“EVERY BUILDING MUST HAVE ... ITS OWN SOUL.”
– LOUIS KAHN
Each year throughout the Chattanooga area, local builders, architects, interior designers, and artisans create a wide range of remarkable residential homes. These homes and the rooms that fill them are distinct and stylish displays of artistry and craftsmanship. Their designs feature a variety of stunning architectural and interior design elements. From functional farmhouse to tastefully transitional, these homes exude creativity and class in an extraordinary show of skill. Over the course of the last several months, we have photographed and gathered professional photography from more than 30 different homes. In the process, we have had the privilege to work with some of our area’s top builders, residential architects, interior designers, and home suppliers to create this inspiring publication.
In addition to the striking homes shown, CityScope® magazine’s Homes & Design provides this year’s latest interior design trends. Through a series of other helpful articles, we share sage advice from local professionals on how to add texture with tile and introduce color in kitchens. We also offer tips for homeowners who are focused on durability or sustainability, and for those who love to entertain, we have tricks from experts on how to make your indoor and outdoor spaces flow effortlessly.
Whether you are building your forever home, remodeling, or just choosing new colors for your favorite room, CityScope® magazine’s Homes & Design provides fresh ideas from the work and guidance of exceptionally talented local artisans and craftsmen.
We hope that you will enjoy the creativity and outstanding work of our area’s builders, architects, interior designers, and home suppliers, and when choosing professionals for your home, we hope that you will choose from our local craftsmen. We also hope that this publication will serve to fill that part of your day when you can relax and enjoy the amazing, artful design found in gorgeous local homes.

A Transitional Georgian Gem
Commanding attention from around the block, this stately Georgian manor offers up a subdued sense of opulence with its deliberate design choices. Every fixture and finish was approached with the utmost care, and that exact thoughtfulness has resulted in a storybook home that has a daring display of quiet strength. “This project was a bit unique in that the homeowners knew exactly what they wanted,” says Dexter White of Dexter W. White Construction. “They came to me with a very thought-out house plan, and from there, it was really just about executing their vision.”

CREATING BEAUTY WITH BALANCE
The majority of the home is cloaked in a rich red brick with a slight schmear, which walks the line between a more traditional and new-age aesthetic. Porpoise gray Hardie board lap siding makes an appearance as well and adds an unexpected pop. A patio off the side of the home continues the charming brick veneer, and several light wooden pieces keep the space from becoming cumbersome. In addition to the furniture and fireplace mantel, the fir tongue-and-groove ceiling offers the perfect juxtaposition to the area’s heavier materials. This entire space plays with proportions in a way that makes it cozy and contained while still offering enough room. The interior flips the script on the material selection while still achieving a perfect balance. The front office is a prime example and achieves harmony with its lightly colored Swiss Coffee walls and furniture, black accent pieces, and stained fir ceiling.

“One of my favorite areas of the home is the stairwell. The way the whole space flows is really nice. You have the two-story windows, which have a big impact, and what the homeowners did with the wrought iron railing makes the room jump. The curve on the second story is also something you don’t see done very often.” – Dexter White, Dexter W. White Construction

Adjacent to the stairwell is the home’s living room. Two white upholstered sofas mirror one another, and a pair of charcoal armchairs round out the seating arrangement. The color of the accent chairs is duplicated on the opposite end of the room with the leathered granite fireplace surround, and the two elements work together to simultaneously anchor and bookend the space. A minimalist mantel goes almost unnoticed, and a framed TV just above imbues the same discretion. Black accents once again punctuate the otherwise light and airy space and appear chiefly through the three paned windows. A set of photos also sport black frames and work to pull the eye around the room.

From the living room, guests can easily make their way past a dining area before arriving at the kitchen.
“This home has a really good flow to it,” adds White. “The homeowner knew exactly how she wanted to use each and every space, and that made it relatively easy to execute the rooms.”
In the center of the kitchen is a beautiful walnut island topped with creamy quartz countertops. While the inset
perimeter cabinetry is covered with the same stone slabs, the rich wood grains have been traded for a bright white. One exception to this is the glass-front china cabinet.
“The homeowner really wanted this to have the appearance that it was actually a piece of furniture that was just slid into place,” explains White. “It has a drastically different aesthetic than the other cabinetry in the room but it still works.”

Back across the main living space is a quaint nook that functions as an elevated wet bar. A masterclass in continuity, this area features many of the same elements as the kitchen, including the vertical glossy subway tile, brushed brass hardware, Iron Ore shaker cabinetry, and quartz countertops.
Not only is this room beautiful with its floating shelves and topnotch serveware, but it also offers up plenty of functionality with a prep sink, refrigerator, panel-front ice maker, and ample storage space. But the benefits don’t stop there. Having this space removed from the hustle and bustle of the kitchen means guests can easily serve themselves a luxurious libation without getting in the way.

Carrying on to the second floor of the home, visitors gain access to another family-friendly hub. In addition to a den, this space features a seating area that’s as versatile as it is stylish. Floor-to-ceiling cabinetry is painted the home’s hallmark shade of black, and the cubbies that outline the built-in are
dotted with mementos. A glass table is surrounded by four slat-back chairs, and a bench in the built-in offers seating for two more. This space is perfect for grabbing a snack or hosting a family game night, and a balcony steps away allows for a breath of fresh air whenever needed.

Also on the second floor of the home is the master suite. The bedroom prominently features a four-poster king bed, and the entire room is swathed in lush neutral-colored linens for a welcoming atmosphere. Again, lightly colored walls are paired with black furniture, and several prints present in various throw pillows and the transitional rug introduce a suite of playful patterns.

Playful patterns continue in the master bathroom where floral wallpaper offers a fun flare. His-and-hers vanities are bisected by a storage tower that adds a natural wood grain to the space. Quartz countertops feature thick veining and complement the wallpaper with their color. A large walk-in shower is paired with a footless freestanding tub, and this entire area features a similar subway tile as seen on the first floor, although here it manifests in both a horizontal and herringbone pattern.
“Everything about this home was very deliberate,” says White. “There is a lot of continuity and symmetry. We had a clear plan going into the build, and it was really just a matter of taking the wants and wishes of the homeowners and turning them into a reality.”

Capturing Contemporary Charm
Architect: Surface Architecture | Builder and interior design: Reflective

Neighborhood living meets contemporary charm in this idyllic renovation by Surface Architecture. What started as a suite of interior alterations to improve the functionality of this 1960s ranch home turned into a show-stopping renovation that leaves all who enter inspired by the intersection of beauty and simplicity.
“The original home had a few additions that were pretty mismatched and disjointed. Our main goal was to clean those up and make sure the space functioned for the way the homeowners lived their lives, as well as provide an updated style,” says Ross Young, a project manager with Surface Architecture. “As we got further into the
project, we shifted gears even more to make a more impactful renovation.”
The end result is a stunning one-story, painted brick home topped with a fun and unique butterfly roof – something that sets this house apart from others of its nature, Young notes.

COLLABORATION AT ITS BEST
Contrasting with the Cyberspace exterior, the inside of the home is airy and light, all the while maintaining a certain richness. “I think something really cool about this home was the way we were able to work with the homeowner. Not only was the homeowner interested in contemporary design, but it’s also something that
everyone at our firm really appreciates,” says Young. “The homeowner has a very technical mind, and through collaboration, we were able to talk through and overcome the challenges that were presented. That can be pretty unique for tricky projects, and it meant he was able to bring his own design style and taste to the build.”

Keeping with the contemporary theme, the home’s living room is soft and spacious. A modular light fixture hangs from the ceiling and is centered over a seating arrangement that consists of two sofas and a pair of swivel barrel-back chairs. A sleek, two-tiered circular coffee table brings in the rich black that can be found in other areas of the home such as the window and door frames and a piano that’s nestled in the corner.
“The details in this home are what really make it special.” says Young. “We knew that we wanted to pull the soffit material from the entry canopy into the interior of the home, and took the opportunity to use this detail on the fireplace and ceilings as well. This keeps a continuous design language throughout the residence, and the verticality of the slats reinforces the height of the space.”
46 cityscopemag.com

“When it came to the slats, we tossed around the idea of using traditional tongue-and-groove or a composite material, but we really wanted to be able to utilize them in a variety of places so we went with these cut and stained two-by-fours. Seeing something like this as a finished product and seeing all the ways in which it ties the home together is really special.”

Not far from the home’s entryway is the elegant and streamlined kitchen. Slab cabinetry is complemented by the oversized island, which features a waterfall edge on one side and a butcher block detail on the other. Simple leather barstools are tucked
neatly under the quartz countertop while a quartet of bell-shaped pendant lights emits a warm glow. A large picture window provides even more light, and its accompanying minimalist range hood goes almost unnoticed.

