— FROM THE PUBLISHER — “All fine architectural values are human values, else not valuable.” - FRANK LLOYD WRIGHT
Every year, local builders, architects, interior designers, and home craftsmen create a wide range of spectacular residential homes throughout the Chattanooga area. These homes and the rooms that fill them not only display unique architectural elements, but they also put artistry and craftsmanship at the forefront of their designs. From traditional to modern, minimalist to luxurious, these authentic designs each bring something different to the table – and together, they weave a rich tapestry of the home building tradition in our community. Over the last six months, we have photographed and gathered professional photography from more than 40 different homes. In the process, we have had the privilege to work with many of our area’s top builders, residential architects, interior designers, and home suppliers to create this beautiful publication. In addition to the stunning homes shown, CityScope® magazine’s Homes & Design provides
this year’s latest interior design trends, including guidance on bringing the outdoors in with natural elements. Through a series of other helpful articles, we share sage advice from local craftsmen on adding flair to your ceilings and making a statement with flooring, windows, and doors. We also offer tips from local experts on how to optimize and elevate your kitchen and home office. For those planning to build or remodel, local professionals suggest ways to add value and luxury to your home through your outdoor spaces. Whether you are building your forever home, remodeling, or just choosing new colors for your favorite room, CityScope® magazine’s Homes & Design provides fresh and creative ideas from the work and advice of exceptionally talented local artisans and craftsmen. We hope that you will enjoy the creativity and the outstanding work of our area’s builders, architects, interior designers, and home suppliers, and when choosing professionals for your home, we hope that you will choose from our local craftsmen. We also hope that this publication will serve to fill that part of your day when you can relax and enjoy the amazing, artful design found in gorgeous local homes.
In Memoriam We celebrate local craftsmen, including those we’ve lost. With this issue of CityScope® magazine’s Homes & Design, we celebrate the life of Steve Ward, founder and owner of Sun Construction. Known for being fair and honest and for building quality homes, Steve is not with us this year, but is not forgotten.

A Georgian Dream Timeless tradition gets an elegant refresh in this home built by Dexter White of Dexter W. White Construction. “When I first approached this build, I really wanted to create something that fit in with the other homes in the community,” explains White. “It can take some forethought to do that – to create 24

a new home that doesn’t stick out among the others. On top of that, I mainly wanted this build to be classic and timeless.” A home run when staying true to style, this residence has the symmetry that is so characteristic of Georgian architecture. Duality can be witnessed in everything from the windows
and shutters to the columns and charming gas lanterns that dot the façade. White painted brick is a refined selection that allows the double mahogany doors to make a lasting first impression. — By Christina Davenport Photography by Philip Slowiak

T r e at i n g F i n i s h i n g Touches With Care Stepping into the foyer, one of White’s favorite features comes into play with a wrought iron railing topped with a bronze cap that beckons old-world appeal. “I would consider the interior of this home to be a little more transitional, but we still tried to incorporate these more unique traditional features to pay homage to the exterior,” says White. “This one in particular is very high-quality and is something you won’t find in many homes. We also flared it out at the end for extra character.” To see more from Dexter W. White Construction, visit dexterwhiteconstruction.com.

Open to the entryway is the home’s formal dining room where detailed trim work continues the traditional touches. A striking wooden table in the middle of the room accommodates six and is centered below a soft, brushed bronze chandelier. These materials – when paired with the area rug, wall paint, and euro-pleated drapery – deliver a neutral décor sense that is careful to not overwhelm the senses.

The family room carries through the no-fuss décor style with its repetition of earth tones, which range from the cream of the walls and precast limestone fireplace to the tufted leather taupe ottoman. A pair of armchairs to the right adds another neutral hue to the mix, while qīng-huā pottery introduces a bit of color. A wood-burning fireplace creates an intimate and cozy atmosphere that is accentuated by the presence of a candle-style chandelier. Wall-to-wall built-ins flank the fireplace, and museum lighting is a well-received detail.

Following the white oak flooring into the kitchen, guests are greeted with a warm and spacious design. Velvety calacatta matarazzo marble countertops are paired with a marble backsplash that features a picture-framed mosaic just behind the range. Double-stacked, shaker-style cabinetry stretches to the ceiling and incorporates the thick, meticulous trim – also present in the range hood – that is found throughout the remainder of the home. The island’s quarter-sawn oak base is effortlessly coupled with four cross-back barstools for a natural aesthetic. Even more woods can be found in a nearby dining area that contains a large rectangular table and mismatched chairs. This entire space is defined by a tongue-and-groove ceiling, which provides a more playful disposition. The linear nature of the ceiling planks plays well with an over-island pendant, but is in direct opposition to the lighting of the dining area. These fixtures are outfitted once again in brushed bronze, which exists in tandem with the plumbing fixtures and hardware. The give and take of traditional trimmings continues in the master suite. Simple millwork creates a subtle accent wall, and a stately tufted bed frame accommodates a king-size bed. The creams and beiges of the room are broken up only by the attendance of floral drapery, a comforter, and accent pillows. Marble once again comes out to play in the master bathroom
and not only comprises the floors, countertops, and shower, but can also be found traveling up the wall behind a sophisticated soaking tub. A floormounted faucet is outfitted in the home’s signature brushed bronze, and the pendant light hanging overhead features a drum shade that is an oversized but identical version of the fixtures in the main living space.

“Like with all homes, it can be difficult to envision what they are going to look like when everything is still on paper, and this one turned out so much better in person than I ever imagined,” says White. “We added embellishments and details where it mattered while keeping the overall style neutral and refined. ON THE BROW
MODERN BEAUTY
By Christina Davenport Photography by Ryan Dugger/Creative Revolver
At the culmination of this extraordinary renovation project situated on the brow, Jay Caughman of Caughman + Caughman Architects found himself reflecting on what is likely to be one of the most memorable projects of his career. “This home is very special to me for a variety of reasons,” he explains. “Not only did I design the master suite addition for one of the previous homeowners over 25 years ago when I was at an earlier stage in my career, but this was also the last project I worked on with Steve Ward of Sun Construction. We’ve done quite a number of homes together over the years, and this is one I will never forget.” But it’s not just the sentimental nature of the home that has reserved it a special place in Caughman’s heart. It also showcases unparalleled beauty, simplicity, and quality to all who enter. Architect: Jay Caughman, Caughman + Caughman Architects Builder/Remodeler: Nate Clark, Sun Construction

Less Is More Stepping through the home’s glass and white oak front door transports visitors straight into the expansive living space where scenic vistas and streamlined style reign. “I never want a clear delineation of what is new and what is old. At the end of the day, you want whatever it is you are working on to look like it’s always been there,” explains Caughman. “With any renovation I do, my main goal is to take the wants and needs of the client and marry them with choices that are true to the architectural style.” In an effort to do just that, Caughman expertly converted a sparse, open space into one where each area has its own defining factors, but the homeowners’ minimalist aesthetic can still take center stage. The living space is a prime example and is not only sectioned off due to its sunken nature, but is also surrounded by white support columns that stretch to the Cyprus tongueand-groove ceiling. These elements, when layered, create a unique living space that is grounded by a grandiose stone wall. Outfitted with a sleek, linear fireplace, this part of the home truly represents the best of both worlds. The stone brings in a natural element that works in unison with the incredible views, while the fireplace shape is an artful and modern touch.
44
cityscopemag.com
“Lighting this space also presented an inimitable challenge,” explains Caughman. “The ceilings are so high that it would have been difficult to have light shine up and effectively bounce back down to ground level, and we didn’t want to obstruct the view by adding chandeliers or pendants of any kind.” To solve this dilemma, LED strips were added to the top of the upper beam, while the bottom accommodates track lighting. In addition, sconces dot the posts that encapsulate this space and go virtually unnoticed.

Appliances and plumbing fixtures: Ferguson | Interior doors and windows: East Chattanooga Lumber & Supply Co.
In the adjacent space, additional columns work in tandem with a lower ceiling height to define the kitchen and dining area. Slab cabinetry and cabinetry-style appliances do little to distract from the landscape on the horizon. “Part of this home’s wow factor comes from its positioning on the mountain,” Caughman elaborates. “The lot is situated on a knoll, so you have a view that’s greater than the 180 degrees you find on most bluff homes.” An oversized waterfall island features quartz that is embellished with gray veining, and tucked underneath are six barstools. A large dining table nearby boasts the same material and can accommodate 10, but the seating options don’t stop there. A modern square table in the corner of the room provides a more intimate area to grab a quick meal or indulge in conversation.

Across the room from the primary kitchen, a quaint kitchenette makes entertaining a breeze. Just steps away from a shuffleboard table, a small island seats two and is situated in front of the same slab-style cabinetry. Glass backsplash tiles with white backing offer up depth, and the lightness of the space is broken up with a striking painting on the second floor. The bold oranges, reds, and greens of the artwork are unexpected and add a personal flair to the uncluttered main living space. Separated only by three columns, this space is simultaneously its own while also being open to the conversation pit that serves as the living room. Ironwork: Proctor Fabrication
“One of my favorite elements of this home is the staircase. The treads pull in the same type of wood that’s seen on the front door, and the stone wall mimics the fireplace, so this one piece provides a lot of continuity while also maintaining the owners’ style and essentially being its own work of art.” - Jay Caughman, Caughman + Caughman Architects

Tucked into the far corner of the home is the master suite where captivating scenery can again be found. “In this room, as with the rest of the house, we had to pay close attention to everything surrounding the windows,” explains Caughman. “We took our time making sure we had the perfect selection and what we picked out would be beautiful and durable.” Also beautiful in its own right is the zen bathroom. Complete with heated floors and a coffee station, the same no-frills aesthetic dominates this space. Clean lines comprise a freestanding soaking tub, and a bamboo mat, along with a tub tray, adds warmth to the space. Wood is pulled in once more with the utilization of two floating shelves that are peppered with various cacti and succulents. Tile: Louisville Tile

Accessible from the master suite is the outdoor living space. An expansive L-shaped composite deck is outfitted with various seating arrangements primed for conversation, and a glass barrier guarantees uninterrupted sightlines. A flight of stairs leads down to a luxurious pool where the valley is visible between the steel and cable railing. “Everything about this home, from the railing and the lighting to the furniture and the fixtures, captures the essence that less is more,” explains Caughman. “It wasn’t without a lot of effort, but this home came together beautifully. Tempering wants, needs, style, and architectural precedent was a fun challenge that has resulted in a truly one-of-a-kind home.”

