Amid the holiday celebration in Parfet Park Dec. 6, there was one spot that was relatively quiet.

Blue lights were wrapped around a cluster of coniferous trees on the south side of the park, and a table full of ribbons and pieces of paper sat underneath the branches. People stopped by to write messages of gratitude, respect and consolation, and then clipped the messages to strings of lights that dangled from the lower tree branches.

During the Dec. 6 Olde Golden Candlelight Walk, dozens of attendees took a moment to honor Golden Police O cers Evan Dunn and Bethany Grusing. Dunn was killed and Grusing was injured Nov. 6 while responding to a tra c accident on Highway 58.

Dunn, 33, is the rst GPD o cer to be killed in the line of duty, the City of Golden has con rmed. He’s survived by his wife, parents, two siblings, three grandparents and several other family members, according to the city and an obituary published in e Denver Post.

Despite being the darkest and coldest time of year, there’s something magical about the winter holiday season. ose who have attended the Olde Golden Candlelight Walk understand. Every year, thousands of people spend their Friday night traveling to downtown Golden to sing Christmas carols and march down Washington Avenue together. Children’s faces light up and they cheer when they see Santa Claus. Hot chocolate warms people as they wait to see Clear Creek lit up.

e community hosted its annual Olde Golden Candlelight Walk Dec. 6, with some people gathering in Parfet Park to watch local singers and dancers perform in the preshow. Meanwhile, others gathered at the other end of Washington Avenue and marched down to the park, as hundreds lined the street to watch them as Santa Claus led the way.

While there weren’t o cial attendance metrics, several organizers felt this year’s crowd was larger than usual, possibly due to the mild weather, city ofcials said afterward.

e event is a favorite with many Goldenites like Neil and Brenda Runsick.

e two said they’ve gone almost every year for decades. ey’ve missed the last few years, but were happy the weather cooperated so they could go Dec. 6. ey liked the preshow, which was added in recent years.

Neil called the Candlelight Walk one of the best holiday events in the area, saying, “For a small town, it’s fabulous.” He and Brenda enjoy seeing the lights turned on and the buildings opened so people can celebrate together.

“It’s the start of Christmas,” he continued.

Dunn grew up in Columbia, Missouri and attended Columbia College, where he joined the Army ROTC. After graduating with a bachelor’s degree in business, he was commissioned in the Missouri Army National Guard. He trained as an Army aviator, specializing in Black Hawk helicopters, and later commanded a medevac unit in Spring eld, Missouri. Dunn and his wife eventually moved to the Littleton area, where Dunn served in the Colorado Army National Guard. e Dunns also loved traveling and camping with their dog, Remy.

In 2022, Dunn joined Golden as a code enforcement o cer, serving for a year until he entered the police academy. He graduated in July and was partnered with Grusing, his eld training o cer, while responding to the Nov. 6 tra c accident.

“It’s hard to explain,” Wheat Ridge’s Heather Josten said of the event. “It’s just magical.”

Once the pedestrians packed Parfet Park, 8-year-old contest winner Clara Trout ipped the switch to turn on more than 45,000 lights throughout the Clear Creek corridor. Trout, whose birthday was the day before, said doing so felt like “a birthday present from the universe.”

While many Goldenites have made the Candlelight Walk a holiday tradition, they are far from the only ones. Many venture from all over the Denver area to join their friends along Washington Avenue, like the Jostens.

Likewise, the McConnells of Westminster were rst-time attendees after their friends invited them.

Parents Corey and Terell McConnell said they try to do a variety of holiday activities and events with their children — 10-year-old Sloane and 7-year-old Rooney — mixing in new ones with the annual favorites.

eir goal, they said, is to “make it magical” for their children at Christmas, just as their parents did for them.

ey love the lights, the music and all the unique things that make the season feel special. e McConnells thanked Golden and other communities and groups that host free holiday events, so everyone can celebrate together.

Cochrane said her husband heard about the event and gured it would be a festive family outing, adding, “ e sense of community in Golden is very strong.”

As for what exactly makes the holiday season so magical, Cochrane believed it was the sense of community and the theme of giving that pervade this time of year. “ ere’s a lot of joy,” she continued.

What Are the Costs of Buying or Selling a Home? Homeowners & Investors Need to Know

This is one article you’ll want to read at http://RealEstateToday.substack.com, where the buyer and seller settlement statements at right appear much larger on your computer screen. I have anonymized the actual closing statements from a property I sold for $698,000 this year which had an HOA, a seller loan to pay off, and a buyer loan to fund. This should cover most of the expenses that a buyer or seller might encounter when closing on a home sale or purchase.

We’re blessed in Colorado when it comes to the cost of buying and selling real estate. In many states, there are transfer taxes imposed by state or local jurisdictions, but not here by Colorado or in metro Denver. Also, in some states, both buyer and seller need to hire a lawyer, not just a real estate agent to complete a transaction. Long ago the State of Colorado passed a law giving licensed real estate brokers limited legal authority to explain state approved contracts, so it’s rare for a client to spend money on a lawyer. The exception is when a buyer purchases a new home, because builders have lawyers create their own contracts, and we would be practicing law without a license if we were to interpret those contracts and their provisions for our buyer.

On this seller’s settlement statement, the HOA dues are also pro-rated to the date of closing, and since the closing was on the 30th of August, the statement refunds two days’ worth of HOA dues, which the seller had paid on August 1st.

