Planning commission rejects site development plan for Morrison hotel Developer remains hopeful as application moves to town board for March 5 hearing BY JANE REUTER JREUTER@COLORADOCOMMUNITYMEDIA.COM

The Morrison Planning Commission rejected a plan Feb. 13 for a new hotel on its main street, saying the proposed three-story building would not be compatible with adjacent properties or the town’s historic and eclectic character. Proponents of the Red Hotel decried the commission’s decision, citing their project’s compliance with planning and zoning requirements and staff support for the project. “The planning commission has an absolute disregard for their role in providing leadership for a small town,” said Chad Wallace, COO of project developer Root Architecture. “They’re there to protect what they’ve established as the future development plans. Now they’re reneging on those very plans. “The planning commission is doing a great disservice to the town of

however. It now moves to the Morrison Town Board for a 6 p.m. March 5 hearing. The planning commission agreed unanimously to deny the site development plan. Evergreen-based Root Architecture plans to appeal that decision to the town board. But the commission does not have final say on the other two items up for review. While it also moved for denial on special review and major site improvement applications, those motions are only recommendations for the town board. Town trustees will make their own decisions on those issues. “We’re surprised at how this went,” Wallace said. “We do this all over and we’ve never seen anything quite this laborious. But we think there’s a path forward and we’re optimistic.” Root proposes a 21-room hotel on Bear Creek Drive, which will require razing of buildings that now house Blend smoothie café and Rock ‘n Roses boutique.

Hearing fills town hall

The hotel hearing drew a standing-room-only crowd of more than 40 to the small community’s historic town hall, including a team of five from Root who wore matching chartreuse North Face jackets. Residents as well as people from outside Morrison spoke both in support of and with concern about the project. Town staff recommended approval of the plans, saying Root had met its requirements and the plans support the town’s stated vision and goals. That includes its height; the proposed three-story building is 40 feet tall, which meets the town’s maximum 40 feet height limitation. But commissioners saw it differently, saying the hotel will appear out of proportion and out of character with existing buildings. They cited a portion of the comprehensive plan that says the commission should consider a new development’s intensity and compatibility SEE HOTEL, P7

Most Sellers Don’t Know How to Interview a Listing Agent. Here’s Some Guidance.

Do you know what to look for in a listing agent, and the questions to ask during an agent’s listing presentation? You’ll probably want to know their level of experience, competence and success in selling similar properties, hopefully within your city or neighborhood. Like most people, not just Realtors, I monitor the real estate activity where I live, and I’m astonished how many homes are listed by agents I’ve never heard of. As I write, there are 70 active or pending listings within five miles of our office, represented by 66 different agents from 58 different real estate offices, only four of which are local to Golden. And despite practicing real estate here for 21 years, I only recognize the names of 18 of those 66 listing agents. Where did the sellers find all those different agents to list their homes? Many, I suspect, are friends and family — every agent’s biggest “competitor.” In other cases, the seller just went under contract or closed on their replacement home elsewhere and was convinced by that listing agent to list their current home. Don’t fall for that. It’s not the best decision if that agent is unfamiliar with your neighborhood, lives far away, and is unable to show the home on short notice, answer questions from buyers, or keep your brochure box well stocked. Or perhaps the agent sent a letter or taped a note to the homeowner’s door claiming to have a buyer for their home. It’s one of the oldest tricks in the book. The tactic got him or her an interview, in which the agent said that unfortunately the buyer found another home — but now the agent’s foot is in the door and the seller decides to list with him or her. Let’s say, however, that you want to

