Village garden club formed for ‘green thumb’ residents BY GARY ALAN RUSE esidents interested in gardening can find a new group in the Village of Palmetto Bay that will fit their “green thumbs” like a glove — and the group is growing fast. A group of village residents met on Aug. 11 at Coral Reef Park’s Recreation Center and formed the Palmetto Bay Garden Club. Other communities such as Pinecrest and South Miami have had similar organizations for some time. Club vice president Candy McDonald hopes that others will sign up with the new group. “We are encouraging our residents interested in gardening and who would like to enhance our Palmetto Bay community to join us,” McDonald said. “We will be meeting the last Tuesday of the month. Our next meeting will be Sept. 22 at 7 p.m. We are hoping to meet at the Ludovici Library on Old Cutler Road.” At the first meeting a board was established with the following residents serv-

Public meetings scheduled to discuss FPL expansion BY HILDA CASTILLO iami-Dade County and the South Florida Regional Planning Council will sponsor two Public Informational Meetings on FPL’s proposed expansion of the Turkey Point nuclear power plant site. The public meetings will provide information about the proposed two new nuclear reactors and the associated facilities including transmission line routes, access roads and fill sources.

The public is encouraged to attend to hear presentations by the Florida Department of Environmental Protection and Florida Power and Light. Presenters will discuss details of the proposed project and the transmission line corridors and will answer questions from the public. Presenters also will discuss how members of the public can record comments at the official certification hearing in 2010. ––––––––––––––––––––––––––––––– See

This economy has everybody in a crunch, and MiamiDade County government officials are feeling the pinch just as everyone else. Tax revenue is down sharply and officials are looking for ways to cut expenditures. Mayor Carlos Alvarez already has submitted a budget that slices huge allocations from areas previously sacrosanct — police and fire protection, the arts, education, and even after-school care. And now comes word that the mayor’s proposed budget will sharply curtail the county parks and recreation budget. Hiring will be frozen, the number of park employees trimmed, the frequency of workers cutting the grass reduced, and even basic hours that parks remain open are set to be scaled back. Hold on there! You can’t see it in the budget, but if the hours that a park remains open are going to be reduced and in the case of our Nature Centers locked up unless a fee driven program is operating, that means there’s going to be a reduction in the number of athletic, recreation and nature programs

FPL powers educators with solar curriculum BY LEE STEPHENS In preparation for Florida Power & Light Company’s installation of solar arrays at Mandarin Lakes K-8 Academy this fall, science teachers Janet Argilagos and Thomas Sanchez participated in a recent workshop to learn how to incorporate renewable energy technology into their teaching plans. Argilagos and Sanchez spent a day with energy experts from FPL and the Florida Solar Energy Center. Following the training, the teachers said they were excited by the opportunity to educate their students about renewable energy. “This is a great opportunity to show students how science is applied while having a positive impact on the environment,” Sanchez said. “With these solar arrays, students will see that alternate energy sources can be just as effective in producing electricity.” At Mandarin Lakes K-8 Academy in Homestead and five other schools around the state, FPL is installing Next Generation Solar Education Stations — solar power arrays that can generate five kilowatts of electricity, saving each

school about $800 a year on energy costs while providing students with a handson tool to learn how solar power works. “For the next generation of Floridians, renewable energy will be an everyday part of their lives,” said Ramon Ferrer, FPL’s local external affairs manager. “Along with the Next Generation Solar Education Station we are building, this new solar power curriculum will provide a valuable tool for teachers and their students.”

At the workshop, teachers participated in hands-on lessons with photovoltaic solar kits, which they will soon be using to teach students. The educators learned to work with a solar oven and sampled a rice dish that was cooked by the power of the sun while they trained. Photovoltaic panels convert sunlight directly into electricity, which will help power the school’s lighting and air-conditioning systems, particularly on hot days when demand for electricity is at its highest. The FPL Group Foundation is covering the costs of the six solar arrays this year as part of a pilot program. FPL Group, the parent company of Florida Power & Light, is the nation’s largest producer of energy from the

