SEA ISLAND REAL ESTATE Condominium Report Sea Island has over 200 Villas, Residences and Suites (Condominiums), most having been built within the last 10 years and located near and around the Cloister Hotel and Beach Club. Today, there are 37 units listed for sale.

Sea Island has averaged approximately 13 condominium sales per year over the last 3 years. So far in 2015, there have been 11 units sold. Oceanfront commands the highest value with sales ranging from $1,200 per SF to $1,700 per SF (1/4 Share Fractional Ownership bringing the highest price PSF to date).

Beach Club Suites There are several Beach Club Suites available ranging in price and size from $750 per SF (2BR/3BA, Garden View) to $1,623 per SF (1BR/2BA Ocean View). More modest pricing can be found in Garden View units in the Beach Club Gardens, MacKay or Dunbar Houses with sales ranging from $550 to $850 per SF.

Beach Club Residences Beach Club Residence units with an ocean view are in highest demand with over 17 sales in the last 36 months. Larger than the Beach Club Suites, the Residences offer 3 Bedroom floor plans with ample square footage for Sea Island living.

2015 Chart of Sold Units The following chart lists each unit/building sold in 2015 (11). The square feet (SF) and number of bedrooms and baths and the number of days (DOM) the unit was on the market prior to selling and the percentage of original list price the unit sold for. Ocean Club Residences There are three Ocean Club Residences available. Asking prices range from $5,495,000 or $1,293 per SF (5BR/5.5BA) to $5,950,000 or $1,553 per SF (4BR/4.5BA).

Cloister Ocean Residences Cloister Ocean Residences offer Fractional Ownership. Of the 37 Sea Island condominiums currently listed for sale, 13 are fractional ownership opportunities with prices ranging from $375,000 to just over $1,000,000. The average square foot price is approximately $1,700/SF for the two units that have recently sold.

River Club River Club units have marsh, river and garden views and have sold from $305 per SF to a high of $771 per SF. These units were built in the 1980’s and have required updating and renovation. Recently, three new units were announced under construction at 264 River Club Drive. These 4 and 5 bedroom condominiums will have Garden Views and are priced between $665 per SF and $775 per SF.

HOA Fees All Sea Island Condominiums require the owner to pay Home Owner’s Association fees either monthly or annually. The fees typically include water, sewer, landscaping, flood and hazard insurance and property management fees. Each building has their own fee basis with most HOA fees ranging from $7 to $11 per SF per year.

Page is a seventh generation native of Sea Island and St. Simons Island. Having grown up on Sea Island and St. Simons, Page has a love and appreciation for the amenities and lifestyle Sea Island offers.

Randall grew up in South Georgia and moved to St. Simons Island in 1994 with his wife Sheila, they live in Island Club on St. Simons Island and have three beautiful children, Taylor, Ansley and Merritt.

His international real estate career began in 1987 with Royal LePage, a Canadian based International Real Estate firm. In 1993, he founded the Moscow, Russia office of Colliers International where he provided corporate housing solutions for multinational companies such as Price Waterhouse, Colgate and Nestles, among others

Randall’s combined passion for people and for the heritage and lifestyle of the Golden Isles gives him the knowledge that only time and experience can provide. Randall is highly knowledgeable about the local market and is a seasoned professional when it comes to negotiations. Randall is a lifetime member of the Golden Isles Association of Realtors Circle of Excellence and proud recipient of the Oglethorpe Award.

Page is passionate about giving back to the community and is a member at Wesley UMC where he serves as Discipleship Chair and serves with the Cub Scouts as the Chartered Representative for Pack 227. He serves on the boards of Centered for Life and the Christian Community Foundation.
