Cordoba Groundbreaking begins in Downtown Doral Updating Litigation BY JUAN CARLOS BERMUDEZ Mayor, City of Doral On November 20, Miami-Dade County Commissioners passed a resolution, sponsored by our Commissioner Jose “Pepe” Diaz, which effectively would terminate mitigation payments for Doral, Palmetto Bay and Miami Lakes after seven years. This ‘tax’ is presently set to be paid in perpetuity by all three cities. Doral actually pays the highest amount and

The four-story, 224-unit Cordoba, features residences from 700 to 1,300 square feet, and joins the recently opened 7950 Professional Center, a commercial office condominium, as Downtown Doral’s first offerings. With a 20-month construction time-frame, Cordoba is scheduled for occupancy in Summer, 2010. “This is a watershed moment for Downtown Doral,” says Flagler

Development Chairman Armando Codina. “Breaking ground on a residential building during this type of economic environment is a clear statement about our faith in this development and the City of Doral. Next March we plan to commence construction on the first forlease office building in Downtown Doral. Cordoba’s amenities include two tropically-landscaped courtyards, a private swimming pool, a Clubhouse with a fitness center and a community room. Residences are beautifully appointed, with granite counter tops, designer cabinetry and stainless steel appliances. The ground-floor units feature 12 foot ceilings and private patios. Cordoba units are priced from the mid $200s. When completed, the 120-acre mixeduse development will include 2,840 residential units and more than one million

Downtown Doral straddles NW 53rd Street between NW 87th Avenue and NW 79th Avenue, providing a broad-based appeal with unique amenities that will include restaurants, shops, a three-acre park, tree-lined boulevards, native landscaping and walkable streets. Downtown Doral’s Class A office space is desisgned to attract national tenants for either corporate or regional headquarters that provide a wide range of live-work-play options from both a residential and commercial standpoint. “Downtown Doral is creating a true city center to be enjoyed by everyone that

the highest percentage because we were charged an additional .5 mills (Doral was to pay 1.5mils). TO THE CITY, this payment represents over $9 million this year and is set to increase to over $10 million annually by 2010. As you are aware, we were able to pass a bill in Tallahassee at the state level that eliminated this “tax”. The county then appealed to the Miami Dade County Circuit court, arguing the bill was a violation of the Home Rule charter of the county but the Circuit Court ruled for the County. Doral has appealed that decision to the Third District Court of Appeal. The resolution filed by the County terminates mitigation for our City in 20102011 and provides for a reduction in mitigation from 2006-2007 through 2010-2011 to an amount equal (in percentage) to what the other two cities pay. THE DORAL City Council has voted to support this item because it would eliminate this onerous “tax” forever. The elimination of mitigation would still require that (1) the City drop its appeal of the Circuit Court Judge’s decision, and (2) a citizens’ vote to eliminating the mitigation. I would imagine that everyone would support the elimination of this payment as it limits the city and takes away our tax dollars for no reason. The County has requested this vote take place on the same date and time for all three cities. So “stay tuned” as we again update you on the next step(s) required! THANK YOU JUDGE ARECES We thank Judge Barbara Areces for taking the time to swear in Michael Di Pietro, Pete Cabrera and myself to our new four-year City Council terms. We were all reelected unopposed and both my colleagues and I thank the citizens