interview listing agents and make a rational hiring decision. Good idea? First, select two or three agents to interview based on their location and experience in your neighborhood. Second, study their active/sold listings to see (1) their geographic distribution and (2) how well their listings are presented on the MLS. To get an accurate history and profile of an agent you may need the help of another agent such as myself who has access to your MLS. You want to see each agent’s profile and their active, pending and sold listings. Do a web search of the agents you’re considering. Read their profile, if they created one. Look at their current and sold listings. Click on one or more listing to see how they described the home on the MLS. Did they list all the rooms, not just bedrooms and bathrooms, and did they provide dimensions and descriptions, or did they just enter the mandatory fields? Not all MLS fields are mandatory. For example, only half of those 70 listings I mentioned above indicate what direction the house faces, and 28 of them didn’t indicate whether or not there is fencing, both of which are optional fields. Only 20 of the 70 listings indicated whether it is in an incorporated or unincorporated location. Those and other non-mandatory fields provide information that is important to many buyers. Since they are searchable fields, your listing may not be found by a buyer who has one of those optional fields as a search criterion. Looking at an agent’s listings will answer the most important questions which you’d ask in person, but you won’t have to take their word — the truth is there in front of you. You’ll learn, for example,

It’s a 1-bedroom, 1-bath, 530square-foot unit on the top floor of the building shown at right. I own the same unit in the next building, which is how the owner of this one, who just got a job in Chicago, knew me, and I asked David Dlugasch to handle the listing while I’m away. Our handyman, Mark, who lives in my unit, just installed new vinyl hardwood floors throughout this unit. The bedroom has two double closets and a window air-conditioning unit. The bathroom has a newer vanity and light fixture. The living room also has a window air conditioner. Enjoy your morning coffee on your own private sunny balcony (at left). The self-managed HOA pays for water, central heating, sewer, and trash. Light rail is only three blocks away and the Colfax bus is a short walk away. This unit also comes with a reserved parking space (#30). A washer and dryer and private storage space are at the front of the common area.

whether they hired a professional photographer to shoot magazine quality photos or did their own point-and-shoot pictures, and whether they created a narrated video tour or just a slide show with music. Only 2 of those 70 listings (one of them mine) had the maximum number of photos uploaded to the MLS. And, although 37 of the 70 had URLs in the “virtual tour”

Keep in mind that the best indicator of how a listing agent will serve you is how they have served previous sellers. field, all but one of them were for either an interactive slideshow, a slideshow with a music track, or a gallery of pictures. The only one that was an live-action narrated video tour was my own listing! I’ve been doing narrated video tours for over 18 years and even gave a tutorial at my Realtor association to show other agents how easy it is to shoot and edit a video tour, yet I can only count on one hand the number of listing agents who are shooting videos now. It’s inexplicable to me why that is. Having chosen who to interview, ask these questions of those you invite into your home for an interview:

What commission percentage do you charge? Keep in mind, there is no standard commission. It’s totally negotiable, and the industry average is in the mid-5’s, not 6%. Will you reduce your commission if you don’t have to share it? Hopefully they include that in answering your first question. If you have to ask them, consider that a red flag. They hoped you wouldn’t ask. Only 17 of the 70 active or pending listings mentioned above indicate that they offer a “dual variable commission.” One of the things a fellow MLS member can research with their access to the MLS is whether that’s the established practice of the agent you’re interviewing. Will you reduce your commission if I hire you to purchase my replacement home? (Again, did they volunteer that, or did you have to ask?) Hopefully the candidate will have researched the market and will make a sound recommendation of listing price. Beware of agents who inflate their suggested listing price so you will list with them. When setting the appointment, ask the agent to bring a spreadsheet of their sold listings with dates, days on market, listing price and sold price.

Morrison & Red Rocks: A love/hate relationship Increase in concerts comes with impacts for small town’s residents BY JANE REUTER JREUTER@COLORADOCOMMUNITYMEDIA.COM

