What did you do before that? After receiving my MBA out of college, I was a high school football coach and teacher. I also spent 20-plus years as a corporate officer and part owner of an oil and gas company.

Why do you live in the Lubbock area? What do you like most about it? My wife, Vicki, and I moved to Lubbock in 2003 because our daughter, Misti, and son, Ryan, were living here and attending Texas Tech. We have now put our roots down in this community. We enjoy all that Lubbock has to offer including the music, schools, medical facilities, churches and the diverse Texas Tech and community activities.

What designations do you have? I have these designations – Accredited Buyer Representative (ABR) and Graduate, Realtor Institute (GRI). These designations, along with my broker’s license, signify to my clients that I have 1,000-plus hours of training and continuing education in real estate. I am professional and ethical, and these designations give me the tools to provide the highest level of service to my clients

What do you enjoy when you’re not working? I enjoy reading, however, my real love, outside of my family, is fly fishing and the mountains of northern New Mexico. How long have you worked in real estate? I received my real estate license in 2003 and went to work as an agent for RE/MAX Lubbock. In 2008 I qualified and received my Texas real estate broker’s license.

What are the most gratifying aspect and the most challenging aspect of what you do? The most challenging aspect of real estate is the dynamics involved in getting a deal to come together with a buyer willing to buy and a seller willing to sell a particular property. The most gratifying aspect is performing your responsibilities at such a high level that your client says thank you and recommends your services to family or a friend.

New-home sales virtually unchanged in July NAHB – Sales of newly-built, single-family homes held virtually unchanged in July with a 0.7 percent dip from the previous month to a seasonally-adjusted annual rate of 298,000 units, according to data from the U.S. Commerce Department. “The fact that new-home sales fell by less than one percent in July is an indication of how little conditions have changed in the housing market,” said Bob Nielsen, chairman of the National Association of Home Builders (NAHB). “While new-home inventories are exceptionally thin, home builders are still competing with large numbers of foreclosed and distressed homes on the market and a climate of uncertainty in which consumers are reluctant to go forward with a major purchase.” “The sales pace of newly-built, single-family

homes in July was in line with what it has been over the last year, and this is in keeping with our forecast,” said NAHB Chief Economist David Crowe. “While we expect to see some marginal gains in sales activity through the rest of 2011, we do not foresee any major advances until economic growth helps boost buyers’ confidence.” Regionally, new-home sales recorded declines of 7.4 percent in the South and 5.9 percent in the West, but rose 2.4 percent in the Midwest and doubled (100 percent increase) in the Northeast from a record low number in the previous month. The inventory of new homes for sale in July fell to a 48-year record low of just 165,000 units, which represents a 6.6-month supply at the current sales pace.

Create a designer interior look on a budget Interior designers have a knack for pulling together furniture and accessories to create rooms with widespread appeal. But not every homeowner has the resources to hire a professional to help turn their interior from drab to fab. Fortunately, it doesn’t always take a pro to transform a home’s interior. The key to creating a beautiful room is planning. Designers do it and so should you. Measure the dimensions of the room and create a sketch of the area using graph paper or computer software. Be sure to plot any windows or doors on the drawing so that you will be aware of obstacles. Homeowners unsure of what they want should browse through magazines or pictures on the Web for inspiration. Search for key phrases that describe your design style, such as Tuscan, farmhouse, country, colonial, etc. Then read up on the components of these styles that define it. This will help you select items that fit with the style. Once a particular style has been chosen, create a design board just like the professionals. Cut out swatches of fabric, select paint swatches, find magazine pictures that fit with your goal and arrange them on a piece of poster board. See how the items work together. If you are unsure of colors, see which shades were used in the inspiring picture and determine if it will coordinate with your home. When designing, identify or create a focal point in the room

and build off of that. This may be a large window, fireplace, or even the entertainment center if it’s a family room. Place furniture around the focal point and then move outward. It’s also important to keep scale in mind. Large walls or tall ceilings will create plenty of wall space. A small print or wall hanging will be lost in such an area. Be sure to choose furnishings and accessories that fit with the scale of the room. In other words, a huge sectional may overpower a small living room. When choosing colors, make sure they are cohesive. Research the color wheel that artists use to help with designing the room. Some colors are complementary or opposites and still work together. Homeowners nervous about color should choose a color from fabric or furniture and use a few different shades of the same color in the room. Select an accent color that can be used on trim or as a spot of color on a pillow or accessory. When plotting wall hangings or other decor, odd numbers often look more pleasing to the eye. Experiment with different sizes of framed artwork or different shaped accessories for visual appeal. For example, a few rectangular shaped items with a circular clock and a conical flower vase can mix it up in the room. This is where looking at magazine layouts can be extremely helpful. Many stores sell items that mimic the look of higher-priced