She said that she and others have been doing projects such as helping to decorate the Deering Estate and other areas informally for some time, but never as an official group. “We wanted to start a garden club for men and women, but not just for gardening, as it’s also for people who want to be active in civic projects to help make the community better and help with beautification of the area,” Mander said. “There are a lot of projects that are needed in our area. That’s what really motivated us, and we thought a garden club would be an appropriate way to do that. I’ve been helping Pinecrest

because we never had a group here in Palmetto Bay,” she said. “There are two groups in Pinecrest and we thought, why not here in our own area? Candy and I belong to the same two groups there and we thought we could be doing the same thing in our own backyard.” Mander said that they’ve been very fortunate in already having a good response to the new group. They are scheduling their meetings to better accommodate people’s work hours. “We know everybody can’t attend meetings during the daytime, so we have ours in the evening,” Mander said. She also appreciates the assistance of Palmetto Bay officials who have helped provide meeting space at the park community center. that are offered to our young people. If that happens, you can expect to see a sharp rise in the county’s crime rate. And, while it may not be evident to the casual observer, that means there will be a direct negative affect on the quality of life for all Miami-Dade County residents, but particularly for those people who live in the inner-urban areas and less affluent communities. Athletic programs attract young people who, without sports participation, might otherwise be hanging out on a street corner or joining a gang. The county’s youth sports programs hosted in the county parks are vital to the social fabric of Miami-Dade. They serve as the lid that helps to keep order in our community. A kid who seriously is committed to playing on a baseball, football or basketball team, or any athletic endeavor, is a youngster who is not going to be joining a gang or getting into serious trouble with the law. Our county parks and the programs they offer in the afternoon and evening serve to give our young people a place to go after school where they can grow and

develop their athletic prowess, gain confidence in their ability to succeed within the boundaries of society’s laws, and not gravitate to the bad influences that always are available in this modern era. With juvenile delinquency at its highest rates between 3 and 7 p.m. on weekdays, it is clear that a safe and supervised after school program is the link between school and the evening Optimist-style athletic programs that kids need and deserve. And in many communities where there is no evening activity, these programs represent the only physical activity and mentorship the kids will ever receive. Certainly, declining tax revenues mandate that cuts must be made in the county budget and there are many obvious areas in that budget that should bear scrutiny. But the hours that our county parks are scheduled to be open and the staffing needed to operate, program and maintain them should not be reduced; the programs they accommodate are too vital to the youth of this community. The park hours of operation and requisite staffing should be exempt from the budget paring knife.

AROUND TOWN Two public hearings have been scheduled by Florida Power & Light about the high-voltage transmission lines, part of its Turkey Point nuclear plant expansion. On Monday, August 31, 6:30 to 9:30 p.m., at Homestead City Hall, 790 North Homestead Boulevard, FPL will attempt to answer why S. Dixie Highway was chosen for the new lines, rather than expressways, as the opposition would prefer. On Wednesday, September 2, also 6:30 to 9:30 p.m., a second session is scheduled at the University of Miami Bank United Center, Hurricane 100 Room, 1245 Dauer Drove in Coral Gables when county environmental officials and FPL spokespersons are scheduled to answer your questions. The power circuits have caused uncommon interest in the southwest area, particularly among South Miami, Pinecrest and Cutler Bay folks who object aesthetically to overhead lines as well as a potential hazard from electromagnetism fields. FPL wants to erect high-voltage lines along 18 miles of S. Dixie Highway from Palmetto Bay to downtown Miami, causing a potential block for any major redevelopment effort to remove the commercial clutter that creates an everyday eyesore for traffic. Is it okay for 40 million to go without healthcare coverage? R. Kenneth Bluh KENNETH’S COMMENTARY Ron Brownstein, columnist with the Los Angeles Times, appearing on ABC’s The Roundtable on Aug. 16, got to the heart of the problem revolving around the healthcare debate. Up to now President Obama has led the charge in support of his many proposed legislative changes with a detailed program. This time healthcare is different. Obama, knowing that the passage of healthcare legislation is going to be his hardest proposal to date, has abandoned his normal approach of a detailed proposal, and then going to the public with a sales campaign to encourage the public to convince their elected representatives to support his initiative. This time the President has, in essence, said to Congress: You know what I want, you (Congress) have many approaches to meet the same goals; put together a plan and then we will go from there. The Senate will have its version and the House

will have its. In conference committee the two houses will hammer out a plan that both the Senate and the House can and will support. Unfortunately, as Ron Brownstein points out, the President doesn’t have a concrete proposal to present to the public. Therein lies the debate. The President, not having an understandable proposal, opens up the debate to anyone, Republican or Democrat, to “imagine” aspects of the bill that will support their arguments against a final passage. I ask another question. Does anyone — Democrat, Republican, or Independent — really think this liberal president would propose creating a panel that would decide whether or not a senior was entitled to a particular treatment because of his or her age? I don’t think so! But, if you are opposed to the concept of everyone having healthcare coverage, if for no other reason than you can’t figure out how to pay for it, a “death panel” seems likes a good, but stupid, argument. Obama remembers the problems that President Clinton and First Lady Hillary Clinton experienced when they proposed a “universal” healthcare program. In

