A. The general conditions of contract for construction A.I.A. Document A201. Fourteenth Edition. 1987 Articles 1 through 14 inclusive and any subsequent amendments are hereby made part of the contract documents to the same extent as if written Herein in full. B. The outline form employed in these specifications and specifications on the drawing are intended to simplify the bidding process, and to allow the contractor reasonable latitude in the interest of cost control. The omission of exhaustive descriptions of material and labor does not imply any reduction in the quality of material or performance. Supplemental and Special Conditions THE SUPPLEMENTAL AND SPECIAL CONDITIONS SHALL GOVERN where they and the General Conditions conflict. A. CONTRACT DOCUMENTS 1. Drawings and specifications as instruments of service are and shall remain the property of the architect whether the project for which they are made is executed or not. The drawings and specifications shall not be used on other projects, for additions to this project or for completion of this project by others, except by agreement in writing and with appropriate compensation to the architect.

E. QUALITY OF WORK/CUTTING AND PATCHING

K. TEMPORARY LIGHTING AND POWER

1. Top quality material and first class workmanship shall be provided in all cases where specific materials, details or workmanship descriptions are omitted, unless approved otherwise by the Architect. Manufacturer's recommendations, shall be followed carefully, all miscellaneous work implied, but not specifically called for shall be included to assure a complete finished product in all respects.

1. THE GENERAL CONTRACTOR shall make all necessary applications, pay all fees and charges, obtain necessary permits and provide and maintain electrical energy for power and light and as required for power tools, machines, and as necessary for providing and maintaining artificial light in the progress of any branch of the work. The General Contractor shall make arrangements with the power company for temporary connection locations and metering charges.

2. All work shall be guaranteed for one year after final payment. General Contractor to furnish written guarantee on his work and all Subcontractor work, against defects resulting from the use of inferior materials, equipment, or workmanship, as determined solely by the Architect. All such defects are to be replaced or repaired, complete with labor and materials, at no cost to the Owner. 3. EACH CONTRACTOR SHALL COOPERATE WITH OTHER TRADES and shall install his work as may be necessary for the proper installation of his own and other contractor's work, consulting with the contractors concerned regarding proper locations and sizes of same. 5. GENERAL CONTRACTOR shall be responsible for cutting all holes required by all trades. 4. NO EXCESSIVE CUTTING will be permitted nor shall any structural members be cut without the written approval of the Architect.

1. Hoisting of all materials and equipment shall be performed by the trade or subcontractor furnishing and/or erecting such materials and equipment. Location of hoisting appartus or cranes shall be approved by the Contractor, but if moving or relocation of such equipment is required during course of construction, the subcontractor shall comply promptly with the contractor's instructions. Without additional compensation. M. PUMPING 1. The contractor shall furnish and operate pumps and operate pumps of adequate capacity to maintain subgrade portions of the building free of water from any source until the completion and delivery of the building to the owner,

1. WHERE A DEFINITE MATERIAL IS SPECIFIED, it is not the intention to discriminate against any "approved equal" product made by another manufacturer. It is, rather, the intention to set a definite standard. Open competition is expected, but in all cases, samples of a proposed substitute shall be made unless authorized by the Architect.