When copying a designer room, select pieces that are similar, but not necessarily the same brands. Consider shopping at second-hand stores or antique shops for discounted pieces. also may enable shoppers to find items more readily and see how they look in staged rooms. When designing, it never hurts to think outside of the box. Items that were intended for outside may work well inside as well. Hanging lanterns or plant stands could be put to

use in a rustic room. Save some money by making some items yourself. For instance, if you cannot find a particular throw pillow or drapery that fits with your style, go to a fabric store and purchase fabric to make your own. Decorating doesn’t have to

cost a fortune or look like you pieced odd items together. By following the guidelines of a designer room and selecting lower-priced items that mimic the shape and scale of similar accessories, it’s possible for any homeowner to create a room for less.

Finding right paint color to give your interiors personality Painting is one of the least expensive, quickest and easiest ways to immediately transform the look of a room. With a change of color, any space can immediately take on a new personality. Choosing the perfect color for a room is key. There’s no right or wrong color, it’s simply about homeowners finding the right hue for them. While it may be tempting to follow the trends, sometimes the “in” colors simply do not mesh with a homeowner’s design style. In such instances it’s best to go with what feels the best. Choosing colors that impart a certain mood can also help create a dramatic, comforting or energizing space. Certain families of colors say different things and can create a particular atmosphere. Here are some common colors and what they can do for design. • Green – If the desire is for a relaxing, all-natural retreat, green may very well be the color to choose. Green’s connection to nature makes the shade refreshing and soothing to the eye. It can instantly create a calming effect in any space and homeowners need not worry about going overboard with shades of green. Complementary colors to green include shades of red and pink. Use this accent color in draperies or on prints. Fill a vase with magenta-colored blooms and add a special pop of color. • Blue – Another calming color is blue. It can make a room serene and soothing. Blue is a cool color, which means it can also be used in

abundance with little worry. Make a bedroom a quiet retreat with the right shade of blue. A touch of orange or peach blends well with blue. • Red – An energizing and dramatic color, red demands attention. It’s stimulating and provocative, and some people love an entire room of red. However, to others red can be over-

whelming. But red can be used on an accent wall or sparingly to spruce up a neutral color scheme. • Purple – This color is often relegated to a girl’s room, but purple is elegant and regal and can add a touch of romance to a room. Individuals torn over painting with red may want to try the drama of purple, which is a bit

more subdued and mysterious. • Yellow – There are few colors more uplifting than yellow. This hue is reminiscent of a bright, sunny day. A dark house can be brightened by painting a room in a soft shade of yellow that will reflect any visible light. From bedrooms to bathrooms to kitchens, yellow is a versatile, illumi-

nating shade. • Orange – Another vibrant color is orange. This hue can be captivating and friendly and also brighten up dull spaces. Orange adds energy to a room, so it may not be best for bedrooms or other calming retreats, like a den. Homeowners needn’t paint a room pumpkin to get the full effect of orange. More subtle shades, like apricot or terra-cotta, can also add the power of orange. • Pink – Pink is a romantic color and ultra-feminine. Pink has long considered nothing more than a bedroom color, but when used in the right fashion, it can also add spirited whimsy to a living space. • Brown – This earthy, wholesome shade is rustic and rich. It can make a large room seem more cozy. It also exudes a feeling of sensuality and durability. Neutral shades of brown are very popular in homes because they can be paired with many other colors, including blue, green and pink. • White – Some homeowners think the absence of color is ideal. White is fresh, bright and clean. It’s also a timeless choice for consumers who can’t decide on another color. White goes with just about anything, but if all white seems too sterile, think about mixing white with shades of beige for just a little color. Experimenting with color can dramatically change the look of any room in the house. Consider using an online room simulator to try out different shades before painting.

Twelve tips to sell your home In a tough housing market, every little detail matters. The Texas Association of REALTORS offers the following information for home sellers. For more tips, please visit www.texasrealestate.com.

