‘Iron’ Will sets out by land, sea and highway

By Jennifer Lang Will Rogers has planned a physically challenging summer for himself, to say the least. The veteran Cloverdale paramedic is about to run, bike and swim over 960 km in June and July as part of his Million Dollar Journey to bring attention to the importance of stopping sexual exploitation of young people.
Rogers, a 51-year-old father of three, has once again planned three, separate ultra-long distance endurance feats to raise awareness and support for the Servants Anonymous Society of Surrey. It’s a feat that’s become an annual test of his considerable iron will; in 2008, Rogers completed a 17-day run from Victoria to Penticton, logging the last 110 miles on crutches. In 2009 and 2010 he swam the Georgia Strait (a distance of 24 km), then biked from Victoria to Penticton (440 km), and then ran another 500 km from Vancouver Island to the Okanagan. The 2011 Million Dollar Journey will see Rogers reversing

The participants “will have to develop a business plan on how they intend to sell the product before they are approved to sell them,” explains Graham. “The MTI staff will closely monitor their progress and assist them as they go.” “Essentially, (Global Agents) searches for the most innovative ways to solve poverty around the world,” Fitzmaurice explains. “We’re absorbing the risk to help kick-start a local economy.” While Uganda is a world away from the summer cycling route, riders will absorb the culture and atmosphere of poorer areas of Eastern Europe. “It’s for a good cause, but we want (our) people to be educated,” says Fitzmaurice. “It’s got a big social component to it.” The riders will wind their way through side streets, occasionally getting lost on purpose. “You meet more people that way,” she adds. Due to family commitments, Law will wind her trip up half way through, in Budapest, Hungary. “This will be my first time travelling to Europe, so I have no idea what to expect, but I’m very excited to meet new people and experience different cultures,” says Law. “I haven’t finalized my packing list, but I will be taking a homemade helmet-cam mount and I’m working on a mount for my handle bars so I can take videos and pictures while riding.” Fitzmaurice, who plans a layover on a Greek or Italian beach after the ride, has been looking forward to cycling Europe with Global Agents for five years. She waited this long because she “wanted to have a job that I could come back to, and wanted to go on a trip without coming back broke.” In spite of the physical strain coming her way, she looks forward to the adventure. “For me, it’s been four years of school, which feels like you’ve got a little bit of the world on your shoulders. Rogers says SAS helps reduce or even eliminate the need for social services. “One girl on the streets can cost the social system $40,000 to $50,000 a year,” he says, adding the money earned through prostitution feeds other criminal enterprises – brutal, opportunistic criminality that Rogers firmly believes should not be tolerated by a modern, compassionate society. “SAS saves lives, families, and tax dollars,” he says. Government support accounts
for just 14 per cent of SAS’s funding. Much of the rest comes from private donors, sponsors, and fundraisers. He’s ultimately hoping to sign up 10,000 people who will commit $20 a month for 24 months, raising $5 million to provide SAS with ongoing funding. It would also allow SAS to expand – or bring the program to another community. Rogers’ swim is June 23, the bike ride is July 1 and 2 and the 500-km run begins July 9. Not only would Delta and Newton be served by the line, the Interurban would also connect Surrey and SkyTrain with Cloverdale, Langley and beyond. How long must the South of Fraser wait? The Interurban is a valuable piece of the South of Fraser transit puzzle, but the provincially controlled TransLink continues to turn a blind eye to it, even in the face of expert opinion and the support of Mayor Dianne Watts. For an organization still struggling to fund the Evergreen Line, now 20 years in the planning, and continuing to beg municipalities for more money, TransLink’s obtuseness on the Interurban is unforgivable.

To the editor; Re: “Surrey transit options: Hunt wants Cloverdale curve,” June 10 TransLink’s proposed designs for transit expansion in Langley and Surrey are an exercise in behind-the-scenes manipulation. Ten designs are presented, and the public is led to believe that because there are so many options to choose from TransLink must be listening. In fact, TransLink has ignored one of the main tenets that experts around the world agree is crucial to building a cost-effective transit network: utilize existing infrastructure where possible. For the South of Fraser, this means the existing Interurban rail line. The Interurban line has been the subject of extensive study. Years ago, TransLink itself studied using the corridor for a “West Coast Express” style commuter rail system. That study found the corridor to be too narrow and too curvy to be feasible for that type of system. This is not at all surprising, since the Interurban line was originally intended with Light Rail in mind – the line was designed for small interurbans, not huge

