This publication serves as a consumer remodeling project guide as well as a resource for our NARI members. ong gone are the days of homeowners putting new finishes and appliances in their home and calling it a successful remodel. A recent consumer poll from the National Association of the Remodeling 10 RENOVATIONS • 2012

Industry (NARI) reveals that 49 percent of homeowners consider outcome and design as the greatest determinants of project satisfaction. “Today’s homeowners are smarter and more strategic when it comes to remodeling their homes,” says NARI

of Central Ohio President Todd Schmidt, CR, UDCP, of Renovations Unlimited. “They want their design to cater perfectly to their lifestyles and how they intend to use the space.” Good design means more than customization

of the home. Design work can bring multifunctional capabilities to a room, such as a kitchen that also serves as the living room. Or, it can enhance the flow of the space by widening walkways and adding more access to the space from various parts of WWW.TRUSTNARI.ORG

the home. “Once my clients start to sense the magnitude of possibilities within a remodeling project, they start to get very specific about the design and how it’s going to impact their space,” Schmidt says. Many remodelers put cliWWW.TRUSTNARI.ORG

ents through special exercises to get them to think about their lifestyles. “It’s my job to ask clients detailed questions about how they live and the things that are most important to them in order to create a perfect space,” Schmidt says.

Whether it’s a questionnaire or a walk-through of the current home, the main goal is that the remodeler knows what is desired. The unstable economy might have a slight relation to the recent findings. A more practical attitude toward spending in the last few years has amplified the homeowner’s involvement in each step of the remodeling process. That way, no leaf goes unturned. “To be successful as a remodeler today, you must have full transparency with your clients,” Schmidt says. “That usually means open communication lines and joint decision making in every aspect of the job — budget, design, material selection, timeline and management.” This also reflects the longterm perspective most people have when it comes to their homes. “My clients remodel their home for the rest of their lives, they don’t think of remodeling as a short-term investment,” Schmidt says. The breakdown of the poll results shows that 22 percent considered having their needs met satisfactorily and 20 percent notes accessibility and timeliness of the remodeler during the project as influential. Surprisingly, finishing on

time and safety precautions and cleanliness of the remodel were much less significant with 4 percent and 6 percent respectively. For homeowners who are considering a remodel, Schmidt has a bit of advice. “Make a note of everything you do in your home and how you access it over the course of a few days,” he says. “What paths you take, which counters you set items on, where you store belongings, and where you sit and relax — those are the things that are going to determine your remodeling outcome.” NARI can connect you with remodel-ready contractors who will take care of the entire remodeling process from design to adding the finishing touches. know the facts about lead-based paint what you should know and why you should be concerned

ead is a toxic metal that was used for many years in products found in and around our homes. Over 80 percent of all housing in the U.S. built before 1978 contains some lead-based paint on the interior or exterior. If managed properly, leadbased paint that is in good condition is usually not a hazard. If allowed to deteriorate, however, lead from the paint or lead dust can create serious health hazards. Similarly, without proper precautions, renovations of surfaces with lead-based paint release lead dust. Lead may cause a range of health effects, from behavioral problems and learning disabilities to seizures and death. Children six years old and under are most at risk. where lead is likely to be a hazard Lead from paint chips,

which you can see, and lead dust, which you can’t always see, can be serious hazards. • Peeling, chipping, chalking or cracking lead-based paint is a hazard and needs immediate attention. • Lead-based paint might also be a hazard when found on surfaces that children can chew or that get a lot of wear and tear. These areas include windows and windowsills, doors and doorframes, stairs, railings, banisters, porches and fences. Lead dust can form when lead-based paint is dry scraped, dry sanded or heated. Dust also forms when painted surfaces bump or rub together. Lead chips and dust can get on surfaces and objects that people touch. Settled lead dust can re-enter the air when people vacuum, sweep or walk through it. Lead in soil can be a hazard when children play in bare

soil or when people bring soil into the house on their shoes. Contact the National Lead Information Center (NLIC) to find out about testing soil for lead. facts about lead: • Lead exposure can harm young children and babies even before they are born. • Even children who seem healthy can have high levels of lead in their bodies. • You can get lead in your body by breathing or swallowing lead dust, or by eating soil or paint chips containing lead. • You have many options for reducing lead hazards. In most cases, lead-based paint that is in good condition is not a hazard. • Removing lead-based paint improperly can increase the danger to your family. Are you renovating, repairing or painting a home, childcare facility or school built before 1978?