When David Glade built his Morrison home eight years ago, he added extra insulation to help absorb the sound coming from a very famous neighbor. Glade’s house has an unobstructed view of Red Rocks Amphitheater. The measures he took during his home construction included adding foot-thick insulation and hurricaneproof French doors that were advertised as soundproof. On concert nights, he also wears earplugs in bed. None of it has been enough. “I still get all the bass,” he said. “I’m a light sleeper, so I just sit up and wait for it to be done. But last year, when they went into mid-November, it was kind of wearing on me.” The Morrison Town Board talked about the venue’s double-edged

impacts on the town during its last meeting. Glade, a software engineer who worked with Red Rocks consultants on a previous noise impact study, presented the board with a report on the venue Feb. 6. It touched on the increase in concerts, concerns about lighting and decibel levels. While Red Rocks’ concerts feed the small town’s economy, concertgoers also jam Morrison’s streets, venue lights illuminate its night skies and the bands fill the nights with sound that often echoes through the valley into the wee hours. Further exacerbating the issues, concerts used to happen primarily in the summer. Today, Red Rocks’ season extends nearly eight months — from the end of March to mid-November, and those months are busy. About 200 concerts are planned in 2024. The world-renowned amphitheater draws people for more than just concerts. It also hosts Yoga on the Rocks, Film on the Rocks and high school graduations, and draws a steady stream of tourists and day us-

shows. But sometimes there’s fallout. It has a big impact.” Representatives of both the City of Denver-owned Red Rocks and the Town of Morrison both say they’ve enjoyed a historically good working relationship. Red Rocks Venue Director Tad Bowman expects that will continue. “We work collaboratively with the town on a regular basis, and will continue to work where we can to make those things work,” he said. “It’s a balancing act managing a venue that’s world-renowned with trying to be good neighbors.” Glade agreed. “Tad is easy to work with, and he’s trying to balance between the promoters and artists,” he told the town board. “I just wanted to keep this on the radar. It seems like in the last few years we’ve started amping up (volume) and also the number of concerts.” Constantly improving technology means sound systems are getting better, he said. “The acoustics, the speakers and sound systems … everything is getting better and more efficient,” he said. “They’re able to pump out sounds they were never able to produce before and do it at an incredible volume.” The two entities have worked together to address issues in the past. similar concerns. Red Rocks hired acoustical consulting firm K2 for a nearly four-year noise study and added new rules that included a decibel limit and fines for exceeding it. In 2022, Red Rocks and Morrison negotiated an impact fee, which is primarily used for the town’s law enforcement. The fee, adjusted based on the consumer price index, generated $180,00 in 2023. It’s expected to bring in $220,000 in 2024. Some Morrison trustees said it’s not enough. “Morison has 125 households; we don’t have the tax base to support the level of law enforcement we need,” said Town Trustee Katie Gill. “We have 200-plus shows a year there now as opposed to 30 when I moved here.” “They’ve quadrupled the number of shows,” said Trustee John Leonard. “The impact is dramatic to us. We’re due something.” Trustee David Wirtz said lights from the amphitheater, which remain on well after the concerts as

level restrictions, establishing a Red Rocks Concert Noise Complaint Line, adopting dark sky recommendations for outdoor lighting and changes in traffic to reduce congestion. Bowman said Red Rocks keep close tabs on performers’ decibel levels. “We are very diligent about monitoring the sound levels with the equipment we have and enforcing the limits,” he said. He said outdoor lighting at the amphitheater is largely unchanged, though some downcast lighting was added along the roads a couple of

years ago to help concert-goers get safely to and from cars. The increase in shows, he said, is driven by concert lovers. “If there wasn’t demand, they wouldn’t have the shows,” said Bowman, who on Feb. 12 attended a Country Music Association event at which Red Rocks was named “venue of the year.” “Red Rocks regularly enjoys that sort of recognition. And that’s going to certainly impact and drive some demand.” While the venue’s season has extended to include late fall and early spring, Bowman said it will never be a year-round venue.

crews clean up, also have a negative impact. “It’s like a Christmas tree up there,” he said. “Most of the town is below the amphitheater; it’s like a set of headlights pointing into our houses.” Glade’s report to the town board concluded with some recommendations, including the adoption of concert cut-off time similar to Fiddler’s Green Amphitheatre. The smaller Greenwood Village venue requires its weekend concerts to end at 11:15 p.m., as opposed to Red Rocks’ 12:30 a.m. It also recommends stricter sound