Falcon: No HST hike HST foes, meanwhile, pledge to keep on ďŹ ghting for democracy By Alex Browne B.C. Finance Minister Kevin Falcon has answered critics who have claimed the Liberals could turn around on their promise to keep the HST at 10 per cent, once that level is achieved in 2014. “Not while I’m finance minister,â€? he said, when asked if there was a scenario in which the HST could rise after that point. “When I make a commitment to do something, I do it,â€? he said. The Surrey-Cloverdale MLA, who is also deputy premier in Christy Clark’s cabinet, said he also doubted that such a move would take place even if he no longer held the portfolio. “Not with our government,â€? Falcon said. “It’s important to recognize our goverment has a consistent record in reducing taxes‌ and we’re committed to reducing the HST.â€? Falcon spoke just days ahead of a Fight HST town-hall meeting in White Rock, at which Bill Vander Zalm and Chris Delaney – architects of the public initiative that forced the HST referendum – vowed to keep up the fight against the unpopular tax. Ask the Dentist By Dr. Andrew Willoughby, DMD Palateless Root Retained Over-Dentures Q: My teeth have always been bad, but over the past 10 years I have lost nearly half of my upper teeth and most of my lower molars. I am now having trouble chewing and my jaw joints are starting to ‘clunk’ when I open. I’ve been to see several Dentists who have suggested an implant supported denture but I am unable to afford that kind of treatment. I have great dental insurance, what are my other options? A: Your situation is not all that uncommon. Dental implants can be expensive when you are talking surgical fees for five, six or more implants along with the additional costs for implant dentures or crowns. You definitely need to address your TMJ issues (the ‘clunking’). IF you have adequate root length and bone support on three or preferably four remaining upper teeth and IF these teeth are spread out around the arch form of the upper jaw (not all clumped together) there is a good chance you may be a candidate for a root retained over-denture. With sufficient natural tooth support an experienced Dentist can often design an over-denture that attaches to a series of individual post and root caps permanently anchored into the root forms of the remaining (retained) teeth. This type of prosthesis requires that root canal treatments be performed on selected anchor teeth so they can rigidly support a cast post and root cap. Once the tooth has been reduced to the gum line, the post and root cap is bonded to the remaining tooth. On top of these root caps the male half of a friction fit attachment is attached and lined up with a matching female housing permanently embedded in the acrylic inside the denture. When this style of over-denture is fully seated these attachments are not visible because they are housed on the underside of the prosthesis. Maintenance of an over-denture is simple, it snaps on and off the attachments and the patient can clean around the root caps. When three or four of these attachments are uti-
lized the over-denture can be firmly snapped down on top of these root caps which creates sufficient added stability and retention to the denture so a large portion of the complete acrylic denture covering the roof of the mouth can now be removed! A palateless overdenture can have a profoundly positive impact on how the patient talks, breathes, laughs, eats and swallows. Some of our happiest patients are those with palateless over-dentures. An added benefit of a root retained over-denture is that it allows the patient to retain the jaw bone surrounding retained roots thus maintaining the integrity of the patients arch shape and facial profile. In our practice we use only cast gold posts and root caps along with German made CEKA attachments because they are the most accurate, durable and easiest to maintain. Esthetically the finished root retained overdenture looks fantastic and can be fabricated and delivered for significantly less than an implant-supported over-denture. City facility ‘marks the modern renewal of Cloverdale’ By Jennifer Lang The new Cloverdale Recreation Centre has earned a mention on Canadian Architecture magazine’s website for setting a new standard for community recreation facilities. The $22.5 million facility “marks the modern renewal of Cloverdale and its iconic fairgrounds,” the item says, adding the building establishes the tone for the city’s future plans for the Cloverdale Fairgrounds site. The project was completed on time and on budget by CEI Architecture, the article continues, adding it’s the first of six planned for the site by the City of Surrey. “With this building in particular they wanted to make a real announcement about the fairgrounds and its design direction,” CEI Architecture partner Mark Hentze told the magazine. “We were able to use expressive but economical wood forms to complete a very complex, high impact

