Market Update 1st Quarter of 2014 The housing recovery continued through the 1st Quarter of 2014 in Palm Beach and Martin Counties. Inventory levels increased this quarter and the rate of price increases slowed down to a more sustainable level . While the pricing trajectory is still in an upward direction, we will likely not see double digit increases this year. This is a healthier speed for the housing market as it lessens the likelihood of another downturn. The inventory in Palm Beach and Martin Counties priced under $500K saw the largest increase in the number of transactions from 1st Quarter 2013 to 1st Quarter 2014. The number of transactions decreased in the $5M+ price points. The highlight of the quarter for the Northern Palm Beach County communities, however, was the sheer increase in the number of active and pending listings from the end of the year to the end of the 1st quarter. This suggests that there was clearly pent up demand that jumped at the opportunity as quickly as it came on the market. Our professionals are still finding that the new or recently renovated homes are the ones that are selling the fastest. 1st Quarter Sales Price and Inventory Analysis The number of sales increased below $5M but decreased above $5M in the 1st quarter of 2014 compared to the 1st quarter of 2013 for homes, condos and townhomes in Palm Beach and Martin Counties. Active listings in Northern Palm Beach County increased significantly this quarter and pending inventory nearly tripled for the previous quarter.

Single Family Homes The number of transactions decreased by 9% in Palm Beach County and 2% in Martin County for single family homes in the first quarter of 2014 compared to the first quarter of 2013. Average sales prices and price per square foot varied throughout the communities, however, Singer Island, West Palm Beach and Tequesta saw the largest increases. The market appears to be stabilizing as more new construction inventory becomes available and price increases have started to slow down to a more normal rate. Key Observations 

All of the markets in Northern Palm Beach and Martin County areas reported lower days on market with Jupiter Inlet Colony the lowest at 49 days.

Palm Beach County saw a 20% increase in average sales price from the same quarter last year; however, Martin County saw a 15% decrease.

Singer Island showed a 48% increase in average sales prices from 1 year ago and a 30% increase in average price per square foot. .

The average sales price per square foot increased by 15% for Palm Beach County. 7

Condominiums & Townhomes The number of transactions decreased by 8% in Palm Beach County and 13% in Martin County for condos and townhomes in the first quarter of 2014 compared to the first quarter of 2013. The average sales prices and average sales price per square foot increased in almost all of the market segments. Key Observations 

Singer Island, Juno Beach and Jupiter Island were the only markets to see increases in the number of transactions.

Average sales prices increased 17% in Palm Beach County but decreased 1.5% in Martin County.

Tequesta, Jupiter and Singer Island saw the largest average sales price increases at 48% and 33% and 30%, respectively.

Average days on the market decreased in all markets except Juno Beach. Tequesta days on market went down the most.

Tequesta continued to strengthen with significant increases in the average sales prices and price per square foot. 9