Evergreen Park and Recreation District apologizes for actions on social media media following, called the apology “refreshing.” “I’m really proud of them for doing that because nobody says sorry anymore … and people don’t want to take accountability for anything,” she said in a TikTok video. “Nicely done, EPRD.” The alleged blocking and removal of comments led to a chaotic Jan. 9 EPRD board meeting, when more than 260 people from around the world attended via Zoom. Most were there to support Romero and criticize the board allegedly removing comments and blocking users. Romero owns a home that borders the EPRD-operated Kittredge Park. Romero bought her home on Bear Creek in 2021. Park visitors had for years used part of the property to access the creek. After buying the house on the south side of the creek, Romero enforced her property rights on the north side of the creek, resulting in a settlement with Jefferson County Open Space. The settlement provides permanent public access to Bear Creek from Kittredge Park, establishes boundaries for both public and private land delineated with fencing, and provided Romero a $250,000 settlement from JCOS. Vander Veen said EPRD is now talking with a contractor who will install the fence. While Romero’s case with Jefferson County appears to be winding down, she said in a Feb. 9 TikTok that she has filed a suit against the previous owners of her Kittredge property and that the allegations in the lawsuit include fraudulent concealment/nondisclosure, fraudulent inducement, breach of contract regarding the purchase agreement and special warranty deed, and breach of duty of good faith and fair dealing.

based on the previously granted zoning, especially its relationship to nearby properties. “Here’s where I have a problem,” said commission chair Jamee Chambers. “It meets all the things that are required. The only chink in the armor is that … I believe the bulk is too large to be compatible with the other buildings nearby. As wonderful as it is, we don’t feel the compatibility is there.” Commissioner Stacy Feehery agreed. “I for one am about economic development for the town,” she said. “It’s not that we don’t want it. It’s whether it’s compatible.” One commissioner suggested the town would be more comfortable with the hotel if it dropped by one story — from three to two — but developers said the project could not be profitable at a smaller size. Root gave a detailed presentation about the Red Hotel. “We see Morrison as a front porch to the Rocky Mountains and this region,” said Root CEO Zeke Freeman. “We really want to create a space where we can offer that to the community, and to our hotel guests. “I would love for Morrison to get known for being the front porch and welcoming vs. being the first place you got your ticket,” he added in jest, referring to Morrison’s long-standing reputation as a speed trap. Root’s plans showed a two-story structure replicating a historic brick building on Bear Creek Avenue, with an attached modern, three-story building behind the façade. “We love Morrison; this is really our hometown,” Freeman said. “And we love great design. One way you can really celebrate your past is show the future alongside the past.” The town’s motto is “Keep Morrison Morrison,” and Wallace said he and his team considered that as they created their plans. “We do want Morrison to stay Morrison,” he said. “Our idea was to respect and honor the context of what Morrison is, and add this segue of what it is becoming. We’ve really worked to try to make this be where the past meets the future.” Staff agreed, saying in its recommendation for approval that the project “will not only prove compatible and harmonious with Old Town but will promote a healthy, thriving street life

and sense of community that can help enhance Morrison’s sense of place. “Staff finds the proposed redevelopment will not be at variance with other developments along the Bear Creek Avenue corridor and could stimulate additional private investment along the corridor thereby having the potential to appreciate property values in Old Town,” their recommendation continued. Freeman also noted there are currently limited options for lodging in Morrison now. “Our best guess is there are 1.5 million visitors to Red Rocks each year,” A rendering of the Red Hotel proposed on Bear Creek PHOTO COURTESY OF ROOT ARCHITECTURE he said. “We pay to sup- Avenue. port all those guests, but we don’t get that revenue back in our the hotel would create a path for futown. I’m not against this project. I just want to make sure sales and lodging taxes. that’s what we all want.” Public comment mixed