The real crown jewel of this home, however, is a courtyard located right off of the main living space. Here, a sectional rests on top of durable composite decking, and several plants add a lively touch.
“The homeowner wanted a way for his family and guests to be outside without feeling like they were removed from everyone else,”
explains Young. “That led us to create this courtyard, and we paid a lot of attention to keep this moment sacred.”
With all of the windows being the same size, when guests enter the home, this courtyard provides a direct sightline through the dining space and into the yard, and its proximity to the kitchen makes entertaining a breeze.

Also creating quite the impact are several of the home’s bathrooms. Both the powder room and a full bathroom on the other side of the home ramp up the contrast with their paint and tile selection. In the powder room, black tile is paired with a floating, leathered granite vanity, which offers up a tasteful touch of texture. The wallmounted plumbing fixture, circular mirror, and globed light are accented in black and maintain the room’s no-frills approach. White walls round out the space and prevent it from becoming weighted and heavy. In the other bathroom, white large-format tile is arranged in a herringbone pattern and is bisected by a swath of color. Slab cabinetry provides continuity with the kitchen, and pops of black appear yet again in the mirror, cabinet pulls, and plumbing fixtures. Both monochromatic bathrooms are successful in striking a delicate balance and echo the equilibrium of design selections found elsewhere in the home.

2023 Interior Design Trends
While natural materials and quality construction are here to stay, 2023 is a year of heightened individualism. From playful colors to vintage décor, spaces are becoming more of a reflection of those that inhabit them, and the focus is on creating a curated flow rather than mindlessly matching interiors. Read on for more of what area experts are seeing when it comes to this year’s design trends.
Many clients prefer a space that will not fall out of style quickly, so design trends need to be thought through carefully during a project. The goal is to create and implement a fresh, up-to-date interior space. This can be achieved by using natural wood grain cabinetry, incorporating statement stone applications with strong patterns and heavier veining, utilizing modern curves in the home’s architecture and furniture, and using muted soft color palettes to set the stage for key pieces. These additions can blend effortlessly into many design styles and will be enjoyed for years to come.
Kimberly Varner Interior Design

Color and uniqueness are some of the biggest trends right now and are greatly attributed to the grandmillennial or grandma chic style in design. This is attributed to all the time we have spent in our homes over the past few years and understanding true comfort, coziness, and warmth. Wonderful zesty oranges, fun shades of green, and pinks from coral to candy adorn our walls and upholstery. Expressing the love of your home with found things that are beautifully handmade is becoming increasingly important. Luxury will be reimagined as that uniqueness paired with well-made and lasting items such as a bouclé upholstered custom sofa along with a wonderful hand-made, locally-sourced table. Be you, be yourself, be unique, and love your environment … then anyone in your home will be comfortable and happy!

TRENDS
The lighting trend for 2023 is mix and match, and the new lighting design for 2023 is modern. The modern designs are very unique and fun. Some of the old trends, such as milk and alabaster glass, are incorporated into the modern designs. Mixing the modern designs with farmhouse, industrial, and vintage styles creates a bright, refreshing look. Placing a modern fixture over a farmhouse table can change the entire look of a room and continue the design flow throughout your home. Mixing finishes continues to be a trend for 2023 as well. Lighting completes the design of any home and each room can be a different style or finish and still have an easy flow throughout the home.
This year is all about confidence, personality, and sustainability. As life begins to bring us back together in one another’s homes, people are sharing what matters most to them. In terms of home décor and design, this is revealed in strong, bold prints and colors that reflect individuality. Patterns are big, textures are tactile, and rather than focusing on matching, interiors focus on flowing. Highlighting items that resonate with us replaces filling spaces with meaningless accessories. We recognize the value of sustainable furniture and begin to move away from less durable, cheaper items. Spaces that feel healthy, natural, and uncluttered become the backdrop for unique, intuitive expression. Design in 2023 celebrates life through inspiration, originality, and function.

Although minimalism is slowly phasing out, the emphasis on creating functional spaces that contribute to overall well-being is still a major trend that continues to grow and evolve. Previous design styles (specifically traditional) are reemerging but with a modern take through the layering of other styles, bolder colors, and different textures. The benefit of nature and the outdoors is also affecting design, resulting in a greater emphasis on earthy tones and natural elements, such as wood and stone, in design for 2023.
In 2023, we are seeing a move toward more elaborate design details as minimalism takes the back seat for a while! From color-saturated rooms, over-the-top trim and millwork details, and pattern on top of pattern, we are seeing it all. Moreover, we have observed that our clients are more willing to think outside of the box and incorporate different styles from other areas of the country as Chattanooga has become a hot spot for relocation. This has opened the door for more unique and intriguing space planning and design finishes as we push the envelope on what has traditionally been done in the Chattanooga area. We are less concerned with fitting inside the parameters of a certain look, and instead we are approaching design with the freedom to mix looks from different eras or areas while maintaining an alluring and cohesive space.
By embracing natural materials, quiet and restful kitchens play gracefully with other rooms in 2023. Cerused oak, softly veined marbles, and warm metals are balancing kitchens and result in the soothing feeling our clients are craving. We love unlacquered brass faucets and cabinet pulls for how they tell the home’s story as they age. Whether it be plastered and quiet range hoods or sleek lines in cabinetry accentuated with long, linear pulls, everything serves to reinforce quiet strength. This style works well in both open-concept homes or more formal spaces, as the high-end materials always play well with others. One way to quiet your current kitchen design is to change out lighting. Look for lighting options where the bulbs are not visible (visible bulbs can create a harsh feeling), and opt for either shaded fixtures or white glass options.

What is trending in today’s market has more to do with comfort and ease of maintenance. Overall quality is leading decisions, and we have become creatures of our own personal style. Color is coming back to chairs that accent a room, while sofas are staying in warm neutrals with patterned accent pillows. Tables have replaced the large ottoman in family spaces. They are stronger looking and more user-friendly when it comes to feet, food, and fun. Trending in home design are designated spaces for offices, quiet time, or private conversations. In these rooms, we are seeing cooler shades of pale blues and light seafoam greens for a spa-like feel. Comfort is king, and convenience is powered. We open our blinds, turn on our ovens, adjust our thermostats, and unlock our doors all from our phones in preparation for our “homecoming.” The future for our home is here.

Antiques had a massive upswing last year and are continuing strong, fitting right in with the grandmillenial and “more is more” looks, which are offering great quality and value. Wallpapers and fabrics with smallscale repeats are making a big comeback, and the more charming the better! One trend that I find surprising is the movement toward Louis XVI. I find that softening this ornate gilded look by going Gustavian or French Provincial achieves the same classic feeling without the fuss. Color palettes are muted and soft without being pastel and stem from a lot of natural tones – think sisal, grasscloth, linen, and cotton.

Neutral color palettes, clean lines, and classic styles will always appear timeless, but in today's design world, timelessness can also imply "playing it safe." With that in mind, our interior design projects have recently become more daring and playful. Warmer, darker, and bolder color palettes are used, with walls finished in royal blue high-gloss paint, dark walnut cabinetry, and a sofa upholstered in rust or orange velvet. We predict there will be even more of a push toward retro-inspired spaces with softer textures, organic shapes, and rounded architectural features. We'll continue mixing styles and layering old and new pieces, but we expect even more curated and unique interior design. Say goodbye to cookie-cutter interiors; everyone is ready to take risks with their space!

Not only are people asking “Where and how are furnishings made?”, but they are looking to source pieces that have character and a second purpose to create a unique and collected style. It is more important now than ever to select furnishings that are made in the United States. We are seeing clients interested in purchasing investment pieces instead of trendy, cheaply made furniture. Finding an antique that speaks to you or claiming a family heirloom, like a Queen Anne or Hepplewhite dining table and chairs or a Chippendale secretary, feels more responsible than making a quick purchase on Wayfair to fill a design need. We believe that people are beginning to be more selective about what they put in their homes as the longevity of the piece has become a priority over what is popular at the moment. And as we always say, “If you buy what you love, it will never go out of style!”
I always tell clients that staying true to themselves and what they’re drawn to is the priority. Trends can be fun, but you can never go wrong with buying what you love. Keep it classic, and you’ll love it forever. With that being said, people seem to be drawn to warmer colors: reds, corals, and pinks. I’m here for it! Such an easy way to cozy up a space. I’ve also been using patterned stripes and block prints now more than ever.
Furniture trends in 2023 have embraced unique, one-of-a-kind shapes and smooth profiles. Upholstered pieces like sofas vary in shades of light taupes and other soft earth tones, while items like accent chairs are usually a much-needed source of color and pattern. Popular colors include blush pinks, mauve, olive greens, and burnt orange. Other accent pieces like consoles and coffee tables have turned to nature for inspiration. Burled wood and dark stone have modern styling with a functional purpose. Gold accents are still trendy, but pewter and gunmetal are close behind. The modern aesthetic has gravitated towards the use of darker metals for hardware and accessories. However, gold is still popular in the traditional sense. At the end of the day, your space should be a reflection of your personality, and when it comes to creating a space that makes you happy, there is no wrong answer.