Numerous gables dot the sweeping roofline, and their varied orientation offers up visual interest, while an expansive wall of windows protrudes from the home’s façade just to the right of the entryway. This area is further defined by its gray color and metal awning and gives guests a glimpse at the elegance found throughout the remainder of the home. See more from McCoy Homes at mccoyhomes.com.

“We [created] a recession over the living space, and ... installed this black coffered basket weave ceiling. It definitely makes an impact, but at the same time still lets the view shine.” - Billy McCoy, McCoy Homes
Interior doors, select exterior doors, and trim: East Chattanooga Lumber & Supply Co.
Once inside the home, the European style that cloaks the exterior gives way to one that is much more contemporary. White leather furniture is situated in the center of the room, and pops of bright red flow from the artwork to the textiles. The real crown jewel of this space, however, is the statement ceiling. “The 62

homeowners really liked to include elements that make a statement but don’t detract from the other aspects of the room,” says McCoy. “We did this by creating a recession over the living space, and then within that, we installed this black coffered basket weave ceiling. It definitely makes an impact, but at the same time still lets
the view shine.” The black of the ceiling is repeated with a nearby accent wall that offers up added texture with its use of wallpaper. Further color continuity is introduced with the presence of a large flat-screen TV and linear fireplace, which drives home the modern atmosphere.

Steps away, the home’s kitchen and dining space stay true to style. A square glass-top dining table seats eight, and an adjacent buffet area features the home’s signature pops of red among the African Gray cabinetry. Glass-front upper cabinets showcase a lineup of beautiful drinkware and serving dishes. In the kitchen, a different shade of gray can be found anchoring the island to the center of the room, while Snow Bound perimeter cabinetry gives the space a touch of brightness. “This entire house turned out amazing, but we had a lot of fun with the kitchen,” explains McCoy. “Another example of a statement piece is the backsplash. It’s not so bold that it dominates the space, but it has this metallic sheen to it that feels similar to stainless steel. When it’s paired with the accent lighting on the top and bottom of the cabinetry, it really has a cool effect.” 64

In the master suite, fun and vibrant design choices reign once more. A tray ceiling offers an elegant feel, and various tones of gray can be found among the two-toned walls, abstract artwork, and high-pile rugs. Two red leather benches offer up a few seating options, and their chrome bases repeat the same material found in the unique ceiling fan. In the master bathroom, a dramatic spherical chandelier hangs above a soaking tub that is nestled up to yet another high-impact choice – a statement wall comprised of textured wavy tiles. His-andhers, wall-to-wall vanities are on opposite sides of the room, and each accommodates a trio of mirrors, which work to keep the space light. A charming arched threshold provides access to the walk-in shower, which is outfitted with a combination of black tiles in a herringbone pattern and classic largeformat marble.

While the interior of this striking home represents the best there is in contemporary design, not to be outdone is the two-tiered deck. Expansive waterfront views make this an entertainer’s paradise. A glass railing provides unobstructed sightlines, and several vignettes – from lounge chairs and Adirondack chairs to a pair of swivel seats and a dining table – are primed for gatherings of any size. Tongueand-groove pine ceiling and tile flooring encapsulate the space, and these more neutral materials are sure to not compete with the surrounding landscape.
“This house is bold in some instances and more refined when it needs to be,” says McCoy. “It’s fun and functional, and we were able to do a lot of cool, unique things in this house that make it one of a kind.”

hen constructing this endearing home on the outskirts of the city, Larry Waldrep of Waldrep Construction, LLC, was driven not by a particular style, but rather by the need to create a spacious, low-maintenance residence that could serve as a respite from the outside world.
This no-frills approach is evident the moment guests lay eyes on the home’s exterior, which pairs clean and simple white painted brick with latticework and other embellishments for an added dose of interest. “This house is really a combination of functionality and high-
quality construction,” says Melissa Waldrep of Waldrep Construction, LLC. “And then to top it off design-wise, we added elements that we have seen throughout the years from different architectural styles that we really liked and thought added something extra.”

Stylish Simplicity Yet another example of this is the curved roofline just over the entryway that offers resistance to the rounded nature of the porch ingress and the charming arch-top wood front door. A more subtle arch can be found just to the left, where a small nook is outfitted with a win-
dow featuring a diamond frame, and a lantern hanging just before the front doors motions visitors inside with its faint, welcoming glow. All of these choices work in conjunction with one another to convey that this chic home holds simplicity and style in high esteem.

The inviting nature of the home doesn’t stop at the front porch. Stepping inside transports guests right into the main thoroughfare, where a bedroom to the left demands to be explored. Soft creams, beiges, browns, and muddy greens lay the foundation for the design and are utilized in everything from paint colors and textiles to furniture and framed artwork. Further driving home the notion that this house is meant to be a tranquil retreat, botanical art punctuates the walls and is accompanied by other elements – such as the golden twig chandelier over the bathtub – that convey an ode to nature. “This is a new build, so we obviously wanted the house to feel new,” explains Waldrep. “You have to be able to find the balance between keeping that new feeling without having everything too modernized.” 76

And nowhere is that balance more apparent than in the home’s kitchen. A suite of stateof-the-art, stainless-steel appliances exists in conjunction with more natural materials such as the Early American hardwood floors, a leathered granite island, and pine beams. Simple subway tile backsplash and light double-stacked cabinetry are understated selections and let the view from several large picture windows dominate the room. A pot filler faucet emerges from a framed mosaic behind the range, and its finish repeats the same sheen seen in the hardware and plumbing and lighting fixtures in the room.

“Large kitchen islands really have become a mainstay for many families. This is where kids do homework, parents execute evening projects, and of course, where meals are made. We knew this room could handle this large of an island, so we just went for it.” – Melissa Waldrep, Waldrep Construction, LLC

| Featured Home | With virtually no separation from the kitchen and dining area, the living room offers up the connectivity that open concepts aim to deliver. Two creamcolored sofas and refined armchairs round out the area’s seating arrangement, and the same pine beams found in the kitchen run perpendicular to the tongue-and-groove ceiling. The real showstopper of this room, however, is the angular stucco fireplace. “This is one of those things we pivoted on in the middle of the project, but I think it worked out for the better,” explains Waldrep. “We were originally going to do a stone fireplace, but after seeing a stucco one while we were out somewhere, it felt like the right choice. In hindsight, I think stone would have weighed down this space too much and not worked with the goals of the house.” Windows: East Chattanooga Lumber & Supply Co.

One of those main goals, aside from having a calming demeanor, was to have a large outdoor living space and to make the separation of inside and outside spaces essentially nonexistent. Executed flawlessly, a set of double doors off the side of the living room lead to a spacious composite, screened-in deck. Here, the same light-colored textiles are used and are dotted with rich blue accents.

Several other parallels are present – such as the same ceiling style and fireplace mantel – but are cloaked in a differing stain for a twist on continuity. Fit for a crowd, this area can easily seat eight at its elongated dining table, and another eight can drift away in conversation in front of the fireplace. A hammock chair is a dreamy addition, and this entire space is outfitted with fans and heaters to make it a year-round oasis.

On the bottom floor of the home, serenity takes a fun twist. From golf and arcade gaming to pool and ping pong, this space has it all. Complete with a bar and kitchenette area, this is where guests come to let out their competitive nature and kick back with a cold one in hand. Concrete flooring, richly stained wood, and brick accents give this room a polished but more industrial feel, but as with all other areas of the home, it has been specifically curated to evoke particular feelings and emotions. “We knew this home needed to be a certain square footage, and we knew it needed a great outdoor living space,” says Waldrep. “So after we got it situated on the lot and those things fell into place, we really just had to make sure each room was appropriate for what we wanted to take place there.”

estled among a thicket of woods, this unique farmhouse residence offers unparalleled opportunity for connectivity. Built by Patrick St. Charles of Pat St. Charles Company, this home artfully honors open space rather than trying to fill it. “This house was built as an alternate residence for a couple that lives in Florida. They were very involved in the building process, and this entire project – even down to the layout of the home – was their vision. When they come to this home, they really want it to feel like a sanctuary in the mountains,” explains St. Charles. “Aside from that, the homeowners also inherited roughly 150 works of art from the husband’s grandmother who was a painter, so having space to display and celebrate those was also important.”

Ta s t e f u l T i m b e r A c c e n t s With open and natural space being the primary goal of the build, the main living area hits a home run. Vaulted ceilings reach 28 feet at their apex, and windows can be found everywhere you turn. “A neat thing about this home is that all of the windows are functional. Even the ones at the top open up and let in some air,” explains St. Charles. “One of my favorite elements, however, is the timber framing. The beams were a bit of a challenge just because of their size and weight, but it worked out beautifully.” The rough-sawn western pine beams are paired with antler chandeliers and a white-washed reclaimed brick fireplace for a rustic feel, but with the ample natural light, the space still feels open and airy. Black accents pop against the otherwise bright interior and harken back to the farmhouse style. To see more from Pat St. Charles Company, visit psc-build.com.

Adjacent to the living and dining space is the home’s kitchen. A suite of five barstools that were once tractor seats repeat the same material found in the three pendant lights that hang over the large island. Topped with quartzite counters, the island is grounded by its black color, which also matches the range hood. The real priority of the area, however, is a custombuilt breakfast nook tucked into the corner. An L-shaped tufted banquette provides plenty of seating and is situated under an elegant vintage chandelier, while a wet bar just to the right offers the perfect place to prepare a refreshment. “We paid a lot of special attention to this part of the home,” explains St. Charles. “The homeowners really had a vision for this space and wanted to create an area to have their morning coffee with sunlight streaming in. We even placed windows in particular spots and oriented the house in a certain manner to make this space come to life.”

