Market Update 4th Quarter of 2013 The economy and housing statistics continued on a positive trend in the 4th Quarter of 2013. Increases in the GDP, the number of jobs, new home starts and median home prices were refreshing indicators of a bright end to this rebound of a year. In 2013, the country saw the strongest annualized gain in housing prices since 2006. While many are predicting that the increase in sales prices will slow down in 2014 to more modest levels, isolated markets may still see double digit increases as they are still catching up from the down years. Palm Beach County is currently a high demand area and has had nearly double the cash buyers than in previous years. This combined with better credit applicants and the absence of subprime mortgages makes another housing bubble less likely. A closer look at our local real estate market shows that while prices are increasing, the number of sales is steadily declining. This is most likely due to the lack of available inventory, rising mortgage rates and increasing prices. For the first time in a year, the number of available listings has increased in the Northern Palm Beach County and Martin County markets. 4th Quarter Sales Price and Inventory Analysis The number of sales increased below $5M but decreased above $5M in the fourth quarter of 2013 compared to the fourth quarter of 2012 for homes, condos and townhomes in Palm Beach and Martin Counties. Active listings increased for the first time in a year in Northern Palm Beach County but pending inventory remains stable each quarter.

Single Family Homes Northern Palm Beach County and Martin County single family home sales displayed varying results when comparing the 4rd quarter of 2012 to the 4th quarter of 2013. The number of transactions decreased 11% in Palm Beach County and 1% in Martin County. Average sales prices and price per square foot increased in all but 4 of the communities. More and more home owners are finding equity in their homes and continue to fuel the “move-up” purchases. The number of distressed homes continues to decrease as the equity increases. Key Observations 

Most of the markets in Northern Palm Beach and Martin County areas reported lower days on market with West Palm Beach the lowest at 79 days.

Palm Beach County saw a 9% increase in average sales price; however, Martin County saw a 14% decrease.

Jupiter Inlet Colony showed a 207% increase in average sales prices and a 159% increase in average price per square foot. .

The average sales price per square foot increased by 67% for Palm Beach County.

Days on market decreased in all of the markets except North Palm Beach, Juno Beach and Tequesta. 7

Condominiums and Townhomes The number of transactions decreased by 13% in Palm Beach County and 15% in Martin County for condos and townhomes in the fourth quarter of 2013 compared to the fourth quarter of 2012. While average sales prices fluctuated, almost all of the markets saw an increase in average price per square foot. Buyers continue to display caution and keep a close eye on valuations but condo developers remain optimistic and continue to build new buildings at near-record levels. Key Observations 

Singer Island, Juno Beach and Tequesta were the only markets to see increases in the number of transactions.

Average sales prices increased 17% in Palm Beach County but decreased 25% in Martin County.

Jupiter and Wellington saw the largest average sales price increases at 25% and 30%, respectively.

Average days on the market decreased in all markets except Jupiter and Tequesta. Jupiter Island and West Palm Beach days on market went down the most.

North Palm Beach and Wellington continued to strengthen with significant increases in the average sales prices and price per square foot. 9