The biggest deductions for the seller (other than property taxes) are the real estate commissions and the title insurance policy. The purchase contract specifies whether the buyer or seller will pay for the buyer agent’s commission and the owner’s title insurance, but it is still common for the seller to pay both agents’ commissions plus the title policy, as in this case.

There are HOA fees which can also be paid by either party but are typically paid by the seller. Typically, the title company which is closing the transaction pays those fees (for status letter, documents, transfer fee, and more), so those fees are shown here as being reimbursed to the title company rather than paid to the HOA.

statement. If the buyer were paying cash, he or she would have very few expenses other than recording the deed for $10. The biggest costs associated with buying the home are related to the loan, especially if the seller has paid the buyer’s real estate agent and paid for the owner’s title policy.

So let’s look at the seller’s settlement statement first. Not all the debits on this statement are considered the cost of selling. For example, the property taxes for the current year, pro-rated to the date of sale, are not a cost of selling. Since property taxes are paid in arrears (not due until April of the following year), you’re always going to find that pro-ration of property taxes on the settlement statement. If selling in December, that’s almost an entire year’s tax bill. In January through April, if your taxes haven’t been paid, you will find the full year’s taxes plus a portion of the current year’s taxes deducted from your proceeds.

In addition to paying off the seller’s loan, based on payoff numbers the title company obtains directly from the lender, the closer will deduct a few extra days of interest to cover the time it takes to get the payoff to the lender. If that’s an overcharge, the seller will get a check for the surplus from the title company within a few weeks.

The title company will also escrow a few hundred dollars to pay the final water and sewer bill (unless water is included in the HOA dues), and will refund the excess after they pay the final water/sewer bill. This is the only utility which the title company pays and transfers on your behalf, because an unpaid water/sewer bill would result in a lien against the property, and the title company’s job is to assure the buyer that they are getting the home clear of any liens.

Those loan costs are large and varied, as is detailed in the buyer’s settlement statement above. There’s the origination fee, from which the loan officer is paid. There is also the cost of appraising the home (in this case paid prior to closing), underwriting, credit report, flood certification, and a couple other lesser fees.

The buyer’s lender wants to be sure the home is insured, so you see that debit on the last line of the buyer’s settlement. (A cash buyer might choose not to insure.)

Not only does the buyer have to pay all those expenses, the buyer is charged for a title policy that covers the lender for the amount of the loan ($500 in this case) and a loan closing fee ($450). The lender will probably want to escrow for property taxes and insurance and will require a deposit for both those expenses that will vary depending on when in the calendar year the clos-

There is one big credit which the buyer receives from the seller. The funds which were deducted from the seller’s proceeds for the current year’s property taxes are credited to the buyer, not paid to the county. That’s because the buyer will paying the current year’s entire property tax bill when it becomes due. You see that credit — almost $3,000 — near the top of the above settlement statement.

There could also be a concession for repairs that the seller agreed to in the inspection resolution, although not in this case. Sometimes that concession takes the form of a price reduction, which does not appear as a line on the settlement statement.

Notice that the closing services (notary) fee of $360 is shared 50/50 in this case, as is commonly done, $180 for each party.

FHA Loan Limits Have Been

Each year, the FHA raises the limits on its federally guaranteed loans. The limits are based on the median sale price of homes in each county.

Because the Denver metro area’s median home price was calculated by FHA at $710,000, the loan limit for single-family homes was raised to $816,500 this year. That is the loan limit, not the purchase price, although FHA only requires a 3.5% down payment.

The loan limit for a duplex/2-family home was raised to $1,045,250. For a three-family home it was raised to $1,263,500, and for a four-plex, it was raised to $1,570,200.

Boulder County’s limits in each category are slightly higher, starting at $856,750 for a single-family home.

In the country’s lowest-cost counties, the loan limit is $498,257 for a single-family home, and in the highest-cost areas (Alaska, Hawaii and the U.S. Virgin Islands), the limit is $1,724,725, rising to $3,317,400 for a 4unit property. (Whether 1-unit or 4-units, the borrower has to live in the subject property.)

Non-FHA (“conventional”) loan limits are slightly lower for 2024. In most areas, the conforming conventional loan is limited to $766,550. Alaska, Hawaii and high-cost areas have a conforming conventional loan limit of $1,149,825 for a single-family home. FHA loans are attractive because they only require a 580 credit score (as low as 500 with a 10% down payment), and your debt-toincome ratio only needs to be below 57%.

The biggest negative of FHA loans is that they require a mortgage insurance premium (MIP) of 1.75% at closing, plus an annual premium which varies based on your loan-tovalue ratio. MIP is for the life of the loan, unless your downpayment is at least 10%, and remains in effect no matter how low the loan-to-value ratio falls (i.e., how much your equity increases). If your down payment was 10% or higher, the MIP goes away after 11 years. Otherwise, most 15- or 30-year FHA mortgages should be refinanced once the owner can qualify for a conventional loan, hopefully at a better interest rate, to get rid of the MIP.

His loved ones have described Dunn as “a man of faith, loyal, steady, quiet and observant.”

Supporting their neighbors

In the weeks since the fatal accident, 700 Coloradans and others across the country have donated more than $100,000 toward Dunn’s family through the Colorado Fallen Hero Foundation.

e publicly listed donors included dozens of Golden-area businesses, organizations and individuals — some of which hosted or participated in fundraising events around the city.