Deep, rich color used in paint and furniture is definitely strong now: greens, golds, navy, and even reds and pinks. Soft colors (especially watery blues and greens) continue to show up in all areas of home décor. Wallpaper is being used widely again in materials like cork and vinyl as well as traditional paper, and I’m seeing grasscloth again but in much more sophisticated colors and finer textures. Maximalism is definitely the trend with layers of color, texture, comfortable furnishings, and collectibles filling the showrooms and interior design publications. Outdoor “rooms” as living spaces are stronger than ever but the new thing is that I’m seeing some very good-looking outdoor furniture coming out that’s much more affordable than before. And of course home automation is increasing, especially in window coverings: people are asking for motorized shades and even draperies. It’s more expensive but the ultimate in convenience and luxury.

We saw so many new fixture styles and finishes at market this year. Artisan-crafted pieces with natural jute, rattan, and wood combined with metallic finishes are very in. Brands are getting more creative with the glass on fixtures, making it more of a part of the design. Distinct textured glass in embossed, ribbed, pebbled, and beveled styles are taking the place of the standard seeded or frosted glass we have seen in the past. Speaking of the past, we are seeing a return of more tailored and timeless pieces as well as brass! That's right – brass is back, but its more muted elegant tones make it new and exciting. These styles bring back the classics with an air of sophistication.

Curves are more than just a new way to decorate your home - they represent a way of life. They’re relaxing, soothing, and beautiful, and make us feel safe and secure in our surroundings because they remind us of nature’s curves. Consider adding a curved sofa to spruce up your living room. They have been popular for years and are still trending. For a more subtle touch, add an oblong mirror to the wall behind your couch, and you know what? You will absolutely love it! Additionally, earth tones have returned and are here to stay. Shades of brown continue to dominate the décor, while romantic mauve is my color of the year. Furthermore, certain design hallmarks from past periods are also returning. After the dominance of the laid-back mid-century modern style in the aughts and teens, formal accents are now making a comeback.

The one constant in life is change. It keeps things interesting. We are seeing color and warm wood grains come back. There is more interest in embellishments such as crown molding and decorative door and drawer fronts. Beautiful gold hardware and the use of mirrors is being requested. We are adding more customization in all areas of the home. We are building cabinets around wine coolers in the pantry, gun safes in storage closets, charging stations in home offices, and vanities in the main closet. Multi-functional spaces are in high demand. It is not unusual to have one space serve multiple purposes, such as a laundry, craft, and mudroom space or a space that is an office by day and guest room by night. This is a reflection of people spending more time at home and wanting to make the most of their space.

Amidst lush lawns and forested thickets lies this casual and comfortable mountain home. When Tim Burns of Burns Construction Co. LLC was tasked with the creation of this home, he had one goal that superseded all others – to build a home that paid homage to the surrounding area and neighboring homes while still offering the opportunity only a new build can.
Shake-style Hardie siding reinforces that very goal and is painted a rich Gauntlet Grey. Black embellishments – such as the shutters and gable brackets – offer a bit of a farmhouse feel and elegantly punctuate the front of the home.
By neither commanding attention nor fading into the background, this home has an appearance that will truly stand the test of time.

CREATING A HOSTING HAVEN
On the inside of the home, the kitchen is as stunning as it is simple. Alabaster shaker-style inset cabinetry is bookended by several woods that work to warm up the space, such as a poplar tongue-and-groove ceiling and white oak flooring. Glazed subway tiles offer a handmade feel and are purposefully placed in a herringbone pattern behind the range to keep the design interesting. A bright and colorful runner covers the linear space between the island and perimeter, and a large picture window just beyond the sink floods the room with natural light. This space is rounded out with stainless-steel appliances and black metal cabinetry pulls that, when combined, evoke a bit of an industrial chic aesthetic.
“The homeowner was very mindful about wanting a house that would be utilized and lived in,” says Burns. “With several grandkids, the family wanted a space that was fun, safe, and beautiful when it came to entertaining and hosting family.”

With keeping guests comfortable a top priority, this home’s open floor plan is a no-brainer. While seating for four is available via the barrel-backed barstools tucked under the island, there’s even more space at the nearby farmhousestyle dining table. Two benches and a set of parsons chairs welcome friends and family, and their unobstructed access from the kitchen means conversation can still flow freely. Black accents, an antique china cabinet, and shiplap walls all harken back to the farmhouse style while a more traditional area rug is a slightly unexpected touch. Several houseplants dot the main living area and pull the vibrancy visible outside into the interior space.

The continuity continues on the interior, where the same stone used on the front of the home reappears in the floor-to-ceiling fireplace.
“The homeowners didn’t want a rustic house, but at the same time this home was built on a mountain with a lot of rock so it’s only right to play into that style a bit,” says Larry Waldrep, owner of Waldrep Construction, LLC. “I think using a lighter, warmer stone throughout the property like we did gives it just enough of the
relaxed mountain living feeling that we were going for. Plus all of the stone was locally quarried, so it fits the aesthetic even more.”
This inviting space is rounded out with several built-ins, a camel-colored sectional, a reclaimed wood mantel, and a sleek industrial light fixture for a no-frills approach.

With an open-concept floor plan, there’s easy access to the kitchen. Doublestacked white shaker cabinetry wraps the edge of the room, and several of the solid wood doors have been traded for their glass counterparts, which allows beautiful dishes to be put on full display. Dreamy white oak hardwoods lead into the master, which achieves a calming quality with its unpretentious design. The entire room is swathed in neutrals and consists of mostly light, warm tones. Perhaps the top spot for relaxation, however, is the home’s pool where no detail was overlooked. Ivory travertine makes up the pool decking, and the home’s signature stone is utilized in several places including the columns, a partial retaining wall, and as an accent for the spa and fire features. Vibrant blue water fills
the pool, and a large sun deck is home to four wave loungers and several side tables. This area also features several bubblers, and yet another water feature can be found in the grotto at the far end of the pool. After a full day in the sun, you’ll be hard-pressed to find a better place to unwind than on the screened-in porch. Accessible from the living room, this cozy area is outfitted with a suite of wicker-style furniture resting atop durable composite decking. A blue diamond-patterned rug and several royal blue throw pillows provide a pop of color, while a pine tongue-and-groove ceiling and stone fireplace command a more intimate feel. With few distractions, this peaceful part of the home is predestined for quality conversation with friends or family. “This project was relatively straightforward. Our main challenge was just the location. Anytime you build on a mountain there is going to be some added difficulty associated with busting through rock and getting the home appropriately anchored,” adds Waldrep. “Once we had achieved that, we were really able to run with it and start executing the homeowners’ vision. They were really easy to work with and were super calm throughout the whole process. That’s what truly made this project such a fun build.”

Creating Coziness
In today’s world of open-concept floor plans, it can be difficult to create intimate, tailored spaces while maintaining a seamless flow between areas of the home. Here, we’ve connected with area design and construction professionals about how to do just that, and they’ve assured us you can have the best of both worlds!
Reflective | Devin Wilkinson
Arrange furniture to encourage conversation and create cozy nooks. Use soft lighting fixtures like lamps or wall sconces to add ambience to the room. Avoid harsh overhead lighting and use dimmers to control the intensity. Introduce soft textiles like pillows and blankets, along with different textures through rugs and wall hangings. Opt for warm, earthy colors, soft neutrals, and subtle patterns. Display personal items like photos and artwork or sentimental objects. Bring in plants and natural materials like wood and stone. The key is to strike a balance between functionality and coziness, so ensure that the chosen design elements align with your needs while creating a warm and inviting space. By combining these suggestions thoughtfully, homeowners can achieve a cozy and intimate atmosphere!

Creating an intimate and cozy space with an open floor plan can be challenging, but by keeping a few key factors in mind, it can be achieved. Lighting, color, texture, and furniture selections are key to making your space intimate. Create different layers of lighting in the space that are soft and welcoming. Use dark, rich colors to create a sense of warmth in the space. Rich colors can be added by using wall paint, rugs, window treatments, or furniture. Rich wall paint is definitely the current trend. Having layers of textures is another way to create an intimate feel. This can be done by using rugs, window treatments, wall décor, pillows, and upholstered furniture. When selecting furniture, make selections that are multi-purpose, that way, the space can be used in multiple ways.

