PROPERTY TYPES

RECREATIONAL LAND

Recreational land is most often raw or bare land that is used for various types of recreational activities such as hunting, weekend getaways, fishing, ATV use, family retreats, and so much more. Owning a spot to call your own makes those activities much more accessible.

AGRICULTURAL LAND

Agricultural land use is land used for growing crops such as corn, wheat, beans as well as orchards and vineyards. It also includes land used in raising and grazing farm animals such as cattle, sheep, and pigs.

TRANSITIONAL LAND

Transitional land is usually a parcel of 10 to 300 acres located near the edge of an existing municipality. Due to the close proximity to the municipality, transitional land provides utilities, retail stores, and other services that new residents desire.

LIVE WATER RANCHES

Live water refers to the bodies of water that have a constant flow. Think of spring-fed streams, flowing creeks, or a river that is constantly flowing. Trust us to know which properties have historically drought-tolerant live water. These prized properties rarely come on the market.

HORSE PROPERTY

An equestrian property is a home that also has stables and other facilities for horses, and usually a considerable amount of land and trails for riding. These properties can serve as a place for training and recreation for equestrians and horse lovers.

GENTLEMEN’S RANCHES

A smaller ranch in which its main purpose is to provide a certain lifestyle for its owner, characterized by any combination of recreational, production, or sporting opportunities with revenue generation typically being a secondary focus. They are more aptly labeled Lifestyle Ranches.

LEGACY RANCH

Ranches deemed “legacy” ranches are steeped in historical significance, natural resources, and bountiful wildlife. They are often the result of careful cultivation, great effort, passion, and commitment to building a lasting monument to the ranching tradition of the West.

RESORT PROPERTY

Generally, any property where people go for the purposes of fun and vacations. There are four primary categories of resorts: golf and beach resorts; island and lake resorts; mountain and ski resorts; and spa resorts.

REMARKABLE RESULTS

Mitchell Classen represented the sellers of a cattle ranch along a wellknown river in Bastrop County. After owning the property for over 25 years, the family hired Classen Realty Group to represent them in the sale of their expansive river property. After preparing a comprehensive marketing package and gathering comparable data from nearby sales, a well-qualified buyer was found. The property went under contract after thoughtful and careful negotiations. During the transaction, there were several key players coordinated and managed, from geotechnical engineers, environmental engineers, attorneys, lenders, and appraisers to a 1031 qualified intermediary. A 1031 exchange allows a seller to buy a like-kind property within a narrowly defined time limit to defer any capital gains taxes associated with that sale. Mitchell assisted the family in negotiating and contracting a beautiful ranch estate in Fayette County within the 1031 exchange deadline.