For instance, on Dec. 17, Rise Yoga and the Eddy Taproom were scheduled to host an auction bene ting Dunn’s family. e Golden Mill and Powder7 also hosted a Nov. 14 ski/snowboard tuning fundraiser, which raised $3,500 for both Dunn’s family and Grusing’s recovery.

“We all felt the collective grief and desire to support these o cers and their families,” Golden Mill co-owner Susan Ganter said. “ … Most of our guests and sta either knew these o cers personally or just wanted to support them as neighbors. Together with our partners at Powder 7, we wanted to provide a space where people could come together to honor and support (them).”

While funds for Dunn’s family were collected through the Colorado Fallen Hero Foundation,the MC-1 Foundation — a local nonpro t that started as the MC-1 Honor Run in memory of Sgt. Dave Baldwin of the Je erson County Sheri ’s O ce, established the fund for Grusing’s recovery with her permission.

board member, explained that while the foundation couldn’t share exactly how much money the nonpro t had raised for Grusing, out of respect for her privacy, she con rmed a Nov. 19 fundraiser at Saucy’s Pizza alone had raised more than $2,000.

The DeAngelis Center Foundation offers a variety of trainings and services supporting school and community safety. Our mission is to teach proper response and past lessons learned to help prevent and avoid traumas. Helping to create more beautiful futures for our children and every person living in our community.

e MC-1 Foundation will still be accepting donations for Grusing’s recovery through its website for the next few weeks, she added.

Powell explained how, after an incident like this, emergency responders face numerous out-of-pocket expenses that insurance and/or their agency may not cover, like medical bills, transportation costs and loss of income. So, the MC-1 Foundation looks to providenancial support “to help ll in those gaps,” she said, especially if they’re not cleared for full-time work.

“If we, the Foundation, can focus on

helping them nancially,” Powell continued, “then they can focus on getting better and getting back to work.” City o cials have remarked how, amid this heartbreak, Golden has been “full of small-town compassion, community and togetherness.” ey thanked all the organizations, businesses and individuals who have “given a special outpouring of support” since Nov. 6, whether that was physical, emotional and/or nancial.

Vehicular homicide case against Geer prolonged; defense requests more time for discovery

Next court appearance scheduled for Jan. 16

e Colorado School of Mines professor charged in the death of Golden Police O cer Evan Dunn likely won’t have a preliminary hearing until spring, based on the timeline established at his Dec. 12 court date.

Stephen Geer, 43, has been charged with vehicular homicide and vehicular assault after he reportedly drove into the scene of a Nov. 6 tra c accident along Highway 58, striking four people. Dunn, 33, died at the scene.

GPD O cer Bethany Grusing was transported to the hospital with serious injuries, but city o cials recently con rmed she’s returned to work in a light-duty capacity while she continues recovering.

Two civilians were also injured, according to police reports.

Geer, who is out of custody on a $250,000 cash/surety bond, was still listed as a teaching assistant professor on the Mines website, as of Dec. 12.

He appeared at the Je erson County Courthouse for his Dec. 12 status conference. e parties were expected to set a date for his preliminary hearing, which is when prosecutors must prove there is probable cause for a felony case to continue through the judicial system.

However, Geer’s attorney asked the judge for a continuance, saying the defense needed more time for the discovery process as there were “voluminous” materials to review.

e prosecutors didn’t object, likewise telling the judge how there’s “so much media in the case.”

us, the judge scheduled Geer for a second status conference at 2 p.m. Jan. 16 at the Je erson County Courthouse, where the parties would set a date for Geer’s preliminary hearing.

e Nov. 6 incident

According to the arrest a davit led against Geer, around 4:38 p.m. Nov. 6, Golden police o cers responded to eastbound Highway 58 just east of Washington Avenue. ey were investigating a crash between a Toyota Tacoma and a Subaru Crosstrek.

Amid slick and snowy conditions, the Toyota had reportedly lost control while the Subaru was trying to pass, hitting it, and both vehicles were now disabled near the median.

All involved vehicles were on the far-left side of Highway 58, according to the afdavit, with a Golden Police vehicle positioned behind the other two. All other tra c was moving to the right, away from the original crash scene.

e Subaru’s driver, the Toyota’s driver and her father, Dunn and Grusing were outside the vehicles getting photos and evaluating the scene around 4:53 p.m. when a black Mazda traveling eastbound entered the area.

e Mazda reportedly hit the Toyota and then the Subaru, pinning Dunn under the latter. He died from his injuries at the scene.

According to the a davit, Grusing and the Toyota’s driver also sustained serious injuries, with the latter su ering a skull fracture and brain bleed. Her father, who was thrown over the jersey barrier, also sustained a large laceration to his head and elbow, the a davit describes.

e Subaru’s driver was uninjured, as was a third GPD o cer who was in the patrol vehicle behind the initial accident scene.

Shortly after the crash, authorities identi ed Geer as the Mazda’s driver. He reportedly told state troopers at the scene he’d been driving home after having a beer at a local bar with a coworker.

He told troopers he’d noticed “yellow ashing lights and attempted to stop,” but wasn’t able to, the a davit describes.

Investigators detected alcohol on Geer’s breath, the a davit continues, and he initially agreed to voluntary roadside sobriety tests. However, after he was informed of his Miranda rights around 6:06 p.m., he refused to talk further or complete the sobriety tests.

After receiving a search warrant, investigating troopers completed a blood draw around 8:46 p.m. at the Je co jail, the afdavit continues.

It also states that Geer has no previous criminal history. His bond in the case was set at $250,000 cash/surety.

