Welcome to Madeira! Dear Friends, Madeira is on the go! The housing scene remains red hot! Buyers can’t find houses to buy. If a house makes it to the open market, it often gets sold within 24 hours, and often for more than the asking price. The downtown condos sold out quickly, and new condos are going to be built next to the Middle School. Those too will surely sell out quickly. Madeira continues to experience a significant flow of teardowns and rebuilds, as well as additions and remodels to expand upon the available space offered by older housing stock. Meanwhile, construction of a new senior housing development, Traditions at Camargo, is nearing completion, which will provide a huge boost to the downtown retail market and an increase in the demand for quality dining options. A new bar/restaurant is in progress on Camargo Road and we hear that a new restaurant will be built on Railroad Avenue, starting soon! We have a fantastic school system—one of the best in the state. We have amazing volunteers who donate money and time to keep Madeira strong. We have dedicated public servants who provide the highest level of service. Sears, Kmart, JCPenney, Payless, Teavana, J. Crew, and Gap have all closed hundreds of stores nationwide. So how does a downtown like Madeira remain viable? First, the stores provide value and great customer service. The two go hand in hand. Value isn’t necessarily what you pay for goods. It’s the positive experience you had while shopping in Madeira. Did you meet the store owner? Was the staff polite, helpful, and even fun? I think you’ll find Madeira a great place to shop from that perspective. The second is convenience. The shops provide a variety of goods and services and can meet most of your needs. It is easy to park, easy to get to the shops, and then easy to get home. In Madeira, you’ll find holiday shopping and everyday shopping is a far better experience than at the malls. You can park on the street or in a small lot and walk into a quaint book shop, find a compact wine shop, and browse multiple clothing stores, all within the same block. Then you can find a great restaurant for your post-shopping experience. If you need groceries, gifts, artwork, or entertainment, it is here in Madeira. The third is loyalty. Madeira residents have come to appreciate what our downtown has to offer, and they understand the need to support their downtown businesses and local professionals. Madeira Historical Society Founded in 1972, the Madeira Historical Society promotes historical literacy about Madeira through a variety of community events like the Teddy Bear Picnic, Ferrari’s Little Italy Fundraiser, and holiday luncheons. The Society’s headquarters, which double as a museum, is in the former home of late Madeira resident Elizabeth Miller, who bequeathed the 1922 historic Sears Roebuck kit house and its two-acre gardens to the Society in the late 1990s.

Home Sweet Home It’s easy to see why Madeira consistently ranks among the most coveted places to live in the region. The city’s trifecta of residential offerings, an award-winning school district, and easily accessible location—just 10 minutes from downtown Cincinnati— shapes its appeal, while its enduring warm and welcoming atmosphere seals the deal. Ninety percent residential, Madeira offers a wide range of housing options in terms of cost and value. Infill development, where old homes are torn down and rebuilt, is still Madeira’s hottest market, with more than 210 tear downs and rebuilds in the last nine years, according to city manager Tom Moeller. Debuting late 2019 is Madeira’s first assisted-care senior living facility, Traditions at Camargo. The 140,000-square-foot development near the heart of downtown Madeira will have approximately 150 units, with a combination of independent rental units for residents 55 and older and assisted-care and memory-care units. In 2019, there will also be an unveiling of Madeira’s first comprehensive city plan. It will focus on different issues in the community, in economic development, transportation, community facilities, and housing, over the next five to 10 years.

“We’ve never really undertaken a comprehensive city plan before,” Moeller says. “It will set off a vision for what the community can concentrate on, as far as future development and future trends, and also makes recommendations for public infrastructure improvements around the community.