of Doral for their support. Judge Areces, a Doral resident, was kind enough to swear us in and I was most proud to have her preside at the swearing-in ceremony since she is one of our finest judges who also happens to be a constituent. DORAL NO. 3 FOR RETIREES U. S. News & World Report recently named the City of Doral as the third best city for retirement in the United States. Coming on the heels of being named one of the top 100 U. S. cities to live and start a business, according to CNN/Money,. and then being named a “TREE CITY USA,” we’re piling up great honors for our young city. CONGRATS’: VICE-MAYOR DI PIETRO At our November meeting, former Councilman Michael Di Pietro was elected Vice Mayor for the coming year by a majority vote of the Council. The office is filled through a majority vote of the Council on a yearly basis with the Council voting during its first meeting in November of each year. I congratulate Vice Mayor Di Pietro and thank former Vice Mayor and Councilman Pete Cabrera for his work and service the past five years. He has served admirably and competently and his efforts are appreciated. HAPPY HOLIDAYS! As your Mayor, I wish you and your loved ones a Merry Christmas, Happy Hanukkah, a Joyful Kwanza and a Happy New Year. May God bless you and your loved ones during these days and in 2009. I look forward to another exciting year of progress for our wonderful City next year. Doral Business Council expands base in 2008 115 Members added during 2008 BY JENEISSY AZCUY The Doral Business Council (DBC) as leading advocate for economic development and business promotion in the Doral area reports 2008 accomplishments surpassing all expectations during a year of challenge for the business sector. Currently, the DBC has members representing over 65 industries that include a diverse mix of small, medium and large businesses in the South Florida area, extending as far north as Broward and Palm Beach counties, and east to Downtown Miami and Coral Gables and south to Kendall. Some of its Trustee Members are mega companies, such as the largest Hispanic-owned company, Brightstar International, the multi-media empire; Comcast Business Services, the country’s largest provider of cable services; and the internationally-renowned law firm, Greenberg Traurig. “The Doral Business Council provides businesses with all the tools and opportunities necessary to be successful,” explained Pete de la Torre, Development Director. “By making business connections, providing exposure, and providing forums and information to educate the community about the company’s particular product or service, the DBC can be instrumental in a company’s growth.” In 2008, the DBC added 115 new members to its list, which has resulted in a new 2008 tagline: Not only do we
want to grow, but we have to! Some of its services include monthly events with opportunities for visibility and exposure such as the Small Business Spotlight (SBS), providing a forum for small businesses to share information about products and service with other businesses in a semi-formal format through a presentation. The DBC also helps members connect through its web site, a monthly newsletter and highlights members and accomplishments in the Doral Tribune with up to 10 pages of information. The DBC Institute, a partnership with Miami-Dade College, offers non-credit business courses to the business community and the Fast Track program helps businesses realize their potential by educating them about how the DBC can help them achieve their business goals. “One of our greatest successes in 2008 was the City of Doral Job Fair which we co-sponsored with the City of Doral, Miami Dade College and the South Florida Workforce. We had over 40 DBC members participating and more than 650 South Florida job seekers in attendance,” reflected Nubielena Medina, Chairperson, DBC has a current base of 375 member companies and 700 individual members. For more information, you may visit the DBC’s website: www.doralbusiness.com or contact Jeneissy Azcuy at jazcuy@premierprgroup.com or by calling her at 305-401-6275.

Once the vegetables are grown, half of the proceeds from the sale of the produce will be invested back into the project while the other half will be donated to Sunil’s Home, an orphanage in India where a similar garden will be planted. OTHER MCS NEWS… MCS Parent Teacher Fellowship raised almost $3,000 when hundreds of the school families cleaned out closets for the annual garage sale November 15. Students worked after school and during the event hauling items for sale and getting community service hours as a bonus.
