Since its inception in 2006, the Marlborough Economic Development Corporation (MEDC) has strategically worked with site selectors, developers, investors, and businesses to help them land or expand in the city. By doing so, the MEDC has been successful in achieving its primary goal of stabilizing the residential tax rate.
MEDC works to maintain the city’s business-friendly reputation, and Marlborough has proven itself to be a willing municipal partner for companies looking to expand or relocate their operations. In 2023, the MEDC and the City of Marlborough celebrated 17 years of economic development achievements. Companies continue to choose Marlborough for their regional, national, and global headquarters. Marlborough businesses filled close to 260,000 square feet of unoccupied space either through relocations or expansions in 2023, bringing over 350 new jobs to the community.
In addition, the MEDC continues to support small businesses as well as the restaurant and hospitality industries.
Last year, the organization hosted the 2nd Annual Restaurant Week, doubling participation from its inaugural year, while also holding complimentary ServeSafe / TIPS / CPR training courses for 159 local hotel and restaurant employees. Last year, MEDC was excited to award $89,200 in grant funding from its “Toolbox” of financial incentive programs

to six new and existing small businesses for improvements and/or expansions. MEDC oversaw the Downtown Pop-Up Shops for a second year, bringing temporary retail space to entrepreneurs and small business owners looking to test out the downtown market housing over 30 unique vendors to date.
This year, MEDC received a $425,000 grant from MassDOT to continue running the “Marlborough Commuter Shuttle” service, which aims to help employees fill the “last mile” gap on public transit. The shuttle — which makes several trips in the morning and evening – connects both residents and employees to the Southborough MBTA station, stopping at several key destinations around Marlborough, including downtown, Forest St/The Campus and Apex Center.
Looking forward, MEDC will continue to work with large businesses looking to fill existing space in the city, help to retain those already here, maintain support for small businesses and bolster efforts in promoting Marlborough as the premier place to live, work, play, visit and invest.

Control Point: A vision of excellence in heating, cooling and plumbing
Over 17 years ago, Navy veteran Nick Lupo founded Control Point Mechanical with a vision to revolutionize the HVAC industry. His dream was to create a family-owned and operated company that would set new standards in customer service, technical expertise, and company culture. This vision has since blossomed into a thriving reality.
Danielle Boland, Nick’s partner both professionally and personally, came on board in 2023 as co-owner and director of strategy and business operations, bringing over 25 years of business acumen and a passion for leadership, employee wellness, and the highest standards in customer experience.
Together, they’ve rebranded the company as Control Point Heating Cooling Plumbing Electric, and have cultivated a unique approach to the industry by focusing on prompt, expert, and customized services, deep community involvement, and a culture of excellence and teamwork. This vision has propelled Control Point’s growth to 30 employees serving five counties.
Control Point’s commitment to customer satisfaction is unwavering. They offer an Ultimate Satisfaction Guarantee, ensuring they work with customers until they are completely satisfied with the job delivered as promised. For residential installations Control Point provides free in-home design consultations as well as a tool on their website for preliminary pricing. Once a customer signs, they are assigned a dedicated Residential Concierge who guides them through the entire process, including handling HEAT Loan and rebate paperwork. Control Point has also forged strong partnerships with local authorities, Mass Save, and municipal rebate programs to provide efficient, safe, and affordable solutions in the surrounding communities.
The company’s dedication to excellence has been noticed in the industry. Control Point has earned the status of Mitsubishi Diamond Elite Contractor, maintains an A+ rating with the Better Business Bureau, and has received the National Comfort Institute’s Large Contractor of the Year award.
Staying at the forefront of technology, Control Point offers innovative solutions such as SPAN smart electrical panels for infrastructure-limited customers. They specialize in residential and commercial HVAC solutions and plumbing, including the installation of all-climate heat pumps and mini-splits to reduce fossil fuel dependence.
Control Point’s commitment to excellence extends beyond customer service to their own team. They promote a healthy work-life balance and offer World Mental Health Day off for their employees. The office atmosphere is brightened by the presence of “Chief Cuteness Officer” Kaiya, a three-yearold golden retriever.
Professional development is a priority at Control Point. They hire experienced technicians and support their career growth, continuously working to elevate their skills and the level of service they provide.
“Bringing our customers the highest level of quality and customer service can only come with experienced employees who are recognized and rewarded for their hard work. We couldn’t be more grateful for the amazing team we have. Many companies hire inexperienced techs to keep their costs down and we will not compromise. Any of our younger apprentices are trained extensively,” explained Nick.
Community engagement is a cornerstone of Control Point’s philosophy. They actively advocate for women in trades and support local schools, fire and police departments, and sports teams. Control Point participates in numerous community events, including the Spirit of Shrewsbury, Light the Common, and the Summer Concert Series.
“Community is really everything to us, what people don’t always understand is when they support a local company, they are supporting all of those local families employed, but also all of the communities around us in Central MA because of how much we give back. Consumers have the power to learn about the companies they are buying from, so many are now owned by Private Equity or aren’t even local to the area,” explained Danielle. “And we want to leave customers thinking, ‘Wow, that’s how customer service used to be!’ ”
The company’s commitment to excellence is reflected in their numerous 5-star Google ratings. A recent review encapsulates it well: “Highest level of residential service I’ve ever received from a contractor. I started my whole home heat pump journey with a list of 50+ contractors and there’s a reason why I ended up with Control Point. The transparency and attention to detail far exceeds even what I expect in a professional B2B environment. To have such an experience as a consumer is a breath of fresh air.”
This testament to their service quality underscores why Control Point has become a trusted local name in home services, continually striving to exceed expectations and set new industry standards.
Q&A with Ryan Maloney of
Julio’s Liquors is a very unique store. What is your vision for it?
Since purchasing the business, I’ve had a vision to create something that is so much more than a retail store. I view the store as a venue to provide education, build relationships and create a culture around the products we carry. People don’t realize that we are one of the leading liquor retailers in the nation and have received many coveted national and even international awards — much of that is due to our continual focus to improve and remain on the cutting edge.
What products do you think are going to really grow in popularity?
The growth in specialty whiskies and craft brews has been nothing short of spectacular. We are the largest seller of both types of products in the area. Now, we are looking at “Craft Spirits” as the potential booming market. No matter what products come along, it is our goal to be the educational source that allows our customers to be more knowledgeable about the products they buy.
In an era where liquor stores come and go, you are celebrating 50 years, why do you think that is?
Yes, you’re right, this is our 50th year celebration and I couldn’t be more proud. We’ve received a number of great awards this year including being named one of the 17 Best Liquor Stores in the country (the only one from New England). I think the key to our success is that we are never complacent. Every year we introduce new programs, new product lines, new educational events and the store is always fresh. People know when they walk into Julio’s they will see the best selection and the best merchandising. Never satisfied, we have plans to build on this success in the coming years.
Julio’s is known for its educational events. Are those back in full-swing?
Absolutely! Nowadays consumers enjoy being informed about the products they consume and it’s also a great way to meet people who have similar interests. To be informed of our events, customers can sign up for our newsletter at www.juliosliquors.com or download our Julio’s Liquors app.