Dealing with low ball offers When your home is on the market, a prospective buyer may come at you with a lowball offer. It’s hard to not get offended because you love your house, but you should keep emotion out of it. Remember that this is a business transaction and there are many reasons a buyer might present such an offer. Many parts of Texas are growing and there’s an increased need for housing. This attracts investors, who may throw offers at the wall just to see if they stick. A low offer might also be to see how desperate you are to sell. When there’s a high amount of inventory, especially foreclosure properties, buyers feel that they have the upper hand. Counter with something that you see as reasonable and see how the buyer responds. If you’re not happy with an offer, negotiate –

even in a buyer’s market. How quickly you need to sell the property will obviously affect the amount you’re willing to accept, but no matter your motivation or situation, you should make a counteroffer. If a buyer really wants the house, he will buy it at a fair price. If not, you’re no worse for the wear. The only time you might consider the outright rejection of a low offer is in a strong seller’s market. Even in those times, though, it’s advisable to counter – this will show that you’re willing to play ball, but only on realistic terms. When you get a lowball offer, it benefits you to play the counteroffer game. Trust your Texas REALTOR® to help you with the deal. Selling a vacant house So you’ve accepted your new job and are ready to move on to your new life in a different city. The only problem is that your previous house hasn’t sold yet and now you’re faced with the prospect of selling a vacant house – a sure way to look desperate, lose money, and ensure the place languishes on the market, right? Not necessarily. There are steps you can take to make your house more appealing and marketable, even though it’s – gasp – unoccupied. Vacant or not, the curb appeal of your house is important. If your house is uninhabited, it’s important to make sure that the lawn is mowed, the newspaper has been cancelled, and your mail has been forwarded. Invest in some motion-activated lights for the outside. Also you may want to have a neighbor park in the driveway, if possible. When talking about the inside of the home, keep some furniture and lamps. It seems counter-intuitive, but an empty house looks smaller than a home with a few pieces about. Additionally, when a house is totally vacant, minor defects, like a stain on the

carpet or a scratch on the wood floor, tend to stick out a bit more. Also, remember that it’s very important to keep the utilities turned on – buyers don’t like walking into a sauna in the summer or an icebox in the winter. Plus, frequent dramatic temperature and moisture changes are not good for the structure’s integrity. Unfortunately, sometimes vacant houses can attract vandals and thieves. If you’ve got a security system, make sure it’s set, but leave your code with your Texas REALTOR®. You also want to make sure the house has the appearance of occupancy – some timers for lamps you’ve left behind are a good idea. Some folks will even hire professional home sitters, who will rent your home for a nominal fee, furnish it with their own stuff, pay utilities, and are obligated to maintain the home in showing condition. Finally, realize that it may be hard to insure a vacant house, so review your policy and speak with your agent to evaluate your coverage needs.

There are few things more frustrating to a seller than a home that sits on the market. It’s stressful to keep a house in showing condition, and not selling can cost you lots of money. Use these tips as a quick guide to better your chances at selling your house in a timely fashion. 1. Sit down with your Texas REALTOR® and evaluate your listing price. Visit open houses in your neighborhood. Are similar homes priced lower? An overpriced home is destined to sit on the market too long. 2. Do whatever it takes to be away from your home during showings and open houses. 3. Ask your Texas REALTOR® for feedback on how your home shows, and ask him to solicit other agents’ advice. Feedback from their clients can really help. 4. If you intend to hold an open house, consider doing so on a weeknight. Competition may be lower, and you’ll attract the interest of buyers who may not be available on the weekend. 5. Help promote your property. Talk about your home to everyone you know. Look for other ways to get the word out, too, even if your agent is doing a lot to promote your house. 6. If you’re really motivated, you can offer perks

to buyers, such as a cash bonus or help with closing costs. 7. Neutralize your color scheme. Most buyers prefer neutral colors that make it easier to imagine a new home as their own. 8. Consider offering an increased commission or a bonus for your listing agent as extra incentive. If you do so, amend your listing contract to reflect the change, and be sure those details are added to the multiple listing service (MLS). Buyer agents will also be inspired to give your house extra attention. 9. If your REALTOR® has a video tour of the house, watch the tape as if you were a prospective buyer… you may be surprised at what you see. 10. Fix lingering problems, such as the dripping faucet or the door that doesn’t quite close right. 11. Clean and de-clutter – neat, organized houses sell faster than those that look too lived-in. 12. It’s not about you. Buyers want to imagine their family in the house. If your house shows an abundance of your personality, it may dissuade the buyer. There are many other things you can do to hasten the sale of your property, no matter the condition of the housing market. Make sure you consult with your Texas REALTOR® first.