PTF President Chris Rosillo and a host of volunteers put in countless hours making the day-long event a success and exceeding last year’s take by more than a $1,100. . .MCS Associate School Head, Dr. Teri Logan, addressed the Freshman Leadership Academy of the University of Miami on the subject of motivation in leadership. The 50 UM students in the program go through an application process to be accepted into the Academy, and are considered to be the top candidates for future leadership. They participate in a year-long seminar and activities program to learn good leadership practices and skills that will enable them to become ethical leaders. . .Finally, MCS will offer daycare for children (aged 18 months to two years) in 2009. Julio G. Anta GET FIT WITH ANTA The National Institute of Health reports that we are raising the first generation with a shorter life expectancy than their parents. It’s due to overweight health risks that include diabetes II , heart disease, high blood pressure, high cholesterol, depression and other chronic medical conditions. About nine million U. S. children are overweight or obese, the total doubling in the last two decades to reach near-epidemic proportions. Obesity also causes low self esteem in children, who will largely also become obese adults. That’s why you don’t want to wait until your child is old enough to go to a gym to address a weight problem. (By the way, did you know that 80 percent of today’s fit population does not train at the gym? It is achieved through sports, functional fitness, martial arts and fun activities instead). The holidays are the time of the year most kids and adults gain weight, mostly ranging from five to ten pounds between Hallowe’en and New Year’s. The mother of 13-year-old Shivaaz Indallal, Shazia, a long time fitness student of mine, knew they would visit fam-
ily in their native Surinam for the holidays and thus enrolled her son in our fitness program last summer. A progressive weight-gainer in recent years, Shivazz’s Surinam friends and family had noticed his weight gain during a previous visit. From the first day, Shivaaz worked out hard in my group fitness class with kickboxing, kettlebell training, Indian clubs and functional training. He followed the Superfit Kidz healthy eating plan we developed. By November, when most people are gaining weight, Shivaaz had lost 4% of his body fat and five pounds while growing an inch. His confidence and self esteem soared and he’s now ready to show his new physique to his friends and family in Surinam. We’re super-proud of Shivaaz’s hard work, perseverance and accomplishments. (Most people starting a fitness program in January quit by Valentine’s Day). Now is the time to get on a fitness program, just as Shivaaz did. That’s why I preach: don’t wait until the New Year to start your own fitness resolutions…and please enjoy.a Merry Christmas and Happy New Year.
Julio Anta has been a martial arts and fitness instructor at Anta’s Fitness and Self Defense since 1998, keeping kids fit for over 10 year while, creating fitness kickboxing for youth in 2000 and Superfit Kidz workouts in 2003. Sgt.-Recruiter Mejias wins honors for Community Service Almost daily, busloads of raw recruits for the U. S. Army training leave Doral. More than a few were urged by U. S. Army Sergeant/1C Javier A. Mejia to place service to the nation and the community as primary personal goals, especially for those undecided about a future career. “I want to make them aware of how they can accomplish so much more than they may have otherwise thought,” related this “lucky-to-be-alive” Army non-com who, after coming to the U. S., found his own way to serve community and country. And while he would serve again in Iraq after two tours of duty, Sgt.Mejia adds: “As a recruiter, I can tell other young people how important it is to prepare for a career, helping them develop a plan and goals for their future.” During nearly a decade after graduation from Sunset Senior High School in 1999, Sgt. Mejia, 27, won 11 commendations, including a Bronze Star as a helicopter unit crew chief in Iraq for what he describes as “just doing our job by saving ground troops while flying 64D Apaches along convoy routes.” Now a recruiting non-com officer at Doral’s Army South Dade headquarters, Sgt. Mejia in 2008 has still another reason to count his blessings: surviving a nasty automotive mishap to learn he had won countywide recognition for community service while assigned to a South Dade recruiting company the past two years. Last May 18, Sgt. Mejia had gone to Dolphin Mall with a co-recruiter, Sgt. Jose Opasio, to advise a pair of potential recruits before “having a bite to eat and heading home.” Driving a borrowed jeep southbound on SW 117 Avenue, Sgt. Mejia swerved to avoid a potential collision with a motorist executing a sharp turn off SW 56 Street.
