Navigating a transaction to the closing table requires an array of specialized players: from brokers to civil engineers, surveyors to attorneys, utility contractors to lenders, and architects to title companies. We know these players and they know the Classen Realty Group. Our experience spans across several sectors including industrial, office, transitional land, multifamily, and pad sites.

SELLER REPRESENTATION

As an owner, the sale of an asset is one of the most important and profitable aspects of a transaction. Our differentiating factor is the in-depth “due diligence” that we employ as part of our marketing campaign. We research each property to identify its highest and best use; consult with Planning & Zoning officials to determine project viability and requirements; and showcase our findings in our marketing packages to potential buyers.

BUYER REPRESENTATION

The first step we take for our buyer clients is to determine their individual goals and specific criteria for a property, whether purchasing land to develop or an existing building. Our experienced team is committed to looking after your best interests to ensure that your next acquisition is a sound and profitable investment. We use a thorough checklist that includes everything from securing an engineering firm and meeting with city officials to ordering environmental studies.

ASSET CLASSES

LAND

It may seem like a simpler asset, but land deals can be complex. Land assets include agricultural; infill land (vacant urban plots that were once developed); and brownfield land (plots that previously held commercial buildings, usually with environmental stipulations).

INDUSTRIAL

Industrial buildings are often located along interstate highways for ease in shipping and delivery. A few of the different types of industrial buildings are heavy manufacturing, light assembly, bulk warehouse, and flex industrial. These spaces can also be used for film studios and airplane hangars.

OFFICE

This type of commercial real estate ranges from singlestory buildings in suburbia to multi-story urban office buildings. Often these buildings include a mix of things like open bullpen space, private offices, reception areas, and conference rooms.

MULTIFAMILY

Every type of residential real estate is multifamily except for single-family homes. The most common multifamily commercial real estate includes two to four-unit homes (duplex, triplex, fourplex); garden, mid-rise, and high-rise apartments; senior & assisted living; and student housing.

ASSET CLASSES

HOTELS & HOSPITALITY

The hotels and hospitality class includes buildings that offer both short and long-term accommodations to travelers, for leisure or business purposes. The most common types of hotels are limited service, full service, extended stay, and resorts.

MIXED USE

Some properties fall into multiple asset classes, making them mixed-use properties. Many high-rises are considered mixed use, with retail stores located on the first few floors and apartments above. Mixed-use properties may include retail, industrial, office, or residential.

RETAIL

Retail almost always refers to brick and mortar stores that accommodate shoppers. That could be everything from a small convenience store to large stores like Costco or an entire regional mall. Retail spaces include restaurants, salons, and other service providers.

SPECIAL PURPOSE

Overall, any property that’s created for a highly specific activity or group of people fits under the umbrella of special purpose. Examples of special purpose property include: churches, stadiums, schools, theaters, amusement parks, and RV parks.

TRANSITIONAL LAND SALE

Mitchell Classen represented the sellers of a transitional property along a well-known river in Bastrop County. After owning the property for over 25 years, the family hired Classen Realty Group to represent them in the sale of their expansive river property. After preparing a comprehensive marketing package and gathering comparable sales data on nearby properties, a well-qualified buyer was found and the property went under contract after thoughtful and careful negotiations. During the transaction, there were several key players coordinated and managed by Classen Realty Group, from geotechnical engineers, environmental engineers, attorneys, lenders, and appraisers to a 1031 qualified intermediary. As the transaction progressed and feasibility periods passed, the clock of a looming 1031 exchange deadline began ticking. A 1031 exchange allows a seller to buy a like-kind property within a narrowly defined time limit to defer any capital gains taxes associated with that sale. After touring several properties in the surrounding area, Mitchell assisted the family in negotiating and contracting a property before the 1031 exchange deadline.
