What is a purchase contract “contrato de compraventa”? House hunting in itself is hard work, if you throw moving to Spain into the mix it makes it even more challenging,.
It´s important to know what elements must appear in this purchase agreement:
As exciting as buying a new home is, one must always exercise caution, even more so when in a foreign country, where laws and customs are so often very different to our own. However when you´ve found the house of your dreams, and your independent lawyer has given you the green light, you will need to sign a purchase agreement, also known as a “contrato de compraventa”. Your independent lawyer will draw this written agreement up for you or he will go through the written agreement that the vendors lawyers draw up. Please remember to sign this document ONLY when your independent lawyer has given you the go ahead!
• The offer/price – how much are you willing to pay? • The Deposit – how much is the deposit, when and how is it payable? • Financing – Do you need a mortgage? • A description of the property. Square meters, cadastral number, address, details from the land registry, any debts related to the property such as a mortgage, an up to date license of occupation, is it furnished or unfurnished and an exhaustive inventory in annex of everything that is included. • The full names, address of residence, passport and or fiscal numbers of the buyers and the vendors. • Any other details that your independent lawyer deems necessary to make the purchase of your new home as safe and easy as possible for both parties.

5 curiosidades que quizás no sabías sobre el vino La importancia del vino en nuestro día a día es fundamental, ya que es uno de los productos alimentarios más consumidos. Fruto de la biotecnología, su historia está llena de anécdotas curiosas. Según datos de la entidad Wines from Spain, solo en 2012 se consumieron más de 245 millones de hectolitros. Esta cifra pone de relieve no solo la importancia económica del vino, sino también su extendida presencia en la sociedad.
¿Cómo se fabrica el vino? Al igual que en la producción de cerveza, la fabricación del vino se realiza mediante un proceso conocido como fermentación. En él intervienen, al igual que en la obtención de pan o cerveza, cepas de la levadura conocida como Saccharomyces cerevisiae, o especies muy relacionadas con esta.La fermentación del vino blanco y tinto presenta grandes diferencias Tras la vendimia, los productores de vino deben pisar las uvas recogidas (bien con los pies o bien a través de alguna máquina especializada), con el fin de obtener el mosto, que será el ingrediente principal para la fabricación del vino (al igual que la malta en el caso de la cerveza). El mosto será sometido luego a la fermentación alcohólica, proceso por el cual las levaduras consumen sus azúcares y los convierten en alcohol 60 Class & VILLAS
y otros compuestos. Este proceso es diferente según hablemos de vinos tintos (la fermentación se produce a 24-29ºC) o vinos blancos (7-16ºC). La uva también es distinta según qué tipo de vino queramos producir, ya que en el caso del vino tinto, la piel de la uva también se deja macerar. Este es el motivo por el que el vino tinto es más astringente que el vino blanco, ya que la piel de la uva tinta presenta antocianinas.
TODOS LOS MINERALES BÁSICOS PARA LA VIDA HUMANA ESTÁN EN UNA BOTELLA DE VINO Efectivamente, una botella de vino, además de no contener grasas o colesterol, alberga una gran concentración de calorías. Es más, contiene todos los elementos básicos que hacen posible la vida humana: calcio, cloruro, cromo, cobre, yodo, hierro, magnesio, fósforo,
potasio, selenio, sodio y zinc. Quizá de ahí viene lo de darles antiguamente a los reos sólo pan y vino para comer.
¿Cuál es el vino más caro del mundo? En el sector vitivinícola, existen productos para todos los gustos y bolsillos. Sin embargo, una noticia de octubre de 2013 nos dejaba con la boca abierta: en el aeropuerto internacional de Dubai vendían la botella más cara del mundo: solo costaba 195.000 dólares. El vino en cuestión era una botella Balthazar (de 12 litros de volumen) que contenía el vino Château Margaux 2009, procedente de la región Midoc, en la zona norte de Burdeos en Francia. Esta denominación de origen, famosa por sus caldos, ahora es también conocida por el honor de tener el vino más caro del mundo.
¿Qué son las lágrimas del vino?
El consumo de vino tinto mejora la memoria
Si bebemos vino en una copa, es posible que alguna vez hayamos visto unas curiosas “lágrimas” resbalando a través del cristal. ¿Es que acaso el vino “llora”? ¿A qué se deben estas lágrimas? Su existencia es producto de la física, y fue descrita por primera vez en 1855. En particular, la existencia de las lágrimas del vino se debe al conocido efecto Gibbs-Marangoni. Su mecanismo se basa en la composición del vino, formado por agua y alcohol, y la diferencia de tensión superficial existente entre ambos líquidos. Este efecto fue descrito inicialmente por el ingeniero James Thomson, a la sazón hermano mayor de Lord Kelvin. Su nombre, sin embargo, se debe al italiano Carlo Marangoni, que realizó diez años más tarde su tesis doctoral sobre este curioso efecto.
El resveratrol, un compuesto que se encuentra en la piel de las uvas rojas, ayuda a mejorar la memoria. Según estudios publicados en el Journal of Neuroscience, encontraron mejoras en la memoria a corto plazo debido a los suplementos de resveratrol.