These days, it seems like people want taller and taller ceilings. When creating cozy spaces, don’t be afraid to bring the ceiling height down. Not everywhere, obviously, but altering the ceiling heights can make spaces interesting and give areas appropriate definition. Try taking a cozy space with a shorter ceiling and opening up some direct sightlines to an adjacent, taller space. This can allow the smaller room to borrow visual space from the taller room, thus helping it feel cozy rather than confined. Another way to create cozy spaces is by carefully considering the function of a room. Think about what you will be putting in the space and build around that. By avoiding flex or dual-purpose spaces, you can avoid items and elements feeling like they are either being lost or overpowered.

The comfortable feelings of coziness and intimacy derive from a sense of safety and security - likely handed down from our hunter/gatherer ancestors. The best way in space planning to encourage these feelings is by limiting scale to human proportions. We do this by creating smaller room sizes and lower ceilings in areas meant for one or two people or planning smaller furniture groupings in larger spaces for the same purpose. Beyond that, light, texture, and color play a role in this feeling. Focusing on textures through wood, curtains, rugs, artwork, or other sources combined with a darker, muted color palette and low-level warm lighting all contribute to creating a cozy intimate space.

In the past, many homeowners sought out homes with closed floor plans in order to maintain privacy for both their guests and families. With open floor plans on the rise, it can be necessary to create shared living spaces that are both cozy and comfortable. This concept is not only beneficial in granting a breathable and flexible environment but also in making conversations easier, as well as promoting togetherness within the home. Once space is achieved, homeowners can begin to build their desired safe nooks and crannies around the home, whether this is by breaking up a given room into a mirror-image arrangement of seating areas or choosing furnishings and textiles that create separation. Whatever the given solution may be, it is important to be cognizant of functionality and meeting one’s personal needs and desires, not just making something look pretty or keeping up with the trends.

Many homeowners like to create an open floor plan and minimize walls in their living and kitchen areas for ease of function and living. By adding beams to the interior spaces, they can easily get a more cozy look, and faux beam options are available at most price points. Another way to really impact the atmosphere is to invest in good lighting. This is also a place where you can easily embrace trends that change over time without having to make a huge change. Planning in advance will also give you a cohesive look, and flooring, cabinets, tile, and wall colors can all be coordinated to really affect a space. Classical styling, fixtures, and furniture will all round out that intimate, comfortable look.

Using natural materials is a great way to make a space feel cozy and intimate. Incorporating a fireplace into the space is one of my top tips for achieving this. To add even more atmosphere, pair a wood-burning fireplace with natural elements like stone, a solid wooden mantel, and natural décor pieces like driftwood, antlers, or other natural art. Not to be forgotten are the wall colors and accents that you place within the space. Choosing warmer paint colors can make a large space feel more intimate and personal to you. Selecting appropriately sized furniture is another great way to turn any space into a cozy haven.

Nestled on 12 wooded acres just outside of town, this charming Victorian manor turned farmhouse offers up the best in relaxed living. When Don Oscai of OC Construction embarked on the home’s remodel, he was tasked with modernizing the
home while still staying true to its original character. Preservation and transformation do a delicate dance throughout the home and their convergence results in a truly one-of-a-kind project.
On the exterior, this balance comes into full force chiefly with
the siding. White Hardie board is a durable choice, and a linear fish scale detail surrounding a second-story bay window harkens back to a previous iteration of the home. A U-shaped porch plays host to a suite of rocking chairs, and the entire façade works to welcome visitors.

but implementing it was no easy task. “We had to piecemeal a special crew that could execute the requirements of the product and design,” elaborates Oscai. “The valleys and ridges presented an especially large challenge, but I’m thrilled with how it turned out. It gives the whole home a different look, and although it probably took us three times longer to install than a standard roof, it does a lot to set this house apart from anything else like it.”

Stepping inside, visitors are transported into the foyer where a gently curved staircase draws the eye further into the home. A long hallway takes guests from the foyer to the heart of the home, where the kitchen effortlessly flows into several dining and seating areas. A narrow island rests in the center of the kitchen and houses the cooktop, as well as plenty of storage. Overlay cabinetry is painted a bright white, and the room’s subway tile backsplash, appliances, and countertops reinforce the monochromatic motif. With no windows in this area of the home, the color serves as a crucial choice in keeping the room bright and airy. Recessed lighting appears in conjunction with a trio of pendant lights, and the chrome hardware and fixtures take things a step further and reflect light back into the room.

Adjacent to the kitchen is the home’s main living room. A cream upholstered sectional is centered within the room, and a shiplap accent wall is yet another farmhouse touch. Further contributing to the continuity, a brick fireplace surround repeats the material found on the exterior chimney, thus giving the vignette a warm and cozy feel.
Two sets of French doors topped with transom windows lead to a nearby sunroom which has a more lively atmosphere. This energetic room is painted a light blue with plenty of windows to boot. Several seating options dot the space, which also doubles as a playroom for the younger members of the family.

Also on the main floor is the bright and spacious master suite. Here, a double tray ceiling offers up opulence, and highly detailed millwork is everywhere you turn.
“The trim is another one of those elements that we really tried to honor and preserve when renovating,” explains Oscai. “Most of the doorways and crown molding contain at least seven pieces of trim, and there was a tremendous amount of care and labor put into outfitting the home with it. We just didn’t feel right removing that.”
The bathroom features his-and-hers vanities, which are bisected by the entryway. A clawfoot soaking tub with chrome accents is nestled into a nook and commands the room.
“The main goal was to alter the space so that it functioned for the current family. We had to do some work to bring things up to current building practices and standards, but after that, it was all about letting the home’s personality shine through,” says Oscai.
“This home at its core aims to combine updates with some of the original elements.”

Timeless Mountaintop Elegance
Perched on the edge of a scenic overlook, this artfully crafted home seamlessly blends mountain charm with timeless elegance. A custom build from start to finish, Josh and Jordan Cain of Cain Development, LLC paid close attention to even the smallest details to achieve the homeowners’ vision for this mountaintop manor.
“It took us about eight months to come up with the plans for this home – totally custom. Then it took another 16 months to actually construct,” recalls Ashley Stinson, lead designer with Cain Development, LLC. “We weren’t going to compromise our timelines to rush through it, we wanted to find the right people who could deliver on the specific vision for this house.”

The exterior details of this home marry rustic elements with refined touches. Hardie board siding provides a sleek and modern canvas for the natural stone details to stand out, while cedar columns and gable brackets pay homage to the lot’s wooded entrance. French doors with an arched transom window provide an uninterrupted sightline all the way through the home, and a pair of lantern-style sconces round out the elegant look.

Upon entering the home, the chic foyer makes a stunning first impression with its moody walls and wainscoting, while herringbone brick floors and a large deer antler chandelier tie in natural elements. Beyond this alcove, the main living area draws visitors in with an open and welcoming design.
“The main living area has this great open concept, and we added in the trusses and other wood details to give it the richness of a mountain touch,” Stinson says. “Those are custom trusses, and they are super heavy. We actually had to come back and reinforce them again after we’d already reinforced them.”

Artful attention to detail continues in the bedroom, where a beautifully framed oil painting is the focal point of the space. Coupling a stone fireplace and grand four poster bed with the sleek, modern design of a golden chandelier, this room strikes a balance between masculine and feminine energy. This duality of energy and the corresponding complementary design elements create a motif that is consistently present throughout the home.
“They needed us to find their balance because he loves certain things and she loves certain things, but they’ve made a good mesh of what makes them both comfortable throughout the whole house. It all flows,” Stinson explains.
This harmonious balance also exists in the bathroom, where granite countertops, Carrera marble floors, and an elegant chandelier maintain a sense of elevated androgyny. Another highly customized part of this build, the bathroom’s elements were all specifically chosen to complement the black and white clawfoot bathtub. “She picked that tub and we built the bathroom around it. The cabinetry, the tile, the way we did the doors – everything,” Stinson recalls.

Directly overhead, the upper deck was designed just as thoughtfully. The 18-foot tongue-and-groove ceiling and accompanying truss add a touch of elegance, while glass railings keep the captivating view on full display.
According to Stinson, constructing this outdoor ambience was no small feat. “Anytime that you’re on a mountain and you have an infinity edged pool, that’s a little bit of a challenge, but we worked with really great people to deliver these outdoor spaces,” Stinson says.

Sustainable Setups
Whether you are trying to minimize your carbon footprint, lower your energy bills, or invest in purchases that will withstand the test of time, sustainability is an important factor to consider in your home’s design – both inside and out. Here, we’ve gathered some of the top tips for designing, renovating, and furnishing a more sustainable home straight from our local experts.
Proper insulation can help reduce energy usage and save on heating and cooling costs, whether you are designing a new home or renovating an existing one. When designing a new home, it is important to make sure the home is properly insulated from the roof to the foundation. During the remodeling process, replacing outdated insulation materials is an excellent way to make older homes more energy efficient. Additionally, homes built before 1978 may still be insulated with asbestos, which can be very harmful and requires professional removal. Luckily, there are plenty of sustainable insulation materials that are produced with non-toxic chemicals and without practices that harm the environment.