Federal law requires that contractors performing renovation, repair and painting projects that disturb more than six square feet of paint in homes, child-care facilities or schools built before 1978 must be certified and trained to follow specific work practices to prevent lead contamination. Protect your family and make sure you hire only a contractor that is in a LeadSafe Certified Firm. You can locate EPA certified firms on the EPA’s website at EPA.gov/ lead. Your contractor will provide you with a pamphlet or you can view a copy of it at EPA.gov/lead: Renovate Right: Important Lead Hazard Information for Families, Child Care Providers and Schools. inding the perfect remodeling contractor can be a challenge if you are not sure how to go about it. websites and advertisements may help narrow your focus, but it is sometimes difficult to tell one contractor from another by simply looking at attractive photos of their projects. For some, looking at pictures helps get the ball rolling. For others, this just isn’t enough. Consumers are inundated with information on design trends, new innovative products and a multitude of methods in which they can be installed. Television programs have glamorized the remodeling process and at the same time paralyzed a segment of the market from taking action on their own homes. As such, consumers are wary about the quality, length of time a project takes and who they can trust. Now take a deep breath, sit back and exhale. There is hope. One of the best ways to gain a level of comfort with a remodeling contractor is to see his or her work — first hand. NARI hosts an annual Tour of Remodeled Homes in September that features some of the finest examples of home remodeling in central Ohio. NARI’s goal is to help consumers who

need a more hands-on approach to their remodeling research. On Sept. 29 and 30, tour guests will be able to visit between 12 to 18 homes and see a wide variety of project types. If quality is your hot button, this is the best way to inspect the quality of the craftsmanship and materials used on a project. You will be able to identify perfections or imperfections of the project that Photoshop removes in a photograph. Take time to ask questions about the materials used and the reasons behind the specific design solution for that project. In some cases, the homeowner will be available to answer your questions and offer their perspective. You can find out how reliable the contractor was, how long the project took, how involved the homeowner had to be, how clean the home was kept and how communication was handled during the project. Speaking directly with the client is the best way to find out what you should expect if you chose the same contractor for your project. In all cases, the contractor who performed the work will be available at the project home to introduce you to their work and explain their process. There is no doubt the work will be impressive, but

this is the most important part of your research. Listen carefully to the processes of each contractor as they can vary considerably. Some will have design services available, while others will work from plans you provide to them. Some will use subcontractors, while others have carpenters and skilled professionals on their staff. Some provide estimates, while others provide quotes. It is important to understand what these differences mean, so take your time collecting information and thinking it through. While none of these comparisons are necessarily better than the other for the end result, it is what is most important and comfortable to you that counts. So if you are ready to embark on a remodeling journey and don’t know how to get started, a home tour may be just what you need. After all, a picture may be worth a thousand words, but experiencing the real thing is worth a life with peace of mind. These consumers are doing their homework, but there is always that little question in the back of their minds, “Have I done enough?” calling nari is a good first step. Members of NARI of Central Ohio must have a satisfactory record with the Better Business Bureau. They must have been in the industry for at least one year, and they have voluntarily committed to our strict code of ethics and standards of

Selecting a professional contractor The most important decision you will make in a remodeling project is selecting a professional contractor. Look for your contractor to be a member of NARI – The National Association of the Remodeling Industry. The NARI logo is the mark of a professional. Employ a contractor with an established business in your local area. Local firms 16 RENOVATIONS • 2012

can be checked through past customers. They are tax-paying members of your community and are compelled to perform satisfactory work for local homeowners in order for their businesses to survive. Ask for local homeowner references, and follow up on them. Call the references. Ask if they were satisfied with all aspects of the contractor’s performance. Ask to see the

finished projects. Check the remodeling contractor with the Better Business Bureau to see if there is an adverse file on record. Interview contractors until you find one you feel comfortable working with, and do not blindly accept the lowest bid. Ask why the bid is so low or so high. Sometimes a higher price may be worth the cost of better quality materials or

better service. Make sure you have a thorough understanding of all materials to be used. Finding a qualified, professional remodeling contractor need not be a difficult or unpleasant task. By following the basic guidelines, you not only will make the selection process easier, but you also will be more prepared to make an informed decision that best suits your needs. WWW.TRUSTNARI.ORG

Finding the right contractor for your particular project must be approached with consideration to the project and the necessary skills needed to make the job a success. Depending on your needs and the size and complexity of your project, you have several options to explore before fi-

nalizing your plans. The complexity of the remodeling project determines whether you need a general contractor, design-build contractor or even architectural services. Here are some key questions to ask before signing any contracts. how long in business?