In addition to the natural light that cloaks not just the main living space but the entire home, numerous light fixtures are the cornerstone of the striking personality that is on full display. Recessed lighting offers illumination, while pendants round out the ambiance. In the main living space alone, antler, crystal, and metal do a delicate dance and help define spaces in an otherwise open area. In the dining space, 10 sheep-skin chairs add yet another texture and material to the lineup. Steps away from the dining area, French doors open to a lively office that doubles down on all of these elements and textures with its use of a glass star light fixture and animal pelt rug. As with the rest of the home, this room also pays careful consideration to numerous pieces of art that are housed in various frames and reflect various aesthetics.
| Featured Home | In the master suite, the white oak flooring seen throughout the rest of the home appears with a vaulted tongueand-groove ceiling. The richness of the hardwoods bookends the space and provides a nice contrast with the whites and creams that cover the walls and textiles. Progressing on into the master bathroom, guests are greeted with another pop of personality. Here, a freestanding tub with a floor-mounted faucet rests upon an accent floor that is comprised of tiles featuring a white star. Wavy, high-gloss subway tiles run around the perimeter of the shower, while penny tile flooring adds another shape to the mix. Appliances, bathtub, and plumbing fixtures: Ferguson
“A fun thing about this project is that we were able to use and install a lot of materials that we hadn’t worked with before. This patterned tile is definitely something you don’t see in a lot of homes.” - Patrick St. Charles, Pat St. Charles Company

Connected to the main house via the foyer is an area the homeowners lovingly refer to as the art barn. This flexible space again crowns natural light as king with its two glass garage doors. When open, these doors bring the outdoors in and allow the mountain breeze to roll through. This space provides the perfect spot for a quick workout, but in earnest is more of an art aficionado’s studio space. Not only is there plenty of room to work on a larger-than-life painting, but this space

is also the perfect solution to showcase other works of art that don’t make the curated collection inside the main structure. The spaciousness of the art barn is also fit for a crowd if entertaining a large number of guests is ever a necessity. “The homeowners wanted this to be a place where they could display art, make art, and share art with friends and family,” explains St. Charles. “It was meant to pay homage to the homeowner’s grandmother and help her legacy live on.”

While the interior of this home has all the comfort one could ever want, the outdoor living space is not to be outdone. The white Hardie board exterior is topped with a standing-seam metal roof, and a covered porch allows visitors to take in the sweeping views from one of the numerous rocking chairs. “Preparing the site was probably one of the more challenging aspects of this project, but it was also one of the most rewarding. We created several dry riverbeds to divert water away from the house, which is really quite fun, and we didn’t 102

TRENDS
2022
Interior Design Trends From light-filled spaces to earthy tones, visual warmth is defining popu‑ lar home design. Local interior designers con‑ sider this call for comfort and color, sharing their thoughts on the top design trends of 2022.
Good design can actually help you live better. The current push to create warm, livable, and worry-free spaces is very much in line with our design theory. While beautiful for guests, designs should withstand the test of time, both stylistically and in performance. Design should make you feel good! Softer lines in sofas and chairs were huge at this spring’s High Point market, adding a warm femininity. Current popular fabric trends reinforce what we are seeing from our clients – performance is king! Being able to clean your fabrics, or in some cases, even bleach them, has opened up the ability to use velvets and linens without worry. In the dining room, we are seeing great opportunities for cozy conversation with many new selections in gorgeous round dining tables.

As many current factors have increased the amount of time spent at home, client design renovation interests have also shifted to focus accordingly – my clients are looking to expand their living spaces and incorporate bright, light-filled kitchens that will connect them with the outdoors. One way to design a brighter kitchen space is to add plenty of windows that stream in long banks of natural light. Adding comfort, maximizing storage, and improving overall home efficiency are musts moving into the future. A casual, layered look is also gaining popularity. Layered design keeps the eye moving and creates visual texture, pulling spaces together in a fresh, relaxed way.

TRENDS
In the third consecutive year of a global pandemic, it is no surprise that trends in interior design are again focused on making us feel emotionally at ease. Open-concept floor plans are giving way to more traditional, divided, and cozy spaces that are multipurpose. We are also seeing the use of colors that are bright, joyful, and give people a smile. Finishes, furnishings, and fixtures that are highly durable and timeless lead in our final selections. A common thread among our clients is the goal to create interiors that are welcoming, tailored, and can stand the test of time, both stylistically and functionally.
Henson-Hinck Designs | Garrett Henson-Hinck
A design trend that I consider to be current and timeless is adding a pop of green to a space. Live plants are always preferred, but some spaces don’t have enough natural light for them to survive. A great way to bypass that is using preserved greenery. In the past, boxwood was the go-to in preserved greenery. Today, other options are preserved moss and magnolia leaves. They are all a great way to experience the beauty of nature and a live, green appearance. The only maintenance that preserved greenery requires is to be misted with water once a month and kept out of direct sunlight to maintain its beautiful, lush green appearance.
Gretchen Ruvo Designs | Gretchen Ruvo
Over the past two years, many people had to convert their master bedrooms into hardworking home offices during the pandemic. This year, we are seeing people longing to update their master bedrooms by creating a retreat that is decluttered, calming, and comfortable. Soothing color palettes, layered fabrics of varied textures, and moody lighting are priorities in creating one’s retreat. Tufted headboards, thick, woven wool rugs and throws, and plush luxury bedding are investments that are worth making. Create calm by clearing your nightstand off and moving charging stations to the closet where distractions are limited. Finally, let all the light in! Natural light is good for the soul, evoking a sense of serenity. Just don’t forget the blackout lining, which will ensure a solid night’s sleep!

TRENDS
Our homes are the background of our lives in the new normal that now exists. This shift in lifestyle has influenced the desire for new trends! There is now a balance of practical and pretty. Textiles are not only colorful again, but durable and often stain-resistant. I recently attended many markets across the country and saw bursts of color, from nature’s greens and yellows to earthy browns and sky blues. There is also a trend toward fresh and feminized design with scallops on fabrics, drapery trims and tapes, and lampshades. Simple pleated panels installed on thin French rods, attached to rings, create stylish and unfussy treatments. Upholstered headboards remain popular, often wood-trimmed, in various and unique finishes. Sectional sofas with colorful pillows and swivel chairs, with a hint of midcentury, gain in popularity. Wallcovering is not to be missed! It captivates us with geometric designs and global scenes. |
Yessick’s Design Center | Marsha Yessick, ASID, NCIDQ
Black and brass are the most popular finishes in 2022 – mixing these finishes throughout your home creates a beautiful design and adds flow. The timeless look of geometric and symmetrical lines is still very popular. These clean lines create an open, spacious look without distraction. Since geometric and symmetrical designs balance each other out, a fixture can become the focal point of a room or complement the design. Modern, clean lines can be used in any room, whether it is a kitchen, family room, or bedroom. They can create a wonderful statement piece when used overhead, providing a simple yet bold look. New trends seem to be emerging faster than ever. One trend that I have been incorporating in my work is the use of curved edges. Adding curvature to a space can add a sense of formality and softness, whether it be through furnishings, décor, arched doorways, decorative tile, or rounded trim work. I have also seen a push for the incorporation of more organic materials and earthy tones by utilizing natural textures and warm color palettes. I have found myself mixing in greens, creams, beiges, and even browns, as they have slowly made their way back into style. A trend that I expect to become popular soon is the use of bold colors and patterns. We will start to see a move away from minimalism, white walls, and airy spaces, and a move toward layering more colors and patterns into a space.

White kitchens are still a top-seller, but we’re seeing softer tones of white that drift toward gray, taupe, and mushroom. Greens are becoming more desirable as well … from emerald to bay leaf and everywhere in between. We’re also seeing more natural wood tones in soft, warm browns and the gray tones of driftwood and sand. Nearly every island that incorporates seating is a onelevel island, and the overhang is cantilevered without any visible side supports. Mixed metals are still making strong appearances. Lighting, pulls and knobs, appliances, and plumbing fixtures do not necessarily need to match each other, nor the architectural hardware in the space. Customers tend to favor classic painted cabinet finishes rather than glazed finishes. Stained finishes are a single tone, which highlights the character of the wood. Rather than opting for a quiet grained wood, some are going for more figured woods like hickory, cherry, or quartersawn oak.

Many homes are being transformed to create pockets of privacy within open-concept architecture. By filling these areas with warm comfort, through lighting, textiles, and colors, they may also serve as wonderful gathering spots for friends and family. Moreover, the new trend to design with warm, natural tones will bring a peaceful sense of coziness to any room. Inspiration for a 2022 color palette can be found just outside your door. Earthy browns, deep greens, wood tones, and soft golds are perfect for a fresh look and feel in any home. For those who want to ease into a new look, adding accessories in earth tones to your existing décor is a great start.

One of the most important trends today is the use of fun colors and different textiles in upholstery as accents. We continue to use many neutral tones of white, gray, and natural colors as the primary fabrics in a room, but accented with greens, blues, and blush tones of coral and pink. Mixing textures and velvets is also an important part of this trend. Performance fabrics such as Crypton, Revolution, and Sunbrella continue to be important to our clients as homes today must be both beautiful and livable for busy families. The designs are an updated traditional, with many modern pieces becoming more important. Due to increased demand in the home furniture and

Open-concept spaces are being separated by large spans of glass, cased in French doors and double barn doors. This creates quiet rooms where you can be apart from other family members, but still feel together! They also allow natural light to flow throughout a space. The kitchen island has become the hub of the home. It’s now where we prep meals, do homework, make crafts, and more. Islands are outsizing formal dining room tables, and quartz has been a leading countertop material thanks to its virtual indestructibility. People are also craving comfort and are looking to make their homes their own personal sanctuaries. To help this happen, colors of nature are coming inside. Curved and organic shapes are coming to the forefront, and pops of colors are being added with textiles and artwork.

Let there be color in 2022, in both fashion and décor. These industries tend to parallel one another. If you look on the fashion runway, you see colorful prints, tartan-style plaids, and jewel tones making a resurgence. This same vision is portrayed through upholstery and wallpaper in the design industry. Though large great rooms and kitchens continue to be common gathering spaces, cozy nooks, such as a library or meditation room, seem to be musts for clients building new homes. These small spaces trend toward décor with whimsical patterns and vintage accessories to create interest. For the do-it-yourself enthusiast, when trying to update your favorite little corner in your home, consider taking a visit to the local antique mall. Enjoy treasure hunting to find that unique accessory or piece of furniture. Update your quirky piece in a fun, more unpredictable upholstery, and enjoy some “you time” in your new, welcoming space.

I’m seeing four major trends in interior design right now: 1) A vintage-traditional look is gaining strength but is lighter and brighter than in the past and includes mixing old and new pieces. Nostalgia is very much alive and well in interior design. 2) Global and tropical themes are
In 2022, people are finally getting back to entertaining. While we were staying home over the last couple of years, we’ve all started ongoing projects to update and improve the functionality and look of our spaces. Now, we’re ready to share it with friends and family. Warm neutrals have officially replaced cool grays, a transformation from a cold, sterile feeling to calm and cozy creams and khakis. The trend that I hope everyone latches onto is buying what you love. Never mind what other people are doing – when we invest in what we really want, we invest in ourselves. In the words of William Morris: “Have nothing in your house for which you do not know to be useful or believe to be beautiful.”

very popular and are using elements such as wicker, pottery, tropical plants, and decorative objects we’ve collected on our travels. White walls and trim are the standard backdrop here. 3) Deep, rich, saturated colors in vibrant and unusual color combinations such as red, orange, and magenta or peacock and citron - are showing up in fabrics, paint, furniture, and wallpaper. 4) Finally, people
are looking to simplify their lives and make them more convenient and are seeking out organization to make that happen. I see more homeowners dedicated to editing out clutter, only keeping the most important furnishings and possessions.