THE INTER-RELATIONS OF THE SPECIFICATIONS, THE DRAWINGS AND THE SCHEDULES IS AS FOLLOWS: The specifications determine the nature and settings of the materials, the Drawings establish the quantities, dimensions and details, and the schedules give the locations. Should the drawings disagree in themselves, or with the Specifications, the better quality or greater quantity of work or materials shall be estimated upon and, unless otherwise 2. BIDS SHALL BE BASED ON COST OF THE MATERIAL, OR SPECIALTY SPECIFIED. After the contract is ordered by the Architect in writing shall be performed or furnished. In case the specifications shoud not fully agree with awarded, the Contractor shall submit to the Architect any proposals for substitution that he may care to suggest, the schedules, the latter shall govern. Figures given in Drawings govern scale measurements and large scale details together with samples and complete data. The Architect will investigate all such proposals, consult the mechanical govern small scale drawings. engineers and Owner and render financial decisions as promptly as possible. The Architect does not bind himself to consider substitution after the expiration of the one month, since the delays occasioned by the necessary investigations will tend to delay the ordering of materials, and hence the progress of the work. 5. The Architect has indicated and estimated certain conditions, either not shown or not considered reliable on older Drawings furnished to Architect by Owner, or not measurable due to total absence of any Drawings, or too inaccessible to verify in the field prior to preparing Drawings. All work shall conform to applicable requirements of all local, state, and federal codes or governing agencies including: State construction and energy conservation codes, health code, life safety code and fire departement regulations, FHA framing standards, OSHA codes, etc. 3. A contractor shall carry insurance as agreed in his contract for the duration of the project and provide certificates of insurance to the owner and the Architect. C. JOB CONDITIONS/MEASURMENTS AND SURVEYS

1. BILLS FOR EXTRAS WILL BE ALLOWED ONLY WHEN WORK IS ORDERED IN WRITING. No bills based upon verbal orders will be considered by the Architect unless accompanied by written order from the Architect countersigned by an authorized agent of the Owner. Applications for extras shall be submitted not later than one week from the date such extra work is discussed, contemplated, or requested. No list of extras will be considered later, or at the end of the project. Extra's must be kept current and approval obtained as the work progresses. H. SHOP DRAWINGS

2. By starting any new work, the contractor signifies acceptance of any previously installed work, materials, framing, etc, and waves any right to blame prior work for any defects in his new work.

4. NO WORK SHALL BE ORDERED, fabricated, purchased, or installed until the shop drawings have been finally approved by the Architect.

3. All indicating site datum including: property bounderies, grade elevations and bearings are for reference only. The Architect assumes no responsibility for the accuracy or correctness of this information.

5. EACH SHEET OR DRAWINGS SHALL INDICATE, in the lower righthand corner, the following information: Title of the sheet, name and location of the building, the name of the Architect, General Contractor, sub-contractor, the date of the drawings, and the date of each correction or revision.

All grades, lines, levels and bench marks shall be established and maintained by the contractor who shall be responsible for same and shall employ and pay for the services of a registered surveyor to property locate the building and verify all 6. PROTECTION OF PERSONS AND PROPERTY 1. Contractors shall coordinate all work procedures and working hours with local authorities, neighborhood associations, and any other governing authority. 2. Contractor shall be responsible for all coordination with union officials if applicable, and shall see that all trades comply with all equal opportunity standards. The owner reserves the right to use minor non-union contractors without prejudice to the work of others, and will except the contractor to cooperate as needed. 3. Contractor shall be responsible for protection of all existing and new conditions and materials within and adjacent to the construction area. Any damage caused by the execution of the work indicated or implied Herein shall be repaired or replaced to the owners satisfaction at the contractors sole expense. Contractor shall keep work site free from debris and accumulated refuse, and shall have sole responsibility for protecting all dangerous areas from entry by authorized parties. 4. Contractor to design and install adequate and Code approved shoring and bracing where needed to safely complete structural work. Contractor to assume full and sole responisibilty for structural adequacy of the shoring, and for any injuries, damage, cracks, or defects caused by shoring or bracing, and shall repair all such damage at his sole expense.

IF THE CONTRACTOR MAKES ANY CHANGES OR VARIATIONS IN DETAILS shown on the contract drawings, such changes or variations shall be called to specific attention of the Architect, in writing and by use of colored pencil on the prints, or other suitable means. THE ARCHITECT MAY REQUIRE CHANGES IN THE SHOP DRAWINGS as necessary to be consistent with the contract drawings, and the contractor shall resubmit the shop drawings as many times as required for final approval. After final approval, the Contractor shall furnish two (2) corrected prints for the Architect's use, and shall furnish prints for other trades at this cost. I. MANUFACTURER'S DIRECTIONS AND INSTRUCTIONS 1. All manufactured articles, material, and equipment shall be applied installed, connected, erected, used, cleaned, and conditioned, as directed by manufacturer's instructions, unless Herien specified to the contrary.

