Beth Torah Congregation kicks off 60th anniversary celebration BY BARI AUERBACH Sixty years ago, it was a landmark day when Congregation of Monticello Park Jewish Center was founded on July 16, 1948…but on November 2, 2008, the community-wide celebration was even more monumental when the acclaimed Aventura area synagogue, now known as Beth Torah Congregation, kicked off a 60th anniversary celebration with spectacular festivities uniting over 1,000 families and community leaders. This past August, Potamkin Honda and the Aventura Marketing Council (AMC) teamed up to help some of the most worthwhile charities and organizations throughout South Florida by creating a charity raffle. Barry Frieder, president and COO of Potamkin Automotive, said, " We recognized that our community's charities and organizations were facing an extremely challenging year of raising funds, and have therefore offered to donate a 2008 Honda Fit." Frieder asked the AMC to organize the fundraiser, and the two organizations went to work immediately. The AMC checked with the IRS to ensure that all guidelines for holding a charity raffle would be followed, and worked closely with two CPA firms, Peter L. Fishel, CPA, and Melnick Lilienfeld & Associates, CPAs to follow all necessary charity raffle rules and regulations. Within weeks, a charity raffle was underway with invitations to all 501 Š (3) members of the Aventura Marketing Council to participate. VIEWPOINT A solution for low-income Much ‘chocolate’ isn’t borrowers really chocolate BY PRIANJALI MASCARENHAS The U.S. housing market has witnessed a mortgage collapse unlike anything we've seen since the Great Depression. With housing foreclosures affecting neighborhoods around the country, many people are left wondering what went wrong, and how they can help support affordable housing solutions for people hardest hit by the crisis. The Center for Responsible Lending predicts that 2.2 million borrowers could lose homes through the end of 2009, with a loss of $164 billion in wealth. Unfortunately, many pundits have adopted a “blame the victim” strategy, saying that low-income borrowers are to blame for getting in over their heads. These pundits ignore that many low-income borrowers have been victims of predatory lending, with unscrupulous lenders offering sub-prime mortgages, intentionally being unclear about the terms and potential for changes in fees and rates. Borrowers start out with low “teaser” interest rates, but then their loans shift to high interest rates after the introductory period, in addition to other costly hidden fees, prepayment penalties, and more. The demographic hardest hit by predatory lending in the sub-prime market includes the elderly, women, and low- and moderateincome borrowers: the people who can least afford it. People of color in particular are receiving a disproportionately higher number of high-cost loans and in turn stand to lose substantial equity as a result of high debt payments. The Center for Responsible Lending reports that 53 percent of AfricanAmericans and 42 percent of Latinos who bought homes in 2006 received a high-cost sub-prime loan, compared to only 22 percent of white borrowers. The current crisis is not a consequence of bad borrowing, but of bad lending. But there are lenders, such as Community Development Financial Institutions (CDFIs), who understand the right way to engage with underserved, lowincome communities - and as a result, their portfolios have remained strong, so far avoiding the crash that has harmed lenders that are more conventional. CDFIs lend to the same group of lowand moderate-income individuals who have suffered from predatory lending, but with some very important differences in their practices. Lenders at CDFIs develop personal relationships with their borrowers and are familiar with the details of the local economy. They work to provide additional services to borrowers to ensure the success of those