Trending in 2022 is a new appreciation of unique architectural details. Especially in new construction, people are looking to add character and interest without leaning on décor and furniture. Instead, they are getting more and more creative with architectural interest in their spaces. Trim is transitioning from simpler styles to something more ornate, and it’s also being used to create the look of panels. Thresholds from one room to another are seeing arched doorways and more ornamental door frames, while chair rails are being used to break up expansive walls. This move from simple finishes to more complex details allows homeowners more freedom in creating a style that is unique to them.

FEDERAL SIMPLICITY + Timeless touches meet elevated functionality in this stunning renovation by Dwell Designed Construction. A quaint cottage originally built in 1920, this home has been expanded at various times over the years, making its seamless flow and curated continuity an exemplary show of skill. “One of the most challenging aspects of this renovation was just working with the existing layout. There were several elements we had to keep for support, so we really had to work within the existing structure of the house,” explains Julie Bledsoe, lead designer with Dwell Designed Construction. What was once four separate rooms has been transformed into an open-concept living space where the design and architecture not only cater to the way the homeowners live, but also celebrate the rich storied history of the home. Everything In Its Place With the need for an oversized island came the challenge of how to fit it – and the necessary cabinet space – into one room. Bledsoe’s solution? Situate a cabinetrystyle refrigerator just beyond a drop beam that defines the kitchen and mirror it with additional cabinetry that offers up much-needed pantry space. This functional decision does more than just create necessary space in an aesthetically pleasing way, however. It also works to give definition to the freeform dining space that houses a large wooden table and seating for eight. The wood of the dining table, when paired with the botanicals in the room, gives an organic feel that is further encouraged by the choice of materials. Baby Fawn cabinetry is combined with creamy marble countertops, while handmade off-white subway tiles run around the room. These selections are layered with rattan shades hanging above an apron-front sink and brushed brass hardware and lighting details for a classic and warm approach. The adjacent living room carries many common themes from the kitchen and dining area, chief among them a love for a simple and neutral design. An array of wooden tables can be found alongside a leather sofa and a pair of cream-colored swivel armchairs for a relaxed vignette. “It was difficult to imagine this space before we removed all the walls,” says Bledsoe. “Most of this light was divided between multiple rooms, so it was amazing to see how much brighter this space was after the remodel even though we didn’t alter any of the windows.” Not only are the window casings original, but the plantation shutters also pay homage to the home’s earlier design, and their linear nature provides a striking duality with the wide planks used on the ceiling.

Back toward the home’s entryway, a short hallway provides access to the master suite. Here, what was once a side porch has been transformed into an airy and bright bathroom with space to boot. Marble cloaks the wallto-wall vanity, which features his-and-hers sinks resting under two hanging mirrors. The vanity’s chrome hardware is repeated in the bases of several wall sconces, as well as a faucet that is sidemounted to a soaking tub. Nearby, a glass-front shower adds even more marble to the room and features a built-in bench and set of niches for extra functionality. Custom millwork runs around the periphery of the space and works to add a dose of character and charm while maintaining clean and simple lines.

“There’s always such a huge risk when you renovate an older home, especially one of this size where the family hasn’t lived in it yet. You never know what you are going to uncover, and there’s no precedent for how the family moves about the space,” explains Bledsoe. “That being said, there’s something incredibly rewarding about it because you get to see a space entirely transformed, and it really tests your creativity to make something beautiful and functional with parameters that have already been set by the home’s structure. Pulling off those challenges is always the most rewarding part of the build.”

clectic antique finds meet elegant new materials in this family-focused home. After raising their children in this charming residence, the homeowners returned decades later ready to make more memories in a house that had been a comforting respite for so many years. There to assist with the design and space planning was Jackie Howard of Scarlett’s Cabinetry and The Tile Store.
To make the home work for the owners in this stage of their life, rooms were reconfigured and spaces were elevated to achieve a tasteful and layered look for years to come. “This home has such a storied past, and
there’s a really heartwarming connection to it for the family,” says Howard. “It was really fun to marry these old memories with new materials. It shows you really can have the best of both worlds.”

Glamorous and Glossy And nowhere are the best-in-class selections more prominent than in the home’s spacious kitchen. To tie in with a glossy black Viking range, Howard and her team created an oversized Hydra Gloss island, which makes quite the impact against the backdrop of the Pure White perimeter cabinetry. “We did a lot of neat things in this kitchen, one of which is the island,” explains Howard. “Most of the time, you see island storage in the form of vertical doors, but we wanted this to almost look like an oversized piece of furniture or a chest, so we opted for drawers instead.” Resting on top of peacock paver flooring, the island is topped with Fantasy White dolomitic leathered marble counters, which also run around the perimeter of the room. Cabinetry-style appliances are scattered around the room, and cabinets themselves feature an elegant overlay custom door style. To see more from Scarlett’s Cabinetry, visit scarlettscabinetry.com.

On the other side of the home, what was once a sitting room has been converted into a one-of-a-kind master closet that combines colors, styles, and textures to perfection. Striking euro-pleated drapery mimics an antique barrel chair with its vibrant yellow hue. These objects are paired with salvaged hardwoods from an old mill and a beautiful portrait hanging above the fireplace for a warm and inviting atmosphere. Less traditional in nature are the closets themselves. White Hydra Gloss slab doors feature unlacquered brass trim, and a ladder pulls
in additional brass accents with its anchor point and wheel caps. A sophisticated drum chandelier hangs from the ceiling and shines a faint warm light down upon an island topped with the same leathered marble found in the kitchen. “This space was very tedious to design, but it turned out beautifully,” shares Clemons. “There’s a quarter of an inch between each cabinet, and we had to factor in an eighth of an inch for the brass caps. So with just an eighth of an inch between each door, we had to make sure the reveals lined up perfectly.”

Passing through a set of double doors off the master closet grants visitors access to one of the home’s sitting rooms. Patterns and textures again come out to play and are combined with some more neutral pieces to create a cozy and intimate space. A suite of mushroom-colored seating options exists in tandem with everything from a Greek key area rug and floral window treatments to fringed throw pillows and a striped coffee table. After crossing the home’s main thoroughfare and entering the adjacent space, guests will find the formal dining room. A subtle checkered pattern cloaks all four walls, and energetic orange drapes breathe new life into the space. A round wooden table rests underneath a large candle-style chandelier, and six slipcovered parsons chairs provide plenty of seating.

On the second story, a home office continues with the traditional trimmings. A large, gold-framed portrait commands the room and repeats the finish found on the chain of a nearby pendant light. Millwork runs the length of the wall and perpetuates the craftsmanship that can be observed throughout in other details of the home, such as the crown molding and fireplace mantels. A wooden desk offers up ample space to complete assignments and is situated just to the right of a window, while wall-to-wall bookcases display a collection of reading materials, keepsakes, and décor. orking from home is the new normal for many people across the nation, but how do you create a home office while still maintaining the freedom that comes with the ever-popular open concept? Here, industry experts offer up tips and tricks for optimizing spaces for both on-the-clock and off-the-clock activities.
There is an old statement that says “good fences make for good neighbors.” The premise behind that statement is that a little separation and privacy help keep the peace, and that has never been more true than in the post-Covid age where more people are working from home. Typically some of the first rooms to go when people are looking to downsize are the formal living or dining rooms, but those are some prime spaces that could be used for a home office. Another way to add workspace separation without interrupting the open concept or drastically increasing a home’s size is to repurpose primary closets to provide a dual function as a closet and homework location. Clients have raved about how well this dual-purpose space works for their home-life balance.
Magnolia Developments, LLC | Marcus Jones
The key to successfully creating a home office within an open-concept floor plan is storage. The flexibility to work on a laptop from a kitchen counter or a comfy lounge chair is great! But our clients – even those with the most minimal storage needs – want to be able to hide their computers and tuck their cords away when their work is done. We are often able to discretely incorporate home office storage solutions into kitchen cabinetry or entertainment centers. For clients with greater storage needs, we suggest designating a work closet with charging docks, space for office sundries, and plenty of file storage. It is worth noting that sometimes a loosely established home office just doesn’t make sense, and there is a need for more storage or organization, greater privacy, or fewer distractions. Whatever the reason, establish a space that meets your needs.

It is important to have a separate workspace that is efficient and allows privacy but doesn’t take away from living spaces. A pocket office is a great idea and is a smaller space that gives proper room for work but does not have unnecessary wasted space. Natural light in the form of windows always lifts the spirits while working. A glass entry door to dress up the space is a nice touch, but it also motivates you to keep the space decluttered since it is visible from the outside. A clean, decluttered workspace is an efficient workspace. Most importantly, make sure there is clean separation between the space you work in and the spaces you live in. When it’s time to shut work down and take care of yourself and your loved ones, you can put work out of sight and out of mind!

Try not to settle on one specific place to work from. If you have the ability, mix it up! Open concepts are great because typically there are several areas to work that you could turn into a workspace for the day. Enjoy sitting at the kitchen island one day and then your favorite chair or spot on the sofa the next. This will keep you from associating one spot as a designated work area and instead allows you to enjoy your home and stay comfortable while still being productive!
KP Interiors | Kathie Penland
Creating flexible spaces is much easier with new construction, and one of the first things I typically do is group spaces by whether they are public or private. The first step in making an office space that works for you is to decide where you want your office to fall on that continuum. Do you want complete privacy and to be able to focus and immerse yourself in your work? Then placing your office deep into the private zone will probably work best. By contrast, if access to family and shared resources is more important, designing a space in an off-shoot or alcove of a public area is best. You can also create a more transitional workspace by placing it on the periphery of either a public or private zone. It all starts with deciding where an office space should be placed based on how it is used.
Caughman + Caughman Architects Jay Caughman
When it comes to creating a home office that allows for focus time but is still near to the hustle and bustle of family life, location makes a huge difference. Try placing a small office on the main floor near your home’s entryway. This way you are not far from the main living spaces, but there is often enough separation to provide an extra layer of quiet. This is

also great for people who have a home office where clients come in for in-person meetings. Answering the door or running to the kitchen for a glass of water or cup of coffee is easy, but at the same time, your guests are not being asked to traverse through more intimate spaces of your personal home.