Building a sustainable home is good for everyone: the earth, your family, and your wallet. Select materials that are durable and sustainably made, thus reducing further resource consumption in replacement of materials, limiting embodied energy, and saving you time and money in maintenance. Improving your home’s envelope by upgrading your windows, insulation, wall materials, and roofing will reduce energy used in heating and cooling. Opt for LED lighting and high efficiency appliances. Ditch natural gas, and opt for electric heat pumps for air and water. Invest in smart home technology that will keep your energy usage down when you’re not home. Plant native plants in your landscaping. Use non-potable water for irrigation like rain harvesting or a greywater filtration system for your whole home.

Working with a design-build firm that understands the best options available, which also provides the highest return on investment, is the most suitable way to service a sustainabilityfocused homeowner. We have found that the most practical or pragmatic solutions are also often the most sustainable. For example, high quality windows, spray foam insulation (especially on the vertical walls), and a high-efficiency furnace all help create a home that is sustainable, reduces utility bills, and is valuable for resale. We also value water-efficient fixtures and using natural and locally sourced materials in homes as much as possible. As a custom home builder, A. Perry Homes has had the privilege of creating homes with geothermal systems, radiant heating, solar panels, and more. Our job is to explain the options available, stay on top of available tax incentives, and allow clients to choose the solutions that suit them best.
The best tip for sustainability-focused homeowners when shopping for furniture is buy quality! A quality piece of furniture that is built with sustainable materials will last generations and never end up in a landfill. We see a lot of furniture these days that is truly disposable, but brands like Stickley Furniture have been building furniture in a sustainable manner since 1900. Not only do they build furniture from the finest solid wood materials available, they heat their factory with the sawdust from all of the cuttings – this is truly exceptional! The items that we buy well rather than often are the pieces we will cherish and pass down through the family. When I was in design school, one of my professors asked the class “What is the largest man-made structure in the United States?” The answer was the landfill off of Staten Island in New York. I imagine a lot of cheap furniture didn’t last and was literally thrown away. Always buy quality!

Transitional Mountaintop Serenity
Nestled in a forested thicket atop Lookout Mountain is this charming home that offers up all the warmth of a traditional mountain house with a refreshed and vibrant interior. Built by John Coffelt and his team at HGH Construction, LLC, this home offers the best in relaxed living.
Upon approaching the home, visitors are greeted with a neutral façade while several styles of Hardie board siding – such as lap, board and batten, and shake – create a subtle visual interest. While at first glance this home might not seem to be an overly complex build, it wasn’t without its share of challenges.
“The lot was basically a rock bluff that looks over a stream and waterfall behind the house. But from the road,
in order for the house to not feel as though it was sitting down in a hole, we had a massive fill project,” explains Coffelt. “We spent more money on the foundation than we would have liked, but this place is built like Fort Knox. Once we started to go vertical, we knew we had done the right thing.”

AN ENTERTAINING EDIFICE
On the other side of the home is one of Coffelt’s favorite areas. This screened-in porch boasts plenty of seating surrounding a gas fireplace, and little touches such as a TV and bar cart add another layer of creature comforts.
“The homeowners have great taste and decided to go with a stained yellow pine
tongue-and-groove ceiling, which I think was such a smart choice. I think having the darker finish on it gives it a nice visual stopping point and adds to the space’s feeling of intimacy,” says Coffelt. “This space can feel contained and cozy, while at the same time having an open and airy ambience.”

“As much as every builder wants to concentrate on giving their client a great indoor space, it’s so important to also have an outdoor space that allows people to extend their home. When you have both a great indoor and outdoor space and they flow effortlessly together like they do here, it really makes for a different quality of life.”
John Coffelt, HGH Construction, LLC
By walking through a set of sliding glass doors, visitors are transported into the home’s living area. A coffered cathedral ceiling continues the same vaulted shape as the porch, and the entire space is cloaked in a creamy white that, when paired with the recessed lighting, keeps the space bright. A linear fireplace and industrial ceiling fan offer a more contemporary touch, while built-ins on either side of the fireplace present the perfect spot for a pop of personality. Building on the variability of the room is a transitional rug and neutral sectional that lay a foundation for more interesting pieces such as a geometric, glass-top coffee table and a brushed brass sofa table. More so than any other space in the home, this room playfully mixes not only metals, textures, and finishes but also styles.

In addition to the lightly colored walls, another way this home maintains its cheery demeanor is through its flooring. A wide-plank engineered hardwood runs throughout the home and not only complements the interior design selections, but it’s also a durable choice.
The stairwell’s spindles introduce yet another metal and sheen to the mix, and the rectangular detail offers just the right amount of divergence from what is an often overlooked feature. Two elongated mirrors provide a distinction of their own and work together to reflect light back into the space.

Adjacent to the living room is the dining area where a wooden farmhouse table strikes the perfect balance between a rustic mountain style and one that’s lighter in nature. Six upholstered chairs surround the table and are complete with cane backing.
Juxtaposition continues to emerge in this room, chiefly through the pendant light. While the candle-style bulbs provide a bit of old-world charm, the fixture’s minimalist design conveys a different sentiment. Another unexpected element can be found in the vignettes on either side

In the neighboring ensuite, the serenity continues. Wallto-wall, shaker-style cabinetry features dual sinks and quartz countertops, and an orchid placed in the center gives the space a spa-like feel. The other side of the bathroom houses an oversized shower. Here, a bench stretches the length of the shower, and several styles of tile are artfully combined to add visual interest. Whether it’s beauty and function, openness and intimacy, or comfort and the unexpected, this home carries each guest on a unique journey.
“The homeowners have great taste and were awesome to work with,” says Coffelt. “The finished product is a combi -

CAPTURING CALM
In the dining room, large picture windows work to optimize the view. “I’m really proud of the way we were able to capitalize on the view in this home,” says Peppers. “There are so many ‘see-through’ aspects in the main living spaces, and there’s a great view in almost every room.”
The beautiful scene is made even better with the warm and welcoming vignette.
Here, a thick wooden dining table with a travertine base can accommodate eight with its studded leather barrel-back chairs. All of the various wood tones in this space work perfectly with the linear antique brass pendant light, and these selections give the area a certain warmth that is contrasted by the cool blue mountain skies just outside.

Nearby, the kitchen is a breath of fresh air with its light aesthetic. Double-stacked shaker cabinetry is cloaked in Dover white paint, and similar colors are repeated in the quartz countertops and subway tile backsplash. A silvery sheen also washes over the room all thanks to the stainless-steel appliances and polished nickel hardware and plumbing fixture. Oak floors with an oiled teak finish work to ground the space and the rich wood finish is pulled up into the room by a quartet of upholstered barstools. In the great room, a stacked-stone fireplace outfitted with a reclaimed mantel stretches up to meet the tongue-and-groove ceiling. Built-ins bookend the fireplace, and each side also features mirrored artwork complete with gallery lighting. A minimalist, candle-style chandelier adds a bit of industrial flair, which is softened up with
the seating arrangement. A creamcolored sofa pulls in the lighter tones of the room, while a set of barrel-back swivel chairs provides a familiar silhouette. A blue armchair and matching ottoman tucked into the corner round out the seating options, and two plush ottomans in the center of the room serve as a coffee table of sorts.

“I think most people in this industry are coming off of several years where we were running into a lot of supply chain issues. Building homes now feels so seamless in comparison, and it’s been refreshing for our biggest challenge to be just getting as close to the ridge as possible and working with all the rock.”