Several Morrison and foothills-area residents spoke about the project, offering both criticism and praise. Architect and Morrison resident Randy Look said he felt the developer’s efforts fall short. “I do not think this design maintains the historic feel of the district,” he said. “You’re attempting to make it historic with a three-foot deep façade … and then a 40-foot-high building. This, as you come into town, is going to look like a drive-in theater.” Appraiser Craig Levy, who lives in nearby Indian Hills, praised the design. “Things change,” he said. “At least we have (someone) trying to change for the good. You could be proud to have this in your town. I have a lot of friends who go to Red Rocks. They bypass Morrison. There’s no nightlife. Now these people … can come to this town, spend their money at all the restaurants.” “One thing that is evident in being alive is that change happens,” agreed Douglas Lake. “That change is coming. We have the opportunity to choose what that looks like, to set a precedent for excellence.” Krista Nash, who owns the adjacent Morrison Mercantile, said approving

Commissioners vote

That resonated with some planning commissioners, including Maja Stefansdottir. “While I think the amount of work that’s gone into this is incredible, I think it’s too tall,” she said. “I don’t think it’s harmonious (with the rest of town). We are setting a precedent. The Morrison Car Works building is going to be torn down, and there’s probably room for three businesses on that site. This could change everything; that’s my concern.” Sharolyn Anderson moved to deny the site development plan, saying it doesn’t meet the comprehensive plan’s goal of preserving old town Morrison’s historic and eclectic character. Staff had also recommended approval on Root’s proposed 1,215-squarefoot rooftop patio — in excess of the 750 square-foot limit outlined in town code — saying the larger size is proportional to the roof’s total square footage and that developers had demonstrated exceptional circumstances. Again, commissioners disagreed. “We don’t feel (the size) is justified,” Chambers said. “I think it would adversely affect other businesses and residents.”

COMMUNITY VOICES

After second submittal, Jeffco and key agencies say bike park developer application still comes up short

I

t’s been more than three years since the proposition of a lift access downhill commercial bike park first startled many of us in Conifer and surrounding areas. The sizable project would verifiably cause excessive wildfire risk, lifethreatening traffic increases, emergency response overload, water supply depletion and contamination and critical wildlife habitat loss for our community. On Dec. 8, 2023, the developers submitted their revised second application intended to address all the concerns generated by their first application. But the subsequent responses from the County’s Planning and Zoning team and key county and state agencies once again confirm why the bike park is absolutely not a fit for the proposed Shadow Mountain Drive location. From Jefferson County Public Health, Jan. 8: “Last year, the applicant proposed that there would be a maximum of 320 guests at the park with a discharge of 1120 gallons per day (gpd). This has been changed to 1,200 guests per day and they also propose some type of food service in the day lodge. As such, with the 20 employees this will produce at a minimum 6,300 gallons per day (of wastewater). As such, they will need Site Approval from CDPHE for the OWTS (onsite wastewater treatment system) and they will need to include what type of food service is provided to the public as that may also need to be included in daily wastewater flows. As such, they have not met the

public health requirements with these amended changes.” From Colorado Parks and Wildlife, Jan. 12: “CPW recognizes that there is important wildlife value in maintaining this parcel of undeveloped land and protecting it from development and regular use by human recreation, which the proposed Shadow Mountain Bike Park development would exaggerate. In an area that is becoming increasingly fragmented by a combination of development, infrastructure, traffic, and growing recreational use of natural landscapes, the Shadow Mountain Parcel in its current undeveloped state provides habitat connectivity and refuge from human interaction that has become difficult for wildlife to find in Jefferson County. … based on CPW-documented wildlife habitat and wildlife conflicts in this area: 1. Implement a seasonal closure on construction activity and commercial operation from January 1 through July 1 to limit disturbance on wintering and newly born wildlife...” (This expert opinion alone makes the bike park untenable operationally and financially.) From decision-maker Jefferson County Planning and Zoning, Jan. 30: “Staff is unclear the volume, size, and location of several items including food vendors, retail area(s) and signage. Staff continues to have concerns