On Nov. 14, the District Attorney’s O ce

formally charged Geer with:

• One count of vehicular homicide, a Class 3 felony, for Dunn’s death;

• Two counts of vehicular assault, a Class 4 felony, for injuring Grusing and the Toyota’s driver;

• One count of third-degree assault, a misdemeanor, for injuring the Toyota’s driver’s father;

• One count of driving under the in uence, a misdemeanor.

Geer and his attorney have waived his right to a preliminary hearing within 35 days.

Golden Library’s gingerbread contest features

‘real showstoppers’

After four years, Golden’s gingerbread artists have kicked o a real arms race at the library.

is month, about 30 gingerbread houses — if that’s even the right word, as some of them are more like palaces or tiny towns — are competing in the Golden Library’s fourth annual gingerbread contest.

“We have some real showstoppers this year,” organizer Sarah Gilmor said. “ … e more you look at them, the more you to nd and enjoy.”

People can vote for their favorite entries in person through Dec. 12 and/or at je colibrary.org Dec. 13-18. e library will host the awards ceremony at 5 p.m. Dec. 19.

Entries are competing in four categories: children, teens/tweens, adults and groups.

Along with bragging rights, participants are hoping to win a “cozy”-themed gift bag with cocoa mix, a winter-themed mug, fuzzy socks and similar items; and a custom trophy that the library 3D-prints for the occasion.

And there’s serious competition this year. Some entries took a cinematic bent. ere’s a replica of Kuzcotopia from the 2000 animated lm “ e Emperor’s New Groove,” complete with a little Kuzco cookie at the top. ere’s also a “Wizard of Oz”-themed entry that has — among other iconic scenes — a yellow brick road made of cereal, a melted Wicked Witch of the West and a crushed Wicked Witch of the East.

Many are incredibly detailed.

A tropical island-themed one actually has a “Can you nd …?” list. ere’s also a tree farm with a two-story house people can look inside, complete with tiny furniture. e warming hut entry has multi-colored windows with a strand of lights inside. ere are farmhouses, outhouses, treehouses, birdhouses and more — all of which speaks to Goldenites’ creativity, Gilmor said.

e library has a basic gingerbread house kit contestants can use, but they’re not limited to that. In fact, Gilmor described how this year’s participants used a variety of materials to build their entries, like sun ower seeds, cookies and every type of candy imaginable.

“Anything goes,” said Gilmor, who’s a patron experience supervisor at the Golden Library.

e contest started in 2021, as the library was looking for activities people could do amid the COVID-19 pandemic “to encourage participation even when people couldn’t gather,” she continued. e library’s continued hosting it since because, Gilmor said, it sparks creativity and joy. Multiple generations of families come together to build a joint entry, and multiple generations of the community gather at the library to compete, admire and vote, she described.

Plus, Gilmor added, all the gingerbread creations “make a great showpiece for us during the holiday season” and makes the library smell like candy.

e entries will be up through at least the Dec. 19 awards ceremony, as contestants can pick up their entries any time Dec. 20-29. For more information, visit je colibrary.org.

Local historian speaks on origin of holiday ornament

Passed on from one generation to another, meaningful and fun holiday traditions are part of every family’s celebrations.  But sometimes, there are traditions that just can’t be fully explained.  e Christmas pickle tradition has been part of many families across the country for generations. However, with numerous theories about its beginnings circulating the internet, the origins of the tradition remain unclear.

Wherever the tradition sparked, one thing is certain: hanging a pickle ornament on the family Christmas tree has a history of bringing people together during the holiday season.

“It’s a way for us to nd some community in fun ways,” said Dr. Kim Kilmek, a history professor at Metropolitan State University of Denver. “And nding it in a pickle — it just brings up a light heartedness to the season and to the darker time of the year.”

Often, the one who nds the pickle gets to open the rst gift on Christmas. Another is that the person who nds the pickle receives an extra gift or is said to have good luck for the upcoming year.

While the reason behind why the pickle is searched for varies, some say it’s a way to encourage children to appreciate the ornaments hung on the tree rather than rushing to see what St. Nicholas had brought them.

Klimek has been teaching history courses in Denver for nearly 20 years — including medieval history — and mainly focuses on women’s history and European history. Klimek’s studies suggest the pickle tradition seem to have originated in the United States when the Pennsylvania Dutch were settling in the midwest.

“No historians know if it was there before these people came,” said Klimek.  Klimek added that many people in Germany and its surrounding Germanspeaking countries were not aware of the tradition and didn’t, and still don’t, take part in the tradition.

Let me preface by saying that I would love to say my wife, Beth, was my partner in this so that I could change the title to “ e Roomes versus the Christmas Trees” but unfortunately, I am the only constant in the stories and therefore must claim this debacle as my own.

My unintended battle with Christmas trees began innocently enough in 1991. As December neared, Beth and I moved into our rst house in Englewood. e house, built in 1900, had wonderful architectural designs with a cherrywood entry, archways and French doors. We loved it.

As the holidays approached, my brother-in-law Ed suggested that we go with his family into the foothills to cut down a Christmas tree. Beth and I were excited about the idea and the chance to take our 10-month-old Katie for an adventure. As we drove, we realized we had no saw or tape measure, but decided it was OK. We had an ax, Ed had a saw, and who really needs a tape measure for a Christmas tree?

