Our Schmidt family story.

Schmidt Family of Companies is the parent company to its whole Coldwell Banker franchise. We are a fifth generation, full-service brokerage firm founded in 1927 specializing in residential, luxury and commercial real estate, property management, mortgage, and title services.

H. F. Schmidt Real Estate, as the firm was originally known, was based on the principles of honesty, integrity, and an unwavering commitment to outstanding service. Harold Schmidt’s adherence to these standards of excellence earned him the trust and confidence of his clients, building a solid foundation for what was to become one of the most respected and largest real estate brokerage firms in the Midwest.

Harold’s son, Joseph Schmidt, joined the company in 1946 and under his leadership the company experienced unparalleled growth. His sons, Fred and Ken, entered the company in 1962 and 1968, respectively. Today, Ken’s son, Mike Schmidt, is the Chairman and CEO of the firm, Steve Bell is the President and CFO, and Tom Gray is the COO. The firm joined Coldwell Banker Corporation as a franchisee in 1983.

Within every contract for the purchase of real estate, there are numerous moving and negotiable pieces. Our primary objective is to position your home as an attractive option for as many potential buyers as possible.

To effectively market your property, we need to discuss your preferences regarding negotiation points that extend beyond the pricing of your home. Understanding what items you’re willing to negotiate on and what you are not will help us tailor our approach to attract the right buyers while maximizing the value of your home.

We aim to provide you with a comprehensive understanding of the financial ramifications throughout every phase of this sale. Furnishings Furniture can impact the ambiance or functionality of a property. A property can be sold furnished, partially furnished, unfurnished, or furnishings can be negotiated.

Transfer Stamp Tax

This tax can be paid by the Seller or Buyer in full or split by both parties in any way negotiated. It is based on the purchase price or appraised value, whichever is higher (2.0% for $350,00 and below, 2.5% for $350,001–$1,000,000, 3.0% for $1,000,001–$5,000,000, 3.5% for over $5,000,001).

Seller Financing Assuming the role of the lender entails certain risks. In cases where securing a loan for a property may be difficult, Sellers might consider offering financing options for a purchase. If you’re considering this, we need to discuss what down payment, interest rate, and time frame of the loan would you be willing to consider.

Types of Loans Buyers have a range of loan options to explore, each accompanied by specific property requirements set by the lending institution. While cash transactions bypass these criteria, many buyers rely on a mortgage for property acquisition. It is essential to assess whether your home meets these qualifications, if you’re willing to modify the property, or if you prefer that we disclose to potential buyers that certain loan products may not be applicable to your property.

Concessions Throughout the home buying process, Buyers are responsible for an extensive list of fees and expenses. Buyers may ask for the Seller to pay a percentage of the purchase price or a flat fee to cover a portion of those expenses to lower the cash they need at closing. It’s crucial to note that even if a Buyer qualifies for the home’s purchase price, insufficient cash to cover closing costs may impede a successful purchase. Addressing these financial considerations is essential for ensuring a successful transaction.

Commission Any commission due to the agent representing the Buyer is negotiated between the Buyer and their agent. During the offer process, buyers may request the Seller to cover this cost at closing. It’s necessary to determine if you’re wiling to contribute towards a Buyer’s agent’s commission, and if so, the maximum amount. Buyers can request this information in advance of seeing a property to asses which properties align with their budget and the cash they have available to fulfill their financial obligations.

Professional Fees The intricacies of real estate transactions include a variety of costs. Transaction fees, attorney charges and lender expenses are all integral parts of the financial landscape. It’s customary for each party to be responsible to cover their own set of fees ensuring an equal distribution of financial responsibilities.
