will place you in a strong negotiating position with sellers. There are Web sites that break down statistics about school districts, occupancy rates, and crime rates. Visit mapping sites to identify the proximity of nearby parks, schools and facilities, retail outlets, restaurants and places of employment. • Type of home: Depending on your needs and your budget, you might consider purchasing a single-family or multi-family home, garden home and town home. Discuss your preferences with your Realtor. • Size and configuration: Consider size and layout. Is it right for you and your family? Can the garage hold your automobiles? If the house fits you perfectly today, can it be adapted to fit your life in the future? • Resale value: Even if you plan to be in the home for a while, it will be for sale again someday. Talk to your Texas Realtor about what factors might contribute to a home’s resale value. Knowing the preliminary steps to the homebuying process will help you decide if homeownership is the right move for you. Texas real estate sales volumes comparable to ‘09; prices remain consistent AUSTIN – According to the most recent Texas Quarterly Housing Report, the effects of last year’s federal homebuyer tax credits continued to linger for the Texas real estate market in the second quarter of 2011. As described in the report, the volume of single family home sales was 58,795, 12 percent less than the same quarter of the prior year during which sales volumes were bolstered by expiring homebuyer tax credits. Dwight Hale, chairman of the Texas Association of REALTORS®, commented, “Though statewide sales volume was down compared to 2010, when the tax credits were having the biggest impact on our market, we’re right on pace with the second quarter of 2009. In addition, Texas has dominated national headlines for economic strength, which makes it clear the recovery continues in our state.” Real estate prices during the second quarter of 2011 indicate strength in the Texas market. The median price was $150,400, one percent higher than the same quarter of 2010. The average price in 2011-Q2 was $201,288, 4.6 percent higher than 2010-Q2. Another important market indicator is the inventory of homes available for sale compared with the demand to buy homes. Measured in months, Texas had 8.1 months of inventory in the second quarter of 2011 compared to 7.2 months in Q2-2010. That’s 12.5 percent longer – or just less than 30 days of additional inventory – compared to the same time period last year. The Texas Quarterly Housing Report is issued four times per year by the Texas Association of REALTORS®.
