Client: Peabody Dates: April 2018 - June 2020 Design & Build - New build - 198 Apartments - Two commercial units - Lower level car parking - Podium roof garden - Gymnasium & cinema areas

Demolition of office block replaced with a new build construction over 21 floors, housing 198 Apartments alongside two commercial units on the ground floor. Lower level car parking is available, a communal podium level roof garden is available to residents, and access to an integrated gymnasium and cinema areas is also available.

Formation have delivered a very successful, qaulity scheme which they have delivered six months early. They were agile in their approach to programming and were very proactive on site, always working in a collaborative and helpful manner. Client: M&E and Newtwork Homes Dates: April 2018 - June 2020 Design & Build - 186 Apartments - 15 Commercial units - Basement car park - Podium rooftop gardens

186 residential units, 15 commercial units with ground floor and basement car park. 4 residential blocks on the site in Montrose Crescent and neighbouring land in Wembley High Road. The development, consists of 3, 6, 13, and 18 storey tower blocks with podium and rooftop gardens for residents.

Site meetings were never difficult and quality of work was good. They dealt with whatever issues we had quickly, and they were on point with matters such as fire stopping. Zarina Khalid, Network Homes

166 Residential apartments including car parking and commercial space. Three blocks of up to 13 floors, piled foundations, concrete frame, brickwork façade.

Together with a drive to exceed programme targets Formation have delivered a generally high standard of work, thus far, culminating in the production of the benchmark show apartment which achieved a quality of finish that has impressed both the client and endusers. This large, mixed use development replaces a 1960s office in Finchley Central with two new blocks providing 77 flats, two levels of office space, car parking, a Waitrose supermarket and a new, re-located public library at street and basement level. In a conservation area and adjacent to a listed building, one block continues the existing street-scape in a matching brick, whilst the taller, eight-storey block stands apart, elliptical in plan and finished in pre-cast, re-constituted stone panels with full height glazing.

BUILDING 1A, TOTTENHAM HALE Client: London Borough of Haringey via Berkeley Square Developments Ltd Dates: May 2020 - Dec 2021 - 104 units for Social Housing - 4 Private units - 2 commercial units

A new build scheme with 104 units for Social Housing, 4 Private units with two commercial units, car parking and associated landscaping works. The scheme included the employment of local labour and apprenticeships, provision of training and education workshops.

Excellent contractor with a real can-do attitude. Very client-facing with a steely determination to deliver on their promise. Supported by a very strong supply chain and all led by a more than disciplined / structured professional management team. We have been more than impressed by the delivery of this understated brand. The development includes one, two and three bedroom apartments, two larger duplexes and 33 homes at Discounted Market Rent. The scheme also includes 400m2 of commercial space and private amenity space for residents.

We were very pleased with the excellent quality FDB delivered at Berol Yard - the site was always well-managed and planned. We have also appointed them to construct our nearby site Ashley 1, which has started well with an outstanding benchmark flat recently handed over on-time. Redevelopment of the site comprising the demolition of existing garages and the erection of a nine-storey building to accommodate 23 residential units for council rent (Class C3). Associated cycle and refuse/recycling storage facilities, accessible car-parking spaces, and landscaping and public realm improvements including a children’s play space. Relocation of existing refuse/recycling facility.

ASHLEY ROAD DEPOT

HARINGEY

Client: London Borough of Haringey Council Value: £100m Dates: July 2023 - Estimated early 2026 - 100% Affordable rent - 272 New homes - Private amenity spaces - 4,000m2 green space in two courtyards & residential podium - Passivhaus The existing Ashley Road refuse depot, which overlooks Down Lane Park in Tottenham Hale, will be transformed into a low carbon neighbourhood, with 272 new homes. The project has been designed to meet Passivhaus standards, with the highest levels of fabric energy efficiency, triple glazing and reduced thermal bridging. Windows sizes respond to each orientation, external shutters reduce solar gain and photovoltaic panels on the roofs are some of the measures that have been integrated into the design. The development has an exemplary landscape focus, creating almost 4,000 sqm of green space in two courtyards and a residential podium. The Urban Greening Factor exceeds the GLA requirements at 0.45 and the Biodiversity Net Gain is an extraordinary 118%.

CHOCOLATE FACTORY

WOOD GREEN, N22

Client: London Borough of Haringey Council Dates: June 2022 - February 2024 - Block E2 & Parma House - 80 new affordable rent homes - Highly sustainable - Part of the Wood Green Cultural Quarter regeneration Block E2 is part of the wider redevelopment of the former sweet factory built in the 1930s, located in the Wood Green Cultural Quarter off Clarendon Road which will eventually see the creation of 230 new homes, the refurbishment of the factory, and extensive public realm improvements as well as new workshops, galleries, and studios for local businesses. Block E2 comprises 80 new affordable rent homes for the Council including a range of sizes from one bedroom to four-bedroom. The block is seven stories with a set back top storey, inset balconies, and glazed brick entrances. The scheme will meet Be Lean, Be Clean and Be Green sustainability aspirations with the whole development eventually connecting to the Wood Green heat network when it becomes available. The remaining regulated CO2 emissions will be offset through a financial contribution to the LBH carbon offset fund.