This collaboration aims to assist these young individuals in achieving personal growth and developing skills that will help them navigate educational, community, and career settings. The program is designed to ensure a smooth transition from school to adult life with minimal interruption.
“Working with Nothing Bundt Cakes has been an incredible opportunity for our students,” Lynn Powell, the director of the Easterseals program, said. “The hands-on experience they gain at the bakery is invaluable in helping them build confidence and practical skills.”
“It’s been a joy to see the students grow and thrive in our bakery environment. Their dedication and hard work is truly inspiring, and we are proud to be part of their journey,” said Bakery Manager Cassie Chupinski.
Nothing Bundt Cakes continues to innovate with exciting “pop-up” flavors marketed via social media, such as Frosted Strawberry Pop Tart and Caramel Apple Cider. The bakery operates its own delivery van, the “Bundt Mobile,” providing daily deliveries to surrounding local towns and cities for a nominal fee. As a Realtor® with Keller Williams Realty since 2000, Jennifer Juliano takes pride in her slogan, “I’ll Make It Happen. You’ll Make It Home”. This was created by input from her clients commenting on her experience, tenacity, and knack for coordinating all the moving parts in their transactions. Jennifer’s clientele ranges from first time buyers, past clients moving to a bigger home, or those who are downsizing.
Even the simplest of real estate transactions have countless details; making sure all of them are addressed properly saves her clients time, money, and stress. Certain purchases or sales can sometimes be surrounded by a sensitive nature such a divorce, death, or financial strain, and Jennifer’s clients have appreciated her blend of pragmatic, non-judgmental, and compassionate approach.
Jennifer’s believes that regular, calm, and

non-alarmist communication, including with other vendors and agents, strong ethics, and a positive mindset are important traits to maintain to keep things moving smoothly for all involved.
Born in Southborough where she lived for most of her life, Jennifer works with clients in Metrowest and Greater Boston and has a strong out-of-area network. A position she held prior to real estate exposed her to working with a diverse, multicultural client base, which now allows her to work easily with plus recognize and respect certain traits of different backgrounds.
Jennifer has won numerous production awards starting from her first year in the business as “Rookie of The Year” both for her office
as well as for the local Board of Realtors, up to being honored as the first recipient of the “Keller Williams Realty Cultural Icon” for the New England Region. Cultural Icons are nominated by their KW peers for their consistent positive influence, leadership locally and regionally, and for how they have given back to their community-at-large.
In recent years, on top of Jennifer consistently ranking as the top producing agent in her office for production both in number of transactions and volume, she has also been recognized in the Keller Williams Realty New England Region not just in the top 10% of agents regionally while also being named in the Top 10 individuals in the KW New England Region.
In her “free” time, Jennifer enjoys downtime with her son, spending time with her friends, traveling, and exploring various seaside locations.
As I ref ect back on my 20 years in Real Estate, I can t he p but feel gratified and proud for doing so much more than just helping over 350 buyers and sellers c ose on their homes As a REALTOR® and smal business owner, I have the awesome opportunity and platform to make a difference in the lives of so many in the communities I serve And I embrace every opportunity I can!
I think of the busy med cal doctor batt ing breast cancer al the days I went over to her townhouse before showings to bring fresh flowers, make the bed and tidy up I was by her s de throughout her successful battle and am grateful that we are still good friends today
I think of the recently widowed senior citizen all the days we spent together sorting through fifty years of memorabil a, meeting with financia advisors and attorneys in between shopping for a more manageable home A compassionate ear and a neutral conf dante were what this c ient needed and I was happy to ob ige
Then there are the more comp ex situations when the marital home needs to be so d as part of the divorce sett ement I reca l working alongside a hoarder as she tearfully filled donation bins and the aughs that ensued as she admitted feeling a burden had been lifted And then there was the dad who often needed me to pick up the kids at school and one day meet him at the ball field to sign an offer He still periodically sends me chocolates to thank me for remaining neutral and eve -headed during a tumultuous t me
There w ll always be a special p ace in my heart for all my kids” making their f rst home purchase I find nothing more gratifying than guiding them towards making the best financial investment possible I cherish fol owing the r stories as they get married, bring children nto their homes and then help them aga n when it s time for something bigger

