— FROM THE PUBLISHER — “A great building must begin with the unmeasurable, must go through measurable means when it is being designed, and in the end, must be unmeasurable.” – LOUIS KAHN

Every year, local builders, architects, interior designers, and artisans construct a wide variety of stunning residential homes in the Greater Chattanooga area. These homes and the rooms that fill them are not only unique, but they also display a superior level of craftsmanship. Whether minimalist or avant-garde, urban chic or rustic charm, the authentic designs exhibited throughout these spaces are both regional and universal – and they might just inspire your next project. Six months of researching, staging, writing, and photographing more than 40 different homes has culminated in this comprehensive publication: CityScope® magazine’s annual Homes & Design issue. In that time, we have had the privilege to work with many of our area’s leading builders, residential architects, interior designers, and home suppliers, all of whom help make this beautiful issue possible. In addition to the unforgettable homes shown, our annual Homes & Design issue delivers 2021’s latest interior design trends, from the top colors and textures to smart lighting and storage solutions. Other insightful articles include advice on matching the style of your home, making space for a crowd, and maximizing efficiency in your family kitchen. We also offer tips from local experts on how to personalize rooms and create cozier outdoor spaces. And, for those planning to renovate or sell their home, local professionals suggest the areas to focus on to garner the best bang for your buck. Whether you are building your forever home, remodeling, or just choosing new colors for your favorite room, CityScope® magazine’s annual Homes & Design issue provides current and creative ideas from the work and advice of exceptionally talented local artisans and craftspeople. We hope that you will enjoy the creativity and the extraordinary work of our area’s builders, architects, interior designers, and home suppliers, and when choosing professionals for your next project, we encourage you to choose from our local artisans. We also hope that this publication will serve to fill that part of your day when you can relax and enjoy the amazing, artful design found in gorgeous local homes.

Cape Dutch Delight BY CHRISTINA CANNON / PHOTOGRAPHY BY PHILIP SLOWIAK

Inspiration from around the globe is dotted with a timeless elegance in this stunning Cape Dutch home. Heavily influenced, in addition, by Florida’s 30A beach community, this house is rounded out with pieces and design elements from far-flung corners of the world that provide all who enter it a chance to uncover unique and engaging stories. Stacy and Wendy Beaty of Beaty Fabricating, Inc. played an integral role in making sure the details throughout the home stayed true to style while simultaneously delivering on the unexpected. “We were part of a team that had to take this Cape Dutch style that’s prevalent in South Africa and marry it to the mountains of Tennessee,” explains Wendy. “We had to do a lot of research to make sure what we were doing was true to the architecture and would blend an array of inspirations in a cohesive way.”

SIMPLE ELEGANCE After entering the home through a stone front arch – just one example of incorporating Tennessee’s natural elements – guests are greeted with an exquisite grand staircase. “The goal with this staircase was to match the simple elegance of the other architectural features in the space,” says Stacy. “Because of that, you won’t find any scrollwork, and there are very few ornate pieces in the staircase. We were also working with a more European design, so we side-mounted the rails rather than doing a standard rail that you would see in most homes here.” To see more from Beaty Fabricating, Inc., visit beatyfabricating.com.

Open to the foyer is a quaint piano lounge that is situated next to the home’s main living space. Here, a masonry fireplace with a travertine surround and mantel commands the room and creates an intimate and cozy atmosphere. Several pieces of swivel furniture rest in this space and work to connect the lounge area with the living room. “This home mixes a lot of new and old pieces, styles, and processes,” says Wendy. “With entertaining being a top priority, family and friends can enter this home and feel a sense of solitude, and they immediately get a feeling that this isn’t any ordinary home.”

After walking left past another lounge area, which provides a unique take on the traditional breakfast nook, visitors find themselves in the kitchen. A massive 13-by-5-foot island is cloaked in marble, and instead of a trendy waterfall edge, the island features picture-framed ends to give it a classic touch – something Wendy notes was inspired by the details found in the Biltmore Estate’s marbled walls. A mohair bench and three natural hide barstools provide plenty of seating, and a LaCanche range from Burgundy, France, is another time30

less piece that will be in the family for generations to come. A marble surround above the range mimics the open-front chef’s island. “The goal was to use a variety of natural elements,” adds Stacy. “There are a lot of natural materials and very few synthetic items and finishes.” By rounding the corner just past the room’s commercial, stainless-steel refrigerator, visitors can gain access to the home’s catering kitchen, which allows messes and dirty

dishes to stay out of sight and out of mind. Black window frames draw the eye toward the scenery off in the distance while simultaneously matching the cabinetry. Both the main kitchen and catering kitchen contain only lower cabinetry in yet another attempt to deliver the unexpected, and the two spaces mix wood and stone with botanicals for an earthy feel.

“The goal was to maximize the use of natural elements and limit the use of synthetic materials and finishes.” - STACY BEATY, BEATY FABRICATING, INC.

Following the ash and elm hardwood floors back past the living space takes guests to the master suite. “In this home, more square footage was reserved for places that are highly utilized: the bathroom and closet,” says Wendy. Providing continuity with the kitchen, this entire room is shrouded in marble from the floors to the counters to the shower. The real wow factor, however, comes from the custom solid marble tub that rests in the center of the room and a park-style marble bench that replaces a traditional built-in bench in the shower. Forty-inch lower cabinets balance out the 12-foot ceilings that run throughout the home, and the entire space is dotted with unlacquered solid brass fixtures and pulls. Tile: Louisville Tile

Another wow factor of the home can be found in a room most people wouldn’t expect – a powder room. This area of the home, located off the main foyer, is prefaced with a long hallway that features travel photos. Those very photos served as inspiration for a mural that encompasses the entire left wall of the bathroom. A palette of grays runs into every nook and crevice, and bright red poppies and gold accents provide a pop of color. The mural primarily depicts the Amalfi Coast with references to other travels discreetly in the background. The gold tones used sparingly in the painting are carried through the room by the plumbing and lighting fixtures, as well as the ornate rim of an oversized mirror leaned against the opposite wall.

Outside, the home’s back patio and lawn serve as another frequently used space. A seating arrangement primed for conversation sits in front of a fireplace, while an eight-person dining table can be found just steps away. Curtains allow this space to be closed off, and a small heated pool means this area can be en-

joyed year-round. Two pool scuppers make for a simple but elegant water feature, and a nearby putting green with the surrounding turf rounds out the low-maintenance space. “This is really an inviting space,” elaborates Stacy. “It has all the comforts of an interior room, but they’re available outside.”

With storied pieces everywhere you turn, this home took several major influences and worked to weave a lifetime of experiences into a design that would stand the test of time. “This home was so custom, one of the biggest challenges was just making sure everyone involved was buying into the same vision,” says Stacy. “Everyone involved was a tradesman, an artist of some sort, and we’re honored that we were part of the journey.”

Just 15 minutes from downtown and almost everything in Chattanooga is this stunning waterfront property home, built by Linda Brock along with Dexter White of Dexter W. White Construction. Rich in character and flawlessly well appointed, the home offers oldworld casual elegance. The artfully executed exterior features solid, real stone and brick and is accented by wood-shake dormers and crowned by the steep pitches of the roofline. Guests are warmly welcomed into the arched entryway of the covered stone front porch with an opening that provides a breathtaking preview of big water views ahead.

THE HUNT FOR PERFECT POSITIONING “The dock was in place a couple of years before the construction of the home, so we had time to perfectly position the home by flipping the plan, allowing us to capture water views from all rooms in our home with just a few exceptions,” explains White. “Our goal was to create a continuous view of water – from the pool to the lake – which required creative engineering in order to raise the grade to walk from the terrace level into the pool.” White, along with a landscape designer, achieved an impeccable design that provides a feeling of continuity from house to water. An expansive flagstone deck surrounds the pool and includes a covered outdoor kitchen, wood-burning fireplace, and an oversized outdoor stone shower. A lush grassy area nearby features a private putting green, vegetable garden, and flagstone walkway to the dock. To see more from Dexter W. White Construction, visit dexterwhiteconstruction.com.

In the oversized family room, a feeling of coziness and intimacy emerges with a floor-to-ceiling stone full-masonry fireplace, flanked by stained alder wood window casements that draw the eye toward the coffered 12-foot ceiling above. “Somewhat unique about this home is that all the crowns, casings, and baseboards in the entire house are wood-stained, and the whole home has solid wood 8-foot doors,” says White. “An added level of labor and precision went into finishing all the trim, and the end result is unmatched.” Natural light brightens the entire house because every wall is filled with windows that embrace spectacular water views. Three full-size sofas provide an abundance of seating, two of which are mirrored and boast striped cream-colored soft fabric, and a leather couch rounds out the comfortable seating arrangement.

Open to the living room is the home’s kitchen. Knotty cherry cabinetry can be found along the perimeter, as well as on the island. Creamy marble countertops are complemented by the Calcutta marble backsplash that transitions from horizontal tiles to a picture-framed herringbone pattern just above the cook-top. A pot-filler faucet is a convenient feature, and the cook-top hood itself boasts ornate woodwork where expert craftsmanship is on full display. The detail is repeated in the trim on nearby textured glass-front upper cabinets. The kitchen is also served by a beverage station that includes a full suite of glassware and a wine cooler. The opposite side of the room features an eat-in space seating six, in addition to the island’s four place settings.

52

Passing through the living room grants access to another, more formal dining space. Here, a custom table with seating for 12 is encircled with antique blackrubbed Queen Anne chairs for more casual dining, the details of which work in unison with the room’s wainscoting and a china cabinet with cathedral-style doors to truly elevate the space.

Not far from the kitchen and main living space is the master suite. Once again, elegant woodwork comes out to play in the posts of a raised bed frame. Picture windows with slender transoms capitalize on the scenery, which is further emphasized by the room’s French Canvas wall color and a blend of soft whites and muted blues found in various textiles and artwork. “Again, the positioning of the home on the lot allowed us to maximize the water views from most rooms in the home,” says White. “It was during construction that we found new sightlines and kept adding windows. Being able to visualize the end product when you’re in the raw building stage is what makes it all possible.”

While all of the comforts one could ever need are on the main floor of the home, the other stories are not to be overlooked. Traveling up a grand L-shaped staircase with a curved floor line, balustrade, and banister takes visitors to the top floor, which houses a media room. Playful buffalo-check couches are paired with three leather recliners. A large custom entertainment system, with state-of-theart audio, and a beverage station make this room a movie-lover’s paradise. On the bottom floor of the home, visitors have plenty of space and comfort at their fingertips. A living area that features a similar stacked-stone fireplace to that of the family room offers up warmth that’s accentuated with the leather and wood accents that run throughout the rest of the home. Plenty of guest bedrooms also dot this lakeside abode and provide family and friends with a reprieve from the worries of the world.

ABOUT SIGNATURE BROKERS In 2014, Gina Sakich founded Better Homes and Gardens Real Estate Signature Brokers in Ooltewah with a small handful of agents and a vision. Seven years later, the residential real estate firm has 39 agents – with more on the way – and is making significant adjustments to accommodate its astonishing growth. Representing sellers, buyers, builders, and developers, the firm uses state-of-the-art technology, including a new digital platform for agents, livestream video systems, and two strategically positioned offices to engage consumers and raise the bar of excellence. “Expect Better” isn’t just a slogan you’ll frequently see around the office, but a creed they uphold amongst themselves. The entire team at Signature Brokers is dedicated to making their mark as exceptional Realtors and as the preferred brokerage for seasoned professionals in the Greater Chattanooga marketplace.