REMINGTON ROAD

HARINGEY, N15

Client: London Borough of Haringey Council Dates: March 2022 - February 2024 - 46 new affordable rent homes - Highly sustainable & renewable energy - New public square, communal courtyard & children’s play space The Remington Road project will deliver 46 new affordable rent homes for the council on the site of existing garages in Tottenham. A carefully thought-out logistics plan was crucial to the successful bid because the site is surrounded by occupied homes and close to a live Network Rail line. The scheme will be developed with 31 apartments, 4 maisonettes and 11 townhouses (including 4 wheelchair-adapted homes). The development also includes amenity space, refuse / recycling and cycle storage facilities for 84 bicycles. The project includes the configuration of Remington Road into a one-way street, 7 parking spaces, a new public square, communal courtyard and children’s playspace. 63 new trees will be planted as part of the redevelopment. The new homes will be built with 81% savings in carbon emissions through a combination of fabric energy efficiency and renewable technology measures. All the new homes are designed to maximise natural light and include air source heat pumps to provide space heating and hot water. PV panels on the roof will provide a renewable source of energy.

WATTS CLOSE

HARINGEY

Client: London Borough of Haringey Council Dates: July 2022 - January 2024 - 18 units - flats and family homes for social rent - Amenity spaces - Net-zero carbon design This infill site redevelopment replaces 11 derelict bungalows, an adjoining disused community hall with 12 flats and six family homes for social rent. The new houses comprise a mixture of semi-detached and terrace units, the flats are across two blocks. The houses across the development include two semi-detached houses (four-bed, six-person) and four terraced houses (threebed, five-person). The flats are being created in two three-stoery blocks and comprise one-bedroom and two-bedroom units and a wheelchair-adapted unit. The design integrates this isolated site, creating a sense of place within the wider community. The massing and frontages of the two blocks of flats are modest and similar to nearby houses. The project also includes infrastructure, landscaping and external works to create new bicycle and refuse storage and new fencing. The net-zero carbon design makes use of passive principles, PVs and heat pumps to meet energy demands. Delivering social value is an important aspect of this scheme. A detailed social value proposal includes providing community benefits focused on apprenticeships and engaging with local supply chain partners.

BANCROFT & WICKFORD STREET

TOWER HAMLETS

Client: London Borough of Tower Hamlets Dates: January 2023 - January 2025 - 33 residential units - Community / office space The Bancroft Estate and Wickford Street scheme involves the redevelopment of the two sites to deliver 33 residential units, community / office space and enhances to the public realm. The project involves the demolition and clearance of the Bancroft Tenant Management Co-operative (TMO) building and the Wickford Street Garages. These two sites are part of the Bancroft Estate, near Bethnal Green Tube Station. The strategic objectives of this urban rejuvenation focus on connectivity, integration, community and sustainability. The development also offers significant improvements to the wider estate, including landscaping and lighting improvements to transform a run down service route to the rear of the shops which face the main road. Consultation with residents was undertaken from the outset to inform the development of the design proposals. The project is also the first council-led scheme to incorporate air-source heat pumps as part of the energy strategy, signalling a change in the provision of clean energy in the borough.

Formation is supporting London Borough of Tower Hamlets’ drive to benefit the local community and supply hcian through this redevelopment. The project was shortlisted for a housing design award in 2021.


HEYLYN SQUARE

TOWER HAMLETS

Client: London Borough of Tower Hamlets Dates: September 2022 - January 2025 - 32 new affordable homes - Ground floor commercial unit - Landscaped amenity spaces & children’s play space Heylyn Square is an affordable hosing scheme for London Borough of Tower Hamlets on an infill site within the Bow West area. The scheme comprises 33 units over eight-storeys on the site of seven existing retail units. 32 units are residential, 3 to wheelchair standards, with a new commercial unit at ground floor. A detailed logistics plan including managing operatives parking and material deliveries will be put in place to ensure life carries on as normally as possible whilst the works are carried out. The building is an efficient block with a single central core and is designed to be broadly symmetrical to bookend the existing square. The footprint is centralised on the site with landscaped communal amenity and children’s play space provided at ground-level. Stepping angles to the façade and roof-line breaks down the mass of the building and allows each unit to benefit from a south-facing private amenity space. The scheme includes communal gas boilers which will enable connection to future heat networks, PV panels on the roof with the heating of the retail unit via air-source heat pumps.

Community benefits will be an important part of the delivery of this scheme, with a detailed Social Value Proposal in place to include engaging local labour.