“The jeep hit a curb and rolled over. The next thing I knew, I was in a hospital bed. “I just blacked out because I have no other memory of the accident or getting to the hospital,” he said. Treated for a slight brain trauma, a broken clavical and “a lot of cuts and bruises,” both he and Sgt. Opasio were later released, his companion suffering only mild facial injuries. Just two months later, Sgt. Meija was named “Service Person of the Year” by the Greater Miami Chamber of Commerce which annually recognizes military personnel from each Armed Forces branch for individual contributions to the community. The award stems from teaching leadership classes at a Sweetwater church, an effort he describes as “dedicated to keeping the kids on the right track and off the street.” He also tutors and counsels young people and helps organize charitable events to assist families in his native Nicaragua. Coming to New Mexico to settle in the U. S. permanently, the Mejia family moved to Florida, first making their home in the Sweetwater area, later moving to Kendall where Sgt. Mejia’s father, Hermes, is now a retired accountant while his mother, Angelica, is employed at Baptist Hospital. His community service came about from volunteering with his family to help less fortunate families in Nicaragua while he attended both Killian and Sunset Senior High. He now returns to those schools to “give leadership, direction and goal-setting classes several times a month. “We stress the importance of education, and part of that is to help them develop a plan and goals for their future, helping reinforce the moral and ethical values parents have instilled in them,” said Sgt. Meija.

Doral holiday events DOWNTOWN HOSTS THIRD ANNUAL HOLIDAY TREE LIGHTING CEREMONY Doral City Councilmen Robert Van Name and Pete Cabrera join Chris Cobb, VP of Residential Development for Flagler Development Group, Doral Mayor Juan Carlos Bermudez, Councilwoman Sandra Ruiz and Vice Mayor Mike Di Pietro to light Christmas tree on December 5. John I. Smith Elementary children’s choir members with Doral Mayor Juan Carlos Bermudez at Dec. 5 tree-lighting.
Downtown Doral hosted a Holiday Tree Lighting Ceremony where more than 150 citizens and guests joined Flagler Development executives, Doral Mayor Juan Carlos Bermudez and city council members as the Mayor flipped the switch to light the 20 foot holiday tree at the entrance to the Downtown Doral sales center. Guests enjoyed the sounds of the Doral Middle School’s band as well as the vocals of the John I. Smith Elementary school choir. Of course, no holiday event would be complete without a toy drive, and this was no exception! A slew of new toys were donated to The Kids & Families Foundation, a non-profit foundation committed to improving the lives of children in need in Miami- Dade County by implementing and supporting programs that provide recreational activities, educational support and emergency assistance to these children, thereby promoting hope for a brighter future in a caring, proactive environment. The Kids & Families Foundation is dedicated, but not limited to pediatric cancer patients as well as to children of low income, at risk families. “We are very pleased to be hosting the third annual holiday tree lighting event at Downtown Doral. Given the trying
times in the economy today, we are particularly thankful that we have the financial resources to proceed with the development of Downtown Doral,” said Chris Cobb, Vice President of Residential Development for Flagler Development Group, who was joined by Flagler Development executives Roberto Pesant and Juan Ruiz at the festivities. “Earlier today we kicked off the construction of Cordoba, our first residential building, and in March of next year we plan to begin construction of our first for-lease office building. We truly believe that Downtown Doral will become the heart of the City of Doral.” “It was an honor to light up the holiday tree at Downtown Doral again this year,” says Mayor Bermudez. “We are excited about Downtown Doral, and what it will represent to our thriving city.” Downtown Doral is a 120-acre community, that when completed will be one of Florida’s most compelling mixed-use developments, which will include 2,840 residential units, and more than one million square feet of commercial space, including 180,000 square feet of retail, 400,000 sq. ft. of new class ‘A’ office space and 100,000 sq. ft. of civic space. Street between NW 87th Avenue and NW 79th Avenue. The appeal of Downtown Doral is broad-based, with a unique array of amenities, including restaurants, shops, a threeacre park, tree-lined boulevards, beautiful landscaping, and walkable streets. Downtown Doral’s class ‘A’ office space lends itself to national tenants for either corporate or regional headquarters. No other community in MiamiDade will be able to provide such a wide
range of live-work-play options from both a residential and commercial standpoint. Residential sales are being managed by Fortune International Realty. For more information on residential developments of Downtown Doral, please contact the sales center at 305.392.5900.