The official dedication ceremony was held June 9 at Honour House in New Westminster, the home for injured soldiers, firefighters, paramedics and police who require treatment. Home prices hit ‘astounding’ heights By Jeff Nagel A new report warns “frothy Vancouver” is vulnerable to a real estate market correction that could bring a significant price drop. “Riding a wave of wealthy immigrants, Vancouver’s house prices have nearly tripled in the past decade, spiralling beyond the reach of most first-time buyers or non-lottery winners,” according to a report by Sal Guateri, a senior economist at BMO Capital Markets. He cited strong demand from Chinese buyers, stoked by looser travel restrictions as well as stricter purchase rules and higher prices in China. Guateri examined the ratio of average home prices to median family income – a key yardstick of real estate affordability. Vancouver prices are now an “astounding” 11.2 times the median local income, he found, compared to 4.6 times the median income in the rest of Canada and 6.7 in Toronto, the highest level of a major Canadian city after Van-

couver. Ten years ago, Vancouver’s ratio was only 5.4 and prices were running only modestly ahead of Toronto’s. Now Vancouver’s prices are 71 per cent higher. “While land-use restrictions and high quality-of-life rankings can justify elevated prices, current steep valuations could prove unsustainable if foreign investment ebbs or interest rates climb,” Guateri cautioned. “How much could prices fall?” he asked. “Four corrections in the past three decades saw declines averaging 21 per cent and valuations are higher today. “Still, if interest rates stay low and wealthy immigrants continue to pour into the city, prices could stabilize sooner than in past downturns.” The recent 2008-09 correction – a 13 per cent drop – was actually the mildest of the four. The worst was 1981-82, when Vancouver home prices fell 36 per cent. Even a modest increase in the current ultra-low interest rates

would slow the market, the report said. The Real Estate Board of Greater Vancouver’s benchmark price for detached houses hit $890,800 in May, a 10 per cent increase from a year ago. Apartments were up 2.2 per cent to $407,400 and attached units gained 3.5 per cent to $517,800. The benchmark price for detached houses rose 2.8 per cent in the past year to $529,800 in the Fraser Valley, which includes Surrey, North Delta, White Rock and Langley. Unlike the benchmark (which tracks typical properties), average prices have risen faster – the result of more sales of higher-end homes or houses on big acreages. The average price for a detached house rose 11.6 per cent to $630,870 in May, according to the Fraser Valley Real Estate Board. Townhouses in the valley actually dipped 1.1 per cent to $328,300 and apartments were down 0.5 per cent to $252,200. – Black Press

Rents edge up Average Metro two-bedroom costs $1,181 By Jeff Nagel Rents edged up 2.6 per cent in Metro Vancouver over the past year, according to the Canada Mortgage and Housing Corp. The average rent for a two-bedroom apartment climbed to $1,181 in April, up from $1,150 a year before. Further east in the Fraser Valley, Abbotsford-area rents climbed 1.9 per cent from $783 to $797. The provincial average rose 2.1 per cent from $983 to $1,015, CMHC reported.While prices are up slightly,
the latest rental market survey found it’s somewhat easier to find a unit. Vacancy rates in Metro Vancouver increased from 2.2 to 2.8 per cent and from 3.1 to 3.7 per cent province wide. There was no change in 6.6 per cent vacancy rate in Abbotsford. CMHC economist Carol Frketich said the rental unit supply rose as tenants in purpose-built apartment buildings bought their own homes or moved into secondary suites or investor-owned condos not covered under the survey. – Black Press

I injured my knee playing rugby. It is now swollen and painful. What do you recommend I do? It is important to determine whether the injury resulted from running or from a sliding, twisting or impact type injury. A forceful twist and compression to the knee may result in injury to the structures of the knee joint namely bone, ligament or cartilage. These type of injuries are characterized by pain, swelling and instability. Acute management of these injuries should include a detailed assessment to determine the structures involved and the severity of the injury. X-rays may be prescribed to assess the joint as well as anti inflammatory medication to decrease the inflammation. If there was no direct cause of injury the biomechanics of the player must be examined. This refers to spinal alignment, muscle imbalance across the hip, knee and ankle, core stability, foot posture and running gait analysis. In both cases wearing a compression garment and applying ice to the injured area for 10-15 min will serve to reduce the swelling. Good footwear with adequate shock absorption and motion control are recommended. A physiotherapy assessment will help to identify the cause of injury and a comprehensive treatment program can help to relieve pain and restore function.
