Robinson Development Group was founded in 1983 as an office developer specializing in build-to-suit projects for corporate headquarters. Over the years, RDG has evolved into a fully integrated real estate company, expanding its focus to include residential, retail, and mixed-use projects. Collectively, RDG has acquired, built, and managed millions of square feet throughout the Mid-Atlantic. Who We Are | 1
Tom Robinson founded Robinson Development Group in 1983 to specialize in build-to-suit projects and corporate headquarters development. To date, he has developed over 4 million square feet of office, industrial, and multifamily space in Virginia, Maryland, New Jersey and Kentucky.
Jacqueline Mackey has served as a project manager at Robinson Development Group for over a decade. During this time, she developed over one million square feet of space for office, hospitality, medical office, light industrial and multi-family residential projects in the metropolitan Washington, DC and Richmond, Virginia areas. Jacqueline has also managed $4.8 billion in acquisition and development loans (mainly nonperforming) and real estate owned (REO) properties.

Rebecca Amster joined Robinson Development Group following work for a Washington, DC construction company, where she managed high-end commercial interior projects. She is a LEED Green Associate and a real estate salesperson licensed in the Commonwealth of Virginia.
Hal Yuill joined Robinson Development in 2016. His experience includes underwriting and closing over $400 million in commercial assets throughout Hampton Roads and managing the operations of a 6.7 millionsquare-foot office and industrial portfolio located in Greater Richmond and Hampton Roads.
Currently, Rebecca manages buildouts for RDG office assets and works on residential development projects.

arranging nearly $1 billion in equity and debt financing at the low rates and flexible deal structures. He has negotiated several hundred leases, including 15 totaling over 750,000 square feet for state and federal governments. He has served as project manager for nearly 1,500,000 square feet of speculative and build‐to‐suit projects, delivering projects on time and under budget.

CULPEPPER LANDING CHESAPEAKE, VA RDG developed Culpepper Landing, a 490-acre residential subdivision in the Deep Creek area of Chesapeake, VA, in 2007. Rezoned as a planned community combining quiet, traditional neighborhoods with natural and resort-style amenities, Culpepper Landing benefits from proximity to city hospitals, schools, and various attractions in Hampton Roads. Residents occupy 1,095 units comprised of single-family detached lots, apartments, condominiums and townhomes, and enjoy 150 acres of conserved green space for outdoor recreation. Located within the property, a mercantile district incorporates 40,000 square feet of commercial space for shops and restaurants and other businesses for residents’ convenience.

COTTAGE TRAILS CHESAPEAKE, VA Cottage Trails at Culpepper Landing is a 183-unit multifamily development located within the 490-acre Culpepper Landing mixeduse development in Chesapeake, Virginia. Cottage Trails provides tranquility, luxury living, and unmatched access to outdoor activities via proximity to the Great Dismal Swamp Canal, Deep Creek Park, and a 711,000-acre wildlife refuge. RDG developed this project as two phases in 2011 and 2015. Designed in the Craftsman style and constructed with wood frames and brick and Hardie Plank exteriors, these apartments feature 9-foot ceilings, garden tubs, Energy Star appliances, screened porches, and gooseneck faucets. Residents also enjoy a resort-style pool, fitness center, outdoor fireplace, bark park, and a nature trail enveloping the Culpepper Landing community.

OXYGEN AT CENTERPOINTE RICHMOND, VA Oxygen at Centerpointe’s convenient location at the intersection of Richmond, Virginia’s downtown expressway, the Powhite Parkway, and the Route 288 beltway provides residents convenient access to all parts of the Richmond metro area. RDG developed Oxygen at Centerpointe in 2016 as a market-driven mix of 255 one, two, and three-bedroom Class A apartments with high end finishes and amenities. This project stabilized ahead of projections and sold in late 2017 to an apartment REIT, prompting our adjacent development of 192 units.

CYPRESS CREEK SMITHFIELD, VA Cypress Creek, located just across the James River in the historic town of Smithfield, Virginia, was acquired by RDG in 2016. This country club community is situated on 710 acres, 190 of which comprises pristine green space, and includes 578 single-family detached lots. RDG rezoned a portion of this project and increased density. Residents enjoy access to a pay-to-play championship golf course, a junior Olympic-sized community pool, tennis courts, walking and bike trails, and space for boats and RVs. Attractions in Williamsburg, Norfolk, and Virginia Beach may be reached in under an hour’s drive.

LOCKE LANE RICHMOND, VA Locke Lane is a rare blend of tradition and elegance located in the highly sought-after Westhampton district of Richmond, Virginia. This historic property, acquired by RDG for conversion from apartments to condominiums, offers residents proximity to unique and upscale dining, shopping, and entertainment in Carytown and downtown Richmond. Locke Lane features a heated swimming pool and fitness facility, community grill and entertaining space, and over seven acres of land - half of which is green space suitable for outdoor recreation.

RIVANNA VILLAGE CHARLOTTESVILLE, VA RDG acquired the site for the planned community of Rivanna Village in November, 2016. The land, entitled for a maximum of 400 residential units and up to 60,000 square feet of commercial space, features detached single-family homes, townhouses, and villas. Residents enjoy green space within the community for recreational activities and proximity to downtown Charlottesville and University of Virginia.

150 WEST MAIN NORFOLK, VA Prominently located at the intersection of Waterside Drive and Main Street – the gateway to downtown Norfolk – 150 West Main Street is a highly visible landmark on the Norfolk skyline. Developed by RDG in 2002, this building is one of the tallest in the city at 20 stories, and offers spectacular views on all sides of the world-famous Elizabeth River harbor.

