These are the reasons why river view property has never cooled down despite the volatile market www.cafef.vn Mr. David Jackson, CEO of Colliers Vietnam said that when the rich spent money to buy riverside villas, they were especially interested in living experiences. Not only in Vietnam but also around the world, the rich were especially fond of riverside villas. This came from the feeling of relaxation that the river space brought to people. Riverside areas often had open spaces and fresh air. That was the space of happiness and peace. In addition, in the opinion of many people, water was also an element that brought fortune and luck. The riverside space which ensured the elements of security, convenience to move (even by river) and full surrounding facilities would always be sought after.

Real estate market 'breaks out' from economic stimulus packages www.baotintuc.vn A review by Colliers Vietnam (the world's leading company in the field of real estate services operating in Vietnam) shows that the supply in 2022 will be improved with many new projects by domestic and foreign investor compared to 2021. However, due to the scarcity of land in the inner city, new projects in the mid-end segment will mainly focus on suburban districts. The central land fund will be prioritized for the development of luxury and high-end housing projects. Therefore, housing prices are expected to maintain an average growth momentum of 3-7% in 2022 across segments.

Why does real estate still hold the position of the safest investment channel? www.cafef.vn Mr. David Jackson, CEO of Colliers Vietnam, said that apartment prices in Ho Chi Minh City were already at a very high level and continued to increase. Therefore, the dream of finding a mid-range apartment was quite difficult, so many people decided to move to the coastal provinces, including Binh Duong. According to Colliers Vietnam expert, compared with Ho Chi Minh City, Binh Duong's land fund was more, the land price was lower, so it was also more convenient for investors to develop mid-range apartment projects. Binh Duong also had many job opportunities while the service facilities were also very complete and of high quality in areas such as education, health care, shopping or entertainment, so it had been being a "promising land" for everyone. Therefore, not only mid-range apartments but also in other segments had great development opportunities.

Colliers News In 2022, real estate mergers and acquisitions will be more exciting www.baotainguyenmoitruong.vn David Jackson - CEO of Colliers Vietnam said that in 2021, despite the effects of the pandemic, real estate would still be one of the fields with the highest total value of M&A transactions. In addition, real estate transactions valued at over USD 100 mil were increasing day by day, and domestic enterprises also played a leading role. “In 2022, the real estate market is likely to continue to be active with M&A deals. The important reason is that enterprises with strong potential will shorten the time to enter the market with each specific project in the context of increasingly limited land fund. In addition, the Covid-19 pandemic has also caused many enterprises to suffer a lot of losses, no longer able to develop unfinished projects and had to sell them to enterprises with better financial potential" , Mr. David Jackson analyzed.

Colliers News Will there be a 'real estate bubble' in 2022? www. theleader.vn The fact that real estate prices are increasing faster than the development of the economy is raising concerns about the risk of a real estate bubble in the market. Mr. David Jackson, CEO of Colliers Vietnam said that this was easy to explain. When the economy's growth slowed down, investment activities in manufacturing industries were disrupted, it was obvious when many people and investors considered real estate as a safe haven and long-term investment. It was not to mention that every year countries had certain inflation. In addition, disruptions in the supply chain and high material prices also caused real estate prices to tend to increase. In Vietnam, the real estate market also had similar developments.

Colliers News The price of primary apartments has increased, buyers choose the apartment that has been handed over? www.cafef.vn According to Mr. David Jackson, CEO of Colliers Vietnam, currently many customers are looking to buy secondary apartments. The reason is that a certain number of secondary apartments are priced lower than primary apartments in many projects. Looking at the fact that real estate prices are getting more and more expensive, especially in big cities, many people must be anxious to find a place to live as soon as possible because they are afraid that housing prices will soon get out of their reach. Due to the scarcity of land in the inner city, new projects in the mid-end segment would mainly focus on the East and suburban districts. The central land bank would be given priority to develop luxury and high-class housing projects. Housing prices were expected to maintain an average increase of 3-7% in all segments. Colliers News Property pins hopes on 2022 www.thesaigontimes.vn Mr. David Jackson: The year 2021 saw many strong fluctuations in the real estate market. This can be seen as a picture with a dominant gray color. But there are still bright spots that make us pin all our hopes on 2022. Speaking about the gray color of the market, the most obvious problem is the impact of the Covid-19 pandemic on the development and sales plans of developers. This makes the market, which already has a limited supply, even more deficient, leading to an imbalance between supply and demand. In particular, the affordable real estate segment is still absent. Along with that, land fever has occurred in many localities in the first months of 2021, causing market turmoil and affecting investor confidence. Fortunately, authorities and localities quickly issued warnings and planning information to stabilize the situation.