A NEW DOWNTOWN OFFICE TO BETTER SERVE THE COMMUNITY With so much growth happening at Signature Brokers, expanding with a location downtown was the next logical step. “Our brand-new downtown office space is designed with the future in mind,” says Sakich. “Most agents today prefer working in the field or from home, only popping into the office for an hour or two at a time, so we’ve designed much of our facility to have open, collaborative workspaces and meeting areas – the capacity of our office is truly unlimited.” Sakich chose a 1910s-era brick building on St. Elmo Avenue in the South Broad District to house the firm, putting them right on the pulse of the Scenic City. Utilizing original features, including the wooden walls, rafters, and window frames – all while incorporating modern design elements such as herringbone backsplashes and Edison-style accent lighting – became an important part of the renovation. The 6,000-square-foot office is stunning, fully equipped for events big and small, with large 4K television monitors and high-definition audio for agents to host their clients in elegant lounge and conference spaces. Alongside the new downtown office, both clients and agents can appreciate the Tennessee Riverwalk expansion where the firm strategically offers an interactive touch screen that allows prospective clients and passersby to learn more about the local real estate market. And, as a nod to the Better Homes and Gardens brand, live plants and succulents can be found throughout the space, giving the industrial building a welcoming and cozy vibe.

Sakich knows exactly how to be a catalyst for rapid growth and is already turning heads with the announcement of the new office downtown and recent changes to their brokerage model. Sakich is a member of the National Association of REALTORS® and Tennessee Association of REALTORS® and has served on many real estate committees before founding Signature Brokers. “I initially opened a brokerage to form a team that would support my developments. Ultimately, I found that I also love supporting agents and helping them succeed,” says Sakich. She credits her success in the industry to hard work, dedication, and the amazing people she’s honored to serve alongside. “The level of growth and change we’ve had over the years hasn’t come without a good measure of personal growth to boot,” she adds. “What has remained constant is that we’re still in the business of serving others – no amount of technology or online information will ever replace the level of expertise and guidance we’re able to personally offer our clients.”

GINA SAKICH PRINCIPAL BROKER & OWNER, BETTER HOMES AND GARDENS REAL ESTATE SIGNATURE BROKERS

MEET GINA SAKICH “If you know me, you know I absolutely love my work – it’s a real privilege to do what I do,” says Gina Sakich, principal broker and owner of Better Homes and Gardens Real Estate Signature Brokers. Sakich has a steadfast reputation in the community for being one person you can bet on against the odds. Her passion and forte: bringing real estate developments to life – evidenced by the extraordinary track record she’s made among the 27 successful developments over the past three decades as a top-producing agent in the community. “I got into real estate because I love homes, and I love serving people,” she says. Well before condominiums were a hot commodity, there was Sakich some 20-plus years ago, pitching a concept for living downtown. With an entire media blitz and high-profile soiree in tow, Sakich championed one of the first condo developments in a time when downtown housing was an afterthought against the booming suburbs. “You have to cast a vision so people can see the possibilities,” says Sakich. The end result: She and the sales team sold out the entire development in record time, opening the doors to 11 new downtown developments. From there, Sakich opened Signature Brokers in Ooltewah in early 2014 as a new wave of suburban expansion was taking off. Her first single-family development, Prairie Pass, became the number one selling development in the area for four consecutive years.

WHY CHOOSE SIGNATURE BROKERS? Signature Brokers was founded on principles such as honesty, integrity, and raising the bar of excellence. The level of expertise and excitement at the heart of Signature Brokers simply can’t be matched. “There are so many incredible things happening at our company right now,” Sakich shares. “Last year (along with everything that came with it) threw us some curveballs, so we made a conscious decision to be proactive and get ahead of what we saw happening in the industry. Agents are really responding positively to the things we’ve rolled out this year, and there’s a certain buzz and excitement in the agent community.” What follows are just a few of the exciting things happening at Signature Brokers: • Signature Brokers has a robust technology platform – just like the large real estate teams – that’s available to each agent at no additional cost. • Signature Brokers offers a commission cap, so agents have the opportunity to earn 100% commission, as well as profit sharing, which is paid off the gross commission. • Signature Brokers provides its agents with individual and team coaching, access to both downtown and Ooltewah offices, and listing signs provided, along with installation and removal at no additional cost to the agents. • Signature Brokers understands personal branding, marketing, and prospecting at a high level, and agents are trained how to identify and develop their own brand so they can further differentiate themselves in the community. • Signature Brokers has a wealth of experience working with new builds and developments and is poised to equip agents who want to focus on this niche with the local resources and knowledge needed to build a thriving business in our market.

“It may sound simplistic, but I have always believed that if you treated people well and always committed to doing the right thing, you’re off to a great start. From there, it’s all about hard work, making connections, and telling people about what’s happening right now in the market.” –Gina Sakich

• Signature Brokers has a new full-time Team Leader, Jeremy Callahan, who oversees coaching, training, and business development, helping agents be at the top of their game. • Jeremy Callahan, the firm’s new Team Leader, comes with over a decade of experience as a top-producing Realtor, has served in leadership for a large national firm, and has extensive experience working in network television and professional marketing. “Jeremy has helped take our company to an entirely new level in many areas, and I’m so proud to have him with us,” says Sakich. “Every day, we’re asking ourselves what we can do to build each of our agents’ businesses,” says Callahan. “We plan to help seasoned agents more than ever by giving them custom-tailored business strategies and direct access to top training and tools traditionally only accessible through large real estate teams.”

FRENCH CLASSIC FUNCTION BY CHRISTINA CANNON PHOTOGRAPHY BY CREATIVE REVOLVER

French classic trimmings meet family functionality in this elegant home built by OC Construction. Graceful whites dominate one space after another and keep the home cheerful and bright, while durable finishes are a savvy decision for a large family home. “This was really a very pleasant build,” says Don Oscai of OC Construction. “The homeowners knew their style and exactly what they wanted, so we didn’t spend a lot of time experimenting and were able to come in and focus on executing their vision.” Builder: Don Oscai, OC Construction Architect: Mandi Roberts, Roberts Architecture + Design, LLC

A WONDERLAND IN WHITE When approaching the soft white brick home, the simple and refined taste of the homeowners is immediately apparent. A pair of dormer windows stays true to the French classic style, while two radius windows deliver an added dose of old-world charm. The shape is repeated in the arch-top double mahogany door that is bookended by two warm sconces that beckon visitors inside. Carrying on further into the home, guests find themselves in the great room. Here, white oak floors run throughout the space and are topped with a luxurious cream sectional, while a matching swivel armchair provides another seating option just steps away. A round tufted ottoman rests in the middle of the room, and the Chantilly Lace walls stretch to the vaulted ceiling, providing this room with a sense of grandeur. Marble surrounds the vented fireplace, and a custom mantel is flanked by built-ins that allow for a pop of personality.

“We were just planning on putting crown molding and millwork in a few rooms, but once we had it installed, it added something special to the space, and we decided to carry it throughout the house.” - Don Oscai, OC Construction Furniture: Fowler Brothers Co.

| CITYSCOPEMAG.COM

Just off the great room is the master suite, which repeats the same whites, creams, and beiges found throughout the rest of the home. The simplicity of these rooms is accentuated by decorative details for an elevated style. “The home wasn’t this ornate in our original plan,” explains Oscai. “We were just planning on putting crown molding and millwork in a few rooms, but once we had it installed, it added something special to the space, and we decided to carry it throughout the house.” The bedroom, which boasts three separate sheens of the same paint color, leads to the master bathroom, which features beautiful porcelain tile with gray veining that doubles down with the marble countertops. A crystal chandelier hangs above a freestanding footless bathtub and is echoed in the appearance of the room’s pulls.

Adjacent to the great room is the home’s kitchen. Honed marble can again be found running along the counters and backsplash, while glass-front double-stack cabinets are interspersed with those in a traditional solid shaker style. Brass hardware, along with the plumbing and lighting fixtures, provides continuity with an Italian range. Four gray lattice-back barstools are nestled under the island’s overhang, which also provides access to additional storage. Nearby, a breakfast nook consists of a wooden table, several slat-back chairs, and a wall-to-wall bench that provides yet another discreet storage solution and the perfect backdrop for a family meal. Traveling down a hallway just off the kitchen takes visitors full circle and into the home’s stately foyer. White oak flooring caps the stair treads, which wind up to the second floor. A large brass chandelier adds warmth to the space and provides a modern touch to an otherwise classic design, while wainscoting travels up the walls to add visual interest. “Because of some of the codes we had to meet, the foyer was an area where we spent a lot of time. It took plenty of testing and trials to get it perfect. Cosmetically, it was a simple project, but meeting all of the structural parameters within the area we had was a challenge,” says Oscai. “All in all, it turned out phenomenally, and the work and craftsmanship that went into this space really set the tone for the rest of the house.”

Relaxed Mountain Living If you were to ask Larry Waldrep of Waldrep Construction, LLC, what his No. 1 goal was for the build of this mountaintop home, he would tell you he wanted to create seamless transitions – not just between the appearance of the exterior and interior of the home, but also in lifestyle. “The natural setting and outdoor amenities are so important in the Flipper Bend community. I wanted the home to almost blend into its natural backdrop,” explains Waldrep. “I also wanted to encourage the exploration and appreciation of the beautiful surroundings. I think it is very important that the homeowners are able to enjoy this community and retreat to a luxurious home as well.” BY CHRISTINA CANNON / PHOTOGRAPHY BY PHILIP SLOWIAK

A NOD TO NATURE The home’s exterior blends a variety of styles for a relaxed mountain aesthetic. Natural stone from a local quarry spans an array of colors and shades and works to tie in with the surrounding trees. Gelstained, cement-fiber, staggered-edge siding gives the appearance of wood and is rounded out with a lighter lap siding. “Another goal of this home was to have it be as maintenance-free as possible, which we did with a lot of the materials we chose,” says Waldrep. “But more than anything, we wanted the home in this unique community to make a statement.” To see more from Waldrep Construction, LLC, visit waldrepconstruction.com.

Stepping inside the home provides one of those effortless transitions that Waldrep strived so hard for. “We really wanted the interior, compared to the outside of the home, to feel airy and bright,” says Waldrep. A mix of light materials executes the vision and lends itself to a refreshed casual atmosphere. White pine beams and a stained white pine mantel contribute to the goals for the space and work to draw the eye upward to the top of the vaulted ceilings. A stone fireplace surround brings some exterior elements inside, and the grays in the stone tie in with a roomy sectional and a buffet table that rests below a flat-screen TV. The white oak floors that run throughout the home take visitors to a small vestibule near the foyer that provides master bedroom access and, with it, a truly spa-like ensuite. A white shiplap focal wall matches that in the foyer, and its brightness is built upon with light quartzite countertops and small hexagonal tile that cloaks the floor. A window situated above a freestanding tub brings natural light into the room, and a tiered crystal chandelier reflects that light back into the room. His and hers vanities are separated by the room’s entryway, and each features their own attached linen closet and dazzling paint color. “All of the home’s cabinetry has its own custom color,” says Waldrep. “The cabinetry color provided a foundation from which tile was selected, and that has done a lot to maintain cohesion and aid in transitions.”

Back across the main floor in the kitchen, another fun custom paint color emerges. The rich Van Courtland Blue that runs along the perimeter and is also found in the range hood influenced the floralpatterned tile comprising the entire back wall. A mix of solid wood cabinets, glass-front cabinets, and open bistro shelving allows for a display of personality. Quartzite provides consistency between the island and surrounding area, while knotty alder island cabinetry adds yet another material into this comfortable and energetic space. “The homeowner wanted the kitchen to be the showpiece of the home, and I think that was accomplished,” says Waldrep. “There are little things, like the chevron shiplap nook with an accent light to showcase the owner’s art, that make this room really special.”

And what mountain home would be complete without a calm place to enjoy crisp morning air? A screened-in patio off of the great room offers just that and acts as an extension of the living space. Another stone fireplace adds to the cozy atmosphere and is punctuated with wicker furniture that’s primed for conversation. A spruce tongue-and-groove ceiling helps this space transition back to the deep rich hues found in nature, once again blurring the lines between being outdoors and being in. “We used a lot of different and contrasting materials in this build,” explains Waldrep. “I’m very pleased with how well those materials blended together and how we were able to use different textures, colors, and lighting to keep anything from clashing. At the end of the day, though, I’m most proud of the fact that the owners are happy and love their home.”