loans, such as foreclosure prevention counseling, financial training programs that educate borrowers on abusive lending practices, and legal advice. Their core mission is to build wealth in low-income communities, not strip wealth out. If all lenders followed such guidelines, we would not be facing the crisis we have today. For example, Self-Help Credit Union in Durham, N.C., engages in direct home lending to qualified low-income borrowers and has a track record of 3,000 successful direct loans totaling more than $228 million. And Self-Help financed over $4 billion in loans through its secondary mortgage market programs-in which Self-Help purchases loans from partner banks and credit unions, and sells them to Fannie Mae, helping give liquidity to these partner institutions. (This program has not been affected by the recent government takeover of Fannie Mae.) To be eligible for this program, loans must meet responsible lending standards-meaning that no high-cost loans are included. This results in preserving home ownership opportunities for working-class Americans, particularly people of color. People who choose to invest in institutions like Self- Help that offer fair and affordable alternatives to abusive predatory lending are promoting a positive solution to the growing foreclosure and mortgage crisis. Promoting affordable housing, and educating borrowers on how to manage their loans, allows low- and moderate-income populations an opportunity to build equity and eventually fuel the economy. What's more, community investors are doing well by doing good. Investors in CDFIs can expect a steady and reasonable return, running at about 3 percent to 5 percent per year. Community investing's consistent success means that it is outperforming today's rollercoaster stock market (as it previously did during the dot-com collapse). While our nation is in need of a sound regulatory framework to combat the crisis, it is clear that community investing is making positive impacts in low-income communities affected by the sub-prime mortgage crisis. BY JIM HIGHTOWER Be careful out there. The corporate powers are messing with us again. Here comes Hershey, the iconic candy company that claims to be "committed to making the world's best chocolate." For example, such brands as Mr. Goodbar, Milk Duds, and Take Five brag right on the label that they're "made with chocolate." Only they're not. Chocolate, as you probably know, is made of cocoa butter. It's yummy stuff. But get out your magnifying glass to read the labels of the Hershey bars that claim to be "made with chocolate," and you'll find oils from palm kernels, soybeans, sunflower, and safflower listed - but no cocoa butter. None. How can this be? Trying to find the logic of it will cause your brain to explode, but here is the essence of the deception. The Food and Drug Administration, which regulates candy contents, says flatly that cocoa butter is the required fat for chocolate. However - under pressure from most of the industry's big players, the FDA allows the use of such tricky phrases as "made with chocolate," "chocolately," and

"chocolate candy" to label products that actually have zero of the good stuff in them. It is, in other words, a governmentsanctioned consumer fraud. But the industry wants to deepen the fraud by getting FDA regulators to alter the very definition of chocolate so that it no longer mentions cocoa butter. It'd be like saying that wineries could eliminate grapes and still label their product "wine." A spokesman for the big candy makers' lobbying group says that their attempt to pervert plain language is necessary in order to "modernize" FDA's rules and "accommodate innovation." It's more like accommodating a blatant consumer rip-off. The good news is that independent chocolatiers and consumers are in rebellion against this sneaky push for non-chocolate chocolate. Remember the colors, sounds and sights of your last vacation. Why did they make you feel happy? How can you use these elements to recreate that contented feeling in your own home? If you stay true to those elements, which gave you a sense of pleasure on your vacation, you will feel the same happiness in your home. Once you have a wealth of inspiration, you are then ready to pick materials (fabrics, carpeting, draperies, etc) choose colors and buy furniture that fits your style. These are all areas in which an interior designer can be of great help. Grandparents show the way Q: I’ve heard you say that grandparents shouldn’t interfere in the raising of their grandchildren. But if grandparents keep their mouths shut all the time, how can they have an influence in their grandchildren’s lives? A: First of all, any adult in a child’s life can lead by example. If your grandchildren see positive characteristics in your lives, I guarantee that they will be influenced by them. And when I say to keep your mouth shut, I mean don’t interfere. If a parents says that children can stay up past what you think should be their bedtime, I believe it’s not your place to say anything. But that doesn’t mean that you can’t spend hours talking to your grandchildren about other things. I would even go so far as to say that if you want to buy a simple biography of Benjamin Franklin, read it together and discuss with them why he advocated going to bed early, that’s your right. But you have to be subtle about it. And even if reading about Ben Franklin has no influence on that one issue, there are many, many other lessons you could convey by reading that book, including the simple one that reading about historical figures

can be fun and entertaining. So all grandparents who are in regular contact with their grandchildren have an influence. I only suggest that you use that influence positively and not interfere if it is going to start a fight of any sort. Q: What can an adult do to overcome an entire childhood spent in an unloving, undemonstrative, unsupported environment? Is it too late for me? If not, how can it be overcome? A: The effects of negative childhood experiences are most serious when they go unrecognized. If an adult’s emotions are bottle up because of the way he was treated as a child, and he doesn’t realize the cause, then he might go through his life without ever coming to terms with his problem, probably never even admitting that he has that particular problem. But once a person recognizes that there is a problem, and especially if he understands the cause, then it is never too late to effect a change. I’m not saying that it will be easy. You might need professional intervention, but just knowing that you need to go for help is a major step in the right direction. One more warning: Don’t expect a miraculous change. If you take up a sport like tennis when you’re an adult, you might become a very good player, but you’re unlikely to become as good as the pros. The same is true for a psychological issue. You can make major strides, but don’t have unrealistic expectations. Instead, learn to take pleasure in each small step, which will encourage you to take more steps and will help you get quite far down the road to recovery.

