For the first time in many decades, we have had a shared experience that is transforming the way we work and live – in real time. This major driver to change has caused massive ripple effects that have touched every industry. The shifts around work alone are precipitating change in the housing market, commercial real estate, the furniture industry, the auto industry, the fashion industry - the list goes on. These shifts in workplace habits are driving people’s lifestyle choices – especially housing. Digital nomads are on the rise as more countries open their borders to foreign remote workers with digital nomad visas. People have a new -found freedom. Home sharing and short-term leases are a response to this, and it’s time to acknowledge these renters as the working professionals they are, versus labeling them as loud in-and-out partiers. Post-2020 workspace design is less homogenous. Spaces need to be flexible. Communal spaces for collaboration are key, but so are small private zones to take a call. The post-2020 office worker is constantly in flux from needing a quiet communal space to work, a quiet private space to take a digital meeting, a vibrant communal space to work near others, and a communal space to have in-person group meetings.

We see potential behind the idea of ceiling mounted pull down screens or rotating canvases that can provide a clean backdrop.
Video meetings are no longer temporary, so let’s design for them. Be conscious of workstation placement relative to windows to avoid bad lighting on videos. Consider merchandising shelves and walls behind active work zones to provide a luxe background. © CID DESIGN GROUP LLC

It seems like communal workspaces can’t have enough micro offices! Solve for this by designing micro micros – smaller micro offices that act more like a perch and are comfortable enough for one meeting, but not the entire day.

The number of digital nomads increased from 4.8 million in 2018 to more than 11 million in 2021, and that number is expected to grow. More countries are offering digital nomad visas to foreign remote workers.

CID has or is actively working in every major urban market in the US across 40 states and 65 cities, including Canada. A cri tical part of our process on every single project is a deep market study where we analyze the competition and development pipeline and carefully craft a competitive differentiation strategy. We collect and adapt programmatic and operational concepts and repor t on them in our forecast. This travel and study is key to channeling the market’s pulse and leading ahead of the pack.
We employ research from Esri Tapestry segmentation and PEW Research Center to go beyond the study of generational attributes, understanding psychographic and socioeconomic orientations of America’s changing population. We take the process one step further by identifying the key demographics that are shaping our markets and offering creative and tangible ways to design an d program to capture those specific demographics.
We study Axiomatic databases annually of completed new developments. We visit each community’s website and tally what amenities are advertised both in the home and community to report the most popular. We divide the research between urban and suburban markets. We also collect all extraordinary and unique amenities onto a “unique” checklist and note creative naming of amenities. We also follow key research reported by Kingsley & Associates and Costar, both leading real -estate industry analysts.
We share our research with industry partners and they reciprocally share with us. Large manufacturers invest a tremendous amount of R&D money to be on the forefront, and we watch closely. Some of our favorite professional organizations, such as t he Urban Land Institute, and powerful publications, such as Multi-family Executive, produce leading research that we sift through and fold into our forecast.
Researching popular hashtag search trends reveals many real-time relevancy indicators. We keep a close eye on hashtags in project-relevant locations and study what qualifies as a shareable moment.