While wandering through the trees, we realized we had no idea how high our ceilings were in our new home. We decided that a house built in 1900 must have 10-foot ceilings. We found the perfect tree. It appeared to be just under 10 feet tall but there was no way to know for sure. We cut it down with Ed’s help, placed it on top of our car, tied it down and headed back to Englewood. e sun was going down as we returned to the house, put Katie inside and started to bring in the tree. Once the tree was wedged in the entryway, partway inside and partway outside, we discovered

we had 8-foot ceilings and needed a saw.

Italk a lot about how much I like Halloween in this column, but I rarely say much about how special Christmas is to me. ere are a few reasons for that. First of all, the holiday season is about more than one holiday, and although Christmas is the one my family celebrates, I do want to be mindful that this might not be the case for everyone and try to make my column about events that all people can enjoy together. is can be a little tough to do since the overwhelming majority of things happening in our area really are Christmas themed and when there aren’t very many Hanukkah or Kwanzaa events going on, you can’t really balance them out by making sure to highlight each one. So, I gravitate more toward events that just refer to themselves as holiday events. But there are some of the bigger things happening around town that need to be covered, like the Olde Golden Christmas, that need to be covered. Don’t get me wrong, I don’t want to cancel Christmas or something silly like that, I just don’t want to add to the feeling of being somewhat left out by tossing my musings about the day onto an already unbalanced scale.

e other reason I don’t say much about my personal experiences with Christmas is because although I have

We did not yet know the neighbors, Ed’s saw was two hours away and I was not willing to go knock on a stranger’s door and say “Hi, I’m Jim, your new neighbor and I have no saw,” let alone, “I have a tree wedged in my front doorway.” So, we called my sister and her husband, and about 20 minutes later they were there with a saw. Turns out, three feet of tree is a lot of tree. After removing the extra height, we set up the tree in our living room. Beth took the extra branches, soaked them in the bathtub for a couple of days and made gorgeous displays for our front hallway, stairwell, living room, tables... e adventure ended happily, but after that, Beth’s enthusiasm for tree hunting had diminished.

In 1994, our second daughter Carly was born and by 1997, Christmas tree hunting had become a daddy-daughter adventure. We would go to a tree farm, search the lot for the perfect tree, cut it down, take it to the checkout station where they tied it to the car and then head home to show Beth our accomplishment. I did in fact know the height of our ceilings by then.

We switched from the practice of going to a tree farm when we moved to Colorado Springs, so the daddy-daughter Christmas tree adventure stayed in town. I loaded the girls in the car and we headed to a Christmas tree lot ve miles from the house. We wandered the lot, found the perfect tree, and paid for it. is time the tree lot employee did not help me

tie the tree on the car. ey pointed at a box of twine and left me to my own devices. I had no idea how to tie a knot that would keep something attached to the roof of a car, because I had, in fact, never done that alone before. Undeterred, I started the task and felt accomplished as I jumped in the car and started to drive us home.

Partway home we veered from the city street onto an on-ramp that would put us on I-25. e evening was beautiful, there were little bits of snow falling and few people out on the roads as I drove the car onto the ramp and began to curve with the road. Partway through the curve I watched in horror as the tree slid o the roof, twirling as it passed the front window and hood, and shot o the car. Our spinning bundle of Christmas joy came to rest on the on-ramp next to the barrier.  I looked around and realized the streets were empty. I jumped out of the car, grabbed the tree, and in what felt like one uid motion, threw it on top of the car, climbed in the vehicle, rolled down my window, grabbed hold of the tree and twine still attached to it, and very slowly drove home, clutching twine and tree. I was thankful I had gloves. e next year when it was time for our daddy-daughter adventure, we headed back to that same Christmas tree lot and found a great tree. I was determined to see the tree stay on the car roof so I put the girls in the car, rolled down the windows, and began passing the twine through the windows to the girls who, in their booster seats, would hand it to me on the other side of the car. Feeling con dent the tree would not move, I nished the job and stood admiring my work. Twenty feet of twine and some ingenuity defeated anything that tree could throw at me.

Once I stopped admiring my work and pulled on the door handle, I realized I had tied the doors shut with my children inside the car! Ultimately, I decided to go with it. I climbed through the window, shimmied into the driver seat, and rolled up the windows. Imagine my dismay when the tree lot attendant required me to climb out again to pay. We drove home. e tree never moved.

Once home and not wanting to admit to Beth another tree fail, I climbed out the car window, raced into the garage, found scissors, cut the tree free from the rope, and was helping the girls out of the car when Beth stepped outside to see the fruit of our victorious adventure. Of course, the rst thing the girls told her was that Daddy had tied himself out of the car.

For reasons that should be completely obvious, we now have an arti cial Christmas tree. It is safer, but the daddydaughter adventures, the contests with the Christmas trees, and the decades of smiles about the adventures will be with us forever.

The holidays can be hard. Here’s a place to go if you need one

an overabundant number of happy memories to share, there are also some really sad ones too. A lot of those have to do with my parents and their nal days. First of all, there was my mother, Dorothy Akal. If you have been a long-time reader of the Golden Transcript, you will remember that she wrote this column for many years before I took it over. She passed away back in 2012 at the age of 89. Now, losing a parent is hard for everyone, but in her case, that entirely changed how my family celebrated Christmas. You see, her birthday was on Christmas Day. Up until she passed, we would always celebrate Christmas on Christmas Eve and then reserved Christmas Day for when we would celebrate her birthday. So, Christmas Day has a double meaning for me. It’s a combination of all the great memories combined with a bit of a sense of loss that everyone feels at this time of year when we think of our dearly departed. I have a lot of great memories of her. at’s not really what bothers me too much. What makes it extra hard for me to

talk about is my dad, Carl Akal. While my mom was truly a ray of sunshine in everyone’s lives, my father, on the other hand, was not. With him, every holiday was an episode. He had a slew of mental issues that went untreated for years. He was a bipolar narcissistic stick of dynamite just waiting to explode. I could write an entire book detailing all of his personality traits and the major problems they caused for everyone that came into contact with him. By the time he passed away, we couldn’t even have a real funeral for him because he had no friends or family members besides myself that would have shown up to say goodbye. Not a single one.

