We are extremely happy to have the 25th Annual Parade of Homes at Lake Carolina, an active, vibrant community where enhancing daily life comes first. Residents enjoy a wide range of resort-style amenities and activities ranging from private parks and exclusive lake access to special events designed to cater to the desires of the Lake Carolina community members. Overall, there are over 36 distinctive, private neighborhoods--including The Peninsula, site of this year’s Parade of Homes, an exclusive, gated community with private amenities.

2011 Parade of Homes
The 2011 Parade of Homes will be open to the public May 7-22 from 11:00 a.m. to 8:00 p.m. daily. Gates will open one hour early on May 9, 11, and 18 for Mothers Morning Out. Each Tuesday will be Two-for-One admission day for tickets bought at the gate only. Discount tickets may be purchased at your local Bi-Lo. Once again, welcome to the 2011 Parade of Homes. People’s Choice Awards Each year, visitors to the PARADE OF HOMES have the opportunity to recognize the house that they feel stands out from the rest. Inside the cover of this Plan Book is a ballot where you cast your vote for the “Best Home” and “Best Interior”. So, as you tour the PARADE OF HOMES at Lake Carolina, take special notice of the features and amenities of each home. Consider the floor plans and which ones are most livable. Be sure to observe the décor and think about which ones you like best. Mark your ballot and drop it in a special box as you exit. DREAMING OF BUILDING A CUSTOM HOME? It’s More Achievable Than You Think; Here’s How To Get Started When you hear the word “custom” associated with the home building industry, you probably think of a one-of-a-kind home with everything you ever dreamed, right down to the door knobs, at a price reserved for people with large, six-figure incomes. At one time, that was probably correct; but things are changing. Today, there are myriad custom home options and a variety of different levels of custom home builders. There’s still the full-time, custom home builder who builds a few homes each year. There are high-volume builders, who will customize a home by moving walls or adding square footage. There are even high-volume builders who offer custom options in just a few areas of the home, such as kitchens with sunrooms, and kitchens as part of the family room. Keep in mind that a custom feature is not the same as an optional feature. Options are usually standard features that are perceived as adding value, such as built-in cabinetry, granite countertops, crown moulding or finished basements. Custom features however, are very personal. What one homeowner likes, another may abhor. So the added value literally is in the eye of the beholder. This is one reason why most builders will ask for you to pay for custom features up front. By expanding the definitions and boundaries of custom home building, builders have given homebuyers more opportunities to build their dream homes without starting from scratch. To customize or not to customize hinges on two things – what you want and how much you are willing to spend. If you know what you want, have a budget in mind and do decide to plunge in, consider these four important steps at the beginning of your process.
4SELECT A BUILDER The first step is to decide on a builder. You can begin by interviewing several builders who have been recommended to you by friends and associates who built custom homes. Contact the Home Builders Association of Greater Columbia for a list of recommendations of custom builders in your area. Be sure

to talk with the builder’s referrals and look at their work. Any builder should be willing to show off custom work they’ve done in the past. Make sure you feel completely comfortable with your builder before you tackle such a large project.
4CHOOSE A LOT By choosing your builder first, you get the benefit of his or her assistance as you make decisions about the lot, the architect and the financing. Have the builder evaluate the lot you’re considering and comment on its appropriateness for the home you have in mind. Working with your builder to select the right lot can help ensure you don’t discover any unexpected problems or costly modifications that need to be made to it before you start building. Involving your builder up front can also prevent you from over spending on the lot, preventing you from building the type or size of home you were planning.
4DESIGN PLANS Most architects are happy to include builders in the planning process. The design/build team of owner, builder and architect allow all three to comment during the design phase and make innovative suggestions. Your builder can be extremely helpful to you as the plans are being drawn, commenting on construction details and costs to help keep the home within your budget parameters.
4RESEARCH FINANCING OPTIONS Now you have a builder, a lot and architectural plans. Most homebuyers now need a construction/permanent loan in order to finance their dream home. The banks will reserve the right to approve the builder you choose. Many banks offer extremely attractive loans that initially finance the lot and construction, and the convert automatically to a mortgage loan. These construction/ permanent loans have made it very easy to finance a custom home. Some custom builders may be willing to purchase the lot for you. When the home is completed, you can roll the amount of the home and lot into your mortgage. With some research, careful planning and a little know-how, building your dream home can become a reality.

For the first time in Columbia, students from the Midland’s Technical College Interior Decorating Certificate Program have worked together to design an entire home. After completing the Interior Decorating Certificate Program 15 outstanding students were selected for the Internship and Practical Applications course. They were then divided into small groups, and assigned individual rooms where they worked on room arranging, color concepts and a final presentation to the builders. Many of these students have found their niche in the Decorating field and are actively working with clients all over the state. The lead designer for the home and instructor of the program is Dianne Benda. Completing a degree in Interior Design and Architecture from Winthrop College,

Lisa Fields - After building custom homes for her family, Lisa Fields began her professional design career in 2005. It began with persistent encouragement from her family and friends to pursue all things interior design. After years of pushing, she finally took that leap of faith to make a major career change and she hasn’t looked back since. She went back to college, opened up her own design firm and quickly landed her very first professional client; NFL player and former Gamecock Troy Williamson! Lisa had studied Marketing and Interior Design as an undergraduate student, and in 2006 became a Certified Interior Designer from Midlands Technical College where she was recognized as an outstanding graduate. She is an active member of the national Interior Design Society and this is her second parade. Some of her work has been featured in Lake Murray Magazine, Unique homes Magazine, MuralsYourWay. com, Get Decorating.com and several other media outlets. Her personal home in Ballentine has been featured in The State Newspaper and the Lake Murray Tour of Homes. Laura Keels, a native of Columbia and a Northeast resident, has always displayed an interest in design and has a knack for creating harmonious spaces for residential and commercial clients. She is a graduate of the Midlands Technical College Interior Design program as well as the University of South Carolina, where she studied advertising and public relations. She is the owner of “Niche – Interiors That Fit”, and strives to find the perfect balance in the everyday spaces that her clients live and work in. Laura has designed and traveled for many area residents and commercial clients in the downtown area. Her most recent travels took her to the design capital of the world, New York City, a trip to buy as well as research upcoming design trends. She also was asked to design a Super Bowl event in Dallas this past February. Her design philosophy is that “A well-designed home should be comfortable and reflect the personality of its owners. I also agree with a quote made famous by writer Dorothy Parker and I feel it easily applies to interior design. The mantra is “take care of the luxuries and the necessities will take care of themselves“. Laura studied design under Dianne Benda and besides substitute teaching for Dianne when needed, she has had the pleasure of working with her on many projects including other Parade of Homes. “Dianne is a great inspiration and a source of information and experience.