Inspired by a rustic chateau in Colorado, this stately home relies heavily on the use of natural materials in order to create unique lakeside living. An expertly curated lineup of stone and wood dominates both the home’s exterior and interior for a cozy lodge feel. Stone and shake siding are dotted with chocolate-framed windows for a refined and elegant approach that invites visitors inside. LAVISH LAYERS What appears to be a more linear design from the outside of the home is quickly transformed upon entry. Inside, vaulted 30-foot ceilings are supported by a series of thick, custom-stained Southern yellow pine glulam beams and gable brackets, all of which contribute to a sense of grandeur. “The beams were really the cornerstone of this project,” explains Jeff Fava of Associated Builders. “They are what this home is all about. We basically had to build this home in reverse, which always provides challenges. Since most of the beams are structural and not just decorative, we had to put them in as a finished product while we completed the other layers. They were exposed to the atmosphere, and we had to ensure they stayed dry, but we liked the complexity that came with a build like this.” To see more from Associated Builders, visit associated-builders.com. Acacia hardwood floors run throughout most of the home, including the dining room. In this room, ponderosa pine comprises the back wall and matches two inset areas that flank the great room’s fireplace. The bluish-gray streaking builds on the character of the existing grain and ties in with the stained beams, providing the home with cohesion despite the varied materials. A white pine tongue-and-groove ceiling is outfitted with recessed lighting, and a large beam that hangs above a farmhouse-style table is entangled in Edison bulb-style lights for an added industrial element.

From the dining space, visitors can round a prep counter for access to the open-concept kitchen. A prep island is topped with luxurious granite countertops, while another wood-topped island accommodates five barrel-backed barstools for those wanting to stay out of the action while remaining nearby. A gourmet range is entirely encased with ashlar-patterned stone, and a split fridge and freezer are bisected by even more counter space, perfect for prep or serving. In a space that’s diagonal from the kitchen and dining room is a chic work area. Here, a small desk rests in the center of an alcove, and wall-to-wall cabinetry can easily store any equipment necessary for the perfect home office set-up.

Traveling down a hallway to the right of the common space takes guests to the master suite. A large fireplace mimics that of the living room, as well as the kitchen’s range surround, and stretches to the 12-foot barrel ceiling. “Another great thing about the beams being structural means many of these walls were not load-bearing, so we were able to really open things up and make the windows and doors as large as we needed to and capture the view,” adds Fava. Full-view windows without any grids allow for exactly that, and traditional transoms are traded for vent windows along the bottom perimeter.

Grills, griddles, smokers, and more provide an easy way to feed a crowd, and a nearby arrangement of cushion-topped wicker furniture offers up seating for five and is surrounded by fiddle-leaf fig trees, which energize the area. “This home is pretty unconventional for what you would find in the area,” says Fava. “A lot of what we had to do to execute the build was very detailed and required a high level of technical ability and craftsmanship, but we’re very pleased with the fit and finish of this home. It takes a custom complex house like this to deliver such a high reward.”

Whether it’s adding pops of color through pillows or personality through paintings, there’s sure to be a design trend you’ll want to try this year. Read on for inspiration from local interior designers on what the top design trends are for 2021.

Kimberly Varner, ASID, Kimberly Varner Interior Design

Think about the ‘80s; many design trends used then would never be repeated today. At some point, a collective decision was made that these trends looked dated and, in certain applications, hideous. The same thing may eventually be said for many current design trends that have become ubiquitous. Just because a look is featured on a popular design show or seen on social media does not make it a good choice for everyone from an aesthetic or even functional standpoint. One to avoid would include all-over gray tones. Instead, utilize a warmer French gray layered with other colors that will lend themselves to more versatility. Tropical print or themed design overload can also easily date an interior. Try using an accent wall, or accessorize with curated pieces of art, pillows, and décor in a tropical look. Seek to make style choices that are fresh and also stand the test of time.

Gretchen Ruvo, Gretchen Ruvo Designs

Now more than ever, we are looking to our homes to provide us with a sense of tranquility, and what provides more tranquility than nature? Bring the outdoors in by relying on the materials, colors, and textures found in the world beyond your windows. Use natural light to create a cheerful mood, and including various shades of white in your space can reflect light back into the room. Natural stone finishes and wood grains give a room a spa-like feel, and they can be incorporated in a number of ways, from mantels and side tables to artwork and décor. Mix leather and metal for even more depth, and focus on natural materials that have a pattern for a little more interest. Using these materials isn’t just for rustic homes. They can be added to an already chic design for a relaxing twist!

Garrett Henson-Hinck, Henson-Hinck Designs

As the year 2020 increased the hours that we spend in our homes, we have all learned that our homes are our sanctuary. Out in 2021 are those rooms that only get used during special occasions and pieces that do not serve purpose or spark joy. More so than ever, we have found that our homes should offer us 24/7 livability. A trend is to create interiors with comfort, practicality, and sustainability. Dining rooms are being furnished for more than just dinners and now cater to business and homework. Sitting areas require quality frames and performance fabrics. Kitchens are being designed with utmost function and durability. This is not just a trend, but a renewed emphasis on interior design. CITYSCOPEMAG.COM

Marsha Yessick, ASID, NCIDQ, Yessick’s Design Center

We have changed, times have changed, trends have changed. While everyone was at home, they realized how important interiors are in their lives. With the desire for comfort and multiple seating spaces, sectional sofas have become the norm. White fabrics against white walls seem to have encapsulated deep feelings of something pure. Now, the white fabrics must be stain-resistant – better known as performance fabrics! Sunbrella and Crypton are two trade names that are now used indoors and outdoors. But, where is the needed color? Pop colors for pillows, abstract art, and colorful rugs bring in the energy. The most popular color now is yellow – the Pantone color of the year. It is sunny, warm, and conveys a feeling of cheerfulness that we are all desiring at this time. This past year changed our lifestyle needs, and outdoor gatherings around fire pits with comfortable seating are on the rise, too. Relax, enjoy your home, and know that there is hope for the years ahead.

Jason Flaherty, River Valley Blinds Shades & Shutters

People are spending more time than ever in their homes. This year, the trend we are seeing is a shift toward traditional, but with a modern spin. The comfortable, casual, Lowcountry style is really making headway, and understandably so. The cool gray walls that have been so popular for the last decade are giving way to whites accented with soft neutrals. Plantation shutters with wide louvers, wider panels, and hidden tilt rods beautifully complement this open and airy look and feel. For more of a minimalist look in this same style, roller shades that softly filter diffused light when down and virtually disappear when up are another great choice. Smart automation is also on the rise and can be easily integrated into most window covering options to truly combine technology and convenience.

Kristy Steele, Mango’s Décor & Co.

Spending more time at home has given us time to visualize a new look for our homes. There are three main things to keep in mind. Gray will be around for a while, but many are moving toward soft white and neutrals but bringing in a pop of color. Use pillows, lamps, art, and other décor items for your colored accents. Another trend that is gaining popularity is a combination of minimalist design with natural, modern clean lines, which delivers a cozy feel. Find spots where you can add greenery and natural wood accessories to the room. This will keep your room fresh and updated. The last trend that I feel is the most important is loving the space you live in. What are you interested in? Where have you traveled? Bring in some old with the new. Your spaces need to represent you and make you happy. This is always the best trend.

Julie Bledsoe, Dwell Designed Construction

After a crazy past year, my clients and I have been ready to change things up in 2021. With an ample supply of requests for outdoor living spaces and home offices, it has been the perfect time to showcase pops of dark accent colors. Personally, I love that black is the new neutral. Whether it’s blending black cabinets with white, painting an accent wall, or having all-black finishes, this paired with some natural wood tones or natural rattan accents really brings a space to life. After a year of living inside, another popular trend is adding touches of green to the space through plants or accent pieces. This year and a half has included a lot of sitting and waiting for life to return to normal. Some people have found joy by updating their interior design, nurturing house plants, or creating new outdoor spaces!

Ryan Kirk Kopet, Miles and Kirk Design, LLC

We are ready to bring joy back into our world! We are encouraging the use of color to create moods in spaces. Whether it be to soothe or excite, we are thrilled to see clients depart from the grays of the last decade. If you’d like to try color in your own home, start with paint, accessories, and fabrics. As interior designer Hutton Wilkinson said, “We have so many choices today that if it’s not fabulous, it’s meaningless.” We love today’s lean toward furniture with caning, rattan, or grass cloth, and fabrics and wallpapers with tropical patterns. It lets you bring your vacation home with on-trend accessories! The inside-outside feel can really punch up your space and can be accomplished with a tray, a bar cart, or a few pillows.

While introducing texture in your space is always a good idea, trending now is the idea to incorporate texture across entire spaces. Texture isn’t limited to drapery anymore – it’s being used on windows and walls, ceilings and focal points (think fireplaces and accent furniture). Rattan light fixtures, Roman shades, and even clay-like wall paint from vendors like Portola Paints are excellent options to create more depth in a room. You can find smart ways to introduce more interest without relying on traditional methods like accent tables, décor, and accessories.

Chris Stephens, Total Concepts Furniture

It’s time to refresh, remix, reimagine, and reflect your home’s interior. Refresh your paint by warming your space. Change from cool blues and grays to the warmest grays and taupe browns. Mix your metals. Gold lamps are playing nicely with brushed silver on wood and glass furniture pieces. Cabinet hardware is now serving as jewelry accents and is no longer just for functionality. Reimagine your family space by adding a small “work from home” area that includes a desk for writing, reading, or video calls! Enlarge your rugs to add visual size to your space. Artwork becomes wall candy for color accents and should reflect your personal style. The current style is authentic, traditional charm with a modern classic edge. The look will be fresh, timeless, and aesthetically pleasing, because “home is where we live again.”

Dolores Wolfe, IDS, Wolfe Studio Interiors

Nowadays, everyone is leaning more toward clean lines with a modern twist, but warm touches are emerging too. We’re seeing more dark colors on furniture, and tufted backs on sofas and chairs are making a comeback. Warmer woods are being paired with clean-lined lamps and overhead lighting, and rugs are taking a turn from oriental patterns and are being used to deliver a more modern look. I still love plantation shutters, but simple panels on beautiful rods are very popular. They add a clean look that still has warmth. At the end of the day, use what you love and find ways to bring in heirloom pieces which will make the look entirely yours!

Lindsey Frost, Frost Designs, Inc.

The past few years have been a testament to less-is-more when it comes to design, but 2021 is holding fast to the idea that more is more! Just as we saw ‘80s pastel colors, scrunchies, and undulating shapes make a comeback in the past two years, we are now going to see inspiration from the 1970s post-modernism era take the lead. A sharp contrast of bright colors, such as red and pink, geometric patterns, and rigid lines in furniture and art are hot in 2021. People are going after heavy textures, such as boucle, corduroy, quilting, and mohair. We are so excited to be inviting friends and neighbors back into our homes, and we want to be certain that all who come in feel comfortable, happy, and experience a “Brady Bunch” welcome with our playful interiors!

Vicki Runge, Fowler Brothers Co.

The use of performance fabrics has escalated tremendously during this tumultuous time in our lives. With so much time spent at home, a boom has been created in refurbishing existing spaces, and now even more so by escalating residential home sales. The desire for textiles that not only wear well, but also give permanent protection from soiling while offering a wide selection of colors, including shades of white, remains one of the main criteria requested by both the design community and the ultimate consumer. Heavy protections have been available in the past, but due to the fact that many would change the way the fabrics felt once applied tended to limit usage to the healthcare industry. That fact is certainly no longer the case. Crypton, Inside Out, Sunbrella, Revolution, Breathe, Wearsmart, and Wearproof are just a few of the names that many have come to know, allowing us to create homes that can be lived in and remain fresh and clean.

Miriam Thompson, The Rug Rack

Today is the largest confluence of styles in a very long time. On the horizon is the use of color, while accents of white and other neutrals in accessories will keep interiors fresh and alive. Texture is always teasing the eye with its vast interest, regardless of the finish or material. Whether a live-edge table teamed with epoxy or a smaller teak planter, natural textures will win every time. Richer saturated colors such as marine blue, inky indigo, smoke-filled grays, or bursts of bold yellow or orange revive the mind and comfort the soul. Room interiors are blending styles using a beautiful oriental rug paired with a contemporary sofa in calming yet fullbodied colors with fabulous pillows. Art continues to be prominent in size.