Nestled on 45 wooded acres, this stunning and spacious farmhouse aims to marry beauty and function. Built by Rob Cuthbertson of Cuthbertson Homes, expertly selected materials and antique items make this house feel as if it has been lived in for years, while quality construction means nothing is sacrificed. “The homeowners are very outdoorsy people,” explains Cuthbertson. “They also loved the privacy and seclusion this property offered, so this build was about how to maximize those aspects that were really important and integrate them in a manner that seemed natural and conducive to their lifestyle.”

LEVERAGING THE LOT The first order of business in transforming the acreage into a welcoming home was to develop the lot. “One of the biggest challenges with this home was optimizing this raw piece of land. We had to bring in all the utilities and orient the home appropriately for the terrain, which took some time,” says Cuthbertson. “There is a view, and it took quite a bit of planning and
site work to be able to capture that in the way the homeowners wanted to.” Once those details were finalized, Cuthbertson’s team got to work constructing this quintessential farmhouse and corresponding father-in-law suite, which is separated from the home by a poolside terrace.

Heading back toward the home’s entry takes visitors past a formal dining space, where a large wooden table with rounded edges accommodates eight. Candles run down the length of the table and provide repetition with the candle-style brushed brass chandelier overhead. A stately hutch displays a lineup of beautiful china, and this more traditional element pairs well with two distressed panels and armchairs to either side. This entire arrangement is situated in front of a large window that looks out over the front lawn, thus providing a sense of serenity while dining with family and friends.

“This kitchen provides both ample storage and function through the use of many large, deep drawers, a larder for food and appliance storage, and a thoughtfully placed side-facing spice cabinet. Passing through a butler’s pantry grants access to the kitchen. Four tufted wingback barstools are nestled under an oversized island topped with soft quartz countertops. The dark color of the furniture-style island creates contrast with the light perimeter cabinetry and range hood. Glossy hand-cut subway tiles comprise the backsplash and support the kitchen’s second pot filler faucet, and two antique sconces that flank the range go a long way in creating an ambiance of warmth. “This bathroom is a simple, yet chic retreat. Various neutral shades of white and gray keep the space warm and simple, but elegant mirrors and sconces add an element of sophistication.” - Kris Keith, Classic Cabinetry
An alcove off the kitchen leads to the master suite, where tranquility is in full force. A grand caged pendant hangs from the vaulted nickel gap ceiling and commands attention, while the rest of the bedroom’s textiles recede into the background. A trio of windows again celebrates the natural world, and two windows on perpendicular walls near the bathtub repeat the sentiment.
Quartz countertops run just beneath two black-framed scalloped mirrors, and the herringbone floors boast similar veining. A footless soaking tub with side-mounted faucet is a soothing addition and offers up an unadulterated space to bring life’s chaos to a halt. Mixed metals transpire with the nickel plumbing fixtures and brushed brass hardware, both of which remain soft not showy.

Just off of the kitchen is a more informal dining space that comes with easy access to the pool area just outside. A long wooden table accommodates both metal and fabric chairs, some of which have a distressed characteristic. This, when coupled with antiques such as the ornate oval mirror hanging on the far wall, do wonders in achieving the goal the homeowners had for making the home look lived in. “One of my favorite elements of the home is the wide-plank white oak flooring,” says Cuthbertson. “The planks give character to the space and go along with the style quite nicely. They also really work with the hand-hewn beam that separates the living space and kitchen.” 174

Outside, a rectangular pool with a sun deck provides the perfect place to cool off, and a nearby pergola houses additional seating. “Another thing I really like about this home is the stonework on the fatherin-law suite,” explains Cuthbertson. “Some people think that stone doesn’t work in a farmhouse design, but there is a natural way to incorporate it. It’s all about picking the right materials.” With several chickens, cows, and goats already on the property, this residence is primed to transform into a working farm that captures the serenity of the surrounding land and effortlessly incorporates it into everyday life.

The Truth About Tech
I
magine walking through your front door, which has unlocked itself, into your family room, where lights turn on automatically and your favorite music starts playing. While a few years ago this would have sounded like the beginning of a sci-fi novel, advances in technology have made all of these tasks – and more – possible with the press of a button. Homebuilders will obviously want to incorporate these enhanced technologies into their new residences, so here, we’ve asked local experts to chime in with their top tech tips.
As technology continues to evolve, we have become comfortable with utilizing it in our homes for energy management systems, smart appliances, security systems, lawn irrigation, and personal health-related monitoring. It is convenient and in some cases necessary to support our lifestyles. Looking forward, I see the technology related to 3D modeling and printing as a great tool for designing more efficient homes. By using 3D modeling, we can work through multiple designs for aesthetics and efficiencies, and through the 3D printing process, we can develop better cost control options with a hands-on approach. These are amazing tools that we will be using to address the design and cost of housing in the future.

If you are considering incorporating enhanced technology in a new build, one of the most beneficial things you can do as a homeowner is to retain a qualified architect and design consultant to work with at the onset of the project. Considering your choices with an expert will give you access to their knowledge and help you sort through the many new technologies available – from innovative building materials, to improved construction techniques, to smart home technology, to more efficient design plans. In my experience as a builder, clients tend to have a more satisfying homebuilding experience when they perform due diligence and fully engage in the design process at the beginning of the project. In selecting design professionals, a homeowner should consider their building philosophy and values, level of experience in the industry, and methodology for staying up-to-date on industry research and development.

With so many enhanced technology options available, it can be overwhelming. We recommend a homebuyer take time on the front end to envision how they are going to live and use technology in their home. We can then use this information to provide Cat5e line drops in their home. Cat5e has the capability of carrying PoE, which allows for smart devices with that capability to receive power and data through one cable, creating a “wireless” feel. Currently, we provide a standard of three Cat5e drops per home: one in the great room, one in the primary bedroom, and one in the space that lends itself as an office. Homebuyers have the option to add these drops to any space, as well as add a central hub in their home, pre-wired for gig speeds. If this is carefully planned out with the builder on the front end, adding or modifying technology after the homeowner has settled in becomes much easier.
RP Homes | Gabe Thomas
There are many technological advantages that are beneficial for home building today. Science and technology have brought about innovative materials such as composite products, self-healing concrete, spray foam insulation, and pollution-absorbing bricks that provide a home with cleaner air, durability, and sustainability. What I get excited about is smart home technology and what is afforded to the consumer today, specifically, personalized and unified smart home systems to automate and control connected devices including lighting and shade controls, audio, video, climate control, and security. These devices work in tandem with the quality of building materials to create a truly intelligent smart home experience that makes life more convenient, safe, and enjoyable.

hat initially started out as a spec home took an entertaining turn when Josh and Jordan Cain of Cain Development, LLC, learned that they would be welcoming a homeowner into the building process.
“This was a really fun project. We had just gotten the plans laid out and were getting ready to break ground, and then it immediately turned into a custom project,” explains Ashley Stinson, lead designer with Cain Development, LLC. “We were excited about that because it gave us the opportunity to bring it to life with someone else involved. It was made even better by the fact that the homeowner was open to anything we
brought to the table, and it was truly a collaboration of ideas.” A prime example of that trust is the home’s façade. Wanting to deviate from the exclusive white brick homes in the neighborhood, Stinson incorporated a striking Black Fox that now dots the exterior. While white brick still has its place with this home, the darker color helps add a bit of drama to this modern Tudor silhouette.

Passing through a large stone archway grants access to the dining room. “The stonework here is great because it adds something to the design without it being a color or an element that is distracting,” explains Stinson. “It adds texture and dimension. Since this home is more of an open concept, the decision to include the arch really helped define both the kitchen and dining area.” In the dining room, a black wooden table sits front and center under a minimalist and modern pendant light. Both black in color, these elements work alongside six white parsons chairs and plenty of natural light to keep the room from being overly heavy.

One such material is the satin nickel hardware in the bathroom. These elements continue the heightened use of metal and pop against the black cabinetry. Arched mirrors add a softness to the room, and the curvature is repeated in a footless soaking tub. “It took a while for us to find the right tub for this space,” Stinson elaborates. “We wanted a black shell to tie in with the cabinetry, but at the same time, we didn’t want anything overly feminine.”
The tub is completed with a floor-mounted faucet, while sconces above the vanity emit a faint glow. Charm is added to the room through a herringbone pattern on the floor, and bits of greenery drive home the spa aesthetic. Like with every other area of the home, this room showcases a delicate balance and uses color, pattern, and texture in a way that is refined and elegant without being unapproachable.

hether building a dream home or reinventing frequently used spaces, adding character is often at the top of a homeowner’s to-do list. If more flair is in your forecast, look no further than – up! Ceilings are a blank canvas and provide infinite possibilities for adding color, texture, pattern, and dimension. Not sure where to start? Here, industry professionals offer advice on how to create that “wow” factor with your ceiling.
A great way to add character and flair to a ceiling is by adding faux beams! You can go any route with your design, from simple 1x8s to chunky box beams, and let your creativity run wild when it comes to the pattern and style that you choose when embellishing your ceiling. A favorite trick to making them look custom and expensive without breaking the bank is to invest elbow grease into your project and mark inexpensive lumber with hammer markings, knife scrapings, and even burn marks to give character to the wood before stain or paint. The right beam detail can provide warmth and dimension and packs a big punch when it comes to the perfect ceiling detail for your room.

