We’ve entered into a brave, new year, still masked and still dealing with the pandemic, but with a gradually opening March 2021

economy. That means job growth…or should mean job

growth. Time to take a quick look at how far we’ve fallen, and by how much we have recovered.

Bad news first Let’s do the bad news first (and please do not assume that means there will be good news following). From January 2020 to January 2021 (the most recent month of data available), Southern Nevada lost 136,000 jobs. The graph below shows the big losers by industry:

said goodbye to 61,300 jobs, and restaurants 19,300 jobs – though it should be noted that limited-service restaurants managed to add 1,500 jobs year-over-year. We also saw big losses in construction, professional and business services and government. The only real winner was transportation and warehousing, adding 10,100 jobs. This comes as no surprise to people who have been paying attention to the industrial market and its relatively solid performance in 2020. Retail also added jobs over the period, 1,500 of them to be specific. The retail market was far more resilient during the pandemic recession than most people predicted.

Most other major industries show job growth over the recovery period... When we look at the period from April 2020 to January 2021, we do see good news. Southern Nevada added 103,800 jobs over this period. Some industries are still hurting. Construction, for example, lost 7,900 jobs during this period. In fact, the construction

industry waited until July 2020 to start posting job losses. Manufacturing did much the

same, with job losses beginning in June, and 3,000 jobs lost between April and January. Most other major industries show job growth over the recovery period, led by leisure and hospitality, retail and trade and transportation.


Here’s where I upend your expectations – because I can still find some negative news – or weird news, at least – in the midst of all this positivity.

back on the downward slide. Why? Usually, I would assume that this represented a major revision of past

numbers. For that reason, I ran the data from January 2020 to present to see if it all hadn’t been revised downward. No dice. There was a December revision, but everything else stood pat. It is possible that those past numbers are being revised, and the revisions have not yet been released. I will note that the February numbers for the United States as a whole saw the number of full-time jobs decrease by 122,000 year-over-year, while part-time jobs increased by 482,000. January numbers saw the creation of 301,000 full-time jobs yearover-year and the loss of 290,000 part-time jobs. The data is bouncing around quite a bit. We are either now in the middle of a splendid recovery, or a recovery that peaked in November is showing signs of falling apart. My guess is that it is the former rather than the latter is true (see, I’m not always negative), but in this day and age, I wouldn’t put money on it. Hopefully, when February numbers are released, we will have a better picture of what is happening in the job market.

U.S. Economy Poised for Strong Growth Strong spending, rising GDP, increased business investment, industrial production, pre-tax corporate profits, low interest rates, additional job growth, and a presumed rise in household formation will ultimately drive improvement across real estate asset classes.

Signs of an improving economic backdrop are emerging

Economic Highlights •

February’s impressive employment report indicated that 379,000 new jobs were added, led by 355,000 jobs in the leisure and hospitality sector (286,000 at restaurants and bars alone). Smaller gains were also posted in temporary help services, healthcare and social assistance, retail trade, and manufacturing. Employment declined in state and local government, construction, and mining. Initial jobless claims also remain elevated and have not dropped below one million a week since last May, indicating that the economy is still looking for traction.

New COVID-19 cases have plummeted, vaccine rollout is gaining momentum, and statelevel restrictions are easing.

Job growth, at 379,000 in February, is the strongest since October.

The latest economic stimulus is expected to drive GDP growth 3.3 percentage points, per Oxford Economics.

Retail sales growth picked up sharply in January.

As we recently passed the anniversary of the World Health Organization declaring COVID-19 a global pandemic, we’re beginning to see signs of light at the end of this long and winding tunnel. States and local municipalities have begun easing restrictions, job growth is improving, and consumer optimism is continuing to rise based on both the $600 stimulus checks approved last December and the impending next round.

2021 Colliers Retail Outlook After several years of brick-and-mortar retail migrating toward experiences and services, the online channel shifted its focus back to products with less shopping, more buying. The shift from services to goods backed the sentiment that retail spending held up much better than expected in 2020. Retailers who acclimated to digital commerce were met with success as nearly 150 million people shopped online for the first time and accelerated trends expected within the next few years to happen overnight. Although store retail sales growth was in the negatives, major online sales growth boosted total retail sales to 2.2% by the end of 2020.

Social dining has been at the epicenter of every family gathering since Pooja Bavishi can remember. “I was always drawn to the food, and specifically the desserts. They always made people happy. I made that connection very early.”

Month and International Women’s Day (celebrated on March 8), the team is shining a spotlight on incredible women in retail whose tenacity and talents have made an impact on both their careers and their communities. A huge thank you to Pooja Bavishi of Malai for

As a financial analyst, a common question I hear from our occupier clients evaluating lease options is: “Why does present value matter?” Perhaps, they are thinking that they are not purchasing an asset, so the term “present value” confuses them. Yet, present value is relevant and can make a significant difference in comparing lease options.