Durability
in design
In today’s busy world, there are seemingly endless things to get accomplished, and homeowners everywhere are looking for ways to cut down on maintenance tasks. With durability taking an increasing prominence in design and construction projects, we asked the experts what materials they see stepping into the spotlight in the coming years. From concrete coatings to the prevalence of porcelain, here’s what they had to say.
OC Construction
Don Oscai
When it comes to durable materials, it’s hard to beat the Hardie board that is popular right now. I’m also seeing a trend where masonry is making a bigger push. People are investing more in masonry, and it’s comprising more and more of a home instead of serving a smaller capacity such as around the foundation or as an accent. I wouldn’t go as far to say it’s industrial, but we’re definitely seeing a step away from delicate finishes and fixtures, especially when it comes to lighting. Durability here is key. For a while now, people have been making the move to composite decking over standard lumber, but homeowners are starting to take it a step further. Out of the handful of custom homes I’m working on right now, they all want concrete decks. With all the stains and stamps on the market, this is a long-lasting choice than can still be personalized.
OrangeRhino Concrete Coatings | Brian Brock
Concrete is a great, durable surface. Unlike wood, concrete doesn’t rot and is easy to clean and maintain. The problem with concrete is that it’s gray and can become dingy over time. The solution is a concrete coating. The best option for concrete coating is a system that includes a base coat, color chips, and a durable top coat. Polyurea is a coating material that is used in industrial applications, and in more recent years, has become available for residential applications. Concrete coating is not a DIY project. A trained professional should use industrial-grade equipment to prepare the surface, then properly mix and apply the coating materials. Unlike paint, stain, and epoxy, polyurea forms a bond to the concrete. Its flexibility allows the coating to last without cracking or peeling! Now homeowners can enjoy concrete’s durability, ease of use, AND a great looking, permanent finish to make the space beautiful.
Cain Development, LLC | Ashley Stinson
Porcelain slabs are really starting to grow in popularity, and they are a great balance of functionality and beauty. Porcelain slabs are resistant to chipping, scratching, and cracking, which makes them a great option for countertops. They are also heat resistant so you can set hot pans directly on them without fear! They hold up well with day-to-day wear and are easy to maintain and care for. They look beautiful and luxurious in a bathroom and will leave you with very little grout to clean. Porcelain slabs are also a great option for fireplace surrounds because of the thinness of the material and the way they hold up to heat. I am excited to see more availability with porcelain slabs and think that their durability over other materials is going to make them a staple in construction and design in the coming years!

When it comes to trim and doors, the products that have been the standard for decades are still great, viable products when it comes to today’s building practices. One product that has really come into its own, however, is fiberglass doors. When they first started coming out, there were just a handful of styles, but now homeowners can easily find a front door that fits their personal taste. There are a lot of beveled glass and privacy glass options out there now! Not only have the options improved, but the durability is just getting better and better, and a fiberglass exterior door will hold up much better than its wooden counterparts when it comes to weather and daily life.
HGH Construction, LLC | John Coffelt
A trend I see continuing to expand is the acceptance of engineered and LVP flooring versus traditional sand-in-place flooring. Both options offer a sustainable solution that can provide a more durable and lasting finish over traditional sand-in-place hardwoods, as well as a wider variety of widths, styles, and colors. Due to its composition, both LVP and engineered flooring have superior tolerance to ambient moisture. They also offer a reliable installation compared to traditional hardwoods, which require extended periods of acclimation and are still susceptible to cupping and warping. LVP can provide a lifetime of wear out of a single application, while trends in engineered wood products are now offering multiple sandings (two or more in some cases).

State-of-the-art stainless-steel appliances stand at the ready, their sleek surfaces complementing the cool grays of the room’s color scheme. In the center of the room, a spacious island exudes warmth with hickory stained cabinetry and dual statement light fixtures that hover overhead with a cozy glow. A stunning marble countertop with a waterfall edge immediately draws the eye and sets the tone for this vibrant kitchen. The space achieves a polished appearance without sacrificing utility as inset appliances blend seamlessly into the design. Open picture windows bathe the kitchen in natural light and invite the outdoors and fresh air inside. Floor-to-ceiling cabinetry painted in a trendy yet timeless green further nurtures an organic ambience. A geometric tile floor grounds this neutral palette, while jewel-toned décor and Cherry Wine cabinet interiors provide a striking contrast. Thoughtful accents elevate the kitchen, including toe kick and under bar lighting and a chevron backsplash. Complete with a fully equipped wet bar, this welcoming space is ready to entertain.

This kitchen proves that sometimes less is more with a minimal color scheme that exudes sophistication. Crisp white painted cabinetry lines the walls and kitchen island, with recessed paneling and silver pulls adding a classy touch. A swath of glossy subway tile above the cooktop bolsters this scheme and provides subtle textural interest. Antiqued wooden beams add dimension to the room and parallel the warmth of the floor below. A neat row of barstools featuring woven seats completes this trio of warm elements that balances out the room’s largely white palette. Classic Colors
Trending paint colors are an appealing investment when it comes to updating a kitchen’s design, however homeowners can be hesitant to commit to a color that may become outdated in a few years. Here, local cabinetry experts share practical ways to introduce color into the kitchen and achieve a trendy, yet timeless design.
Classic Cabinetry
Kris Keith
Often, much of a home’s color palette leans neutral, so kitchen cabinets are the perfect place to introduce more saturated colors. If one worries about fading design trends, use bolder, more dramatic colors on specific pieces only, such as the island, butler’s pantry, or a custom furniture piece, while the perimeter can remain more neutral and organic. Additionally, nature is always a good inspiration for color. Nature’s neutrals of blues, greens, and browns are not only soothing and comforting, but also tend to stand the test of time. If one still isn’t ready to commit to bolder hues, shift from bright whites towards warmer earthy hues of off-whites, ivory, or taupes, and add depth with warm wood tones.
Cross Cabinets
Nancy Hetem
Color is a very personal preference. For some people that love color, green and blue can be “neutrals” but can add some depth and interest to the eye. In blue, there are navys and midtone blues that are very classic and can go cool or warm, depending on what the homeowner wants. For green, we are doing a wide range of greens from a vibrant emerald green to a smoky soft green that adds some wonderful depth to an all-white kitchen or a lightly stained cabinet. Pick colors that you have always leaned towards – they will never go out of fashion in your home!
Ana Woodworks, LLC
Carol MacKinnon
I approach a kitchen project as a long-term investment, whether a customer plans on staying in their home or selling it. I recommend adding color that can be changed without a major cost. I like the cabinet material and finish to be a timeless look whether a neutral paint or a stained wood. There are several ways to add color that can be changed without a major cost including the wall color, upholstered furniture, or a light fixture. This is a safe approach to adding color in the kitchen without the risk of changing major components but at the same time creating a balance in color.

Tiled backsplashes are the perfect choice in adding any fun color when designing a new kitchen. It also is the least expensive product in the kitchen to change as color trends change. Another pop of color would be in one’s range selection. Manufacturers like La Cornue, AGA, Kitchen Aid, or Viking offer color choices from navy to aqua to brighten one’s kitchen. You also may choose to match the finish in the hood as well. Just be true to yourself in choosing a favorite personal color! Tile floors in the kitchen are back! This allows you to choose a timeless harlequin pattern in an array of colors or concrete tiles with historical patterns. A painted or lightly stained kitchen is timeless, but I love seeing clients include a pop of color to add their personality to the palette!

Monochrome Modernity
Monochrome palettes and modern designs go hand in hand, and this pristine master bath is proof. Here, crisp whites and clean lines take precedent. A showstopping accent wall featuring diagonally placed art tiles in a swirling black pattern serves as the room’s focal point. The double vanity below stretches across the wall and is the picture of symmetry, from a centered circle mirror flanked by modern sconces to glossy slab cabinets and stylish towel rings. Patterns reappear in the sleek walkin shower, where a swath of stripes creatively disrupts an expanse of white glazed ceramic tile and is complemented by a hexagonal mosaic tile floor. Rounding out this polished room is the porcelain floor tile in a muted shade and an understated picture window that provides a glimpse of greenery.

Polished Patterns
This modern master bath makes expert use of shapes and patterns. Bright, off-white cabinetry and wall paint lay a clean foundation for the room’s accents to shine, while pops of warmth, such as a decorative stool and woven shades, nurture a welcoming feel. The walk-in shower features an expanse of marbled tile and glass panes that open up the room and look out over a luxurious freestanding tub. The shower’s penny tile floor matches the sleek black countertop of the vanity and adds contrast to the room’s largely light scheme. Geometric shapes abound, from the globes of a whimsical light fixture to a subtly marbled hexagonal tile floor, and elevate the design with bold but clean lines. A large picture window rounds out the fresh and airy feel of this bath, letting in natural light that reflects off its pristine surfaces.

Sophisticated Symmetry
In this master bath, sophisticated double vanities present the perfect parallel. Gold pulls complement the natural, warm wood stain of the slab drawers and recessed cabinet doors. With the addition of matching inset medicine cabinets, options for storing toiletries abound. Each vanity is coated with a creamy quartz countertop that houses basketweave textures in the functional décor. Above, mirrors with gold trim are bordered by elegant sconces that cast a warm glow. Clean white walls and a marble tile floor provide a subtly luxurious backdrop that lets the vanities shine, while double doors divide the room and offer a touch of contrast with sleek black hardware. This truly tranquil space is shaped by its soft shades and warm details, and flowers in a cheery yellow are icing on the cake.

