I started in the banking industry right after high school in Odessa and then continued in the banking industry in Lubbock for several years, working for a couple of local banks. have and what does that mean for the people you work with? I am currently finishing my Bachelors degree from Wayland Baptist University, studying Business Administration. I find this degree has already helped me grow my business as a Realtor. I also keep my real estate license active by taking continuing education classes to stay updated with the many changes in our industry. What are the most gratifying aspect and the most challenging aspect of what you do? I think the most challenging is keeping up with the everyday changes of the mortgage lending criteria. Every home project begins with an idea and ends with the culmination of the job. In between, there are three main components of an improvement project that can mean the difference between success and frustration: planning, permits and protection. Planning The initial stage of a renovation is the planning stage. Planning is when a homeowner works through the concept of the project and determines what is necessary to complete the task. Many people find it helpful to write out plans and draw up the concept on paper. This doesn’t require expensive architectural software. A simple piece of graph paper plotted with measurements and a sketch is often sufficient for small projects. If the job will be expansive and require an architect or engineer, he or she will often provide a technical drawing. If the project focuses more on decorating than building, some find it helpful to create a design board. This is where fabric swatches, paint color samples, pictures of furniture and accessories,

and any other components of the room are put together. Having a design board enables the homeowner to go to the store with board in tow and match up items to things in the store. Another part of the planning stage is establishing a budget and determining the project’s financing. It can be helpful to make a list of all income and expenses and find out how much funding is left over for a project. When getting estimates on the work, whether it will be done by a contractor or a DIY project, the homeowner should then make a list of approximate costs (rounding up) and then compare it against the available funds. Permits Many projects, especially those involving building, demolition, electrical work, or mold remediation, require permits issued by the town, province or city in which the work will be taking place. The purpose of permits and subsequent inspections is often questioned by homeowners looking to circumvent the system. However, building permits are required to ensure public safety,

health and welfare as they are affected by building construction, structural strength, zoning, and code requirements. In essence, building permits are how the government regulates safety and protects both current and future residents of the property. In many cases, homeowners will need to visit the municipal building in their respective towns and apply for a permit. The permit may not immediately be issued. Oftentimes, there is a waiting period during which the project’s legality and safety is examined. Once the project is approved, the applicant will be able to file for the actual permit(s). There is usually a fee or fees for permit application, which covers any clerical work. Work should not begin until a permit is received, and then the permit generally has to be placed in plain sight, such as in a window of the building. Depending on building codes, inspections of the work may need to take place after all of the project is completed or during certain phases. For example, the building of a deck may require inspections after footings are installed and secured, and before the upper portions of the decking

materials are attached. If an inspection takes place afterward, the inspector will be looking for key code issues to determine whether the work was completed successfully. If a contractor was used, he or she may have to be present at the time of the inspection. If the work passes, an approval will be given and put on record. If the work fails, applicable repairs will have to be made and a re-inspection will be scheduled. Should a home be put on the market, all permits may need to be on file or in the homeowners’ possession in order for a certificate of occupancy to be issued to the new buyer. Failure to have permits can hold up the process or result in fines. Protection Homeowners about to begin a project also need to emphasize safety. There are a number of things that can be on hand to make a work environment safer. These include: • Eye protection: This is especially important when working with flying debris, cutting items, mixing caustic chemicals, etc.

• Respirator or face mask: Cover the nose or mouth when there is dust or debris in the air that can enter the lungs. When working with toxic fumes, such as when using spray paints or chemical lubricants, a respirator can offer clean air. • Boots: Proper footwear ensures protection should an item fall on the foot or when walking where nails or other sharp items are located. • Fire extinguisher: A fire extinguisher should be nearby in the event of a mishap. • First aid kit: An abrasion or cut may occur, requiring prompt care. • Gloves: When the hands need to be protected or extra traction on surfaces is required, gloves can be a necessity. • Headphones: Safety headphones can protect the ears against loud, consistent noises from power equipment and tools. • Locks: A locked cabinet can store tools, paints, chemicals, and other improvement supplies so that young children or pets won’t have access. When homeowners take the time to plan, obtain permits, and secure the needed protection for a job, they help ensure a safer job that is done correctly.