1. Upon completion of the work, the entire project is to be completely cleaned and the site restored to existing condition, including, but not limited to, the following: (a) Complete sweeping of all areas and removal of all rubbish and debris, except that caused by Owner or others doing N.I.C Work. All wet mopping not in this project. (b) Removal of all temporary enclosures and barricades, all temporary offices, telephone, sanitary facilities, etc. (c) Removal of all labels from glass, fixtures, and equipment, etc., and spray cleaning of all glass/mirrors. (d) Removal of stains, and paint from glass, hardware, finished flooring, cabinets, etc. (e) Final cleaning of all chrome and aluminum metal work. (f) Restoration of property by returning shrubs to original locations, filling of all ruts with raked topsoil and repairs to damaged blacktop. (g) Replacement of furniture and furnishings to original locations. NOTES: - 3 - 1 3/4" x 11 7/8" LVL over all new window openings unless otherwise noted - Minimum tread depth to be 10" - Maximum 7 3/4" riser on all stairs - Minimum 36" typical railing height - Maximum 4" separation between ballusters on all stairs + rails - Minimum 20 min. fire rated door between garage and house - Minimum 4" step up from garage to house - Garage to be sheathed with minimum 5/8" type "x" gypsum board, taped and spackled in conformance with manufacturers specifications. Provide minimum R38 insulated ceiling when living areas above unheated space. - Double up all TJI under partitions EMERGENCY ESCAPE:

- Every sleeping room to home at least one operable window or exit door approved for emergency escape and rescue with a minimum clear opening of 5.7 Sq. Ft. (24"H Min. x 20" wide Min.) Bottom of clear opening to be not more than 44" A.F.F. 2. At the completion of the project and prior to final acceptance by the Owner, provide the Owner with three complete sets of operating and maintenance instructions in a bound loose leaf indexed note book with proper external identification of (See manufacturer specs for compliance). the contents. The Contractor shall demonstrate to the Owner the procedure for proper operation and maintenace of all equipment. J. TEMPORARY HEAT 1. IF TEMPORARY HEAT IS REQUIRED for the protection of the work before the permanent heating apparatus is available for use, the General Contractor shall provide and pay for approved salamanders, stoves ands smoke pipes to outside of building, or other approved heating apparatus, and shall provide adequate and proper fuel and maintain heat as required for protecting or drying out the work. Temporary heating apparatus shall be installed and operated in such a manner that the finished work will not be damaged thereby.

Upon partial demolition of any structure, the architect and/or structural engineer shall be notified to conduct a site visit to determine if the notes and specifications on these drawings are adequate to meet the onsite conditions.

P. PROJECT CLOSEOUT

2. THE TERM "SHOP DRAWINGS" as used Herien, shall include fabrication drawings manufacturing drawings, erection drawings, cutting and setting drawings, brochures, printed literature, photographs, and operational data.

1. The contractor shall verify all measurements and existing conditions at the building, and site and shall be responsible for the correctness of same, before ordering any material or doing any work. No extra charge or compensation will be allowed on account on difference between actual dimensions and the measurements on the drawings; Any difference which may be found shall be submitted to the Architect for consideration before proceeding with the work.

General Notes

N. ELECTRICAL

1. AS SOON AS POSSIBLE after the award of the Contract, the Contractor and various sub-contractors shall prepare and submit to the Architect for approval, prints of shop drawings in four (4) copies.

3. SHOP DRAWINGS SHALL INDICATE the kind of material, give the size, and gage of members, the method of anchoring and securing members together, the method of securing the work to adjacent structure or materials, and other partinent data. Drawings shall contain scale and full size details as required too illustrate the work. Window and Door Schedules in these drawings are generic in nature since manufacturers vary in sizes,options etc.. Window/Door vendors to submit shop drawings to assure that all mullion and muntins are aligned properly etc.