When thinking about adding interest to your ceilings, think of the style you’d like to incorporate throughout your home. If you prefer a formal look, try adding a coffered ceiling to a dining room or living space. If you like more casual or rustic, beams are a great way to add warmth and a homey vibe. Even more casual, if you are going for a modern farmhouse look, try adding bead board or shiplap, which can both be stained or painted to achieve the look you want. Don’t forget to add color to make the trim pop and to add atmosphere to the room. Color on a ceiling is a fantastic way to change the feel of any room and can add drama or a light and airy feeling.
An easy place to start is to simply deviate from the standard “ceiling white” paint color. In a home with an elevated design sense, you will often see the ceiling color either act as a continuation or complement to the existing wall color, or in a bolder setting, add a sharp contrast. As an example, in one custom home project, the designer called for each room to have the wall color diluted by half and applied to the ceiling. In another project, we created a barrel-vaulted foyer ceiling as a continuation of a radius porch roof and applied metallic copper paint and uplighting for heightened drama. For those willing to undertake a more involved approach, stained wooden tongue-andgroove boards or painted shiplap can add style and interest to almost any space. We have done this in many homes to give character to rooms with either flat or cathedral ceilings and add visual interest to an otherwise ignored surface.
HGH Construction, LLC John Coffelt
Core Homes | Cheryl Moore
Some of the easiest ways to make an impact with your ceiling, especially with new construction, is to play with ceiling height. Tray ceilings used to be very popular, but we have begun to see our clients opt for vaulted ceilings. Typically in a main living space or a master bedroom, vaulted ceilings are a great way to give depth to a room and make it seem much larger. Vaulted ceilings also allow homeowners to incorporate more windows, thus adding more natural light, which can make a huge difference in the way you experience a space. We also like adding a ceiling treatment, such as tongue-and-groove boards, to a vaulted area to make even more of an impact.
Many homeowners overlook their ceiling as a place to add style and character to their home. Here are a few ideas to take those ceilings to new heights. Highlight the classy elegance of a room by having a coffered ceiling installed. Accent trim applied to the ceiling adds a sense of sophistication. The space surrounding a light fixture can be enhanced with either a ceiling medallion or a stencil. Decorative ceiling tiles, which come in a variety of materials and finishes, can transform the feel of any space. Faux wood beams add a rustic touch to a home. Wood planks, either painted or stained, provide a relaxed, cozy ambiance. And the simplest way to enhance your ceiling? Paint it a bold color. Before embarking on a ceiling renovation, make sure your new ceiling will match the style of your home. A few thoughtful ceiling embellishments can really transform your space.

The soft white inset cabinetry sets the tone for the entire room, creating a timeless and comforting scheme. Blending seamlessly into the design are paneled appliances, which make the kitchen feel less utilitarian and more like an extension of the adjacent great room. Contemporary countertops, mixed metals, and a glazed ceramic tile backsplash beautifully complement the cabinetry with understated elegance. The use of stained and glazed wood – found in the
islands and flooring – further incorporates a modern touch, but with warmth and depth. The second island is a practical luxury, providing additional prep and storage space while also acting as a bar area for evening soirées. Adding pops of personality to this inviting space are the distressed runner and woven barstools, elements that can be interchanged so that this kitchen always remains on-trend. cityscopemag.com

Contemporary Composition Plenty of wood and an earthy terracotta tile floor keep this sleek kitchen’s vibe down-to-earth. The natural heart pine trim that wraps the room is a direct nod to the arts and crafts style, and it directed most of the material choices seen here. The mushroom gray flat panel cabinets are a gorgeous complement to the warm colors, while Ceppo Neovo marble countertops pull the whole look together. The waterfall edges of the countertops are not only an eye-catching design choice, but they also work to make the tops appear thinner. Adding handmade charm to the mix is a zellige tile backsplash – no two tiles are alike, and the tiles’ glaze takes on a beautiful, almost jewel-like quality. In lieu of an island, a butcher block takes up residence in the center of the room and offers up the perfect spot for morning coffee or a midnight snack.

Streamlined Sleek Streamlined elements pair well with striking fixtures in this modern kitchen fit for hosting a crowd. Along one wall, stained maple perimeter cabinetry has been designed around large windows to show off stunning views of the Tennessee River; here, a paneled refrigerator and freezer flank the main kitchen sink and reinforce the room’s symmetry. This duality is continued in the two islands – one equipped with stool seating, and the other used for preparation. Each island is swathed in sleek quartz with a waterfall edge, boasting clean lines without seams. The same quartz that tops the islands comprises the kitchen backsplash, where a pot filler faucet juts out just over the cooktop. The pot filler’s honey bronze finish, also seen in the cabinet pulls, twin chandeliers and wall sconces, and barstool legs, is the icing on the cake to this warm-toned space.

M i x e d & M at c h e d This modernized traditional kitchen is courtesy of a classic cabinetry style, well-defined trim elements, and a gracious island-centric layout that affords ample space for family gatherings. Along three walls, painted cabinets feature inset doors to achieve the traditional aesthetic; updating the look, however, are light quartz countertops and a matching backsplash at the range that have been paired with complementary textured subway tile. A seamless apron-front sink makes doing the dishes a luxurious pastime, and a suite of chef-grade appliances adds to the functionality of the room. Underfoot, wood flooring introduces warmth to balance the space, and four wooden lattice-back barstools cozied up to the island continue the trend. With colorful moments brought in through bright blue accessories and fresh flowers, this kitchen feels harmonious and homey – and ready to host a crowd.

Minimalistic Masterpiece From its stainless-steel appliances and ample floor space to its minimalistic flat cabinetry and monochromatic aesthetic, this kitchen has all of the hallmarks of an ultra-modern design. The stark white floor-to-ceiling cabinets discreetly house a number of custom accessories, including a pull-out coffee
bar that makes mornings a breeze. The flat, uninterrupted theme of the cabinetry is also evident in the two kitchen sinks, which lie flat in the counters, and in a wall oven that appears perfectly flush with the cabinets. In lieu of a backsplash, large picture windows have been incorporated behind the stainless
range to bathe the room in natural light – eliminating the need for decorative pendants hanging from the stunning shiplap ceiling. While the light brown island cabinetry provides a touch of contrast, these tones stay within an unprovocative range to keep the kitchen feeling uniform and cutting-edge.

Fit for a Chef Whether it’s used for crafting gourmet cuisine or meal prepping for family dinner, a kitchen can be customized to create an organized and efficient workspace. Here, local cabinetry experts identify practical customizations that can elevate home kitchens into spaces fit for a chef.

TRENDS
The simple things are often overlooked in designing a kitchen; it is easy to get caught up in the latest and greatest novelties and accessories, which can distract from the basics. The first step in making a great cooking kitchen is as simple as appliance placement. From the beginning of the design phase, installing appliances in the most functional places is key. Gourmet cooking requires many steps and phases, which can be made so much easier by having appliances in the best locations. Next, make sure that the storage location for utensils coordinates with the workspace you plan to use them in. In my opinion, elevating a kitchen is all about planning and designing a workspace that is streamlined for you.
Pig House Cabinets | Eric Johnson
Transforming kitchens into ones fit for a chef means creating clutter-free, purposeful spaces. Minimizing steps between prep, sink, and cooking stations maximizes efficiency. Pantries or larders close by keep dry goods and small appliances both organized and handy. Internal accessories to store utensils, spices, trays, and cooking items minimize countertop clutter, maintain organization, and allow for immediate accessibility. Reducing open cabinets and shelving further enhances a clean, uncluttered space. Finally, the larger the sink, the better. Large sinks that include culinary tools such as cutting boards, garnish boards, utensil caddies, and serving boards transform ordinary prep and cleanup sinks into next-level cooking, serving, or entertaining workstations.

I want to invite ease when I am designing a kitchen. If you want to improve an existing kitchen, look at each cabinet and its use. Consider which items are regularly needed next to the sink and cooking area, and which can be moved to a secondary location. For example, keep the main pots and pans near your cooktop and store the less-necessary ones elsewhere. Next, look at the countertop space. Having plenty of work surface is ideal. I advise my customers to clear their countertops and start over, keeping only the essential items on the countertop and storing other items in a cabinet or pantry.
There are many features which distinguish a chef’s kitchen from an everyday kitchen. Ovens with options of convection and steam, along with warming drawers, allow chefs to cook large meals at various temperatures. A gas cooktop with high BTUs can achieve large flames for searing but also be lowered to a simmer. Deep sinks and large dishwashers allow for more time to cook, and not clean! Quality refrigeration, like Sub-Zero, have air purification systems that allow food to remain fresh for longer. Chefs need quick access to their tools, and with the organizational dividers available for today’s kitchen, tools can be conveniently organized near your prep space. If you design a kitchen fit for a Top Chef, you have a true investment, because we all know the kitchen is the heart of the home!

Organization is key – a chef wants things to be close at hand and readily available. The unique inserts for cabinets have really changed over the last 10 years, making this possible. There are knife drawers available for vertical or horizontal storage and spice and utensil pullouts that can be located on either side of the stove. Deep drawers for pots and pans under a cooktop are also very handy. A tray divider that stores items vertically can be located over the oven for convenience. Trash pullouts can accommodate a cutting board and have recycling bins or even compost solutions built in. Another time-saver is a pot filler over the stove – especially for pasta fans!
Cross Cabinets | Nancy Hetem
When designing a kitchen, think about the real-world use of your space. Look at your kitchen and consider the spaces where you will cook, prepare, and store food. Implementing relevant organizational inserts, accessories, and details at these stations can make your kitchen more functional and customized to your cooking needs. Place trash cans, cutting boards, and indrawer knife blocks near your prep area. Adding spice inserts and pullouts makes seasoning easily accessible while cooking. Inserts can also add order to your collection of containers and tableware. Rubbermaid drawer inserts can sort the plasticware that we all accumulate, while cutlery inserts and peg drawers can create organized storage for silverware and dishes.

Polished Perfection This chic kitchen pairs white shaker cabinets with a hickory wood island and hood, resulting in a classic modern farmhouse look. Between the island and L-shaped cabinetry, ample storage for cooking essentials is available, allowing for the granite countertops to maintain their pristine appearance. Flush-mount appliances contribute to the polished aesthetic, as do the coordinating panels covering the French door refrigerator. Subway tile is the obvious choice for the backsplash given its clean lines and modest presence, save for a patch of patterned accent tile directly above the range – lending texture and character to the space. Adding even more visual interest is the kitchen’s brick accent wall, complete with floating shelves and modern lighting fixtures. Not only does the brick help to break up this large room, it also serves as an eclectic counterpart to the island and wood floors and is yet another nod to the modern farmhouse style.

Fresh Functionality Functionality is at the heart of this modern craftsman-inspired kitchen, which leans on durable and timeless finishes that will last for years to come. Perfect for a larger family, the U-shaped kitchen design allows for ample workspace as well as privacy while preparing meals – not to mention plentiful storage space. Double-stacked upper cabinets boast even more storage while maximizing square footage and contributing to the modern feel of the kitchen. The entire suite of slate cabinets complements the room’s soft gray walls and stainless appliances for a monochromatic match made in heaven, and a matching range hood offers an appropriate amount of subtle elegance to the modern craftsman appeal of the kitchen. Driving home the aesthetic is the striking, quality marble that covers the counters and backsplash. Layered lighting from the industrial light fixtures and under-cabinet lighting works to brighten the space and enhance the kitchen’s usability and beauty.