DOMINION ENTERPRISES NORFOLK, VA Dominion Enterprises, a build-to-suit project in the heart of downtown Norfolk, is a 20-story Class A corporate office headquarters tower totaling 505,018 gross square feet. This commercial building, located at the intersection of Granby Street, City Hall Avenue, and Plume Street, was constructed using a concrete frame structure, precast panels, and exterior glass walls. Robinson Development Group provided development consulting services as build-to-suit for Dominion Enterprises in 2006. Features include first-floor retail space and lobby area totaling 12,950 square feet, a loading dock, and an entrance ramp to upper level parking. Floors 2-8 comprise an enclosed garage with 417 parking spaces. Floors 9-20 contain single-use corporate office space.

PINEHURST CENTRE VIRGINIA BEACH, VA Robinson Development Group acquired Pinehurst Centre, a single four-story office building, in an off-market sale in June 2000. Pinehurst Centre is conveniently located in Virginia Beach’s Lynnhaven area, near NAS Oceana and close to I-264 for easy access to Virginia Beach’s Town Center, the Virginia Beach Oceanfront, and downtown Norfolk. This 97,486-squarefoot property was acquired to be a long-term hold. Since RDG’s ownership, occupancy has consistently outperformed the market.

LOCKHEED MARTIN SUFFOLK, VA Robinson Development Group provided development-consulting services to Lockheed Martin, including site acquisitions, site planning, and coordinating the initial permitting process. RDG’s involvement helped in the construction of two major facilities: the Global Vision Integration Center and the Center for Innovation. The 50,000-square-foot Global Vision Integration Center (GVIC) houses highly trained specialists in operations analysis, modeling and simulation, computers, and visualization systems. The Center for Innovation opened in April, 2005 with the mission of exploring the power of net-centric solutions. Since then, it has conducted major experiments and has supported over 148 Lockheed Martin programs.

HELIG-MEYERS
CORPORATE HEADQUARTERS
RICHMOND, VA The building that served as corporate headquarters for furniture company Heilig-Meyers was completed in 1997 and contains 210,000 square feet. The building has won numerous design awards and features many extras, including a full-service, multipurpose cafeteria, a data center, training centers with stadium seating and a full media studio. Robinson Development Group provided development-consulting services for this project.

HOLLAND TOWER RICHMOND, VA Holland Tower is a five-story, 200,000-square-foot office building located near downtown Richmond, and is easily accessible from I-64 and W. Broad Street. Holland Tower features a cafeteria and gymnasium. Robinson Development Group completed the project in 1990 as a joint venture, build-to-suit partnership with the anchor tenant.

FOREST OFFICE PARK RICHMOND, VA Forest Office Park is a 19-building commercial complex located in the northwest quadrant of Richmond, Virginia at the intersection of Three Chopt Road and Forest Avenue. The office space in this business center totals 710,000 square feet and houses approximately 200 tenants. Robinson Development Group acquired Forest Office Park in 2003 and completely renovated all 19 buildings, all of which were sold individually to investors and owner-occupants.

BENNETT’S CREEK CROSSING SUFFOLK, VA Bennett’s Creek Crossing is a traditional strip shopping center located in a fast-growing area of Suffolk, Virginia, conveniently located off US 17. Phase I of the center is anchored by a 58,000-square-foot Harris Teeter. The center includes an additional 62,750 square feet of retail and restaurant space, and currently houses several local tenant and national chain shops, including Dollar Tree, River Yoga, and Supercuts. A joint development venture with Stanton Partners, Bennett’s Creek Crossing is expected to expand over the next several years. Suffolk First National Bank, Bojangles, and Auto Zone are currently located on three of the four buildable outparcels.

MT. PLEASANT MARKETPLACE CHESAPEAKE, VA Mt. Pleasant Marketplace, located at the intersection of the Centerville Turnpike and Mount Pleasant Road, serves the rapidly growing population of southern Chesapeake, Virginia. The center opened in 2006 and has benefited from proximity to several large, high-end residential communities and continuing neighborhood development. This roughly 100,000-square-foot shopping center is anchored by a Kroger grocery store and features several local and national retailers and restaurants, including Subway, Los Primos Mexican Grill, and Anytime Fitness. Mt. Pleasant Marketplace is a joint development venture between Robinson Development Group and Stanton Partners.

GHENT STATION NORFOLK, VA Ghent Station is located on 3.5 acres in Norfolk, Virginia’s trendy and historic Ghent district. Located on 21st Street in between Colley Avenue and Hampton Boulevard, Ghent Station is convenient to Old Dominion University and residents in The Hague, Larchmont, and Colonial Place neighborhoods. Ghent Station is home to the city’s first and only Fresh Market location, a gourmet grocery chain known for organic produce and meats. Bon Secours occupies the other major building - a twostory, 30,000-square-foot medical center which provides family and specialty practices and Bon Secours In Motion physical therapy programs.

TAYLOR ROAD
MEDICAL OFFICE BUILDING
CHESAPEAKE, VA Bon Secours Taylor Road, opened in the Western Branch community of Chesapeake, Virginia in 2017, is a two-story, 30,000-square-foot medical center providing primary and advanced care. Patients here can also receive occupational medicine, lab work and X-rays, diagnostics, and Bon Secours In Motion physical therapy and sports medicine services. The facility houses nine doctors, up to five supporting RNs, and up to fifteen LPNs, as well as lab techs, radiologists and physical therapists. Robinson Development Group collaborated with the Bon Secours team in a fast-tracked site design process to meet their occupancy deadlines and to ensure the end product would have the full and complete user-friendly features.