Michelle Workman, Michelle Workman Interiors

Ultra-modern, stark, harsh, or overly cold colors (gray, stark black, and ultra-white) are being eschewed for something softer and more inviting. With stressful times over the last year, people are wanting to relax and decompress in a welcoming and warm environment. As a result, the top trend I am seeing is a rugged beach vibe – think Slim Aarons’ photos of life in the French Riviera. The tendency is toward dusty, soft pastels such as rose, sage, and duck egg. Neutrals are going soft white, cream, and sand, with small injections of chocolate or forest green. The shapes are mid-century modern in nature with an addition of rattan or jute to give them a casual, relaxed feel.

When tasked with creating this luxurious lakeside home, David Ambrosetti of Ambrosetti Construction, LLC, had two overarching goals: to create a home that would comfortably fit in a variety of settings and to make sure every element, from insulation to island countertops, radiated quality. “So often, people who build high-end homes pump all of their money into the finishes and fixtures that are visible,” explains Ambrosetti. “But the bones of a home are just as important as those more visual elements. For that reason, quality construction and energy efficiency were the cornerstones of this project, and from there, we just tried to make sure we created a comfortable and inviting home.” Builder: David Ambrosetti, Ambrosetti Construction, LLC | Interior design: Kathie Penland, KP Interiors

CELEBRATING THE SCENERY Along the home’s front exterior, light Hardie board is accentuated with stone of the same color. Gables in various sizes sport wooden beams, which provide a taste of the rustic elements to come and build on the existing wood posts framing the front porch. The back of the home, however, faces a lake, and the exterior is dotted with as many large picture windows as possible for unencumbered views. Blue-stained ponderosa pine posts and beams support the primary gable and match those found on the front of the home. “Before we ever started building, work had already been done on staining the existing dock, and we really wanted it to tie in with the home,” explains Ambrosetti. “We had found a wood we liked the looks of, and we used some existing stain we had. It turned out perfectly.” To see more from Ambrosetti Construction, LLC, visit ambrosetticonstruction.com.

Also facing the water is the home’s dining room, which offers an added dose of sophistication with its linear two-tiered crystal chandelier. A rich wooden dining table is surrounded with six round-back farmhouse-style chairs, while two tufted wingback parsons chairs sit at the heads. Gray window treatments and a simple gray area rug provide a neutral base on which the room is built. This allows the pristine view to really shine while still working to create a chic and comfortable space. 126

The adjacent space is a cook’s dream. A leathered quartzite island contributes to the rustic atmosphere and pays homage to the home’s natural surroundings. Four upholstered barstools are nestled under the island’s overhang, which also hides a convenient storage solution. “The main goal for cabinetry in the entire home was for it to work for living, storing, and cooking just as the family does it,” says Becky Worley of Classic Cabinetry. “We especially love the rustic alder and character-distressed finishes in the kitchen that blend and work so well with the updated black stainless appliances. Adding a Galley workstation to make sure that everything in the kitchen works just as the chef wants was like icing on the cake!” A pot-filler faucet is another culinary favorite, and two wall ovens, a gourmet range, and a split refrigerator and freezer round out the space.

Open to the kitchen and dining area is the great room. Here, the neutrals seen throughout the other main living spaces are accentuated with pops of plum. These can be found in the textiles dotting two mirrored creamcolored sofas and a nearby chaise, as well as in two armchairs that swivel for easy access to the kitchen. “The colors used throughout the house are important,” says Ambrosetti. “They maintain a classic look and add color but are not too masculine or feminine.” Around the corner, however, the femininity is kicked up a notch in the office space. The same color scheme is utilized but this time is paired with floral curtains and a beaded chandelier. Custom millwork spans the entire back wall and adds another visual element in this softly curated space.

On the opposite side of the main floor is a soft and chic master suite. The bedroom includes three large picture windows, again to capitalize on the stunning views. A wall comprised entirely of glossy waved tile mimics the water just outside and is a unique addition. A linear fireplace sits just below a flat-screen TV, and the lineup of browns and beiges with muted pink accents makes this room exceptionally cozy. The nearby en-suite features a show-stopping copper tub with a matte black finish, and the shower maintains a faint rustic feel with its use of wood-looking tile. The Making of a Modern Townhome BY CHRISTINA CANNON / PHOTOGRAPHY BY PHILIP SLOWIAK

When John Coffelt and Jonathan Bailey of HGH Construction, LLC, found out that a lot they had purchased in the heart of north Chattanooga was zoned for townhomes, it was a dream come true. “I had gone on a trip to DC and saw some colorful modern townhomes that had an interesting architectural shape, and I knew immediately that I wanted to bring that to Chattanooga,” says Coffelt. “I hadn’t done a ton of modern construction, so this was a great opportunity.” Builder: HGH Construction, LLC | Architect: Matt Winget, Elemi Architects Interior design: Jodi Brewer, JL Brewer Designs, LLC

BUILT TO LAST After the duo honed in on their vision, Coffelt and Bailey got to work making sure the building celebrated the history of the area and didn’t encumber the existing fabric of the neighborhood. “We built these townhomes in one of the oldest neighborhoods in the city, so we had to be very mindful and respectful with our choices throughout the entire project,” says Coffelt. “But since we were building in an older neighborhood, we had our fair share of challenges from a material-delivery and logistics standpoint.” Nonetheless, the team at HGH Construction executed a stunning maintenance-minded home that dishes out relaxed urban living in style. From the home’s exterior, guests can easily see the crisp and linear nature that lends itself to the modern aesthetic. Two prominent gables pay homage to other homes in the neighborhood, while gray Hardie board is accompanied by the same wood-like material running horizontally across the front of the home. Two cedar posts work to define the entryways, and pops of black found in the window framing, front door, and a fernfilled planter provide a taste of what’s to come. After entering the home, visitors travel down a long hallway covered in sheetrock on one side and black shiplap on the other, with a closet and powder room inconspicuously accessible. At the heart of the home, bright whites are paired with blacks, grays, and golds for an edgy and modern feel. A quartz-topped island can accommodate four, and dark embellishments in the counters match the gray granite perimeter countertops. Three gold pendant lights provide continuity with gold hardware that dots the simple white shaker-style cabinets. A gourmet range – hailing from right here in Tennessee – is a cook’s dream, and a round solid wood table provides additional seating with its five matching cross-back chairs. “When we began designing this home, we sat down and said to ourselves, ‘How can we elevate this space?’” says Bailey. “We added little touches here and there that made this house feel high-quality yet comfortable on every level.” Artwork and furniture: Mango’s Décor & Co.

Walking through a white sliding barn door takes visitors to the master bathroom. Here, a spa-like feel emerges through the room’s colors and textures. The opposite side of the room makes way for plenty of storage and an elegant glass-front shower in a space that expertly combines marble and porcelain tile. “I think I’m most proud of the fact that we built this home within a reasonable budget,” says Coffelt. “We chose wisely where to spend our money, and we certainly didn’t compromise on structure. MIAMI MEETS MOUNTAINTOP LIVING BY CHRISTINA CANNON PHOTOGRAPHY BY

CREATIVE REVOLVER

When Josh and Jordan Cain of Cain Development, LLC, got hired by a family out of Miami to build their dream home in the serene backcountry of Tennessee, they got to work on a 14-month-long build that married the homeowners’ artistic flair with timeless elements for a unique sense of place. “We pretty much got the plans and started trying to lay it out and deliver on their vision. We had a lot of meetings and invested a lot of time, but the end result was amazing and well worth every second,” says Jordan Cain. “One of our biggest goals with this project was to take the style of home they wanted and make sure it fit into the surrounding area. We had to capture their wishes without making the home too modern.” Builder: Josh and Jordan Cain, Cain Development, LLC Interior design: Ashley Stinson, Cain Development, LLC Architect: Jon Greenfield, Greenfield Design, LLC

CAPTURING THE CALM Another top priority for the project was to maximize the home’s outstanding views. “After all, the view is the reason they bought this lot, so we had to make sure we took full advantage of that,” adds Jordan. In addition to placing a collection of windows at optimum height along the back of the home, Cain Development also created a dreamy back patio that features both a living and dining space that is bisected by a double-sided fireplace. Inside the home, a brightness welcomes visitors and gives the space an airy feel. A large white synthetic stone wall connects the living room to the kitchen and dining room through a set of arch-top thresholds. This is just one example of Cain Development taking a more modern approach to the stonework that can be found in other area homes. In the kitchen, the brightness of the stone is complemented by white countertops that feature subtle gray veining. Distressed glass found in two upper cabinets that flank the range hood reflect light back into the room. Appliance bays and cabinetry-style coverings keep the utility of cooking out of sight and out of mind. Cabinetry: Scarlett’s Cabinetry | Cabinetry design: Jackie Howard, Scarlett’s Cabinetry

Open to the kitchen and dining room are two separate seating arrangements sporting a luxurious palette of creams and beiges. A coffered ceiling utilizes rustic beams that match the darkest color in the floor, which is not hardwood, but rather porcelain tile that was imported from Spain. The flow and openness of these still distinct spaces allow the homeowners to entertain their large family with ease and comfort at the forefront. A warm, transitional light fixture hovering above the main seating area mimics another chandelier in the dining room with its overall shape and use of candlestyle lights - an element that goes one step further in providing continuity. A dining room table comprised of lightly stained wood and surrounded with eight parsons chairs rounds out the common area and is situated in front of one of the home’s premier views.

“The homeowners had such a great approach to building this home,” says Ashley Stinson, interior designer with Cain Development, LLC. “They didn’t just build it and wait to see where everything would fit. We made sure the shelves around the fireplace were big enough for their vases, and they were very intentional about knowing which art pieces were going in which rooms and making sure we had enough space for them.”

Dual master suites can be found on opposite sides of the house and off of the main living space. Here, the more contemporary and art-centric atmosphere is traded for one that draws inspiration from the French country style and the elegance it provides. “These rooms have phenomenal views, so we wanted to accentuate those,” says Stinson. “We added these smaller wainscoting details under the windows to capture your attention and then carry it a little further to the horizon off in the distance.” And that’s not all. Progressing into the master bathroom, another unique detail emerges with the heavy use of slab materials. “Both master bathrooms utilize porcelain slabs not just for the shower and countertops, but they also run from floor to ceiling and comprise the walls,” explains Jordan. “That was something new and challenging for us, but it turned out great.”

Traveling back through the main living space and toward the home’s entryway, guests arrive at a formal sitting room perfect for enjoying a cocktail or curling up with a good book. A stunning chandelier repeats the champagne bronze finish seen elsewhere in the home and once again bridges the gap between modern and timeless. “The features throughout the home were so carefully chosen,” says Stinson. “In some areas, we utilized something plain and simple, and in others, we added something that is a little more over the top.” The expert pairing of colors, finishes, and materials throughout the home culminates in a final product that feels as inviting and clean as it does personal.

Be Our Guest

With gatherings of all shapes and sizes starting to pick back up, you may have the urge to reconnect with family and friends in your own home. But how do you make sure your spaces are ready to take on a crowd? Whether it’s a savvy selection made in the building stage or a functional furniture piece added in ad hoc, these experts have the answer!

170

— TRENDS —

More open spaces are very important these days. A little planning on the front end of a project can go a long way. I like to take advantage of connected outdoor spaces such as a covered porch. A covered porch can serve as a spillover area for larger gatherings and provide fresh air and shade as well. In the design phase, you can plan for larger openings between your interior and exterior living spaces. Larger sliding doors that open up as wide as 8 feet can be used and will make the interior and exterior areas feel connected. Planning ahead by installing ceiling heaters on the covered porch allows for use during the colder months as well. By doing these things, you can spend a little extra money on the front end and create a much greater amount of valuable living space for the long run.

