From the Mayor The housing market in our city has evolved tremendously in recent years, and I am pleased to see such a variety of options in Goodyear.
The quality is consistently high across our city, with the style, sizes and Mayor amenities varying with Georgia Lord each development. Each housing option meets the varying needs of our growing community. From families, to professionals and retirees, residents of all ages live in our city. Our diverse community makes up a talented workforce and a cohort of dedicated volunteers, all contributing to our city in their own way. The increased density also helps to attract the restaurants, retail and entertainment that we all desire.
I carry fond memories of living in multi-family housing throughout my childhood and well into adulthood with my family. It was easy to establish new friendships in the tight-knit communities at various points in my life. Today, the amenities have advanced tremendously as we see resort-style living developing across our city. Now, after living in a single-family home for several years, I understand the benefits and adjustments of each lifestyle. Goodyear continues to attract the traditional singlefamily developments, as well as multi-family options, at a rapid rate. I hear from our community members every day, and regardless of where they live, they are genuinely excited to call Goodyear home. I am grateful our city offers quality yet affordable options that everyone deserves. Our neighborhoods are expanding, our workforce is strong, and there are new business opportunities because of it. I am excited for what is to come in the future and thrilled to have you in Goodyear.
Council Corner There has been a lot of recent economic development in Goodyear. We have seen exciting announcements from companies like Andersen Corporation, Vantage Data Council Member Bill Stipp Centers, and Stream Data Centers. Every city in the Valley is competing for these companies, but they have selected Goodyear. While we are excited to see this growth, I often receive questions about the lack of new retail, entertainment and restaurant growth. The recent pattern of development might lead to the misconception that the city is putting a higher priority on industrial growth than other sectors; this simply isn’t the case. I can honestly say that we share our residents’ desire for more stores and restaurants, and our Economic Development Department is working diligently to attract new businesses. The Goodyear market still needs to grow in order to be considered as a location for some of our most desired retailers and restaurants. Although our community
has seen significant growth, we are lacking in areas such as daytime population, strong traffic counts, and overall population density. All of these factors are important to attract key retail and restaurant brands. In today’s competitive retail environment, companies measure “developing markets” like Goodyear against “market ready” communities. Commercial space availability also hinders our ability to meet these businesses’ needs. Many times, locating retailers and restaurants are completely out of the city’s control and are wholly in the hands of the property owners. Property owners have the right to request a rezone, develop, sell or hold their land until such a time as they believe it to be most beneficial for their company. It can be frustrating when key retail/commercial land in the city remains vacant while residents are begging to support new businesses. I share this frustration, but industrial growth brings daytime jobs, jobs bring population, and population brings new residential options. We are excited to welcome companies to Goodyear, and I know that great restaurants and shopping are not far behind. April 2019

Keeping Our Neighborhoods Safe Did you know that 9 in 10 Goodyear residents feel safe in their neighborhoods, according to a recent survey?* Thanks, in part, to a very active and engaged community through the Neighborhood Block Watch program. It’s one of the oldest and most effective crime prevention programs in the country, bringing residents and law enforcement together to make communities safer. A neighborhood block watch is made up of a group of people living in the same area. They want to make their neighborhood safer by working together and with police to reduce crime and improve their quality of life. In addition to making your community safer, some of the benefits of starting a watch include getting to know your neighbors and police better as well as a true sense of community. If you’re interested in forming a watch, register with the Goodyear Police Department:

Everyone knows the famous catchphrase, “Help! I’ve fallen and I can’t get up!” But, did you know that falls are the most common hazard leading to unintentional death for adults ages 65 and older, accounting for more than 20,000 deaths a year*? Many of these fall injuries by older adults are linked to stairs, ramps, landings or floors. There are steps you can take to make your home safe. The Goodyear Fire Department offers free in-home safety check visits for residents age 60+ through Home SAFE Home. Trained fire department representatives will do a room-by-room assessment and check for any unsafe conditions. The safety check includes a customized home escape plan, 4