But while the superstars of the renovation world may reap more in terms of resale value, a master suite remodel can be more rewarding for your soul. After all, we spend a lot of time in the bedroom – and we’re doing more than just sleeping. For many Americans, the master suite has become a refuge, the

area of the house where we can relax and put the day’s stresses and cares out of our minds. Anything we do to make that small (or large) suite of rooms more appealing can help enhance our overall enjoyment of our homes. While adding a master suite can deliver a return on investment of about 63 percent at resale (according to Remodeling Magazine’s 2011 Cost vs. Value Report), few of us have the budget for such a sweeping renovation. moves can boost a master suite’s appeal exponentially. Here are a few master suite remodeling ideas that can deliver big bang for not many bucks: Liven up the walls A coat of fresh paint remains one of the easiest, lowest-cost ways to freshen any room. Venting skylights, especially in a bath, can also provide passive ventilation to carry odors and moisture out of the room. Privacy is also a plus with skylights; they admit natu-

ral light without providing an interesting view to your neighbors. If your master suite is on the first floor, you may think you can’t do a skylight. If you have a few more dollars to spend, replacing a soaking tub with a jetted one is a luxury upgrade that pays off big in terms of enjoyment. You can also replace a standard shower-head with one that offers multiple jets. Replacing a plain shower door with a decorative one, or swapping out a straight shower curtain bar for a curved one are also simple improvements. With a bronze-level investment of time and money, you can remodel a master suite into a luxurious at-home escape – one that pays off at a gold-medal level.

(NewsUSA) – Everyone experiences changes in their eyesight as they age. For many, it means buying reading glasses to read a menu, newspaper or other small print. According to the American Lighting Association (ALA), changing the lighting in your surroundings can go a long way to enhance reading ability and increase comfort. “Often, the first thing people notice as they get older is their loss of ability to see distance,” notes Terry McGowan, director of engineering and technology for ALA and owner of Lighting Ideas in Cleveland. “That happens around age 45 and is called presbyopia. By 60, most people have a ‘fixed focus’ optical system and need glasses. After age 60, eye and visual system changes accelerate, so that less light reaches the eye. Therefore,” McGowan says, “people need more light to see details as they age.” Paul Eusterbrock, president of Holkötter International, a lighting manufacturer that has championed lighting developments and products to help aging eyes, agrees. “The main issue is the quality of light,” he says. “Research shows that a 60-year-old needs twice as much light as a

30-year-old. Most of the commonly found lighting guidelines are written with the 30-year-old user in mind.” Is there a magic light bulb that will work for everyone? McGowan and Eusterbrock say no. “This may sound strange, but the perfect bulb is whichever one the user finds works best for them,” McGowan says. “Individual vision varies so much – especially as people age – that it’s difficult to develop lighting recipes that are one-size-fitsall.” Whether you are old or young, the basic rules of good lighting apply: have sufficient illumination with little or no glare, and use diffused lighting to minimize shadows. If energy savings is a concern, McGowan recommends selecting compact fluorescent lights (CFLs) and LED bulbs with warm tones (look for 2700-3000K on the box) and a high color-rendering index of 90 or more. Stay in your home safely as you age (NAPS) – It’s called “aging in place” – being able to stay in your home safely as you age without having to move to an assisted-living facility. According to AARP, 70 percent of 65-yearolds are living where they’ll be the rest of their lives. With more and more seniors staying in their homes longer, it’s important that those homes are as safe as possible, says Charles Valinotti. He’s Senior Vice President of QBE Regional Insurance, which underwrites property and casualty coverage through General Casualty, Unigard, Farmers Union Insurance and QBE Agri. To stretch out their years of independent living, seniors should pay special attention to fall prevention, yard safety, and home modification and repair. Fend off falls: Statistics on falls are staggering. According to the Centers for Disease Control and Prevention, one in three adults 65 and older falls each year. About half of those who suffer fall-related injuries have to move to nursing facilities. “Seniors should take inventory of risk factors in their homes that could lead to falls,” Valinotti says. “They can ask an occupational therapist to conduct a walk-through and make recommendations to prevent falls.” Some tips to fend off falls: • Repair sidewalk and driveway cracks. • Install handrails on stairs and steps. • Secure carpeting and avoid

throw rugs. • Reduce clutter. • Use a night-light. • Consider subscribing to an emergency response system. Safety by the yard: Yard maintenance holds hazards for seniors. A Johns Hopkins University study found the top 10 injuries among seniors while working in their yards are caused by lawn-mowing mishaps—from lifting the mower to trying to service the mower while it’s still running. “Consider getting help with yard work from relatives or think about paying someone to do it,” Valinotti says. “A lawn and garden company may have a program that helps older people with yard work, as well as other outdoor jobs such as gutter cleaning.” Don’t forget ongoing home safety issues: “Because seniors often live in older homes, it’s important to make sure the electrical wiring is in good shape,” Valinotti says. “We’ve seen many older homes where fuses are overloaded. That’s a loss waiting to happen.” Safety inside and out: Making modifications and repairs can allow seniors to more easily manage bathing, cooking and stair-climbing activities. Valinotti suggests installing sturdy grab bars in the bathroom, outside ramps for easy access and low countertops in the kitchen.