If you’re looking for a way to accommodate a group of people, I would encourage you not to think solely of how you make a space for entertaining, but also how you can create spaces that serve multiple functions. This has become easier with today’s open-space floor plans, and the true challenge is opening and combining spaces in older homes and making sure that they operate cohesively. When possible, try opening walls to create sightlines from one space to another, which encourages interaction while still allowing spaces to maintain their individuality. The kitchen is a great example and is a place people regularly congregate. There are minor tweaks to a floor plan that homeowners can make to help their visitors feel connected to the kitchen, but at the same time discourage actual entry to the kitchen.

Larry Waldrep, Waldrep Construction, LLC

It’s no secret that the kitchen is the heart of the home and is where people tend to gather. If you’ve built or remodeled your home with entertaining in mind, there’s plenty you can do to keep spaces open and maintain sightlines between functional spaces and stylish seating areas. In existing homes, this can be a little harder to do. Try creating work zones where cooking and prepping can take place, and leave little to no reason for guests to enter that space. Also, prioritize storage solutions near areas that might need to be tidied up when guests arrive. And be mindful of how guests can serve themselves, whether that is piling up a plate or pouring a drink. Use furniture and cabinetry to create stations that are out of the cook’s way but still nearby and will encourage conversation. Dexter White, Dexter W. White Construction

When planning for events and gatherings, space is everything. Large islands that open to family room spaces make an awesome place to chat and hang out while not missing out on the big game or any of the action. Wet bars have made a huge comeback. Displaying glassware and liquors or wines can make a big visual impact (especially with a great wow-factor tile and a fun cabinet color!). Functional features such as under-cabinet beverage fridges, ice makers, and a bar sink (which can double as a great spot for ice and bottled drinks) make the space practical. Don’t like to see it? You can always do full cabinet doors with the bar hidden behind. Open them when you are entertaining, and tuck your wet bar away for daily living. Ashley Stinson, Cain Development, LLC

172

We are seeing entertaining spaces become more and more prioritized in new home designs as people begin to plan for reconnecting with family and friends. That usually means flexible spaces that can be intimate as well as adaptable for larger groups. An island in the kitchen can be used as a casual breakfast spot for two or as a hub of conversation for a party. An investment in a more elaborate exterior door system can turn two smaller spaces into a large indoor/outdoor social space. In addition, looking at a comprehensive master plan for the backyard can be a great way to add enviable entertaining spaces, whether that means a deck, patio, outdoor kitchen, or even a pool.

Open the doors and let the fun spill outside! It doesn't need to be fancy; just focus on comfort and function. Know the weather in your area. Will your guests need shelter from sun or rain, a fire pit for cool evenings, or fans for sultry days? A few chairs clustered around small tables facilitate quiet conversations, while benches flanking long tables make way for bigger feasting and louder laughter. Keep a few cushions, throws, or even beach towels handy to soften things up. Thoughtful lighting makes an impact. Have fun and get creative! There are endless options available. Don't overlook safety, and avoid unstable structures, tipsy furniture, and tripping hazards. And always take proper precautions when fire or water is involved. If it isn't safe, change it. In all of this, don't forget to make it yours. Make a space that tastefully reflects your personality and passions, allowing you and your guests to relax and enjoy.

CREATING A CONTEMPORARY CRAFTSMAN BY CHRISTINA CANNON / PHOTOGRAPHY BY PHILIP SLOWIAK

When Michael Bridges of Surface Architecture & Design first began working on this project, the original plan was to do a remodel of this quaint 1920s home. Once the need for more space arose during the planning process, his team had to pivot the remodel into a fresh ground-up build that presented a new set of challenges – but also rewards. “This home is essentially a new construction built from the plans of a remodel,” says Bridges. “Even though the old house had some structural problems, we had a little heartburn about losing it. We tried to keep as much of the character as possible and take elements from the old house and repurpose them where we could.” For Bridges, not overbuilding for the size of the lot and giving the original house – and the neighborhood – the respect it deserved were top priorities. The end result is a charming craftsman that has certainly been a labor of love. CURATING CHARACTER Approaching the white Hardie board exterior and entering through the rich wood-stained front door takes visitors directly into the home’s living room. Here, several elements provide a nod to the original home. “We took the existing fireplace surround and reused it in the brick wall of the main living space, and we also used some of the trim that was originally around the windows and doors,” explains Bridges. “We really wanted to keep the same look and character.” To see more from Surface Architecture & Design, visit surfacearch.com.

The white tongue-and-groove ceiling is angled against the joists to add a bit of visual interest, and the exposed supports give the illusion that the 10-foot ceilings are a foot higher than they really are. Although the main living spaces are arranged in an open-concept floor plan, a charcoal gray metal support beam at the far end of the living room works to give the spaces their own distinction while also tying in the subtle industrial elements found throughout the home. A wooden dining room table surrounded by slat-back chairs rests in front of a window that provides ample light, and four leathered barstools just feet away are tucked under the overhang of an elongated kitchen island.

“I really liked that we utilized a local craftsman for the thick butcher block-style island counter,” adds Bridges. “This space is truly a catch-all. It’s used as both a seating and storage area and still has a generous work surface.” Clean-lined medium-gray shaker cabinets tie in with the patterned backsplash tile and are outfitted with silver hardware that matches the room’s stainless-steel appliances. A few fresh flowers and potted plants energize the space and provide an additional layer to the mixed materials found in the space and throughout the rest of the home.

Progressing deeper into the home takes visitors to the master suite. Here, a king-sized platform bed is topped with a heavenly tufted comforter, and a large window features a casement pane for a breath of fresh air. Two pendant lights match a trio in the living room and work with the open-web metal truss ceiling to carry the industrial flair into this room. “On the second story of the home, we included a dropped deck that sits just above this room,” explains Bridges. “Like the living room, we were able to gain a foot by exposing the structure. It’s great because these feel like 9-foot ceilings when they’re really only 8.”

Stepping into the spacious master bathroom provides a sense of tranquility. The rich woods and deep grays that are seen around much of the home are traded for materials that are several shades lighter. Vanities donning quartz countertops are on perpendicular walls, and large-format tiles with a suite of neutral streaks flow across the floor. Those same tiles can be found in the oversized, zero-threshold shower that is complete with a rain head. Similar tiles, much smaller in size, are arranged in a herringbone pattern along one wall, which features a ledge just underneath an elongated window that provides both ample light and privacy.

Traveling back toward the living spaces and up a set of stairs provides access to the home’s screened-in porch and soon-to-be rooftop garden. “It wasn’t until we were getting ready to start demolition that we realized we had views,” says Bridges. “That was a nice surprise, and we wanted to make sure we capitalized on that. It was the main reason we ended up designing this place the way we did.” Now, the home has the perfect space for entertaining or relaxing during the warmer months. A tongue-andgroove ceiling plays off of the area’s natural surroundings, and a metal table once again brings in mixed materials and boasts comfortable seating for six. “We had a lot of unforeseen circumstances around this project,” explains Bridges. “But with each change, we were able to pivot and adapt, and the final result was amazing.” OTHER SUPPLIERS: Additional brick: Acme Block & Brick, Inc. HOW TO WOW Unique Ways to Personalize Your Space When it comes to customizing and creating visual interest in your home, options abound. Here, local experts give sage advice on some unique ways to add that sought-after wow factor to your space.

This may come as a surprise, but we used the powder room and the curved hallway leading to it as an extension to the wow factor from the entrance of the home. As you enter the powder room, you automatically see a large oval window with a view of our front lawn and a pond. The powder room was thoughtfully planned so guests could have a great view rather than the expected mirror over the vanity. On a side wall, we then placed a large floor mirror, which reflects three custom hand-painted walls with a collage of many photos taken during our travels in Europe. Many hours have been spent in the powder room with guests, discussing the photos and memories of each. This space adds so much interest to the home. Guests enjoy gathering there for conversation and to look and see if there was anything they missed on a previous visit. The powder room is often an overlooked space to really wow and impress guests. All guests will see it. Make it just as impressive as your kitchen. Wendy Beaty, Beaty Fabricating, Inc.

One of the best ways to create an eye-catching space is to be intentional about the materials you use and the way that you use them. For example, you might consider using complementary elements in a room, such as exposed beams for the ceiling with live-oak wood flooring throughout the rest of the space. Utilizing reclaimed wood around the home is also an excellent way to draw the eye. Creating visual interest with expertly paired contrasting materials, such as a natural stacked-stone fireplace beneath a rustic wooden plank ceiling, is a great way to add a wow factor to your living space. However, one of the most important things to keep in mind when selecting your materials is to be sure that you choose elements that you personally love – it’s important to enjoy the spaces where you will be spending your time. Rob Cuthbertson, Cuthbertson Homes

An excellent way to add a wow factor to your home is to blend rustic with modern when it comes to architectural style. Utilizing clean lines and neutral hues in the home perfectly complements the incorporation of more natural materials, the latter of which provide a great opportunity to showcase wood and stone that reflect the area around you. Some eye-catching ways to bring these more rustic natural materials into the home might include the use of flagstone pavers, cedar columns and exposed beams, and stacked-stone fireplaces. Such elements not only bring in rustic charisma to an otherwise modern home, but also provide intriguing contrasts of texture and color. Duane Horton, GenTech Construction, LLC

As landscape architects, we are constantly seeking ways to add the “Wow Factor.” This can be achieved no matter how small or large your home/project and your personal budget is if you follow a few key techniques. First is the location. Start in an area where the landscape is well-received. This should be in a place where everyone approaching your home will immediately see it, or an area you spend most of your time in. Second, concentrate on smaller areas. Don’t spread out too thin. Most people try to landscape all areas equally, but that’s not how we see or experience spaces. Third, don’t overthink it. Don’t overplant or use too many varieties of plants or focal features. Fourth, express yourself! Create a focal feature that is fun or different. This can be a sculpture, rock outcrop, a stunning plant, or a combination of these. Fifth, throw in the unexpected! This can be something special to you, such as a rock from a trip or something your child made for you. And last, add special effects. Light the focal feature for nighttime beauty, or pipe in calming music for a zen feeling. These touches add so much personality to a garden. Glen L. Craig, PLA, Craig Design Group, Inc.

VIVACIOUS VICTORIAN BEAUTY

BY CHRISTINA CANNON PHOTOGRAPHY BY PHILIP SLOWIAK

When co-builders Jeff Leatherwood of Southern Traditions Builders, LLC and Todd Duggan of Duggan Development LLC were brought on to build a stately home in a historic neighborhood of north Chattanooga, making the home feel like one that had always been there was at the top of the priority list. “The homeowner was very involved, and she knew exactly what she was looking for,” explains Leatherwood. “She did a lot of our research for us, and we just really had to focus on building the home to her idea.” Builder: Jeff Leatherwood, Southern Traditions Builders, LLC; Todd Duggan, Duggan Development LLC Architect: Jon Greenfield, Greenfield Design, LLC Interior design: Natalie Sims

A DETAILED DISPLAY Upon approaching the home, visitors can immediately get a sense of the ornate craftsmanship that went into creating this period masterpiece. A quaint brick porch features detailed brackets and spindles that can also be found among the steeply pitched roofline and its numerous gables. Horizontal wooden planks are broken up with a bay window on both the first and second stories. Picture-framed details can be found just below the windows, and the home’s most prominent gable dons scalloped shingles, adding even more visual interest. Making their way indoors and traversing to the opposite side of the home, visitors arrive in the dining room. An oriental rug floods the room with warm colors, some of which are repeated in a red three-drawer console table and artwork hanging above. “Another great and somewhat unique aspect of this build was the attention to detail from the very beginning,” says Leatherwood. “We already knew a lot of minute details, such as the placement of a picture, when it came to important artwork.” This room, which is grounded through such art pieces, features a wooden table placed front and center. Surrounded by a wooden bench and three mismatched slat-back chairs, this table – and the remainder of the room – effortlessly mix colors, patterns, materials, and styles for a refreshed aesthetic. Open to the dining room is the home’s living room, which trades reds and pinks for yellows and oranges. Four armchairs, two of which sport energetic tiger print, are rounded out with a leather sofa atop a large striped area rug. “This was a pretty straightforward build. The main challenge was capturing the specificity in the details the homeowner wanted,” says Leatherwood. “We received a picture of the mantel and had to slow down and make sure that was exactly how it was imagined to be. We had to do that with a lot of aspects of this project – work at a slower pace and make sure we had the details and that they were high-quality details.” A picture-frame television and elegant crown molding up the opulence of this space and build on the fireplace for a cozy and refined feel.