Although my parents were divorced for years, he was still my dad and we always tried our best to include him in our family festivities and just braced ourselves for when things would get out of whack. We would do our best to keep him in a happy mood, but that got to be an impossible thing to do in his nal years when dementia started to compound his behavior. An example of that was one year when we went to the Denver Parade of Lights and I ran into the co ee shop to get us some hot chocolate. I came out with a tray of drinks in my hands only to nd some huge guy holding him by the coat and threatening to beat him

to a pulp for grabbing and shaking one of his kids just because he was running around, like kids do, on the sidewalk in front of him. My dad erupted over that little thing.

I’m telling you all this because I want you to know I understand that for some people, Christmas is not a happy time of year. ere can be a lot of stress. Family issues, nancial issues or just being alone with no place to go and no one to celebrate with. So, just stop and take a breath. Let me tell you about my two friends Mark and Rob who will be doing something special for Christmas. No matter who you are or what your circumstances are, you are invited.

Charles Dickens’ “A Christmas Carol” is largely responsible for so much of what Christmas looks like in modern times. ere have been so many interpretations of the story on screen and stage and for Miners Alley Playhouse, it’s all about nding the right balance of humor and heart.

“ is is our fth year doing the show with mostly the same cast and crew and this year we’ve made the show even more Christmasy,” said Len Matheo, Miners Alley artistic director. “We’ve adjusted the script a bit and tightened it and made it funnier. ere’s more of a wink in this version — even as it gets serious, at any moment, something funny is going to happen.”

Everybody leveling up also includes Hunt, who has found new layers to Scrooge. Both Hunt and Matheo see a particular resonance this year in the character, a man who picks money over love and family only to realize he is full of regret and searching for a fresh start.

All the theater magic the cast and crew have summoned up is in service to a story that still has the power to move people more than 100 years after it was written. “ ere are very few stories people want to hear every Christmas, but this is denitely one,” Hunt said. “ ere’s something about this version and the changes that have been made that makes it more than a story you don’t mind hearing every year. It’s something you want to hear again.”

Michael Lee Hartl, known to many as Mike, passed away on November 30, 2024, in Golden, Colorado, at the age of 58. Born on July 20, 1966, in Denver, Colorado, Mike spent his entire life in Golden, where he was a cherished member of the

Mike graduated from Golden High School in 1984. He pursued his passion for aviation by attending Associated Schools in Florida, aspiring to become a ight attendant. His love for sports was evident throughout his life, and he achieved the rank of Black Belt in Tae Kwon Do on June 15, 1991. Mike was also dedicated to serving his community, joining the Golden Volunteer Fire Department and actively participating in the Golden Lions Club.

While the holiday season marks a time to relax with family and friends, the lead-up to the moment can often feel chaotic and overwhelming, and nding time to get and wrap gifts can be di cult.

However, there are businesses around the Denver metro area that provide gift-wrapping services to those who are overwhelmed by the holiday hustle and bustle.

“People shouldn’t feel like they have to do it all,” said Megan Trask, co-founder and CEO of TULA Life Balanced. “It’s more important to enjoy the season than to feel stressed or burdened by all the things that come with the holiday to-do list.”

TULA Life Balanced is an on-demand personal and family assistance platform that operates similarly to companies like Uber. TULA matches clients with an assistant to complete tasks ranging from grocery shopping and laundryto meal prep.

Having a to-do list to complete when people get home from a regular job can be overwhelming, and Trask said TULA aims to give busy people and their families a little more time in their days to do what matters most to them.

“(It’s) to create a way that people could ask for help without feeling kind of guilty about it,” Trask said.

While the assistants — who are fully vetted — are available year-round, Trask said the business sees about a 30% to 40% increase in services starting in October to mid-January.

During the holiday season, TULA Life Balanced can source gifts, wrap them and deliver them. Also, based on certain preferences, the company can create a list for the client to be able to quickly make purchases.

e clients pay for the materials, whether they provide wrapping materials or the assistants stop at a store to pick up supplies.

Although she is the co-founder of the business, Trask loves to wrap gifts and said she is more than happy to take gift-wrapping requests.

“It’s kind of like a nice break to just wrap somebody else’s gift beautifully,” Trask said. “What better gift to give than somebody getting the gift of time back?”

Always looking for ways to be creative, Kammy Witulski, a Highlands Ranch resident, also loves gift wrapping for others and started her home business, Wrap Paper Scissors, about a decade ago.

“While you are saving money on the less expensive paper and scissors, the time that it takes you to correct the tearing or sometimes needing to rewrap is where you end up spending more time and more money,” Witulski said.

One of the most important tips from Trask and Witulski is to not leave gift wrapping to the last minute and to take 10 to 15 minutes to wrap gifts as you purchase them. And don’t forget about those gifts you’ve been hiding in the closet, attic or under the bed.