––– VIEWPOINT ––– those days, everyone was in opposition — hospitals, doctors and insurance companies. Their objection was that a universal health plan would have killed the insurance industry. And, they were probably correct. Hillary Clinton’s plan, for all its good intentions, was destined for defeat. Obama doesn’t want to experience the same result, so he is turning the development of the details over to the elected members of the House of Representatives and the Senate to come up with a plan that will meet the President’s goal and at the same time be acceptable to the majority of the Congress that is needed to put a plan into place. To fly, the plan must acknowledge the continuing participation of the insurance industry. It is basic that everyone must have a “choice” of where they will get coverage. It also is important that the cost of the government program isn’t so inexpensive that everyone will turn from the insurance industry to the federal government for coverage. This can’t happen.

Doctors, who spent years in expensive medical schools, must continue to earn a living that befits their profession. Pharmaceutical companies must not be priced out of existence. They have a responsibility to their stockholders to earn money. But, one thing is certain, everyone with a moral compass must admit that it is unfair to those 40 million who suffer without medical benefits to have something other than an emergency room that patches them up and sends them home. Sends them home with a bill they can never pay but will haunt them, as a collection item, on their credit reports for years to come. This is not the American way.

USA Today reports the latest research shows home ownership is dropping from a recent household high of 70 percent just five years ago to a projected 63.5 percent over the next decade. BY LINDA RODRIGUEZ BERNFELD Chopsticks House opened its doors to the public on Aug 14, 1994, in the Hurricane Andrew-ravaged and newly rebuilt Old Cutler Towne Center and was an instant hit with area residents and office workers. Owners Nataya and Santaya Pleesonti had a long history in the restaurant business and believed it was time to open their own business. Santaya’s mother owned restaurants in Miami and Boca Raton and he worked at the restaurants when he visited as a youngster. He went back to Thailand and learned more about cooking from his family. “We, as Thai, we get involved in cooking,” he said. “Her mother always cooked. My grandfather cooked. My dad cooked.” He and Nataya met in Thailand, married and then immigrated to the U.S. in 1987. When they arrived, she went to work in the restaurant business with the goal of learning not only cooking and serving, but restaurant management. In the meantime, he worked for an aluminum window company in the computer department. After five or six years, they decided the time was right to open their own restaurant. Nataya worked all day at the restaurant while he worked at the window company and then cooked at the restaurant at night. After two or three

years he quit the computer job and became the full-time cook. Now they have a total of four or five people working at Chopsticks House. From the day they opened 15 years ago, Chopsticks House, at 20553 Old Cutler Rd., drew an office lunch crowd. “We have so many customers who came the first day and are still here today,” he said. “We look back over the 15 years. We did something right. We just renewed the lease for another 10 years.” Because the kitchen is small and there is little storage space, the meats and produce have to be fresh because it can’t be stored. “We order vegetables every two to three days,” Santaya said. “We have supplies coming in every two or three days.” Pad Thai is the most popular dish served by Chopsticks House. The sauces can be mild, medium or spicy hot. Today, the lunch crowd is still coming and so are the calls for pickup and delivery. They deliver in a five-mile radius, except on the west they will not go past S. Dixie Highway because the traffic slows things down too much. Chopsticks House has a lunch and dinner menu plus there are Twilight Dinner specials from 4:30 to 6:30 p.m. with Chinese or Thai dinners from $10.95. The Twilight Dinners include Wonton or egg drop soup, spring roll, Roast Pork Fried Rice, hot tea and dessert. For information, call 305-254-0080.