Heading back toward the foyer and up a staircase embellished with wainscoting takes guests to the top floor of the home, where the master suite is tucked away in its own tranquil corner. Pops of warmth can be found in accents, as well as in the maple hardwood floors, while two gray matching pedestal nightstands and millwork offer up a soothing feel. A soft-open pocket door provides access to the spacious en-suite, which balances a relaxing softness with an industrial component. Quartzite countertops cloak the vanities, and a show-stopping shower is the heart and soul of this room. Two walls covered in concrete-appearing tile and a bench are juxtaposed against glass, and the entire ensemble is outfitted with bronze hardware. Edison bulb-style pendant lights carry the industrial feel throughout the room, which comes together in an eclectic and stunning approach.

Another favorite feature of the home can be found on the back porch. Here, the same attention to detail and craftsmanship in millwork is obvious, and a concrete bar top sits just below a workable transom window that provides easy access to the kitchen. “This home is full of unique elements that make it feel like a true Victorian home. Long before there was air conditioning, people would utilize operable transom windows to get airflow from one room to another,” explains Leatherwood. “It’s little things like that that make this home extra special, and any time someone asks me if this home is a complete remodel, that’s the biggest compliment there is.”

M O N E Y- M A K I N G M O D I F I C AT I O N S Whether you’re getting ready to sell your home or just pondering your next project, renovations can be a great way to freshen up your space. But how do you know where to spend your money so that you’ll see the best return on investment? These industry professionals have a few words of wisdom to guide your next renovation.

Kim Campbell, Chattanooga Closet Company

People nowadays truly value an organized home and the sense of calm it can provide. A few places to start are the areas of your home you’re in daily – your closet, pantry, and even garage. Each space can be customized to your needs and align with your daily routine, making your everyday more efficient and all-around less stressful. Items can be stored, hung, and tucked away in an organized fashion, allowing for your home to appear cleaner and overall clutter-free. In today’s day and age, people are so busy, and the value these small storage and organization spaces can provide is incredibly attractive to home buyers!

Don Oscai, OC Construction

If you are looking to make some modest renovations that will increase the visual appeal of your home, fixtures are a great place to start. Swap out old lighting and plumbing fixtures with refreshed versions. Consider updating your flooring as well, and know that kitchen and master bathroom renovations seem to get the most attention and best return on investment. If you’re unsure of what style or aesthetic to lean into when renovating a space, don’t hesitate to bring in a professional. You can’t go wrong with input from an interior designer, and they can help ensure that the changes and selections you make are on par with what they are seeing in the market.

Dave Holliday, ShelfGenie of East Tennessee

The most valuable home improvement is the one that delivers joy to your family right now and increases the value of your home when it comes time to sell. To identify high-value improvements that will benefit your family now – as well as potential buyers down the road – ask what causes you frustration. Does your house feel dated? It could use a fresh coat of paint, new flooring, or upgraded counters. Is your outdoor space not optimized for entertaining? A new deck or patio would be a big improvement. Is there not enough storage and organization? There are many quick and affordable solutions that will increase storage, access, and organization in your kitchen, closets, or garage. Why wait until you sell? Smart home improvement can make life less frustrating and more enjoyable for your family – right now.

John Coffelt, HGH Construction, LLC

My initial advice to homeowners who come to us seeking to make changes to their homes is to spend the largest percentage of their remodeling dollars for their enjoyment and use and not just to focus on how the improvement adds value to the property. That may seem counterintuitive in some instances and is certainly not true in every situation, but overall, if we’re talking about making changes to a personal home, I think people should spend the greatest percentage of their remodeling dollars on improvements they will use and enjoy on a daily basis. As for trends in improvements, we continue to see homeowners seeking connectivity in their indoor and outdoor living spaces. Kitchens are still the communal gathering spaces they have always been. Gracious keeping rooms or lounge spaces adjacent to cooking and prep areas are still popular, but we are also seeing an uptick in the desire for home offices or spaces that are more easily isolated to support working away from the hustle and bustle of daily family interaction. As for exterior improvements, composite decking leads all trends followed by the addition of screened-in rooms, outdoor kitchens, fire pits, and other open-air gathering spaces. Connie McCoy, McCoy Homes

Unless your interior is more than 25 years out of date, most experts will tell you that a renovation isn’t likely to add a great deal to the appraised value of your home. That said, a well-coordinated renovation will absolutely make your home more desirable, which will help it sell more quickly. As kitchens and bathrooms see the most activity, we recommend focusing your energy and resources on these spaces. If you’re renovating to sell, you won’t want to spend too much money. Paint, cabinet hardware, and lighting and plumbing fixtures can make a big difference without breaking the bank. You’ll also want to improve curb appeal. Pressure washing, trimming hedges, weeding beds, and planting a few fresh flowers are all low-cost, low-effort upgrades that can pack a big punch. CITYSCOPEMAG.COM

CUSTOM KITCHENS A rich use of the color blue is the main attraction in this vibrant kitchen, where mixing materials such as ceramic, wood, and metal contributes to an eclectic yet timeless style. A Zellige tile backsplash – seen here in piercing shades of turquoise – is not only a stunning statement piece, but also serves as a durable backdrop for the occasional splatter or spill. Compounding on the blue theme is the dark cobalt perimeter cabinetry, which features warm brass pulls that play off the cool tones seen throughout the U-shaped kitchen. The pitch-black surface of the Negresco-honed granite countertop, another durable selection, is similarly lightened with subtle traces of white. The stainless-steel appliances and range hood sizzle with style, while a light wood island complements the hardwood flooring and incorporates an organic element to the setting. Both functional and fashionable, a pair of white ceramic pendant lights with simple scalloped edges put the finishing touch on this cozy kitchen.

Warm accents and clean lines define this streamlined cooking area. Although the kitchen is open and airy, storage space is not hard to come by – the bright white square raisedpanel cabinetry, featured on nearly every wall in the kitchen as well as the refrigerator doors, is a classic choice that pops against the warm hardwood flooring. Brass pulls and knobs elevate the cabinetry while contributing to the kitchen’s refined style. More cabinetry can be found under the kitchen island, which features a custom finish that provides charm along with a sense of comfort. The island expands into a seating area for four, complete with bold red accent chairs that liven up the space and a white globe pendant light that further brightens the area. Not to be outdone are the polished granite countertops that run up the kitchen walls, creating a matching backsplash for a unified look.

Downtown living naturally encourages an urban industrial aesthetic, and this gourmet kitchen perfectly encapsulates the cutting-edge style – modernity comes forth with a sleek design, sober hues, stainless-steel appliances, and practical storage solutions. Dreamy quartz countertops cover a whole slew of slab-style drawers, which are smartly placed below eye level to maintain simple sightlines; matching slab cabinet doors, crafted from the same custom stained white oak, provide additional space for storing cookware. Just feet from the roomy island and its apron-front sink, a separate beverage center with a secondary sink and ice maker is at the ready should company arrive. Attention-grabbing design elements, from the forged steel tile backsplash to the hanging lights outfitted with exposed light bulbs, were carefully chosen to ensure cohesion with the ceiling’s exposed pipelines, ventilation, and beams to reinforce the room’s urban industrial look. 214

Family-Friendly Kitchens For busy families, time is a hot commodity. The kitchen is often one of the most active places in the home, and any kind of customization that can save time and heighten convenience is of infinite value. Here, experts weigh in with ways for homeowners to maximize efficiency in their family kitchens.

216

| CITYSCOPEMAG.COM

— TRENDS —

Busy families are looking for built-in convenience features in their kitchen cabinetry, such as cutlery dividers, specialized spice storage, and utensil pullouts to make prep work easier and quicker, but they also like a variety of flexible storage space. A combination of small drawers for gadgets and tools, large drawers for pots and pans, and adjustable shelves for small appliances and extra paper goods works well together. Small appliances like the Ninja Foodi and the Instant Pot, which can do double and triple duty, are becoming wildly popular, but since neither of these offer built-in models, making space for them at the cooks’ fingertips is paramount. Another feature that has stayed popular is the central island with seating for the whole family. When everyone can be together, Chef Mom or Dad can coach the kiddos through homework while whipping up dinner.

For busy families that are always moving in different directions, a warming drawer can be an incredibly useful feature in their kitchens. If dinner is ready but your child is going to be home late from soccer practice, you can keep their food from getting cold in the meantime by storing it in a warming drawer. As far as kitchen appliances go, they’re sleek and don’t take up much room, and many of them come with convenient features such as various food pre-sets and an automatic shut-off for safety purposes. Some are even suitable for warming towels on chilly winter nights. Homeowners with active families and busy schedules will be happy to have such a handy addition to their kitchen space.

Kitchens are often the focal point of a home, and it’s important to have a space that’s optimized for your busy family. A great feature for a family-friendly kitchen is a large central island, which is a multi-purpose piece that can serve as seating for a quick meal, extra space for an industrious home cook, or an opportunity for your kids to sit down and do homework while others are preparing a meal or doing the dishes. Additionally, a breakfast nook can be a convenient option for morning meals on-the-go before it’s time to leave for school. Another key feature that shouldn’t be left out is plenty of storage – spacious cabinets are vital for people who are always cooking big meals or hosting gatherings for family and friends. Carol MacKinnon, CKD, Ana Woodworks, LLC

The year 2021 has seen a lot of changes in the use of our kitchens – some families are even preparing all three meals a day due to working more from home. It truly has made the consumer pay more attention to their appliance selections when it comes to quality and speed. Steam ovens by Wolf and Thermador provide a very healthy and quick way to prepare fresh vegetables and fish. True convection ovens also reduce baking time, and GE has brought their Advantium Speed Oven back, with many improvements. Subzero refrigerator technology allows a head of lettuce to last up to three weeks! How awesome is it to have fresh vegetables on hand for weeks and not just days? Of course, choosing an experienced kitchen designer to ensure your appliances are carefully placed is the key to an efficient kitchen. Always make sure you include a secondary prep sink to encourage all the help a great chef deserves. Jackie Howard, Scarlett’s Cabinetry

The kitchen is the center of the house for many families. Something special that accommodates this is a large island with lots of seating spaces, all at one level. This way, homework and activities can be done at the same time as meal preparation. Another increasingly popular element is a charging drawer that features outlets at the back of the drawer, so that families can put all their devices in one place. The mudroom cabinet is usually very close to the kitchen and is a good organization spot for sports equipment storage, homework for the next day, coats, and shoes. A separate beverage refrigerator can also be handy for water and extra drinks, as not to fill up the regular refrigerator.

A true family-friendly kitchen is designed to accommodate the day-to-day family activities, not just the occasional large holiday gathering. For example, instead of a warming drawer that might get used a couple times a year, install a refrigerator drawer for bottled and canned beverages that will likely get used by your family on a daily basis. Other convenient custom cabinetry items like adjustable-height pantry roll-out shelves for kids’ snacks, a builtin cabinetry pet food station, built-in breakfast nook benches with storage drawers, or a coffee bar/station also focus on your family’s everyday needs. A good kitchen design incorporates the things you and your family do most often as the most convenient things in your kitchen.