“ at’s much easier to do than to try to block out like three, four hours on Christmas when you’re already trying to clean your house, cook for company or maybe you’re having a party,” Witulski said.

History of the pickle

One theory dates back to ancient times in which the pickle was thought to represent hope and a glimmer of light. Another is a medieval tale that involves St. Nicholas rescuing two Spanish boys who were kidnapped by an evil innkeeper and placed in a pickle barrel.

Others think the tradition was a marketing strategy. In the 19th century, a town in Germany was producing glass blown produce-shaped ornaments that were imported to Woolworth stores in the United States. Legend has it that the pickle ornament was not selling well, but by calling it a “German tradition”

made it more appealing to American customers.

One of the most commonly heard stories is about a Bavarian-born soldier who was captured during the American Civil War and was being starved in a prison. e story goes that the soldier begged the guard for a pickle on Christmas Eve. e guard gave in and the pickle gave the soldier the strength to survive and reunite with his family.

Despite the fact that no one knows the exact origin of the tradition, Klimek said it feeds into the fact that Americans tend to seek tradition.

“ ey’re always seeking these kinds of older traditions to bring into their households,” said Klimek. “I think that this idea really links us to maybe even an imagined past — it doesn’t even have to be true to be fun.”

A popular holiday tradition involves hanging a pickle ornament on the Christmas tree for a family member to find.

Mines soccer closes out historic season, loses in NCAA quarterfinal

After 23 games and exactly three months, the Orediggers su ered their rst loss — and only — loss of the season. e Colorado School of Mines women’s soccer team fell in the Dec. 7 NCAA Division II quarter nals, losing to fellow No. 1 seed Cal Poly Pomona 2-0.

Mines closes out its historic 2024 season with a 20-2-1 overall record and a 11-0-1 conference record. e team was ranked No. 1 nationally for the rst time in the program’s 20-year history, holding the top spot for six consecutive weeks.

After claiming both the RMAC regularseason and tournament titles, the Orediggers made an impressive run through the NCAA tournament.

Mines took down RMAC rival and No. 5 seed Colorado Mesa in a Nov. 24 secondround game, and then hosted No. 2 seed Angelo State Dec. 1.

Angelo State netted the third-round game’s rst point, scoring an Olimpico goal o a free kick in the eighth minute. However, in the 20th minute, Mines mid elder Afton Rasco equalized with a header goal.

Second-half goals by Mines forwards Bella Campos and Reese McDermott, along with solid o ensive and defensive play by the Orediggers, ensured the NCAA Regional Champions trophy would stay in Golden.

e 3-1 victory meant Mines ended its 2024 home season with a 11-0-1 record. It’s the fth time in program history the Orediggers have gone undefeated at home, according to Mines Athletics.

With the Dec. 1 win, the 2024 Orediggers also tied their 2016 counterparts for the most single-season wins in program history with 20 wins.

However, the Orediggers couldn’t rest on their laurels, as they traveled to California and looked to advance to their rst NCAA semi nal game since 2014.

Mines had a strong o ensive showing in the Dec. 7 quarter nal game, outshooting Cal Poly Pomona 15-9. But the home team scored a goal each half, and Mines failed to equalize either.

It wasn’t for lack of e ort, as the Orediggers had several near misses.

McDermott had an attempt bounce o the crossbar in the 39th minute and a blocked penalty kick in the 44th minute, and Campos had a shot on goal in the 54th minute.

But, as the buzzer sounded, the Broncos punched their ticket to the NCAA semi nals while the Orediggers’ season ended the same way it began — in California..

e Dec. 7 quarter nal was the nal game for nine departing Orediggers, including McDermott.

Along with several individual and team accolades, McDermott recorded 53 goals and 19 assists across 5,200 minutes during four seasons at Mines. She’s in the Top 5 of several program records, according to Mines Athletics.

Fifth-year player Katie Koehler — who missed the nal half of the 2024 season with an injury — played almost 7,000 minutes and recorded nine goals and two assists across her career.

Ava Harman, a fth-year player, started in 90 of 95 matches and recorded seven goals with 11 assists.

roughout the season, the Orediggers have expressed how proud they are of each other and how meaningful their time together has been. e team couldn’t have gone undefeated in the regular season, won the RMAC regularseason and tourney titles, and made an impressive run in the NCAA tournament without the Orediggers “ ghting through everything together,” they said.

“We never back down; we never give up,” departing senior Paola Rubi said after the Nov. 1 Senior Day game. “ … I just love all (my teammates) so much. … It’s just been awesome to have this family for the last four years.”

Judge denies injunction in Je co Schools’ transgender rooming policy case Paul Davis Classic

A federal judge has denied a preliminary injunction sought by Je erson County parents against a school district policy allowing transgender students to room according to their gender identity during overnight trips.

U.S. District Judge Regina M. Rodriguez ruled on Nov. 1 that the plainti s didn’t provide enough evidence to show they were directly a ected by the policy or at risk of immediate harm.

e lawsuit, led in September by Serena and Joseph Wailes, Bret and Susanne Roller and Robert and Jade Perlman, centered on concerns about sharing rooms, beds or bathrooms with transgender peers during school-sponsored trips, drawing widespread attention due to its implications for parental rights and student privacy.

e denial of the preliminary injunction means that Je co’s policy remains in e ect as the case progresses.