When Bob and Wanda Chapman begin Chapman Septic Service in 1949, it was one of the first septic tank companies in Miami. When Bob Chapman retired in 1994, his son Joe Chapman took it over and he still runs it today along with his wife, Melody. Swim school celebrates transition to new home BY ASRA JAWAID Ocaquatics, a local swimming school owned and operated by Miren Oca, has been using a new, improved swimming facility, located at 13408 SW 131 St. in West Kendall, since July 24. The school continues to function out of its previous homes at Gulliver Academy, 12595 SW 57 Ave., and the University of Miami’s Health and Wellness Center, 1241 Dickinson Dr. in Coral Gables, and intends to do so for the foreseeable future. “We have really enjoyed our years at Gulliver Academy and the University of Miami Wellness Center and we hope to continue our programs there indefinitely,” Oca said. The new location boasts a variety of features including a 30,000-gallon heated pool, stage one drinking water grade filtration and an ultraviolet treatment system. The filtration and ultraviolet treatment systems “both cut down on the amount of chemicals that we have to use to sanitize our pool while still maintaining a safe swimming environment,” Oca said. “In addition we are able to kill and remove other contaminants in pool water that

The school is accepting reservations for both services, the second of which will be offered on weekends. Chabad of Cutler Bay announces High Holiday services schedule BY ROBERT HAMILTON In anticipation of the upcoming Jewish New Year, Sept. 19 and 20, Chabad of Cutler Bay and Homestead has announced its High Holiday services schedule. This will be the second year of services for the relatively new congregation. The services will be “warm, friendly and traditional,” according to Chabad’s executive director, Rabbi Yosef Wolff. Think safety when using your portable generator BY CRISTINA ARMAND South Floridians have had only close calls with tropical storms during the past four years, but they should serve as a wakeup call to all of us. After the 2005 storm season, many residents flocked to home improvement stores to purchase portable generators. Fortunately, we have not had a reason to use them this year, so far, but that means we probably need a refresher course in portable generator safety. Portable generators are the perfect solution when temporary electrical power is needed, but they can be hazardous. Every year, people are injured and die in incidents related to portable generator use. Most of these casualties

When using a portable generator, remember that CO is a colorless and odorless gas. This is why it is known as the “silent killer.” Some of the signs and symptoms of CO poisoning include: headaches, difficulty breathing, nausea and vomiting, vertigo, unconsciousness and red skin. If anyone begins to exhibit some of these signs and symptoms, have them move outdoors to fresh air and call 9-11. • Keep the generator dry, and do not use in direct exposure to rain or wet conditions. To protect from moisture, operate it on a dry surface under an open, canopy-like structure. • Never store fuel for your generator in your home. Gasoline, propane, kerosene, and other flammable liquids should be stored outside of living areas in properly labeled, non-glass safety containers. • DO NOT store flammable liquids near a fuel-burning appliance, such as a natural gas water heater in a garage. If the fuel is spilled or the container is not sealed properly, invisible vapors from the fuel can be ignited by the appliance’s pilot light or by arcs from electrical switches in the appliance. • Before refueling the generator, turn it off and let it cool. Gasoline can ignite when spilled on hot engine parts. • Plug appliances directly into the generator, or use a heavy duty, outdoor extension cord that is rated (in watts or amps) at least equal to the sum of the connected appliance loads. • Check that the entire cord is free of cuts or tears and that the plug has all three prongs, including a grounding pin.

If you would like to connect your generator to your house wiring to power appliances, have a qualified electrician install the appropriate equipment in accordance with local electrical codes. You also can check with the utility company to see if they can install an appropriate power transfer switch. Never try to connect your generator directly to your home electrical panel without consulting a professional. When most people purchase a generator, they forget to pick up a carbon monoxide alarm along with it. This small addition to your purchase can mean the difference life and death in the event of a CO emergency. They can be either battery-operated or plug-in alarms with a battery backup. They should be installed in or near your bedrooms. Hopefully, the rest of the 2009 hurricane season will be a calm one, but if you do need to use your portable generator, remember to use it safely.