L i g h t- F i l l e d L u x u ry Polished tile and walls of mirrors and glass infuse light and sophistication into this master bathroom. The Arabascato tile that adorns the floors finds its complement in the maple cabinetry, which is painted a custom light gray. The rows of slab drawers, along with their quartz countertops, offer clean lines and a sweet simplicity that ground the rest of the space. On the wall nearest to the exterior window, a beveled-edge mirror and twin sconces break up the visual monotony of the countertop-to-ceiling vanity mirror while adding dimension and a touch of elegance. These mirrors reflect the picturesque mountain views just outside the room’s showpiece windows, flanked by coordinating curtains for a cohesive look. On the far end of the vanity, the lowered counter offers a well-appointed space for applying makeup in comfort and style. Just feet away, a pristine freestanding tub sits in front of paned glass that acts as a barrier between the walk-in shower and the rest of the room.

Calm & Composed Understated colors, classic lines, simple curves, and subtle details are the foundation of this serene transitional bathroom. Elegant countertops coat the shaker-style cabinetry, while pops of bronze found in the hardware, wall sconces, and mirror trim warm up the white vanity. The room’s deep-set freestanding tub is sleek and sophisticated while offering optimal comfort, and underfoot, large fabric-look tile runs wall to wall in a staggered pattern – maintaining clean lines that continue the theme of calmness. But the true pièce de résistance of this tranquil bathroom is the walk-in shower. The same tile that covers the floor makes up the bulk of the shower; however, two vertical lines of Mirazur La Blanca tile, handmade by Sonoma, carefully crawl up both of the walls and give the shower a splash of personality. White penny tile coats the shower base, supplying underfoot texture and a contemporary touch. Dual shower heads only further elevate the relaxing space.

Beguiling Balance This beautifully balanced bathroom marries the best of old and new. The traditional toe kick valance and the scalloped-edge backsplash communicate a classic elegance, while the contemporary bathtub helps modernize the space to keep it fresh and current. The cabinetry paint finish was chosen for its timeless quality – a soft creamy white that’s not too bright – which pairs well against the transitional door style, featuring a slender bullnose applied molding profile that elevates a simple shaker door into something unique and modern. The built-in niches balance the room out while adding functional storage space for towels and toiletry items. Underneath the left niche is a hidden hamper for dirty towels, and the sinks each contain a tilt-out tray to keep small items such as toothbrushes off of the counter. Rounding out the design are two scalloped vanity mirrors flanked by bronze wall sconces that nail the transitional look with radiant flair.

Modern Mélange Myriad textures and patterns come to play in this modern master bathroom; used together, they transform the space into something that’s both livable and luxurious. Above the freestanding tub, which serves as the focal point of the room, a crystal chandelier draws the eye and offers up a hint of glamour. Complementing this glistening light fixture with their sophisticated feel are the glass wall sconces and cabinet hardware. The cabinets themselves have a textured open grain that introduces rusticity to the space, while the bathroom’s pristine wainscoting is reminiscent of the classic cottage style. The wood effect tile flooring – which gives the room
an inviting aura – shifts to elegant basket weave tile on the floor of the zero-threshold shower, selected for its accessibility and custom spa-like features; here, two additional tile patterns are perfectly paired to achieve a cohesive look. Polishing off the room are leafy plants, fluffy floor mats, and woven baskets – tactile accessories that add texture and interest.

One With Nature Biophilic design is an increasingly popular concept for those seeking to bring the outside world indoors through colors, textures, and patterns that mimic those found in nature. Here, local experts weigh in on how different tile options can evoke the beauty of nature inside the home.
TRENDS
Louisville Tile | Bethe Motlow Biophilic design trends today are a modern-day ethos of the organic architecture promoted by Frank Lloyd Wright at the turn of the 20th century. Simply defined, organic architecture is designed to exist in harmony with nature, using as many natural materials as possible to recreate ideas from nature in built environments. Homeowners can incorporate biophilic design principles by choosing tile products that mimic nature. Installing saturated emerald-green wall tile breathes life into any room, infusing the inspiration of green leaves on an early summer’s day. Feature walls created with stacked natural stone embody textural rock formations one might see while driving through the mountains that enfold our lush landscape. Tumbled blue-green glass mosaics incorporated in a shower room offer the visual of coastal waterways found along oceanic shorelines. Invite the beauty of nature into any interior environment and experience a conscious shift to oneness with the world.
Stone Source, Inc. Anna Baker Biophilic design is everywhere you look in the tile and countertop world. In tile designs, we use shapes that replicate patterns found in nature. The hexagon-shaped mosaic tile on your shower floor is the same honeycomb pattern found in your honey jar. A shower wall with a vertical stacked subway tile replicates the feel of tree bark. The herringbone pattern tile on your backsplash reflects the tree branches in the backyard seen through the kitchen window. These simple shapes and patterns are familiar and comforting. Natural stone countertops are a direct way to bring nature into the kitchen. There is nothing like the soft touch of a soapstone countertop or the watery veins of quartzite to mimic a river flowing across your kitchen island. Using these shapes and patterns in your home is just another way of surrounding yourself with the restorative qualities of nature.
The Tile Store Jessica Hurst
The best way to incorporate biophilic design in the tile and countertop business is to use natural materials. With countertops, opt for a natural stone such as marble, granite, or quartzite instead of an artificial quartz option. The same goes for tile – choose a natural material such as limestone, marble, or clay over a porcelain tile. Using materials sourced from nature utilizes biophilic design to help create a more peaceful and restorative space. The next best thing in the tile world would be to use a tile that mimics a natural one, such as porcelain tile that mimics hardwood or natural marble. Each option helps to fulfill our inherent tendency to seek out connections with nature.

T o d ay ’ s T r a d i t i o n a l This chic and inviting living room stylishly integrates traditional design styles with modern trends. Anchored by a handful of thoughtfully incorporated antique case pieces, the room has a distinct warmth and sturdiness about it. Meanwhile, light, neutral chairs and couches with classically tailored, curved arms bring an aesthetic levity to the room. The swivel chairs are upholstered in an agreeable light gray linen, while the sofa presents a beige, tightly woven bouclé fabric. Atop the neutral palette of the furniture, fresh hues of green in the throw pillows and décor give the room pronounced excitement and complement the bright foliage of the treetops visible from the room’s many large windows. Centered over the mantel, a brushed gold frame houses a landscape Impressionist oil painting displayed between a pair of teal artisanal vases. The mantel itself is flanked by antique mercury glass mirrors, accents that reinforce balance in this already well-rounded space.

C u r at e d C o n t r a s t Showcasing the best of loft living, this living area beautifully blends the past with the present thanks to its classic design, historic architecture, and contemporary accents. An exposed brick wall – which spans the length of the room – immediately sets the tone and is juxtaposed with detailed trim work, traditional furnishings, and a large custom built-in housing books and various old-world trinkets. The distinct furniture groupings placed throughout the room allow for intimate or large gatherings, yet the light-colored fabrics and leather materials in each space work together to create a harmonious whole. Matching modern floor lamps flanking
the Chesterfield-style sofa continue the theme of contrast, while curated abstract art incorporates colors found in the room, helping to tie the décor together. Traditional furnishings, such as a custom king-size bed, a pair of three-drawer nightstands, and a mahogany table in the corner, are functional without sacrificing beauty, while a half-oval console in a natural burl finish provides a nice contrast to the straight lines of the space. Textiles chosen throughout feature soft colors in lieu of bold

our home is an extension of you, and there are countless ways to show off your unique style – even small details can make a big impact. Here, we’ve asked local experts to divulge their best tips for making a statement with flooring, windows, and doors.
Use flooring to make your home feel cohesive. If you want to make a statement, go for texture when selecting your materials – and don’t be afraid to play with patterns as you decide how to lay it. If you’re feeling bold, get creative with how you transition your floors between zones. Windows can be used to highlight your home’s best features. Choose where you want your focal points to be, inside and out, and make your interiors feel larger with more natural light. Consider accentuating the exterior of your windows with shutters. Make sure they are proportionate to your windows and that their placement makes sense architecturally. When choosing a front door, remember that this is the first thing a visitor will see before entering your home – make it an extension of your home’s unique style. Choose a color and style that complements the rest of your exterior, but remember that contrast can be incredibly complementary and eyecatching in the best way.
A homeowner can make a statement with their windows in many ways. Elite window systems, like the Window Works Composite line, offer multiple exterior composite components to enhance exterior architectural appeal. These systems offer profile options on three sides of your window’s exterior as well as two options for the bottom sill. These new exterior trim components combine lasting design elegance with traditional aluminum cladding, and composite can be ordered in custom colors to suit your specific design scheme. Composite windows and doors blend the elegant appearance of a true wood with the maintenance freedom of vinyl and the strength of metal, and they also offer cuttingedge energy-saving and operational features. The interior can also be designed with real wood pine veneer, providing the warmth of a finely milled wood window without the problems associated with wood. A beautiful statement for your home coupled with advanced technology!

Homeowners by far are choosing to dress up their houses by changing their front door units out. Many of our customers are swapping their existing painted doors with sidelites and transoms for mahogany double door units, which are stained and typically have beveled glass. We are also seeing a fair amount of iron/glass decorative door units replacing the old front door units. Front doors are one of the focal points of most houses and are a great way to spruce things up.

Many homeowners want to increase their home’s curb appeal, and windows are a major element of the home’s exterior look – in many cases, they either add or detract from the overall ‘wow factor’ of the home. Windows add to the beauty of a home’s exterior; they can be used to highlight distinctive architecture or to complement the overall theme of the home, from classic to contemporary styles. By selecting different window colors, sizes, and grid patterns, homeowners can make a dramatic statement. Many homeowners are choosing windows to enhance the grand entry of their homes, creating a focal point that enhances the street view. Additionally, the right window selection can open up a room and bring outdoor beauty inside by enhancing views of the home’s surroundings.

Adding decorative grilles, also known as muntin bars, to your windows and doors is a great way to enhance the curb appeal of your home. These purely aesthetic grilles add visual interest by separating the glass into different panes, and they are available in a variety of styles to complement different types of architecture. Grilles can be incorporated between panes of glass – to enhance the look of the window without complicating cleaning – or they can be placed on the outside of the glass for a more authentic look. While they can make your windows more attractive, grilles can obstruct the view from inside the home, so they can be placed on the front windows only and not on the side and rear to maximize visibility. When it comes to window grilles, sometimes less is more, but drafting house plans with your preferred grille pattern can help ensure you will be pleased with the outcome of your selection.

