HOME TYPES

SINGLE FAMILY

A single-family home is a freestanding home on its own plot of land. It is an independent residential structure that sits on its own land and is designed to be used as a single dwelling unit, with its own kitchen, walls, and utilities.

LUXURY

Real estate is considered “luxury” when it features a prime location, large size, valuable materials, expert design, high-end amenities and prestigious history. Typically, luxury real estate is valued within the top 10% of properties on the local market.

WATERFRONT

Waterfront property sits on land that rests at the edge of a body of water. Real estate property value is heavily influenced by location, and waterfront homes (which may frequently be considered luxury purchases) are typically situated in enviable locations.

NEW CONSTRUCTION

A new construction home is one that has not been previously occupied. Everything is shiny and pristine with the most up-to-date applicances, windows, and building materials. New homes are built to the latest code requirements and are more energy efficient.

HOME TYPES

CONDOMINIUM

A condominium is a residential unit in a larger development—a building or complex—in which you own the deed to the unit and share common spaces with other owners. Apartment buildings and townhouse complexes can both be structured as condos.

DUPLEX — FOURPLEX

Duplex, triplex, and fourplex homes come in various shapes and configurations. Each unit must have a separate entrance, kitchen, bathroom, and utility meters. Each unit has the same amenities you’d find in a typical single-family home.

TOWNHOME

A townhome is a narrow, multilevel residence. It is generally attached to other residences and offers the best of single-family home and condo living. The shared amenities can help promote a healthy and happy lifestyle without worrying about maintenance.

RESIDENTIAL LOTS

A parcel of land within the development for which no building permit has been issued. The parcel is intended for use as a site for a single-family detached dwelling, single-family duplex unit, or patio home—as shown upon any recorded final subdivision map.

When Trevor and Breanne Lundgren were ready to start their new home search in the New Braunfels area, they reached out to Mitchell Classen. After months of searching, they walked into their dream home in the Canyon Lake and Spring Branch areas knowing immediately that they had found exactly what they wanted. While Mitchell aggressively negotiated the purchase of their new home, he also helped the Lundgrens place their current property on the market. Their house had multiple offers and went under contract within three days. It sold significantly over the listed sales price. Mitchell strategically maneuvered the complex and rigorous demands of acting as both listing agent and buyer representative with happy results—closing on both properties within 30 days.