Eldercare - Intervening With Elderly Parents BY: JODY A UNDERHILL JUDIE RAPPAPORT

Our care giving dilemma derives many of its frustrations and heartaches from our parents' and society's centuries-old expectations that care giving for the elderly "is the children's job." This assumption is still the status quo even though you have no medical or gerontological training. It assumes that you will know the following: -When, how and how much to intervene -How to manage insurance benefits -How to evaluate a nursing home -How to cope Alzheimer's disease -How to resolve a host of other new and life altering care giving dilemmas. The assumption also holds that you will find time to continue: -nurturing your children -being a good partner working in your career -maintaining your own personal time and space The fact is that the world is a much different place than when our parents cared for their parents. They probably lived closer together, the women did not work outside the home and doctors spent more time with their patients, and the options for eldercare were very limited at best. Now families may be scattered across the country or continents, both partners have spent years creating families and careers and there are so many options for a functional life expectancy that it takes a geriatric professional to understand them. Even so, in many families guilt wins out, and we continue the status quo. But wait...We are the first generation, ever in the entire history of the world, to face the difficulties of living in a time where we may spend more years caring for elderly parents than we spent caring for our children. How do elder-caregivers cope in a world where less than 1% of doctors are trained in geriatric medicine? Where up to 140,000 deaths annually occur from Adverse Drug Reactions yet only 720 out of our 200,000 pharmacists have geriatric training? And the entire care giving system relies on poorly paid workers with only 40 hours of training for effective and compassionate care? Add to this the inherent determination of most parents to keep their adult children from knowing anything about their medical needs or financial status and it's easy to

see why continued attempts at intervention may seem like a waste of time. They're not. Education, planning, and communication can help overcome much of our parents' resistance to our help. Most elder-caregivers know the drill: without orientation, training, or significant assistance, "you are expected to know how, when, and how much to intervene, how to manage medications, how to evaluate a nursing home, how to cope with Alzheimer's Disease, and how to resolve a host of other new and life altering care giving dilemmas." One of the hardest tasks many caregivers face comes at the beginning of the care giving cycle: knowing whether or not to intervene, how to go about it, and which responsibilities should you take over? Why Parents Refuse Help Begin with the premise that like you, your mother treasures her independence and wants to continue making her own decisions. She realistically assumes that if she tells you something is wrong, you will want to help her and do something about the problem. If she is ill, she knows that in order for you to help her effectively, you must involve yourself in her private life, and that may jeopardize her independence. The result of your actions may mean the loss of her driving privileges, a move to an assisted living community or a nursing home. It may force her to admit she can no longer take care of herself and that she may have begun an irreversible slide into dependency. She senses that from the moment you begin to help her, noth-

ing in her life or your relationship will ever be the same. She is absolutely right. Do it anyway. You will find a way to comfort your mother through the necessary changes, but for now, your assistance may be the only way to help assure her health and safety." Before you decide to intervene Take a step back and ask yourself these questions: Have your parents' habits really

changed? Did they manage their affairs the same way ten or twenty years ago? Is the difference simply that now you see the situation from an adult perspective rather than the way you viewed it as a child? If you've been truly objective and you still believe your parents are at risk and that you aren't trying to change their long-established habits to meet your view of how they "should" live their lives, then trust your instincts and intervene. 2009 GMC Sierra Hybrid delivers better fuel economy Ron Beasley AUTOMOTIVE EDITOR

LET’S TALK CARS The GMC Sierra Hybrid is a good-looking full-size pickup with all the power and performance needed in a big truck; it also gets excellent gas mileage. Credit the power and performance to the big 6.0-liter gas V-8 engine under the hood, but chalk up the efficiency to pairing that engine with GM’s patented twomode hybrid system. For the record, the Sierra Hybrid delivers 21 mpg in the city and 22 mpg on the highway for both the 2WD and 4WD models, and the 26-gallon fuel tank allows a cruising range of more than 500 miles. That’s a 40 percent increase in gas mileage for city driving (25 percent overall) over non-hybrid models. Yet, the Sierra Hybrid still has the capability of a full-size pickup, including towing a 6,100-pound load (5,900 pounds for 4WD models). The Sierra Hybrid is available in the