The financial tsunami: What I have learned BY AUSTIN FRYE, JD, MBA, CFP® Thirty years in the financial industry and many years of graduate study didn’t completely prepare me for the current financial crises. I was warning all of you about rising real estate prices for years, and I may have been the only financial advisor telling you that oil prices would crash. However, I never realized or predicted that a global panic would cause every asset class to crash down together. When the entire world loses confidence at the same time in the economic system and leadership, and there is a resultant global run to the cashier’s window to sell, virtually every asset losses value—good stocks, good bonds, bad stocks bad bonds—it doesn’t really matter. When panic hits, and/or cash needs to be raised quickly, the public sells what they can and they sell their most liquid assets—stocks and bonds. HIGHLY IMPROBABLE EVENTS— HURRICANE KATRINA Our government and officials in Louisiana knew that the levies in New Orleans were subject to breach, but they also knew that it would take a 1 in a 100-

year event for that to happen. Rather than plan for such an event and in so doing prevent thousands of lives from potentially being lost, and billions in infrastructure and property being destroyed, they played the percentages, and didn’t plan at all. And the rest, as they say, is history. The Bottom line is that highly improbable events, over the long term, will eventually occur. The lesson then, for future investors and financial planners, is that no matter how good times are, you always need to remember that a highly improbable tsunami can blow through at some point. The best way to safeguard against financial ruin, or to at least soften the blow somewhat, is to keep your portfolio’s allocation consistent with your time horizon, to always be cognizant of your liquidity and to minimize the debt you take on. This crisis, as every other, bears out the wisdom of that advice. I firmly believe and history proves that getting out of the market is as risky to your long-term investments as being in it can be for your short-term investments. The best opportunity to recoup losses and to have the potentially best long-term result lies in sticking with a disciplined approach and the risk adjusted plans you have in place. Be thankful BY PATRICIA C. FRANK If you have ever been around people who lack gratitude you know that they are miserable and unhappy. No matter what you point out that is good in their lives they reject. They cannot see it. They can only see what they do not have. You cannot persuade them to be thankful for anything. Their lack of gratitude creates a negative emotional state. It is a pity because they are victims of their past and that deprives them of pleasure now. It is a pity because they are full of unhappiness and cannot experience the joy that gratitude generates. It is a pity because lack of gratitude is a curse. The ability to be thankful for things in your life is a blessing. It is a fundamental ingredient for happiness. Gratitude can transform your life. Sometimes, you may have to look really hard to find something to be grateful for. There are people; a boss, a parent or a partner that may be very negative and hurtful. It is a challenge to feel grateful that they are in your life. For your own sake you must keep trying. It does not have to be something huge and profound. It can be

something simple. Get in the habit of looking for those things. Make it a treasure hunt, One thing will lead to another and then another. Even if it is not as perfect as you would wish, be grateful for it. Some people start the day thinking about all the things they are grateful for and some people think about them before they go to sleep and some people do it from morning to night. They find things all day long to appreciate. Make gratitude a way of life. Remember, you are not dependent on someone else to experience it. You can be grateful all by yourself. You can change your thoughts and that will change your feelings and that will change your feelings from sad to glad. You reinforce the feeling of abundance in your life when you think about all that you have. You will feel rich and that is a very positive and powerful feeling. You will not feel deprived. You will feel fulfilled and content. Start today. Become aware and make a mental list. Let it grow. Then practice being thankful everyday until it is a part of you and your philosophy of life. LET’S TALK CARS The new Volkswagen Tiguan is quite a nice little SUV with excellent power, solid handling and good fuel economy. It’s too bad the price tag is a little high. Volkswagen calls the Tiguan “the GTI of crossover vehicles” and that’s an accurate description. It is powered by the same 2.0-liter turbocharged four-cylinder engine that’s in VW’s popular GTI, and that gives the Tiguan more horses than most of the competition. The turbocharged power plant has 200 hp and 207 pounds-feet torque, while the combination of four valves per cylinder, direct fuel injection and turbocharging delivers the optimum balance of power and economy. The engine is mated to a very smooth six-speed automatic transmission with a manual shiftgate. There’s also a sixspeed manual transmission as an option. At the same time, the European-tuned suspension provides for exceptionally pos-