Find a contractor who has been in business for several years. This will show if the

company has both the craft skill and good business practices. name and address?

Ask the contractor for the address of his or her business location and business telephone number, and then verify them. A contractor who operates a business out of the back of a pickup truck with a cellular telephone may be difficult

to find to complete a job or fix something that has gone wrong after the last bill is paid. references?

A successful business will have many clients who will be willing to give a reference. Ask for names, addresses and phone numbers, and be certain to check with them and view several completed jobs. In addition to talking with WWW.TRUSTNARI.ORG

Ask the contractor if the company is insured against claims covering workers’ compensation, property damage and personal liability in case of accidents. Ask to see a copy of the certificate of insurance, or ask for the name of the contractor’s insurance carrier and agency to verify that the contractor has the insurance. is a permit needed?

Building codes are established by most cities, towns and counties and vary considerably from one jurisdiction to another. A building permit generally is required whenever structural work is involved or when the basic living area of a home is to be changed. For example, if you have a home with an unfinished basement and would like to finish off a portion of it for a family room, you would need a building permit in most jurisdictions because you have changed the basic amount of living space in your house from storage space to livable

space. The contractor should obtain the necessary building permits. This should be spelled out in your contract. Otherwise, you might be held legally responsible for failure to obtain the required permits. is there a warranty?

Get any warranties offered by the contractor for labor and materials in writing. It should specify which parts of the work are covered and the duration of the warranty. You also should request any written warranties offered by the manufacturers of materials or appliances installed by the contractor. Make certain everything is in writing. Assume nothing. Do not sign anything until you completely understand what you are signing, and agree to all the terms. Specify all materials. Your contractor should detail a list of all materials for the project in your contract. This includes size, color, weight, model, brand name, quantity and project. Your contract should specify an approximate starting date and completion date for your project. However, external factors such as the weather or the availability of supplies might cause delays. the written contract

The contract binds you and the contractor to the project. It should include everything you have agreed upon and the extent of work to be done. Get all verbal promises in writing, and spell out exactly what the contractor will and will not do. Never sign a blank or partially blank contract. Get a copy of the contract as soon as you sign it, and keep it for your records. Be sure the financial terms of the contract are clear. The contract should include the total price, when payments will be made and whether there is a cancellation penalty. The contract should specify all materials to be used, such as the quality, quantity, weight, color, size or brand name as it might apply. The law requires a contractor to give you written notice of your right to cancel a contract within three business days of signing it, provided that it was solicited at someplace other than the contractor’s place of business (your home, for instance). Although you might assume that a “contract” should look like a contract, anything you sign could be used by a contractor as authorization to go forward with a project. Is an architect necessary? If your concept involves major structural work and architectural redesign, then you might need an architect. If the job is fairly simple, such as a kitchen or bath remodel, you might want to consider consulting a kitchen or bath

design specialist. An architect can provide detailed drawings representing the finished product and specifications, which will aid competing contractors in giving you firm bids without surprises. Whether using an architect or a design specialist, detailed specifications are a must. A reputable remodeling contractor will not give you a sketchy proposal hastily drawn on the back of an envelope. A reputable remodeling contractor prepares a comprehensive plan carefully estimating costs based on material and labor specifications. Study all plans carefully when they are required for your remodeling job. Insist

that you approve them before the work begins.

A well-written contract is essential Detail what the contractor will and won’t do — such as protection of your household goods surrounding the job site and daily cleanup after completion of the job. If it is a limited warranty, this indicates all replacements and refunds of damaged products are limited in some regard. The name and address of the party who will honor the warranty (contractor, distributor or manufacturer) must be identified. Make sure the time period is clearly specified for which the warranty is offered. Codes and restrictions should be followed. Be certain that your contract with a professional remodeler spells out any code or permit restrictions, as well as any fees involved in the work on your home. Building codes are established in most cities, towns, and counties and vary considerably from one jurisdiction to another. A professional remodeler works in your city or town every day and knows the local requirements.

There are various financing plans available to homeowners, many of which base the loan amount on equity in the home or other assets.