Crew Cab body style on both 2WD and 4WD models and comes standard with StabiliTrak electronic stability control, a locking rear axle and a trailering package. Dual-stage frontal air bags and head curtain side air bags are also standard. The Sierra Hybrid’s fuel-saving performance is derived from GM’s advanced Electrically Variable Transmission (EVT) and 300-volt nickel-metal hydride Energy Storage System (ESS), which work with the standard 6.0-liter V-8 gasoline engine with Active Fuel Management (AFM) and late intake valve closing (LIVC) technology. GM’s hybrid system not only enables the Sierra to launch and drive up to 30 mph on electricity alone, it allows the Vortec V-8 to operate in the more economical V-4 mode for longer periods. As part of the vehicle’s emission control system, the ESS is warranted for eight years/100,000 miles. In the Sierra Hybrid, the hybrid system itself generates the electricity used to propel the vehicle. When the brakes are applied or the vehicle is coasting, the electric motors within the hybrid system create electricity that is stored in the 300volt battery pack beneath the rear seat. The stored energy moves the vehicle and

the regenerative braking cycle is renewed. The hybrid system provides seamless, dependable power on demand and in an efficient package. The electric motor is less than half the size of those in singlemode hybrid systems. The technology was developed and is still used in fleets of hybrid transit buses operating in more than 70 North American and European cities, and scaled down for use in passenger vehicles. Integration of the hybrid system on the Sierra is seamless and quiet.

MEET

FLIP This is Flip, the best Frisbee catcher alive. Although he is not a professional, he is in his world. He was born in April 2007 in Tennessee. His daddy, Tom, made a special trip up there, just to pick him up. He was the cutest puppy there with his unique one-brown eye and one-blue eye. Tom knew he was the puppy to choose. Flip loves to swim, eat sprinkler nozzles, chase Frisbees as well as lime green tennis balls — and most of the time, he will lose each and every one of them, but we recover them! Flip is such a loving and sweet dog. When walking down Galloway, headed toward Blackpoint marina, we are stopped and asked “Where did you get that beautiful border collie”? Well unfortunately, not down here. I have only seen one other border collie in Miami and that was at the dog park. You can catch Flip at the dog park almost every other weekend. He is the one that is focused on that glow-in-the-dark Frisbee. When it is thrown across the pond, he is right behind it, swimming to the sprinkler in the middle. Flip has a few of his own doggy friends in the neighborhood — Cutler, Cody and, of course, his little sister Pouzshkaa the pug. -Patty Franckenwich

Many homeowners and condominium associations throughout South Florida are experiencing a cash crisis as a result of owners failing to pay their required maintenance assessments. Without this necessary income, the associations bills pile up quickly leaving important services such as insurance, lawn care, management, and maintenance unpaid for, with some vendors unwilling to provide further services. Severe cases can leave associations without enough money to maintain basic necessities such as fire and safety equipment, security gates, and even water and garbage services. To make matters worse, some lenders are refusing to issue loans on the units within these communities and condominiums due to the severe delinquency rates of the associations, essentially putting a freeze on the marketability of such units. Much of the problem can be attributed to investors, many of whom own multiple units in the same community or condominium, not paying their assessments (some of whom receive income from tenants living in their units but still refuse to pay their assessments). An association’s best course of action is to find a competent, diligent and aggressive attorney. Legal incompetence (including not utilizing effective legal strategies for the current market), an attorney’s inability to communicate with the board and manager of the association, and/or the failure of an attorney to proceed aggressively and diligently on behalf of the association, can cause unnecessary delays and additional financial suffering. For instance, some attorneys advise their clients to follow the passive approach of not filing liens against delinquent units and not proceeding with association foreclosures, thinking that lenders will eventually foreclose their defaulted borrowers and pay the association its money. The reality is that in today’s market, lenders are stalling their foreclosures until they find buyers first, so the process can take an unreasonably long period of time. Meanwhile, if the first mortgage holder does finally take title to the unit through its foreclosure, it is then entitled by law to a sizeable write off of the prior owner's past due amounts, resulting in significant bad debt to the association. This bad debt is then absorbed by the association and eventually paid for by the responsible owners who are paying their assessments. To succeed in the current market, associations need an aggressive attorney who files liens against the delinquent unit owners quickly and, in applicable cases, files foreclosure complaints (lawsuits) against the delinquent unit owners to collect the amounts due to the association. There is also a new blanket receivership approach where, by law, associations can petition the court to appoint a single receiver to collect the rents from all tenants living in units that are under foreclosure by the association or which come under foreclosure in the future (which prohibits investors from collecting income from tenants while failing to pay their assessments). Aggressively applied legal pressure against the owner and/or their lender is especially necessary in this type of depressed real estate market and will undoubtedly bring in a lot more money to the association in a much faster time than simply waiting for the lender to come through.