Why use J&K Roofing?
That’s a complex question even for the owner to answer. What I can say is that my 25 years should speak for itself I’ve been in the roofing industry since 1996 and have kept up with all the industry’s advancements and materials. I’ve always had one crew, and we focus on the craftmanship and quality of the project we work on. I’ve never had nor will use sub-contractors. I’ll never be the big company with a billboard on the side of a highway. It’s more than just profit for us. It’s about roofing my community and personally knowing the roof.
What Services do you offer?
As for what services I offer, we remove and replace all aspects of roofs. From roofing a shed to a commercial building and everything in between. Although most of my work is residential roof replacements, I also offer a seamless gutter service and can construct any gutter job imaginable. I also offer rooftop snow and ice removal.
What type of warranty is there?
I always think back to a customer showing me a competitor’s proposal. This roofer offered a 50-year warranty but had only been in business for 3 years. So, what I can tell you is this. My material install comes with industry-leading materials and labor warranty. Plus, I give a 10-year warranty on my craftmanship, and I’ve been here for 25 years.
Spotlight Kitchen, Bath & Lighting Design Center
Worcester – Immediately upon entering either of the dazzling showrooms of Spotlight Kitchen, Bath & Lighting Design Center, conveniently located at 86 Shrewsbury St. in Worcester, one realizes that this isn’t your average design center. It isn’t just the gleaming surfaces, the sleek cabinetry and sophisticated hardware; it’s also the warm welcome one receives from owner Alban Gega and members of his team.
“I want people to come and see our beautiful showrooms for themselves, to see the high quality of what we offer and get a different experience than in others,” he said.
What he offers are meticulous designs unique to each of his clients’ needs and wishes using the most up-to-date styles and trends with state-of-the-art technology. He prides himself on delivering incredible service.
Morgan Vance, Spotlight Kitchen & Bath’s office manager, said that Gega stands out because he is exceptionally personable with his clients.
His team includes Leanne Sargent, design lead and architect, and who is a recipient of the 30 Under 30 Award by the National Kitchen and Association in 2015, as well as Madison O’Leary, assistant Kitchen Designer.
With years of design experience with other firms, Gega set out on his own about six years ago and has built this business on a foundation of trust.
“We have a different motto. We work with clients and we also work with a lot of contractors so if a client needs a contractor we can refer them to the ones that we work with regularly and trust,” he stated. “I built my company by creating loyal, lasting relationships with other local businesses. We want to be able to continuously feed them, and in turn, they feed us.”
Their process starts with a FREE consultation and in-home measurements before beginning the design
“We create the design and we show renderings on our 70-inch big screens and you can see the design in 3-D, including a breakdown of the floor plan, elevations, and other details,” he explained. “We don’t charge for any of our measures or design consultations. We take pride in our showroom, products and skills and it is up to our customer to take it to the next level. There is nothing for them to lose.”
Spotlight Kitchen & Bath will coordinate all aspects of a project from design to delivery including countertops, backsplash, hardware, flooring and an extensive array of lighting options. They have it all!
Gega said that they can create a beautiful kitchen or bathroom on any budget and often beat the local home box store in quality and price. They have also done closets, basements and home entertainment zones.
“We have handpicked our lines of cabinets that have a little bit of edge on their competitors with better price,” he added. “Many of the manufacturers build their product in-house from scratch.”
When asked about design trends, Gega replied, “New England will always be New England. White kitchens are here to stay and will never go out of style…I am seeing different finishes coming like two-tone kitchens such as a white and off white or grey pairing and the island may be a different color.”
He pointed out that he isn’t seeing the use of cherry as much at the moment but walnut, hickory and alder have become popular.
Spotlight Kitchen & Bath is a proud
of the
and
ation, and has been recognized for the past six years with the “Best of Houzz” Award. They also enjoy an A+ rating with the Better Business Bureau.