It’s exciting to see all of the options available with windows and doors. With the multitude of frame colors and pane designs, they can really make an impact on the look and feel of the home. We are definitely seeing a shift from white and taupe window frames to black and bronze. From traditional to contemporary, there is something for everyone. Sometimes, the challenge is addressing privacy and light control without compromising on the aesthetic of the home. We love helping clients select the right blinds, shades, or shutters to complement their window and door selection while serving their needs for privacy and light control.

Flooring is truly the foundation of everything you do in your home – without flooring, a space often becomes forgotten. I think most people have a spot like this in their home, but those areas and their surfaces can be turned into something beautiful and expand the entertainment or living spaces in your home to serve more purposes. A garage can become a ‘man cave,’ a patio can become an outdoor dining room, and your basement can serve as an entertainment haven for the kids or even a ‘she-den’ for mom! I’m always reminding people that if they’ve got ugly concrete, they don’t have to be stuck with it. There are so many ways to breathe new life into those old spaces.

Dining Areas E v e r y d ay S o p h i s t i c at i o n Both elevated and functional, this dining room elegantly incorporates light and airy earth tones with sleek metallic accents. Clean lines help to draw the eye across the space where modern designs, such as the chandelier and candelabras, coexist harmoniously among the softer, more organic textures and shapes – observable in the linen parsons chairs and circular accent mirror. Lining a recessed wall are three gallery frames housing watercolor paintings that help tie in the range of bright to moody shades found throughout the room, all of which are brought to balance by the warm, inviting hue of the hardwood floors. Custom wainscoting and crown molding outline the space, adding yet another layer of sophistication to the room. Daylight pours in through plantation shutters, reflects off of the mirror, and fills the space with a soothing ambiance of natural light.

J oy f u l J u x ta p o s i t i o n Lively with a traditional touch, this centrally located dining room is both the heart of the home and an opportunity for fun. Arresting wallpaper bearing a chinoiserie motif immediately draws the eye and infuses energy into the space. Three distinctive pieces of art show the homeowner’s love for modern art and add even more interest to the colorful walls. The greens and pinks of the wallpaper are carried throughout, from the Draperesque dining chairs, to the light fixture, to the pink lacquer tray corralling the homeowner’s favorite libations. Chic Comfort Refined details merge with natural accents to invoke an atmosphere that is both sophisticated and comforting in this transitional dining room. Beneath the coffered ceiling – which adds interest and elevates the space – an exquisite dining set in a classic dark walnut finish offers a prime spot for enjoying a family meal. Window placement is another architectural component that makes a big impact, allowing an abundance of natural light to warm the room. Elements of nature also work to brighten the chic, moody color
palette and energize the space, from framed botanical paintings to a potted tree that graces the corner with subdued elegance. A large, circular mirror framed with a golden branch detail complements touches of metal found in the low-hanging chandelier and the ornate console table to add a modern flair without detracting from the cozy ambiance of the room. In the adjoined entryway, gold-framed honeycomb mirrors and geometrical lamps maintain a cohesive theme between the spaces.

V i n ta g e V i s i o n Traditional furniture is freshened up with updated colors, fabrics, and artwork in this vintage-inspired dining room. While a stately table set for eight anchors the space, the quirky, one-of-a-kind French chandelier – furthered accentuated by an unpretentious ceiling medallion – draws guests in and sets the mood for the room. Other antique pieces such as the towering grandfather clock, gold-framed mirror, and hand-painted vases each make a statement in their own right, and along one wall, a china cabinet with geometric accents houses even more antique treats. More subtle patterns can be found in the area rug and window treatments, which were chosen to help all of the room’s elements flow together. The high-sheen finish of the thick aqua drapes instantly dresses up the windows and takes this dining room from classic to chic.

1 Step 1
Begin with a fully soaked floral foam base wrapped in floral tape.
Step 2
2
Place your first layer of greenery (huckleberry).
Step 3 Layer in more greenery – try a large leaf (salal) and detailed leaf (pittosporum). Fun fact: This foliage can be found in your backyard!
Step 4
3
Add flowers with neutral tones (white hydrangeas and mini green hydrangeas). Start with the largest, and then fill in the gaps with smaller blooms.
Step 5 Touch up with pops of color (orange and yellow crush roses and red anemones) and texture (white ranunculus and white scabiosa) until desired look is achieved. Joe Jumper’s rule of thumb: Arrange flowers in the same direction to keep stems from getting in the way.
Step 6

Hang up the finished wreath on your front door!

R u s t i c R e t r e at This backyard oasis highlights its mountain setting with a rustic poolscape beckoning visitors to make a splash. At the center of it all is a freeform pool and spa built directly into the yard’s slope, working with Mother Nature to create an organic, natural feel to the space. Materials were carefully chosen to continue the trend – large boulders are married with slabs of crab orchard flagstone and travertine decking, while stack flagstone on the face of the walls adds to the
effect. The pool’s stone waterfall and grotto, however, truly embrace the aesthetic; water spills into the pool as if mimicking a Tennessee mountain stream, and a hidden grotto offers a private, shaded retreat where one can escape and relax. Seating arrangements placed throughout the backyard – including a set of four Adirondack chairs surrounding a fire pit on the upper terrace – provide multiple vantage points for taking in the serene scenery.

Idyllic Illusion Adjacent to a private lake, this home’s infinity pool feels indulgent and secluded. The pool features a sweeping vanishing edge that spills over to a catch basin – creating the illusion that the pool spills into the lake beyond. The basin presides over an arching fire pit surrounded by chaise lounges, providing the perfect perch for socializing at all hours of the day. On one side of the pool, an elevated spa with split-faced travertine adds depth and
dimension, and on the other, a shallow sun shelf gives guests the best seat in the backyard under an oversized umbrella. Here, three bubblers have LED fittings to offer a multi-color water feature, helping the pool transform from day to evening. The lighter shades of the tumbled travertine – arranged in a French pattern – that surrounds the pool create a beautiful contrast to the darker flagstone that comprises the home’s exterior.

Outdoor Elegance A d d i n g Va l u e a n d L u x u r y t o Y o u r O u t d o o r S pa c e Staycations are more popular now than ever, making this the ideal time to turn your backyard into a luxurious retreat. Here, local experts offer up the perfect tips for transforming your outdoor space into a personal oasis that not only elevates your backyard experience, but also grows the value of your property.
Beaty Fabricating, Inc. | Stacy Beaty To add value to your outdoor space at home, one must bring the indoor living space outside. You do this by having a covered outdoor area and using furniture that is complementary of your indoor furniture. Having adequate seating for your guests around an outdoor fireplace area helps create a comfortable and cohesive environment. We don’t use the typical outdoor furniture, instead opting for outdoor slipcovered chairs and sofas, which are always warm and inviting. We like sticking with all-natural products such as stone and wood. A television is always a nice addition to your outdoor space, as well. We also recommend installing outdoor curtains so that you can enclose the space on colder evenings and continue enjoying it through the fall and early winter.
Royal Pools of Chattanooga David Galloway Having a backyard swimming pool is a luxury in any form, but industry innovations over the years have taken this outdoor attraction and elevated it to more artistic, statement-worthy levels. For example, custom features like glass tile and Hydrazzo finishes will give your pool a more spa-like feel compared to the more traditional plaster finish. In addition to serving aesthetic purposes, the Hydrazzo finish is also very practical – it’s both a durable and easy-to-clean material with a silky-smooth texture that’s naturally resistant to topical stains and algae adhesion. For a pool that will really wow your guests, we recommend adding a visually stunning infinity edge water feature. The vanishing illusion will amaze and soothe you and your poolside pals as you take in the scenery and tranquil sounds of your custom waterscape.

Aquarium Pools of Chattanooga Mike Finley For many people, a home is thought to be an oasis to retreat to. If creating an outdoor haven is the goal, a luxury pool is the answer. Not only will the addition of a pool set your home apart as a destination for luxury and tranquility, it will also increase the value of your property. Homeowners seeking to take their outdoor relaxation game to the next level will delight in the presence of a pool with babbling, tranquil fountains and ambient in-pool lighting – perfect for those night-time swims. Waterfalls and deck jets can incorporate a tasteful bit of drama into an aquatic oasis, while poolside fire bowls will add a touch of flair to the space. Trust us when we say there’s no better way to enjoy a summer cocktail than in a pool, fireside!
Master Pools by Artistic Pools, Inc. | Ron Coker Jr. Adding a swimming pool and outdoor living area to your home can be either an asset or liability when it comes to a return on investment for your purchase. How you aesthetically blend the pool into the house and topography makes a difference. A pool that is forced into a space with no thought to design or how it will be used can be a detriment to future resale, while a pool and outdoor area that marries into the house and landscape, with an eye toward traffic flow and how it complements its surroundings, can add value to the home. Another benefit that homeowners can gain from adding a pool is the savings from staying home at your own private resort rather than spending money on gas, plane tickets, vacation rentals, etc. Since the COVID-19 pandemic, we have seen a trend toward investing in the home rather than traveling.
Concrete Repair

Patrick Wells
Sharon Gordon Waterproofing concrete surfaces gives homeowners a huge return on investment and can help elevate the space. There are 2-for-1 products that add color and protect the surface while giving your outdoor area a designer look. Damaged concrete is an eyesore that can leave an outdoor oasis feeling lackluster, but removing and replacing damaged concrete is expensive. We work to repair the concrete instead, breathing new life into any outdoor space. Most buyers see damaged driveways or pool decks and will knock money off the asking price before they even walk into the house. Making sure concrete is in top shape can provide a great return and strong offers!
When it comes to bringing a feeling of luxury to an outdoor living area, adding an entertainment space is currently in high demand. We’ve witnessed the growing popularity of this trend for the past few years – people are pouring money into their backyards and outdoor entertaining spaces to create inviting areas where guests can hang out and enjoy a drink or meal together. An outdoor kitchen is becoming a must-have. To ensure the best investment, think of your outdoor space as an extension of your home. If you have high-end appliances inside, match that level of quality in your outdoor furnishings. Pick materials that are natural to your area to give it an organic aesthetic. Invest in high-quality sliding doors that provide a great view of the patio. The key is to create a space that seamlessly connects your indoor and outdoor spaces.