itive handling and a very smooth ride. Both front wheel drive and 4Motion allwheel-drive are available. Tiguan is nicely styled, with an attractive smiley-face front end that features a two-bar curved grill bulleted in the center by a large round VW logo and headlights that wrap around and flow into the front fenders. Three trim levels are offered — S, SE and SEL — with both the SE and SEL available with Volkswagen’s 4Motion all-wheel drive system. On the road, Tiguan is quick off the line, and handles exceptionally crisp and precise, very much like a sporty automobile, while showing very little lean in the corners. The ride is quiet, solid and comfortable, though we found some harshness on uneven or bumpy roads, which we attributed to the larger optional 18-inch wheels on the vehicle. On the inside, Tiguan’s interior is comfortable and flexible, very roomy up front, and the leather interior has the look and feel of quality. The controls are conveniently placed and easy to use, and there are plenty of pockets and places to stash things. There’s good cargo space and the reclining rear seats travel six inches fore and aft to adjust for additional leg room or cargo space. Folding the second-row seats flat allows for a total of 56.1 cubic feet of

hauling space, and sun lovers will like the optional panoramic sunroof that opens up to almost 13 square feet of sky. One more option is a state-of-the-art navigation system that combines a sophisticated radio with a precise touch-screen and easy-to-use map views on a 6.5-inch, high-resolution display. The system includes a 30GB hard drive to store map data and audio files that can be brought into the device via the optical drive or card slot. The drive reads CD, DVD and DVD audio formats. In conjunction with

the media device interface (MDI), the system interfaces with an iPod or USB stick. The system also offers Sirius Satellite Radio and Sirius Traffic service, which streams realtime traffic data into the navigation system. Prices on the 2009 Volkswagen Tiguan start at $23,200.

Before she even reaches for that checkbook, Rosenberg goes online, sometimes even at the store using its own computers. And here is where technology gets creative and handy. Forget the computer back home. Using your cell phone, you can send a simple text message to “Google” with basic product information. You’ll get a message back with a range of prices from the Internet for that same item. When Rosenberg checked out the price at a local electronics store, she found: “This looks like it goes from $880 to about $2,000, so you’re really talking about over $1,000. This looks like an $1,100 range.” CBS4.Dot Coms’ Dave Game relies on the

Internet to save money too. “Technology is helping me do that,” Game says. “I order an item online and try to get services that let me pick up an item in the store, so that I can have the best of both worlds.” And when he’s at the store, he uses his mobile device to read online reviews. “It gives us the ability to be smart shoppers,” says the long-time technology guru. Meanwhile, back at the store with our Frugal Duchess, Rosenberg says her next secret is “price-match” bargaining. She advises consumers to ask a store manager if they accept other store’s coupons if they’ll match the lowest price. It’s not enough to ask — you have to show them. Bring in a flier or download something from the Internet. But what if you’ve already bought something you find later at a lower price? A local Circuit City manager told producer Gio Benitez that if he finds a cheaper price on a product here or anywhere else with a local competitors, they also will price-match that. Remember, you need to do your homework before shopping at your local retailer. Check out as many ads, coupons and websites as you can for the lowest price. And don’t forget to factor in shipping and handling charges. They can often make those “Internet bargains” cost more than local retailers. Bariatric Surgery: A Life-Changing Approach to Weight Loss BY DR. JORGE L. SOSA Obesity is a national epidemic that continues to spread dangerously in the United States. Experts estimate that by the year 2015, approximately 75 percent of adults will be overweight and 41 percent will be obese. Obesity creates serious health risks including high blood pressure, cardiovascular disease, diabetes, stroke and even some forms of cancer. While exercise and a healthy diet are the best ways to lose weight, it can be very hard for some people to lose weight on their own. Bariatric surgery offers an important treatment option for many people. What is bariatric surgery? Bariatric surgery, or weight-loss surgery, is an option for those who are severely or morbidly obese and whose health is at major risk because their severe obesity. Bariatric surgery refers to various surgical procedures to treat obesity by making changes to the gastrointestinal tract to reduce the amount of food that can be eaten. One of the most common forms of bariatric surgery is called gastric bypass, which is a surgical procedure that makes the stomach smaller and allows food to bypass the initial part of the small intestine. Gastric bypass has been shown to result in significant weight loss. It has also been shown in scientific studies to improve or cure diabetes, high blood pressure, sleep apnea and help decrease the risks of developing certain forms of cancer. It is important to note that bariatric surgery does not include cosmetic surgical procedures to remove body fat, such as liposuction. It is only used in cases of severe or morbid obesity. How do I find out if I am a possible candidate for bariatric surgery? The National Heart Lung and Blood Institute recommend determining Body Mass Index (BMI) as the best way to assess if you are overweight or obese. BMI is a measure of body fat based on height and weight, and it applies to both men and women. To calculate your BMI and learn more about what it means, visit www.jhsmiami.org/WeightLossSurgery Center and use the free BMI calculator. Not everyone is a candidate for bariatric surgery. To be a successful surgical candidate, you must:

There are plenty of low fat and low calorie substitutes that are amazingly tasty. Try using applesauce in place of oil in your favorite holiday breads; use egg substitutes in place of whole eggs; try plain nonfat yogurt in place of sour cream. *Choose your beverages wisely. Deck the Halls with Safety this Holiday Season BY GAYANE STEPANIAN The holidays are among the most exciting times of the year when families join together to celebrate and enjoy the festivities. For many of us, it also means more time in the kitchen, around the tree, or decorating the house with candles. Yet tragically, each holiday season, more than 400 Americans are killed and thousands more are injured due to fires, burns and poisonings. Make sure your holiday season is all fun and your family is safe by following these important tips. It’s important that you play your part to practice holiday safety. Holiday Lights Check all of your lights, both old and new, before hanging them on your tree or home. Check for frayed wires, broken and cracked sockets, or loose connections. Make sure that if you hang lights outside, they are approved for outdoor use. Before you go to bed or leave the house for an extended period of time, turn off the lights to prevent the possibility of a fire. Never use electric lights on a metallic tree because

if the tree becomes charged with electricity from faulty lights, a person or animal could be electrocuted. Take extra precaution when linking strands of lights so that you do not overload electrical outlets. Unless the directions in the box say that it is safe, do not link more than three light strands. Before plugging the cord into the outlet, connect the strands of lights to an extension cord. Also, check on the wire periodically – it should NOT be warm when you touch it. Holiday Trees When setting up your tree at home, place it away from fireplaces, radiators, or portable heaters. To prevent a live tree from becoming a fire hazard due to dryness, cut off a few inches of the trunk to expose fresh wood to allow for better water absorption and make sure you fill your tree stand with water each day. When purchasing an artificial tree, ensure it is labeled as “Fire Resistant.” Kitchen Before letting your children get their hands into the cookie dough, consider some important facts: in a one year period, there were over 500 emergency room visits and over 30 hospitalizations due to child related burns in Miami-Dade County alone.

Boiling and scalding liquids are common causes of burns. Children between the ages of 1 through 4 are most at risk.* It’s a good idea to set some simple Kitchen Safety Rules in your home that are age and developmentally appropriate for your children. If your child is too young to help out, enforce a “kid free zone” three-feet around the stove and oven or make your kitchen is off limits. Avoid carrying infants or toddlers while cooking or sipping hot cocoa or other hot drinks. Store chemicals, medicines and sharp utensils in a locked kitchen cabinet and out of reach. If you would like some extra helping hands in the kitchen, most children under the age of 10 can help with scooping, mixing, and sifting ingredients and, of course, decorating pastries. Little helpers can also wash fruits and vegetables. Just remember to tell them which dishes are hot and that only adults handle hot pots and plates and sharp utensils. Children ages 13 and older can take on more responsibility in the kitchen, just make sure they have adult supervision until they learn how to safely operate the stove, oven and handle sharp utensils and hot plates or pots.

Candles If you have small children, avoid placing candles on top of table cloths or table runners. Children can easily pull on a table cloth or table runner and get burned or start a fire. Keep candles away from curtains and lamp shades and make sure all candles are blown out before you go to sleep. Fireplaces The fireplace should be clear of all plants and any other paper items such as bows, wrapping paper and decorations to avoid a fire. Also, do not burn wrapping paper leftover from holiday gifts in the fireplace. When wrapping ignites suddenly, it can cause flash fires.