Adding Texture
When it comes to elevating a room, adding texture can make all the difference. A wide variety of materials and styles makes tile an excellent way to introduce texture, especially in the bathroom where tile selection often defines the design. There are also many finishes, features, and lighting options to add interest and variety. We spoke with area experts who reveal the myriad ways texture transform a bathroom into a luxurious retreat.
Louisville Tile | Bethe Motlow
Texture is both tactile and visual. Layering elements in bath design can offer big impact to this small and often unassuming space. In recent years, the tile industry has seen an uptick in textural introductions from subtle woven cloth-like offerings to those that mimic nature through visual reproductions of wood and stone. Tile affords the user a textural context on which to build an exquisite design. Sophisticated, bold linear patterns or monochromatic fluted tile offer rhythmic texture through repetition. Petite floral prints in vintage sizing evoke the nostalgia of yesteryear. Weather-worn metal looks portend surface depth, while high-fired iridescent subway shapes engage the experiencer in visual light play. No matter the design direction, combine patterns that inspire you – accessorizing with lush towels, artistic rocks, metallurgic found objects, and baskets that weave a story. Let imagination be your guide!
Stone Source, Inc. | Anna Baker
Layers of materials and textures are what make a design in a bathroom feel warm and inviting. There are exciting new ceramic tile designs that incorporate texture and dimension for walls. Use reeded limestone on walls and antiqued finishes on floors to soften the edges of hard materials. Polished porcelains can add an elevated texture to floors and walls. We work with a custom mosaic company to create one-of-a-kind marble mosaics for texture and pattern. If you choose the same material in a variety of shapes, like marble tiles, mosaics, and slabs, you can add texture without making a small space feel busy. There are infinite possibilities when using all these materials in combination.

Textured tile can make a big difference in a bathroom and there are so many options in porcelain, stone, and cement. Zellige tile is a popular option. This tile gives a very organic feel and allows light to bounce off in a way that you could never get with perfectly smooth tiles. Porcelain offers 3D graphic patterns that are ideal for an accent shower wall or to add dimension to a vanity wall. These tiles push the limits of traditional tile to give you visual interest and make an ideal accompaniment to wet areas thanks to their nonporous qualities. A honed or leathered stone vanity top gives the typical polished surfaces a softer feel and pairs well with the more natural textured tiles. Textured tile and tops are design trends that excite our senses while taking a room’s style to another dimension!
Chattanooga Granite & Marble | Kelley Carrin
I love mixing organic textures with contemporary polished tiles. Sliced pebble shower floors, large format porcelain honed tile for the bathroom floor, and polished, easy to clean shower wall tile in a simple brick pattern makes a timeless design choice. Working in the stone countertop field for over 10 years, I have found that choosing your countertops first makes it so much easier to coordinate all of the other elements, building from the colors in the stone. I come from the “less is more” philosophy. Adding multiple textures can get tricky, so keeping that in mind, working with a designer can help you stay on track.
Ferguson Jada Nelson
Bathroom design can be so much more than a smart arrangement of plumbing fixtures. Combining textures can turn a functional space into a personal oasis. Create a free-spirited aesthetic using modern boho-style lighting that brings the natural elements indoors. Take things up a notch using faucets with knurling accents for that extra enhanced detail. Incorporate matte finishes like a black honed toilet or a custom gold finish on a non-porous composite soaking tub. The choices are virtually endless when choosing a lavatory sink. Vessel and undermount styles can be made from concrete, natural stone, glass, hammered metals, and much more. Forget about white porcelain and let your imagination run wild to transform your basic bath into a luxurious retreat!

Juxtaposing elaborate trim work with streamlined silhouettes and unexpected pops of color, this living room takes a contemporary approach to traditional design. With a largely neutral palette, various textures add interest and foster an inviting atmosphere. Layered sisal
and wool rugs create a warm and grounding foundation and a white bouclé sofa introduces dimension with visual and tactile appeal, while a streamlined pair of white chairs keeps things in balance. Further balancing the elements of this room, a gilded iron martini table and a side table with a shagreen finish pay homage to the traditional, while the style of the cocktail table rounds out the contemporary design. A pop of cool green on the walls adds vitality that is diffused throughout the space via velvety chenille throw pillows and punctuated by a floral accent. Finally, a sculptural chandelier serves as the room’s focal point with a unique plaster finish and organic shape that is undeniably modern.

“Our goal for the River Lodge Modern project was to capture the essence of our client’s personality and lifestyle - we could not be more delighted with the result. The home has wonderful, natural light and expansive views so we reconfigured the open concept floorplan to create a better flow and a gracious transition from room to room, telling more of the home’s story. We juxtaposed colorful fabrics and artwork from Gallery 1401 against the warmth of the stone and layered textures in the home and paid close attention to the comfort and practicality offered here. Today’s Take on Western
Fusing contemporary design with classic Western elements, this elegantly earthbound living room features an eclectic mix of textures and textiles inspired by the rolling hills and roaming cattle that surround the home. Sleek walnut paneling and exposed steel beams highlight the home’s modern architectural edge, while the stacked-stone fireplace and flagstone flooring bring rusticity to the space. Continuing this theme, geometric coffee tables, an arc floor lamp, and a set of three antique, mixed metal étagères offer mid-century intrigue, while cowhide and shag rugs, earth-toned leather upholstery, and patterned textiles in the custom-made pillows firmly tie this room to the West. Additionally, triptych art featuring the soulful gaze of a Texas longhorn draws the eye and further highlights this theme. Altogether, this room invites loved ones to come together with ample seating, including the 60sinspired curved mantel, and a cozy atmosphere.

Southerners are known for our love of both entertaining and the outdoors, so it only makes sense to emphasize the best of both worlds in our homes by optimizing the flow of interior to exterior spaces. Here, industry professionals offer their tips for seamlessly connecting the indoors and outdoors with window, door, and flooring selections.
East Chattanooga Lumber & Supply Co. | Mallory Harrison
Door systems with multiple operating panels such as gliding patio, multi-slide, and bi-fold offer the ideal way to create an outdoor living experience for your home. By replacing a wall, window, or typical patio door, these door systems remove the barrier between the indoors and outdoors and create an open environment with natural light and fresh air. These systems span from six feet in length all the way to 30 feet, scalable to any home size, and are offered in a variety of heights. Being able to utilize a standard door size will give you the best value when purchasing. Whether you are building a new home or looking to add space and functionality to your existing home, multi-panel doors systems are now in your reach and an option you should definitely explore.
Concrete Repair Specialist, LLC | Sharon Gordon
Blurring the lines between indoors and outdoors is the ideal way to transition from indoor to outdoor spaces. Using large windows and doors, you can create a big opening that will allow traffic to flow easily from inside to outside. You can further optimize the flow between indoors and outdoors by making sure that both the floors are level. Create traffic flow by choosing the same floor covering for both inside and outside. Be sure and pick a floor covering that is recommended for indoor/outdoor use. Using a concrete surface with a concrete coating (that is UV stable) is an excellent choice for indoor/outdoor spaces. Cracks, trip hazards, and other damaged concrete should be repaired before the coating is applied. Then the floors will look amazing and be pet friendly and easy to maintain.

Sunrooms are one great way to combine outdoor expansion with this additional room flowing from your interior spaces. Join the two with a wide patio door or French doors to create the flow of one big, beautiful connected space. Floor-to-ceiling picture windows on each side of outward-swinging French doors with full-view glass create optimal flow with visual connection to your outdoor space. Another must-have is our four panel composite sliding door system that essentially feels like the size of the wall. Panoramic doors capitalize on views and unify the flow of connection. Continuous flooring from inside to outside under an extended exterior overhang gives the sense of freedom from the wall that separates your indoors from your outdoors. We truly enjoy seeing your existing openings and giving you designer options to best optimize this flow.

Despite what many people think, you don’t need a lot of space to create a spacious-looking and beautiful indoor/ outdoor oasis. All it takes are a few nature-inspired elements. Rustic wood beams on the ceiling lead your eye to patio doors and sunlight. Outdoor furniture and flooring that mimic what’s already in your home add a sense of continuity. Multi-slide patio doors that open from one side or from the middle can create an even bigger open concept living area. Pass-through windows that open to a pool bar or patio help you easily pass food and drinks back and forth. And the best part about all of these ideas is that you don’t have to choose one or the other to optimize the flow of your home. You can achieve the outdoor space of your dreams by mixing, matching, and having fun.
Southeastern Salvage Home Emporium | Frank Nolze
The first thing that separates the interior and the exterior is the door. Choosing a door with lots of windows, such as a French door, helps make the two feel connected. Using mini blinds or sheer curtains on your windows will let the outdoors into your home. Flooring is very important, both inside and out. To match your wooden deck, we suggest using a luxury vinyl plank (LVP) to match the hardwood of the deck while still being waterproof for kitchen spills or wet feet. If you have a carpeted room, you could take carpet outside by laying a few indoor/outdoor rugs. Nothing has to match exactly, though using complementary color schemes will make the outside and inside fit together. We recommend choosing stains that work together for your decking, doors, indoor flooring, and cabinetry.