about how the impacts to wildfire, wildlife, wetlands, visual resources, and noise will be addressed. This property is within a High Wildfire Hazard Risk area. A Wildfire Risk Assessment was completed by The Ember Alliance with the initial referral and was revised since then. With the revision there is no discussion of evacuation and discussion of the treatment unit appears to be changed to management units and dramatically reduced. What occurred to make these changes to the report? Site Mitigation: The Wildfire Risk Assessment has removed the 300foot buffer area without explanation. More information should be provided as to why this recommendation was removed between referrals. The Assessment also calls for mitigation of Shadow Mountain Drive for a portion significantly off-site to the east. It is unclear how this will be met without County approval or adjacent property owner easement(s). Westbound left turn lane will be required at site access.” (The Conifer/285 Corridor Area Plan states: “Transportation improvements should not be made when the terrain would require extensive engineering that would be exceedingly costly and would degrade the physical environment.” The geometrics of Shadow Mountain Drive do not allow for the widening necessary to accommodate a westbound turn lane.) Landscaping: The property is not expected to meet wildfire mitigation and the County Landscape standards

outside of the Parking Lot Area. On so many crucial points, the county and referral agencies remain unclear or just plain disapproving. The reason for the difficulty in making their case is obvious: it’s absolutely irresolvable to make a lift access downhill commercial bike park on Shadow Mountain Drive conform with the land and water use guidelines set forth in the Conifer/285 Corridor Area Plan and the Jefferson County P&Z Comprehensive Master Plan. The developers’ dreaming the impossible dream has sucked up a lot of time and money for concerned Conifer residents and beyond, the applicants themselves and Jefferson County. And now the developers may ask for another 180 days to answer the concerns they couldn’t answer twice already. This project wasn’t a fit three years ago, it’s not a fit now and it won’t be next year or the year after. Let’s stop this foolishness now. Please visit our website www.stopthebikepark.com for complete details and how you can help. John Lewis, Barbara Moss Murphy and Paul Olson are Conifer residents and members of Stop the Bike Park, a non-profit organization formed specifically to preserve a pristine meadow and mountainside on residential Shadow Mountain Drive, threatened by a proposed commercial bike park and its fact-driven negative consequences to traffic, wildfire risk, emergency response, air and water quality, and key wildlife habitat.

Black-owned businesses are making history in Colorado and across America

C

olorado small business owners are some of the strongest, most creative, and resilient people you will ever meet. In recent years, our small business community has weathered a global pandemic, persistent supply chain issues, sometimes volatile prices, and a tight labor market. Blackowned businesses in our state have faced disproportionate impacts from these pandemic challenges. Despite those headwinds, Black entrepreneurs across Colorado are fueling one of the largest and most diverse waves of new business creation America has ever seen—what President Biden calls America’s Small Business Boom. As we mark America’s 48th national celebration of Black History Month, the SBA is highlighting Black entrepreneur achievements here in Colorado and throughout the nation. The past three years have been the three strongest years of new business formation in American history. The 16 million new business applications filed during this period show Americans starting businesses at nearly twice the rate—86 percent faster—compared to the pre2021 average. During that time, U.S. small businesses have created more than 7.2 million net new jobs. And Black-owned businesses are responsible for some of the most significant gains. This historic entrepreneurial boom didn’t come out of nowhere. President Biden’s Investing in America agenda reopened our nation’s economy, brought back Made in America manufacturing, and restored America’s global competitiveness. We’re rebuilding America’s roads, bridges, ports, and water systems while we build the clean energy economy of tomorrow. We’re also expanding high-speed internet access nationwide including to many of Colorado’s rural areas. These investments are powering the Biden Small Business Boom, and unlike many economic recoveries of the past, this one includes entrepreneurs of color. One of the reasons for that is the SBA’s Community Navigator Pilot Program. This innova-