Living in Goodyear = Choices When considering where to live in Goodyear, one word rings true: variety. Twenty years ago, there weren’t many options to consider in our city other than single family homes. Today, there are diverse housing options to accommodate families, those who are single, and seniors. As the population in Goodyear grows faster than ever, home builders and community developers are working quickly to keep up with the demand. “If you are a young family looking for your first home, you can find it in Goodyear. If you are a retiree looking for resort style active adult communities, you can find it in Goodyear. With the ability to offer a wide range of products to a wide range of buyers, it’s easy to see why so many of our members are building in Goodyear,” said Jackson Moll with the Home Builders Association of Central Arizona.
More affordable housing options in our city means more people coming to live here. That type of growth is very attractive to potential restaurants and retailers as they decide where to locate. “There’s a lot of cities in the valley, but the energy in Goodyear is great!” said Dale Fedewa, Managing Director at Urban Air Adventure Park which will open in the Spring. Fedewa said several factors went into their decision to come to Goodyear; growth was a big one.
“Goodyear has a great family and community environment. Absolutely, population and growth is important. It’s all about the kids and the families,” added Fedewa. April 2019

SINGLE FAMILY HOMES The number of new homes in Goodyear has increased nearly 50% over the last 5 years! New construction means a variety of home options, including: • Estate size homes • Smaller lot subdivisions with less maintenance • Modern attached triplex homes • Fresh new architecture • Energy efficient homes • RV garages • Attached “man caves” • Enhanced community amenities: lakes, golf courses, playgrounds, club houses, and trails
RENTALS Goodyear has more than doubled the amount of multi-family housing over the last three years. The city has nine existing communities with another 11 potentially on the way. Many offer resort-style living including social and wellness activities and splash pads. Others have “smart home” options including keyless door entry, doorbell cameras, and voice command capabilities. “HOME WITHIN A HOME” LIVING
By Lennar Collection
Some residents are choosing homes that allow them to live with relatives under the same roof, but with privacy. Next Gen® - The Home Within A Home® includes a main home with all its standard features as well as a private suite which has its own entrance, kitchen, bathroom and living space. This option is popular for those wanting to live with elderly parents, long-term guests or returning children.
SENIOR & ASSISTED LIVING Goodyear is a place many seniors call home. Being able to live actively and independently, or through assisted living at several communities, can offer the best of two worlds. Seniors have the option to enjoy community living while being in close proximity to their children and grandchildren in the city.

Know Your Rights! Did you know, April is National Fair Housing Month? The city of Goodyear supports fair housing. In fact, our Mayor & Council recently adopted a resolution, recognizing the city’s commitment to this effort. There are also federal laws in place protecting you from being discriminated against in the sale, rental and financing of housing based on color, race, national origin, religion, sex, disability or familiar status (having children under the age of 18 living in the home). Keeping Neighborhoods Safe In the past 25 years, Goodyear has received an investment of more than $5.7 million in federal Community Development Block Grant (CDBG) funds. In that time period, nearly $2 million has been used for housing rehabilitation in Goodyear. For example, the city used the funds to improve water lines in Historic Goodyear, improving water pressure in homes and making fire hydrants work more effectively. Additionally, more than $3.8 million has been used to make neighborhoods safer by improving lighting and building accessible walkways. 8

Goodyear competes with other Valley cities to get these funds each year. Projects are selected and prioritized based on Maricopa County’s annual action plan.
Show your home some TLC While we may not have the harsh winters a lot of cities experience throughout the year, homeowners still need to regularly maintain their homes. A general rule is to budget $1 per square foot per year for maintenance on your home. So, if you own a 2,000-square-foot-home, budget $2,000 a year for repairs. How to keep your home in tip-top shape:
Inspect and change HVAC filters Inspect fire extinguishers Test your smoke/carbon dioxide detectors and replace batteries Check your water softener and add salt, if necessary Inspect for signs of termites Repairing stucco extends its life Inspect for roof damage
Trim trees away from electrical lines and roof Test GFCI outlets Tighten loose doorknobs and hinges; lubricate windows Repair drywall cracks early Look for evidence of leaks around plumbing Inspect garage door springs and lubricate moving parts Extend the life of water heater by draining it to remove sediment
Older homes may need some additional TLC Once your home turns 20-30 years old, major components may need to be replaced: Roofing HVAC system or evaporative cooler
Plumbing/pipes Major appliances