Some of the ways that I found to optimize indoor and outdoor spaces is to use larger door units. Increasing the size of your exterior doors immediately enhances the appearance, functionality, and focus of your home and allows more light into the living area. We encourage using full glass doors as a great way to invite nature and natural light in. There are several options to consider, such as the popular choice of the bi-folding unit or the multi-slide unit, both of which have multiple panels that create a desirable wide opening for enjoyment and entertaining! This will also increase the home value, and of course add much curb appeal.
River Valley Blinds Shades & Shutters | Jason Flaherty
In our beautiful city, the line between indoor and outdoor living is becoming more and more blurred. Outdoor kitchens, living rooms, and lounge areas are more popular than ever before. With this being the case, the intense Tennessee summer sun can make truly enjoying that space a challenge. We have found that strategically using exterior solar shades for heat and glare reduction that harmonize with interior shades and treatments creates the perfect marriage of the spaces, making the transition from inside to outside seamless and beautiful. The vast variety of fabrics available, as well as smart automation, really make luxurious indoor/outdoor spaces easily achievable, and we love assisting our clients in finding the perfect balance between them.

Rustic Refined
Nature is on full display in this dining room with a bank of windows framed in rough, hand-cut wood trim in a dark ebony stain. The thresholds are accompanied by dark gray floor-length drapes that are striking against the calming Gossamer Veil walls. The other side of the dining area features an accent wall that brings the outdoors in with birchwood wallpaper. Layered on top is a moody photo of a stallion, adding a sense of drama to the otherwise airy
space which is open to both the kitchen and living room. These rustic elements are balanced by a simple, modern dining table surrounded by black barrel-back dining chairs and two cream upholstered chairs at the ends for a polished look. Contemporary lighting further elevates the décor and complements the warm gold of the wood-like sculpture at the center of the table, creating an overall cohesive aesthetic.

Cozy and Cheerful
Designed for intimate gatherings and conversation, this transitional dining room emphasizes clean lines while maintaining an easy atmosphere. Serving as the centerpiece of the room is the round dining table made of solid mango wood in a light, natural finish, chosen for its durability. Surrounding the table are six straight-back dining chairs in complementary wood with a soft, neutral upholstery to create a comfortable place for entertaining and lingering. The table rests on a round transitional rug in muted tones that complement the wall color and add another textile to soften the space. A gold geometric drum chandelier casts warm light over the room which is brightened further by natural light streaming in from the plantation-style shutters and a pair of ceramic lamps on the wooden sideboard. Plants and natural accents scattered throughout the room make the space cheerful and cozy, and the large rope mirror both draws the eye and opens up the room.

Easy Elegance
This casual yet elegant open-concept dining area is the perfect blend of modern and traditional. A focus on clean lines in the decorative curtain rods and the modern linear chandelier contribute to the sleek, modern feel, balanced by the timeless style of the space. The gold elements bring a touch of warmth and glamour, while the sophisticated yet durable textiles in the room are neutral to ensure the décor will be fresh and stylish for years to come. The T-brace rectangular dining table blends industrial brass with organic black oak, and paired with angular, low-back but still comfortable chairs with matching black oak bases, they perfect a transitional look that complements the character of the room. These low chairs prioritize the gorgeous view from the expansive windows, and the floorlength textured linen blend drapes let in plenty of natural light even when closed for privacy

The focal point of this room is the stunning light fixture that acts as a work of art. The metal spines reflect the light, emphasizing the sunburst effect of the fixture and setting the tone for the rest of the room. The sleek lines are continued in modern dining chairs with neutral upholstery and wood sides that complement the wood sunburst-topped inlay dining table perfectly. The window treatments are another focus of the room and they work to seemingly center the sizable window with motorized skyline shades and side panel drapes. A modern line pattern on the drapes mimics the style of the light fixture and coordinates with the rug’s abstract design. The room is anchored at one end with two matching curio cabinets and a spacious pantry hidden by five panel glass sliding doors at the other. Rounding out the space is the soft, cool-toned modern art on the wall and the silver candle centerpiece, exhibiting a commitment to contemporary art at every turn.

Outdoor Escapes
Panoramic Perspective
This poolscape is all about crisp lines and unhindered views. Moving from the house onto the patio, the first thing to catch your eye is the arresting scenery, unencumbered by railings or landscaping, and enhanced by the vanishing edge pool. The challenges of building a pool on the edge of the brow were solved by building it directly into the poured wall to give it a true vanishing edge look that spills over a natural stone wall into the catch basin with travertine coping. The travertine decking and coping are visually striking without being distracting in a rich brown noche color that complements the exterior design of the home. Multiple seating options, realistic artificial turf, and three bubblers along the bench contribute to the overall relaxing feel of the space and accentuate the view. This understated but elegant design offers a truly panoramic look at the valley below the home.

Italian Inspired
Inspired by Italian architecture, this poolscape is a modified Roman- and Grecian-style design in a traditional rectangular shape with soft semi-circle corners that match the shape of the covered porch. The pool’s entrance is situated between a pair of hammer-finished copper planter bowls atop travertine columns with fountains spilling gently into the pool, mirroring the spillway from the raised spa directly across from the entrance. One end of the pool features a sun shelf equipped with loungers and bubblers for the ultimate relaxing experience. The coping, decking pavers, and stone facing are all composed of natural travertine
imported from Turkey in silver tones that complements the home’s style and stays cool in warmer months. The deck and covered porch provide ample space for entertaining and offer a variety of seating options from wicker egg chairs to sun loungers and a dining table. This outdoor space is the perfect combination of function and beauty.

Bring Color to Your Backyard
Here in the South, our yards are truly an extension of our homes. From catching up over sweet tea on the porch to grilling out by the pool, these outdoor spaces are where we make our fondest memories with friends and family. Here, local experts share their best advice for livening up these spaces with colorful accents that are sure to make your yard the place to be.
Chattanooga Floor Care | Matt Jeffery
A great way to bring a color story to life in your outdoor space is from the ground up through decorative concrete floor coatings. When you work with a professional flooring company, you can choose any color from neutrals to more saturated options for the refinished concrete to create a great foundation for your space. From there, you can work your way up with the addition of outdoor furniture or by adding colorful throw pillows to dress up existing décor. Finally, introduce even more color with plants and florals in garden beds or planters. You’ll never want to go inside!
Master Pools by Artistic Pools, Inc.
Ron Coker
Jr.
There are multiple ways to introduce different color palettes into a poolscape and outdoor living area. For more earthy tones, your choice of stone and/or travertine can play a crucial role in blending the pool decking and walls with the primary residence. The idea is to choose materials that let the outdoor area blend into the home so it looks like it was planned from the start and not an afterthought. The brown and gray tones of flagstone and the blues and grays of bluestone work well for this. Travertine colors such as noche, silver, and ivory can provide a great bridge between home and pool. Another way to add primary color is through LED lighting in the pool. These lights emit different colors that can rotate through an entire color spectrum to cast a unique, romantic glow at night.

A lot is expected of outdoor spaces — they’re designed to entertain many yet act as a quiet refuge for your silent mornings. Because of this, creating the perfect outdoor sanctuary can be tough. The best method is to start with a timeless foundation, choosing neutral tones for your sofas, chair cushions, and other furniture fabrics. Then, select your color theme and display it carefully around the area with pillows, an outdoor rug, topiaries in decorative pots, colorful trays with scented candles, or other potted florals. Having a classic foundation allows you to express your personality through unique pieces with the option to easily replace them as trends come and go.

For those looking to add some color to their outdoor space, the pool is a great place to start. Utilizing colored tiles like blue not only adds a nice hue to your oasis, but also gives your pool an ocean-like appeal to make it all the more inviting. If you’re looking for even more flair, consider adding vibrant tiles in a patterned design along the pool edge. Poolside adornments like green plants, colorful florals, or dark fire features are another great way to add color while also dressing up the space. Light features can take your pool from day to night with a variety of colors that can set the tone for a funfilled evening.
Royal Pools of ChattanoogA | David Galloway
A customized poolscape is an excellent way to play around with color in your backyard. Start by creating a timeless look with a pool deck material that complements the exterior of the home – this creates an excellent canvas to add color using plantings, accessories, and other less permanent features, leaving room for your style to change over the years. For those who want to make a real splash, lighted fountains, bubblers, sheer descent waterfalls, and deck jets with colorcoordinated LED lighting are versatile options that allow you to create the ultimate light show – right in your back yard. With remote control and automation of these features, you have the flexibility to choose from a full spectrum of colors to suit any mood or occasion.