tive hub-and-spoke partnership connected hundreds of community organizations around the country — like the U.S. Black Chambers of Commerce and the National Urban League-with entrepreneurs, helping them make Aikta Marcoulier the most of SBA resources so their small businesses can grow and thrive. Under SBA Administrator Isabel Casillas Guzman’s leadership, the agency has also delivered recordbreaking government contracting for small businesses—including the most federal contracting dollars going to minority-owned businesses in history. And we’re addressing longstanding gaps in access to capital for Black entrepreneurs, more than doubling our small business loans to Black-owned businesses since 2020. These investments are making a big impact. Black business ownership is growing at the fastest pace in 30 years. The share of Black households owning a business doubled between 2019 and 2022. In 2023 alone, Census data showed Americans filed 5.5 million new business applications across the country, including 143,000 here in Colorado. That success is creating a rising tide. Black wealth is up a record 60% from before the pandemic, and Black unemployment has reached historic lows since 2021. These positive impacts are not isolated—in fact we’re seeing positive gains for small businesses across demographics, regions, economic sectors, and beyond. While Colorado’s Black-owned businesses continue to power the Small Business Boom, our work is far from done. Despite record federal dollars reaching Black-owned businesses through government contracting, longstanding disparities persist. Recently, the president announced his new goal to increase the share of federal contracts with

As winter’s cold permeates throughout Colorado, folks may find themselves craving the warm comfort of soup. Luckily for those of us in the Denver metro area, local eateries are serving up delicious bowls of soups from around the world right here in the Centennial State. From Mexican Pozole to Polish Orgórkowa, here are seven cozy soups made by small businesses that can take you on a culinary journey without ever leaving town. Pho Khang — Centennial — 20 Pho Varieties (Vietnamese Soup)

We have six pots in the back. That’s what we’re known for — the broth. It’s a family-owned business; everyone that works here is mom, dad, aunt, grandma.” Pho Khang also serves lobster pho and vegetarian varieties, along with over a dozen other pho options.

A lot of the traditional dishes have been served in Mexico for centuries. “Every region of the country gives these dishes their own touch, and it changes from family to family,” Silva continued. “With Pozole there are different kinds; red Pozole — which we serve — there’s also white, cream, chicken Pozole. We use dried chili guajillo, made with pork and white hominy in Michoacán style. We serve it with radishes, cabbages, lime and pork chunks.” Silva said Pozole is such a tradition in some Mexican states that restaurants serving it only operate on Thursdays and going to eat the dish is a family activity. Head Chef Jutta Dellert says Orgórkowa is “Everyone’s favorite” in the winter months and that to her knowledge, Cracovia is the only restaurant around that sells the traditional Polish soup. “We use homemade pickles and we grind them,” Dellert said. “We sauté carrots, parsnip, leeks, onions and celery, and add that to a vegetable broth with pickled, flavored with vegeta; a polish spice. Then we add heavy cream.” Dellert says the soup — along with everything else at Cracovia — is made from scratch. “Nobody cooks from scratch anymore, but that’s what we do here,” Dellert said. “We do sauerkraut from scratch, all out sauces and everything. That’s what I love about this restaurant. It takes me four hours to make the goulash.” Orgórkowa takes about an hour and a half to two hours to prepare, Dellert said — but that’s mostly thanks to chopping the vegetables.

SOUTH JEFFCO – The plot was pretty straightforward, but the production had serious casting issues. Alerted to an alleged road rage incident by a third-party witness, deputies spoke first with A.J., who said he’d been humming smoothly along when Danica made an