Charcoal cabinets blend with the slate-style porcelain floor tile to sustain the monochromatic color palette, which is complemented by matte black fixtures that offer an approachable appeal. With a nod to waterfront living, this master bathroom induces feelings of calm and tranquility. Rustic tile and an antique French pastry counter, purchased specifically to serve as an island for this space, balance out the brass fixtures and hardware, which add a contemporary element. The clean lines of the quartersawn oak wall cabinetry further contribute to the modern feel. A reclaimed oyster-shell chandelier, which hangs above the island, makes for a bold centerpiece and pairs well with the wall sconces over the three mirrors to brighten the room. Strategically positioned under the large picture window, a pristine freestanding tub is the perfect spot for soaking in this soothing setting. Nearby, the glass-enclosed shower is essentially a whole separate room – the inviting L-shaped bench seat is a practical and posh addition, while a mix of tiles, including hand-painted tile featuring a whimsical flower pattern on the back wall and two niches, gives oomph without detracting from the serene design of the space.

Modern elements come to play in this exquisite powder room that oozes glamour at every turn. Brightening the space are bronze finishes incorporated throughout, from the towel rings to the mirror frame – the bronze is especially striking against the metallic color palette established by the walls and porcelain tile flooring. Of particular note is the statement wall of sea shell tile that runs up to meet the painted ceiling, which features a recessed exhaust fan and lighting, along with a simple millwork detail. The ceiling, along with the room’s trim, boasts a pearlized finish, giving the room depth and warmth. A sleek wooden vanity featuring furniture-style feet keeps things feeling cozy and intimate, while a vessel sink effortlessly enhances the elegance of the room. The unusual side placement of the sink’s faucet is an artistic choice, and artistic flair is also at the heart of the wall sconces’ design. With the absence of a window, the need for plenty of light is critical, which is why two lighting levels – including recessed cans and a central fixture on the ceiling – work with the sconces to ensure a dazzling space.

CURATING COMBINATIONS The way that we combine colors, textures, and patterns in our homes can play a major role in the aesthetic of a room, exterior, or outdoor area. Here, we’ve asked the experts to weigh in on how to best utilize different materials, hues, and designs in order to curate spaces that are not only eye-catching, but perfectly tailored to your preferences.

236

After the many challenges of 2020, homeowners’ top desire seems to be to create calm, peaceful spaces in which to live. This can be achieved through the mixture of warm neutrals, colors of nature, organic textures, and natural materials. The use of a flat river rock on a shower floor with handmade subway tile on the shower walls gives the shower a clean aesthetic with a spa-like feel. Large slate hexagons, a linen-look tile, or marble on the floor adds a timeless, organic feel to the room. The juxtaposition of smooth tile in neutrals, deep blues, or the warm green colors of nature, combined with the rough texture of stone and other natural materials, creates a timeless feel of peace and warmth. No matter what your style is, do not be afraid to mix natural and man-made materials to create a personal living space of your own.

When a customer wants a minimalist look in their stone or tile selection, I tend to think of high-end materials with little to no decoration. A 24-by24-inch Italian marble or French limestone tile on the shower walls and a 2-inch mosaic of the same material on the floor, with the same material for a slab bench and matching countertop, will do the trick. Sleek, clean lines and no additional patterns can be dull, unless you choose a sophisticated material. For a maxed-out space, I love layers of texture, pattern, and color. You don’t get that all from the tile and stone, though. You have to consider paint color, wall coverings, rugs, and fabrics, then find materials to support all the layers.

With tile, I typically recommend staying simple and neutral. You can always use just one tile in a bathroom, for instance, but switch up the sizes and patterns. Tone-on-tone is the easiest way to stay neutral, but by changing up the sizes and layout, you still get some character. You can easily change paint colors or fabrics down the road, whereas tile is much harder to switch. You also cannot beat the look of oneof-a-kind stones – I love a larger 10-inch marble hexagon or a classic basketweave. Or, tiling one wall in a powder room is an easy way to bring in color and texture. It is not much square footage, and a unique mosaic or patterned tile makes a big statement. It all comes down to personal preference. Keeping a neutral look is easy to change up and for resale purposes, but with so many tile options out there, you can make your space unique. Just bring your imagination! Jessica Hurst, The Tile Store

Sherrie Ward, Webco, Inc.

These days, the clean lines and simple approach to decorating are still in the foreground and sometimes taken more to the extreme than ever before. Gone are the elaborate backsplashes and busy patterned stone, but maybe that’s the point. Uncomplicated quartzite countertops, quartz with gentle veining, and subtle marbles are the attention getters, just for their understated elegance and simplicity. A beautiful exotic quartzite can be the backdrop for an elegant kitchen, showcasing hardware and light fixtures and blending with the overall feel of the room. Continuing the stone from the counter as a full-height backsplash is another way to show uniformity and elegance, letting the subtle veining take your eyes on a relaxing voyage. As trends come and go, working with natural stone, quartz, and tile has never been as exciting, and new ideas are coming at us very fast. Taking your time to get what your client wants is a satisfying feeling and keeps your focus where it should be: beauty, functionality, and sustainability. Kelley Carrin, Chattanooga Granite & Marble

Whites and grays have been a classic and timeless look for many years. Now, we are seeing the blue tones come in, ranging from a soft blue-gray to a deep navy blue, which can provide a beautiful contrast to those more neutral shades. Bringing a splash of color to an island or the lower cabinets is a refreshing and inviting look that adds richness to any room. With this exciting demand, a couple of quartz manufacturers have started incorporating navy tones in many of their new designs. In the past, the leathered, brushed, and antique finishes were reserved for granite. Now, you can find quartz available in matte, suede, and leathered finishes as well, all of which can be a striking feature in a room! Don’t be afraid to mix colors or finishes.

This bright and cheery sunroom doubles as a cozy living area with its flat-screen television, ample seating options, and eclectic décor. Corals and bright greens are used throughout the space, creating a tropical-themed color scheme that makes the everyday feel like a vacation. Two coral animal-print armchairs with matching ottomans beautifully mix with a pair of oriental geisha accent chairs, the latter of which are paired with a small table for dining and conversation. A wall of windows stunningly showcases the outdoors, while the room’s décor – from the dragonfly window treatment to the vintage bird prints – is a nod to nature at every turn. LIVING AREAS: CLASSIC COMFORT

Designed with a fresh take on the French country style, this cozy living area marries rustic and traditional elements from floor to ceiling. A tasseled vintage-inspired area rug brings in bright tones against the dark wide-plank floors that anchor the space. The sofa and accompanying furniture’s neutral palette allows the room’s more colorful accessories – including touches of gold and blue alongside simple greenery – to pop. Of particular note is a set of four gold-framed minimalistic prints flanking a central, eye-catching streaked canvas for modern appeal. Natural wood elements found in the accent and coffee tables incorporate rustic flair, as do a pair of wicker chairs placed on either side of the fireplace. With its contrasting brick finish and wood mantel, the fireplace itself makes a statement, exuding warmth and timeless taste. A tray ceiling provides visual depth to a room that already supplies so much in the way of visual interest.

This multi-faceted living space is an artist’s dream. The space provides a relaxed and carefree atmosphere through a variety of colors, textures, and styles – ranging from fur throws to a distressed-wood coffee table to a multi-colored and patterned area rug. Horse-themed artwork, antique boxes, and vibrant throw pillows further emphasize the homeowner’s creative taste. In one corner, a handmade wood-and-glass china cabinet from the 1830s adds yet another element to the diverse décor and allows other artistic pieces to be prominently displayed. As if there isn’t enough to attract the eye within the room, a set of French doors is topped with a large radius window and offers a glimpse at the waterfront just outside. The picturesque scenery helps create a sense of cohesion, as natural elements used in the living space, such as a stacked-stone fireplace, wooden beams, and live-oak floors, bring some of the outdoors in.

An array of fabrics, metals, tiles, and colors were methodically mixed to create this mid-century traditional living area. The fireplace’s stacked ceramic tilework and chunky shelf mantel weave mid-century charm into the space, while the stained-wood TV wall, crafted with a nickel gap application, reminds guests that this is a family room first and foremost. With its unusual shape, the ceiling’s brass light fixture is an unexpected choice that immediately draws attention. Serving as a springboard for the accompanying furniture, two accent chairs featuring geo diamond fabric and black metal bases are a modern selection that boasts both livability and a touch of glamour. Nearby, the lush bench-style leather ottoman feels at home among the room’s velvet upholstery fabrics and nubbytextured throw pillows. This master suite makes the most of the space by utilizing fun textures and colors that establish a fresh design and relaxing environment. Simple, clean lines are used throughout the room – perhaps most notably in the wood-panel accent wall, which grabs the eye with its Gray Shower hue that contrasts with the crisp white walls. The channel-tufted bed blends a more masculine frame with feminine linens and an accent pillow that plays off of the room’s color scheme. Neighboring the bed are two nightstands topped with colorful tray art and lit with wall-mounted black and gold sconces. In addition to this task lighting, a drum light fixture is used overhead to further brighten the space. A tribal mosaic area rug covers the stained concrete floors and brims with coziness and textural appeal. This addition, as well as the artwork and other accessories in the room, can be replaced through the years to maintain an up-to-date design.

Playing off of this serene lakeside scene is a statement art piece framed and mounted above the cozy seating area, complete with a simple black sofa, task lighting, and a decorative metal barrel that doubles as a side table. Across the room, a soft gray upholstered headboard gives height to the queen bed, while the ironwork chaise at the end of the bed provides the perfect perch to relax and enjoy the setting. Overhead, a beaded chandelier adds a feminine touch to the stark tray ceiling, which supplies even more drama. The arch-top bedroom door, along with the matching nightstands and hardwood flooring, showcases beautiful wood grain with plenty of character to stand out among the room’s many eclectic offerings.

A juxtaposition of high drama and relaxation is at the core of this master suite’s design. Commanding the center of the room is a king bed that features an upholstered button headboard – providing a touch of texture – as well as a welted board detailed with nailhead trim. Although grand in scale, this stately bed rests at an ideal height for crawling in after a long day. Two lacquered grasscloth nightstands with polished-nickel ring pulls flank the bed, while a tone-on-tone silver rug runs underneath and works to anchor the space. Contributing to the room’s décor is a gallery wall of mirrors that not only creates a sense of grandeur, but also brings the dark pewter walls to life. However, the wrought-iron stacked laurel leaf chandelier hanging overhead is truly the room’s crowning glory. A MATCH MADE IN HEAVEN

You chose your home because you were drawn to it, and its particular style of architecture is a big part of its appeal. But what exactly classifies a house as arts and crafts, farmhouse, mid-century modern, or French provincial? And as you renovate, how can you be sure that the remodeled interior and exterior design elements of your home still match its overall style? Here’s what you need to know, straight from local experts.

252

A lot of what makes a certain style work well is using its hallmark elements in the right capacity. We do a lot of modern farmhouses in this area, and shiplap is a perfect example. For a home to feel like a true modern farmhouse, it needs shiplap somewhere – but you shouldn’t go overboard. Use it in a few key areas in the home, and steer clear of trying to incorporate it into every room. Other interior elements that lend themselves to the modern farmhouse aesthetic include black windows and, in the kitchen, simple shaker-style cabinet doors and farmhouse sinks. On the outside of the home, a big wooden porch – not concrete – is a must, and a traditional blue ceiling is a nice touch. Incorporating the right elements and utilizing them in moderation will ensure that your home remains timeless and isn’t just a trend 10 years from now.

The farmhouse and arts and crafts styles are very similar when it comes to exterior and interior doors, linear trim, and stair parts. The doors typically have flat panels, and if glass is used in the door design, it will usually have four to six panes. In some cases, the exterior and interior door glass has no grids. The linear molding used during the trimming phase often has basic straight lines. The crown molding used is frequently a specific mid-range size with a simple smooth cove crown, but this varies slightly depending on ceiling height. The staircase design also has straight lines in its metal or wooden balusters, and the larger staircase posts (newel posts) have several variances in square-edged design. Square-edged craftsman stair treads are now being used in place of the radius-nosed edge that has typically been used for years.

