Broadstone Roof Deck

Situated at the fringe of rapidly developing downtown Fort Worth, The Broadstone offer 345 housing units and extensive amenity spaces. This third story roof top deck has incredible views of the downtown skyline. There were many design challenges to overcome. Surrounded by four stories of dwelling units, which required shade studies and careful plant selection.

I took a lead role in designing the amenity space, including an elaborate pool with shade structures that doubled as water features.
During the schematic design process, I was careful to maximize views from all major programming areas, which resulted in clear viewsheds along an eastwest axis. In addition, I worked with the architect to design translucent safety panels to reinforce the deck’s relationship to the urban core.

I worked with L-A-N-D architects to develop led the this mid-century modern amenity center pool with bespoke and unexpected moments. In addition to the pool, I oversaw development of a “pupper park”, outdoor movie yard, mural wall, & hammock grove. Behind the scenes, this project had a challenging permit process that included a substantial tree mitigation master plan which required creative solutions for this 28 acre residential community.

The amenity center, pool, and pocket park anchor this dense and compact Transit Oriented Development in north Austin. The pool features two outdoor fire places, custom glass tile, an outdoor kitchen, and blue leuders limestone privacy wall that integrates planters and benches into the design. A rain tank captures stormwater form the standing seam metal roof, which is used to irrigate nearby plant material. Existing live oak trees were carefully preserved during construction so that their limbs offer shade for pool deck users.