Proceeding peaceably, A.J. was alarmed to see Danica fall in behind him, following so closely he had to “hit the brakes to make her back off.” Stopped by a red light, Danica pulled up next to him, rolled down her window and demanded that A.J. get out

of his car. When A.J. got out of his car, Danica got out of her car and started to “cuss and yell” in his face. When A.J. attempted to get back into his car, Danica slammed his door shut, which is when A.J. grabbed her arm, which is when she clocked him in the chin and pounded on the back of his head. A.J. declined to press charges. Deputies next spoke with Danica, who said she’d no sooner made

a safe and routine turn when A.J. screamed up behind and started “riding my tail and honking.” Danica slowed down to let him pass, but instead of passing A.J. pulled alongside and yelled at her, then abruptly swerved toward her in a menacing fashion. Officers took Mr. Brady’s statement next door, where Mrs. Dittmeyer admitted harping at the Brady kids about playing in the street, and on the ledges, and on the roof, but assured deputies that all the nagging came from a place of maternal concern. EVERGREEN – Feeling “uncomfortable” about her roommate, Chrissy, several weeks ago Janet abruptly moved out, telling Chrissy she’d be back for her belongings. Several weeks and about a dozen “(nuts to) you!” messages from Chrissy later, Janet came back for her kit only to find her small estate reduced by several items of jewelry, assorted clothes and a “weighted blanket.” What’s more, a treasured photo collage had been “damaged,” and her birth certificate, social security card and mother’s death certificate had all been ruthlessly

In her own defense, Chrissy testified that while she did “write with lipstick” on a mirror belonging to Janet, she removed from Janet’s room only items belonging to “other people.” Chrissy further admitted handling Janet’s documents, but denied defacing them. Lacking a third-party perspective, officers could do little but advise Chrissy to cease all contact with Janet, and advise Janet that her best hope for satisfaction would be in civil court. EHS poms team hosts annual clinic 40 younger students join varsity squad for half-time performance BY JANE REUTER JREUTER@COLORADOCOMMUNITYMEDIA.COM

Evergreen High School’s varsity poms hosted a Feb. 9 clinic for area K-8 students, aiming at getting younger students interested in poms and dance. More than 40 girls attended the annual event, a fundraiser for the EHS poms team. Between pizza and games, the high school team taught the younger students choreography for a half-time performance. The entire group performed the dance during the Feb. 9 boys basketball game between EHS and Littleton High School. The clinic gives younger students a chance to not only attend a Poms practice but also experience being part of the team and performing for a crowd. Team representatives said the annual event is fun for everyone involved. “I enjoyed this event during my time as an EHS Pom and now as Head Coach of the team,” said the team’s coach Amy Updike. “The kids are so excited to get their poms and show their parents what they learn. This is also a night for our Poms to take a break from practicing and just have fun doing what they love.” “The Junior and Middle School Poms clinic is a fun community event, and we have many kids who have attended multiple times,” said Beth Shaughnessy, president of the Poms Booster Club. “It is a great way for our girls to interact with future Poms, share what it’s like to be on the team, and perhaps even instill a love of dance for years to come.” Funds raised through the EHS poms clinic support the team’s attendance at the NDA National Championships, set for March 8-10 in Orlando, Florida.

More than 40 students from the mountain area participated in the Feb. 9 annual EHS Varsity Poms clinic.

The property is best as an investment property with the main unit renting out as a Short Term Rental for around $5000/month. The ADU will rent out $4000/month for a total of $9K/month. There are so many individuals and families that want to come to Colorado for an adventure and see Red Rocks Parks, Garden of the Gods, The Air Force Academy and of course check out our great skiing and beer. We will list the property on Air BNB and or VRBO for no charge and run the rental for 90 days at no charge and hand over to you turnkey. The property has an amazing open space kitchen with a large master bed room, large walk in closet and wow en-suite. bathroom. The property is superb for entertaining with a large deck and breakfast nook. The 2nd buyer is a young couple that would live in one unit and rent out the other to cover their payment. We are offering a 2-1 buydown for a full price offer. The interest rate will be around 5% in year one and 6% in year 2. The 3rd buyer is a family care situation where one will support the other but do not want to be too close. The last buyer would be a mid to older age couple who would like to have additional space for guest and for them to have private space. The home is all on one level. Any buyer who does not take the 2-1 buydown and does give a full price offer will get a custom package for $20,000.00. The upgrades could include and of these: Private garden, custom front porch, hottub, man cave in the garage or custom tile and paint throughout the home, RV parking or off street parking for the ADU.