Background of the case

e plainti s allege that Je co’s policy violated their fundamental right to direct the upbringing and education of their children. ey contend that the district’s approach to room assignments during school-sponsored overnight trips compromised their children’s privacy and con icted with their religious beliefs.

e Alliance Defending Freedom, a legal organization known for advocating parental rights and religious freedom, agreed to represent the parents when the Wailes family reached out to them after their daughter had been assigned to room with a transgender student during an out-of-state trip in June 2023.

According to the lawsuit, the Wailes were told their daughter would share a room with three other fth-grade girls. However, upon arriving in her hotel room on the rst night, she discovered she was assigned to share a bed with a transgender girl, according to the lawsuit.

e Roller family’s 11-year-old son was assigned to a boys’ cabin during a schoolsponsored trip but felt uncomfortable when supervised by a transgender man, including during shower times, according to the documents.

e case also states that the Perlman family joined the lawsuit to express concerns about potential privacy issues for their children on future trips, emphasizing their need to participate in such activities for personal growth and academic opportunities.

The policy in question

e school district’s policy, titled “Equal Education Opportunities – Transgender Students,” allows students to be “assigned to share overnight accommodations with other students that share the student’s gender identity” rather than their biological sex.

According to the policy, accommodations are made on a case-by-case basis to “maximize the student’s social integration, provide equal opportunity to participate in overnight activity and ensure the student’s safety and comfort.”

e policy further states that transgender students “should be assigned to share overnight accommodations with other students that share the student’s gender identity consistently asserted at school.” Private accommodations are also available for any student requesting them, regardless of gender identity.

However, the plainti s argued that the policy infringes upon their rights by not informing parents about the speci c rooming arrangements, hindering their ability to make informed decisions regarding their children’s participation in such trips.

Plainti s’ concerns

e plainti s requested that Je co be prohibited from assigning their children to share rooms, beds or bathrooms with transgender students during upcoming trips, including a sixth-grade Outdoor Lab program and a 2025 Washington, D.C. trip. ey contended that such arrangements would cause harm.

“Plainti s allege P.P. (the Perlman’s child) will be harmed on the Outdoor Lab trip because he will be required to share a bed, bedroom and shower facilities with students of the opposite sex assigned at birth on that trip,” the ruling states.

However, the judge found no evidence to support this claim.

“Based on the record before it and Jeffco’s speci c representations as to mea-

sures that will be taken on this trip, this alleged harm is neither certain nor substantially likely,” Rodriguez wrote.

Alternative accommodations e court noted that the district has policies in place to address privacy concerns for all students. Accommodations include the availability of private rooms, gender-segregated sleeping areas, and day participation for students uncomfortable with overnight stays.

“Je co’s policy does not require students of the opposite sex to share accommodations; rather, the policy o ers accommodations for transgender students

to ensure Je co’s compliance with ‘Colorado law and District policy, (which) require(s) that all programs, activities and employment practices are free from discrimination based on sex, sexual orientation, and gender identity and expression,’” Rodriguez wrote.

Je co argued that accommodations for privacy are readily available and that families with concerns are invited to communicate with trip leaders.

“Families who have a need for some other kind of accommodation for student travel are invited to consult directly with their trip leader,” the district stated in a letter cited by the court.

A Colorado commission on property tax policy wants lawmakers to consider tax relief to low-income renters next session, following years of policy changes aimed at helping homeowners.

e bipartisan commission, created during a 2023 special session on property taxes and made up of four lawmakers and local government o cials, approved three recommendations recently for the Legislature to consider next year. e recommendations, unlike interim bills considered by committees between sessions, are not binding or attached to any lawmaker.

e commission wants the Legislature to provide tax relief to low-income renters, though it did not de ne “low-income,” as it could vary based on city, and it suggested two methods of relief: an income tax credit for quali ed renters and a modi-

cation of the state’s Property Tax, Rent, Heat (PTC) Rebate program.

e PTC rebate is currently available to older or disabled Coloradans who pay property tax, rent or heating bills and make less than a certain income. In 2023, that threshold was about $18,000. e rebate amount can be up to $1,112 per year.

e commission’s recommendation is to modify the income eligibility requirements and amount of the bene t.

ere were a record number of evictions in Denver this year, and Colorado renters increasingly spend more than one-third of their income on rent.

e commission voted against a recommendation to give landlords a tax credit if they have a ordable units, with the idea that landlords would then pass savings to their renters.

“I don’t necessarily believe that adequate relief will then be passed down to renters in the way that we expect it to. If we’re looking at how to speci cally support our renters, then we should focus and target the relief directly to the renters and not to the landlords,” Democratic Rep. Lorena Garcia, an Adams County Democrat, said.

e commission also voted to recommend to lawmakers to make permanent the portability of valuation adjustments for senior homeowners. Certain senior homeowners can now chop o part of the value of their home used to calculate property taxes if they have lived there for 10 years. A two-year pilot program lets the homeowner bring the adjustment with them if they move. Permanent portability has support among legislative leaders, but a tight budget year could make it di cult to pass.

“Even though it is not a huge bene t to seniors, it is one of the largest — that I have encountered —- stopping points from people downsizing into a smaller home, because they feel that they’re losing out on this bene t,” real estate agent and commission member Sean Dougherty said.

Republican Rep. Lisa Frizell said that even though the budget could make such a policy challenging to pass, it is important for the commission to be on record that portability is a priority.

Finally, the commission recommended that the Legislature increase awareness of existing exemptions and a property tax deferral program, though it was not spe-