For modern or mid-century modern homes, Andersen’s 100 Series windows – designed for both new construction and replacement window projects – are an excellent choice. The durable window frame is made of a sustainable Fibrex® composite material, and its clean corners and sleek profiles provide a contemporary style. The 100 Series has a variety of color options, including dark bronze and black, which can be mirrored on the interior of the window. The understated element of a dark window line can create a delicate yet striking impact that will continue to be modern and timeless for years to come. With Andersen’s patented Easy-Connect Joining System, you can combine picture, casement, and awning windows to create that popular floor-to-ceiling window wall. Making a comeback from the mid-century modern era, the side-to-side gliding window offers maximum visibility and clean lines. And because the sashes do not open outward, gliding windows are the perfect solution in a room where a projecting window (open or closed) may interfere with walkways, patios, or landscaping. Mallory Harrison, East Chattanooga Lumber & Supply Co.

If you love having a house at peace with nature and one that incorporates simple, clean lines, then a mid-century modern home may be the design of your dreams. Less is definitely more where the grace that is mid-century modern design is concerned – except when you’re considering windows and doors. Integrating impressively sized picture and horizontal sliding windows into your architectural look is the best and easiest way to incorporate nature into your home retreat. Another way to bring the outdoors in – while also becoming the envy of the neighborhood – is by adding a multi-slide door that stacks away, dramatically opening up an entire wall of your home to your beautiful outdoor living space. Your home becomes art when you add pops of color to exterior window and door finishes, iconic in these mid-century modern showstoppers, so go bold here! Finish by selecting the highestefficiency glass for years of best-energy performance.

Farmhouse-style houses can lean toward rustic or modern. Rustic farmhouses – aka American farmhouses – boast simple floor plans with a plethora of rough-hewn wood and a smattering of wrought-iron accents in a plain white or off-white color palette. The modernleaning version, while still simple in nature, includes much cleaner lines, smoother textures, and broader use of steel and galvanized accents. Its color palette has its foundation in the gray family, but can be highlighted with blue, black, and even green for those desiring a bolder statement. Jeff Fava, Associated Builders

Joey Tubbs, HomeChoice Windows and Doors

The Tudor house has always been a unique look to me. Our Starmark windows and Starmark custom special-shape windows are a perfect look, keeping the traditional style of this type of home, along with the Victorian SDL grids attached to the outside of the windows. These grids truly highlight the attention to detail in this architectural design, giving an accent to unique craftsmanship. I always like to see the exterior of the windows and Victorian SDL grids in a cocoa or black color, in contrast with the brick and other earth tones usually found in these homes. It instantly sets off the presentation of a Tudor-style home, truly establishing a stunning and authentic overall style that captures the eye when passing by. Timeless and inviting, this dining room is refined yet approachable. The décor leans toward the grandmillennial style, which shows a respect and love for the patterns of the past but with fresh and spunky new colorways. The Baker Furniture dining table and china cabinet are reproductions of early Charleston, South Carolina, furniture, while the modern still life painting with a gentle nod to Matisse contrasts those pieces. A blend of family heirlooms and newer elements further accentuates the grandmillenial style, where classic and convenient coincide. The room is geared toward functionality and usability – features such as bleachable performance fabric on the antique dining chairs allow for easy cleaning, and that means worry-free use and enjoyment without compromising elegance and sophistication. Plenty of natural light fills the space and draws attention to the luxuriously patterned draperies, the muted blues and greens of which are colors that are repeated throughout the home.

GOING MANTEL PHOTOGRAPHY BY RICH SMITH

A fireplace mantel has long been a prime spot to display attractive items – from prized possessions or favorite photos to beautiful greenery and candles – that can really elevate a room’s décor. Joe Jumper, owner of The Clay Pot floral and event design, gives some tips on how to turn your mantel into a genuine showpiece. From whimsical to classic to quirky to elegant, there is no single rule to follow, and mantels can be easily changed to fit your mood.

With so many people having large-screen TVs over their mantels these days, offering no ability to light candles, we feel using multiples of the same item stacked closely together gives the biggest and brightest impact. Here, we used an assortment of simple glass bud vases filled with red anemones, red tulips, and fern fronds. The impact is created by repeating these simple design elements.

An easy way to add height to your mantel is by using a classic white urn for greenery that can even be clipped from your yard. We filled one with Elaeagnus, plumosa fern, Italian Ruscus, purple caspia, and fern fronds – placed asymmetrically for a dramatic impact, with a cluster of taper candles on the other end of the mantel for balance. Flanked on either side of the mantel are iron stands with mood moss mounds.

Glass Bel Air vases filled with Robellini palms and Italian and Israeli Ruscus are placed symmetrically on the mantel. Simple stone containers with mood moss and a single votive candle highlight these individual pieces of novelty art. The assorted shades of greenery offer a simple but elegant complement to the dark frame of the artwork.

White seltzer bottles, each with a single stem of an oversized October fern, placed alongside small votive candles accent the birch trees in the art above the mantel. Taking a cue from the outdoor theme of the art, a bit of outdoor greenery adds understated visual interest.

THINKING OUTSIDE THE BOX How to Create Cozier Outdoor Spaces Your outdoor space can be an outside oasis – not only an extension of your home, but also a special place for family dinners, gatherings with friends, or just some alone time in nature. But how can you make that space feel personal, comfortable, and inviting? Local experts weigh in.

Not every house has a lot of space or screening from neighbors. We have found that adding a strategically placed outdoor fireplace around the pool area not only adds warmth and ambiance on a cool evening, but it can also help shield private moments from prying eyes. By incorporating layers of screening plants such as Leyland cypress or cryptomeria with the fireplace, you can create relative isolation. To take this concept one step further, you can, where possible, construct a pavilion for privacy. With or without the fireplace, an openair pavilion gives a feeling of safety and security that only a roofed-in structure can provide. By enclosing one or more walls or using tied-back fabric or curtains that can be unfurled at a moment’s notice, a homeowner can create needed privacy whenever they choose. There are many options when it comes to your pool that can enhance your outdoor area and make it cozy and welcoming. In-pool lounging is a great way to create an inviting, intimate atmosphere for gathering. Adding inwater features such as bubblers and waterfalls provides ambience while blocking out unwanted background noise. Other water features like deck jets add flair to your outdoor area and present a fun and entertaining spectacle for both guests and homeowners to enjoy. Finally, in-pool lighting is a great way to set the mood and a simple method to really make your swimming pool sparkle. With different color options, these lights provide a romantic atmosphere and give an unforgettable effect. Mike Finley, Aquarium Pools of Chattanooga

Adding color to your hardscape will enhance the overall feel of your outdoor space and help give it ambience. You can add a colored coating to your concrete surface to give it a finished look while also protecting it from freeze-thaw damage. Damaged concrete is an eyesore, and repairing the damage and applying a coating will make your outdoor space have a warm and inviting feeling. For new concrete, we can use a stamp pattern, inlays, or dye packs to add color or texture – the possibilities are endless; you just have to plan. Sharon Gordon, Concrete Repair Specialist, LLC

When extending your living space outdoors, a fireplace is an idyllic feature to create a warm and inviting setting that is perfect for relaxing with a glass of wine, reading a book, or enjoying at family gatherings. When you create your at-home retreat, your design style can range from charming Tudor to old-world to modern farmhouse. Using natural materials such as brick, stone, or limestone and pairing them with natural elements like a vertical flower or garden wall will create that perfect and intimate environment. Combining additional hardscape elements, including pavers with bits of grass or stone peeking through and a low-height wall, can designate your area, create privacy, and provide seating and storage. Jennifer Poole, General Shale

Privacy trees are one of the best things you can do to make your outdoor space special and intimate. We specialize in helping people pick the proper plants for their yard to give them privacy, and we add layers of landscaping to make the space softer and more inviting. Privacy for enjoyment ranks at the top of the list, while adding fountains, additional plantings, outdoor rooms, and planters makes your outdoor areas complete. Landscaping your yard not only adds value to your property, but it also adds quality of life and enjoyment for you and whomever you share that space with. If you bring us any inspirational photos, pictures of your space, and measurements, we can help you create your own oasis. Cole Webster, The Barn Nursery

Ornate iron railing surrounding the backyard is the cherry on top of this area’s design.

For those wanting a vacation without ever leaving home, this sparkling poolscape offers the best of both worlds. The simple yet effective layout of the pool allows for expansive lake views, letting the stunning scenery take center stage. A sun shelf, complete with inpool lounge chairs, is the perfect perch to enjoy some vitamin D and the pool’s calming bubblers. Connected to the sun shelf is a raised hot tub with a waterfall that flows directly into the pool for a luxurious touch. Two deck jets, along with built-ins for umbrellas incorporated into the pool’s design, complete the laundry list of lavish amenities. The interior of the pool features a Caribbean Blue finish, heightening the vacation vibes by calling to mind the beauty of the Caribbean Sea. The outdoor area itself is swathed in glistening travertine tile – not only is this a stylish addition, but the durable tile is also resistant to heat, ideal for a hot Tennessee summer.

Airy and bright, this cozy veranda can be enjoyed year-round, thanks to durable materials and its overhead covering. Strategically placed to encourage conversation, white-framed furniture provides crisp contrast to its pale blue fabric, which was designed to survive the outdoor elements. Geometric patterned accent pillows add a playful yet refined touch, while coordinating white side tables are a practical choice that allow various plants to be displayed, further sprucing up the space. Continuing the botanical theme, a large Impressionist-style floral painting acts as a focal point on the far wall, breaking up the monotony of the bright white siding. Underfoot, a neutral woven area rug pulls from the colors of the painting to achieve a unified design. All of this overlooks a beautifully manicured backyard, making it the ideal spot for a morning cup of coffee or an afternoon visit with friends.

OUTD OOR A RE A S : FIRESIDE BLISS

Located in the stunning McLemore community on Lookout Mountain is a casual outdoor area that can serve as a social hub or quiet haven. A meticulously landscaped winding pea-gravel pathway leads up to the space and incorporates a touch of whimsy into the design. At the center of it all is a custom circular stone fire pit – a naturally inspired solution for warming hands and hearts on chilly fall evenings. A short semicircular wall matches the stonework and gives a sense of privacy to the space while offering extra seating. With their distinct appearance, brown-stained Adirondack chairs – a durable selection that conveys relaxation as well as refinement – surround the fire pit and are also arranged in a semicircle. These classic chairs provide the optimal place to settle in and enjoy the tree-filled surroundings. Perimeter accent lighting further illuminates the retreat for an ambiant walk back to the cottage after a full day of golfing.

MCCOY HOMES – FUNCTIONAL FARMHOUSE

Functionality, durability, and timelessness were guiding principles in the construction of this modern farmhouse. The four-bedroom, five-and-a-half-bath residence caters to a young and active family with open and flexible spaces, convenient and attractive storage solutions, and robust materials. Easily the hardest-working room in the home, the centrally located great room is primed for gathering. Its graciously proportioned windows, soaring ceilings, and neutrally painted walls allow an abundance of natural light to bounce about the space. The fireplace’s finish, which matches that of the exterior rock, unifies the interior space with the adjacent outdoor living area. In the kitchen, more than 70 square feet of clear counter space, as well as ample cabinet space and under-counter seating, ensure less clutter and more conversation. The light and airy master bathroom works to facilitate rest and renewal with its massive pass-through shower and soaking tub, each accented with soft gold fixtures reminiscent of other enduring finishes found throughout the home.

K&M HOMES – MODERN MARVEL

Sitting on a five-acre lot by the water, this modern farmhouse stunner brings the outdoors in with natural elements galore. Stacked stone, prominent in the living room as well as the kitchen backsplash, provides texture and dimension, working alongside wood accents like the exposed ceiling beams to add warmth to the color scheme. Built-in shelving and a group of quartz countertops in the main living area up the ante in terms of sophistication. The neutral hues used throughout the open-concept interiors are visually dramatic and beautifully complemented by industrial features – including matte-black surfaces and iron light fixtures – that dial up the contemporary vibe. The modern feel is perhaps best exhibited in the streamlined master bathroom, complete with a freestanding tub, frameless shower, and double vanity. Meanwhile, an open porch at the back of the home, accessed through a set of French doors in the living room, offers a peaceful respite to enjoy the surrounding landscape.
