Welcome to “The Hub of the Universe�
M
arion, located in beautiful Southern Illinois, has been growing steadily for years. With industry booming, this one-time agricultural community now embraces various industries and is the mecca for dining and shopping in the region, with as many as 95,000 people working, eating, and shopping daily in this city of 17,500. Often called “The Hub of the Universe� by 12-term (46-year) Mayor Robert Butler, Marion is 120 miles from St. Louis, 180 miles from Nashville, 250 miles from Indianapolis, and 190 miles from Memphis, with several major cities, including Chicago, within 400 miles. Illinois Route 13 and Interstate 57 meet at Marion, and I-57 provides quick access to major cities, as well as to interstates 24 and 64, making this crossroads town an important stop on Midwest journeys. Its enviable location has helped bring an economic boom to Marion in recent years, as many new stores, restaurants, and businesses — and even a minor league baseball team — have come to call the city home in recent years. Marion takes its name from Revolutionary War hero Gen. Francis Marion, the “Swamp

Fox,� who, according to legend, was greatly feared by the Redcoats. Several of Marion’s men settled in the region. Marion became the county seat in 1839 when Franklin County was divided up and Williamson County was created. William Benson laid out the site for the town square in an area that is smaller than the Circuit City Warehouse that currently occupies a place in town. Marion was granted its city charter in 1874 and was, at the time, the only town in Williamson County. Another war hero and eventual U.S. senator, Gen. John A. Logan, resided in Marion. During the Civil War, in a location where many were Southern sympathizers, Logan gave a stirring speech in the town square that helped to win Southern Illinois over to the Union. Logan’s contribution to the Civil War is seen and celebrated throughout Southern Illinois, including at the successful community college named in his honor. At one time, the best tobacco to be had in the United States came from Williamson County’s agriculture business. Coal mining was another large industry for the town; during the World War II era, over 12,000
coal miners worked and lived in Williamson County. However, Marion was never limited to any particular industry and now boasts a federal prison, Pepsi MidAmerica, AISIN, Circuit City Distribution Center, Ameren, and other large businesses. Marion’s dedicated citizens have helped the town prosper, especially after the coal mining industry diminished. One of the benefits of having an active Chamber of Commerce is that Marion was able to successfully petition for I-57 to be routed through the town. The Chamber of Commerce is not the only active group in the area, as the local Rotary, Lion’s Club, and Kiwanis are also very busy helping the community grow and prosper. While industries and many new retailers and restaurateurs are finding a home in Marion, residents enjoy quiet neighborhoods that have a hometown appeal many enjoy and thrive on. The strong school system is another bonus for residents, as is the natural beauty of the region. State parks and lakes are within easy driving distance of Marion, as are numerous golf courses and great lodging.

Marion’s heritage and economic growth come together in the city’s unique downtown. It’s home to local, state, and federal government offices, as well as several dining, shopping, and specialty businesses. Downtown Marion is home to a historic district and, thanks to efforts led by Marion Main Street Inc., it is enjoying a period of growth and renewal. It is also home to the stateof-the-art Cultural and Civic Center, which hosts several annual community events. Started in 1999, in less than a decade, Marion Main Street Inc. already has an impressive list of accomplishments under their belt. Comprised of businesspeople and residents, along with representatives from the city, banks, and the Chamber of Commerce, the organization has overseen the following achievements: • Inclusion of Marion in Illinois’ statewide Main Street Program • Receipt of two Lieutenant Governor’s Organization awards, for “Marion Pride Day Fund Raising” and “Partnership with the Illinois Arts Council”
• Development and implementation of a low-interest loan program for commercial businesses in the main street district • Clean-up and beautification of the Tower Square district, with new landscaping, facade improvements, new sidewalks, and French Quarter-style lighting • Twenty-five new businesses have been welcomed to downtown Marion since 2002
Downtown’s unique appeal is a blend of 21st-century living and history. A local ordinance preserves historic properties and aesthetic improvements are ongoing, maintaining the district’s charm and appeal. At the same time, progressive economic incentives, including TIF districts; a variety of retail, dining, and service businesses; and high-tech conveniences like several Wi-Fi hotspots are drawing more and more people downtown every day. Today, more than 900 people are employed in and around downtown Marion, while hundreds — often thousands — more come downtown to do business each day.

Government
Cooperation Is Key to Success Williamson County
The City of Marion is the county seat for Williamson County. The county board consists of three elected commissioners who serve six-year terms. One of those commissioners, Tracey Glenn, serves as a County Commissioner and as a member of the Marion Chamber of Commerce. She has first-hand knowledge of the importance of city, county, and economic entities working closely together. “I’m involved with the Chamber as a small business owner and a commissioner. I’m also a member of the Chamber Board of Directors,” Glenn notes. “The county works with the Chamber on economic development projects — both the county and Chamber have representatives on the Regional Economic Development Corporation (REDCO) board.”
Commissioner Glenn agrees with the notion, originally put forward by Mayor Butler, that Marion is “The Hub of the Universe.” “With Marion’s location on I-57, in the middle of Williamson County, and Williamson County’s location at the center of the Midwest, Marion’s location is prime for economic development,” Glenn says. “It is a plus for business development — our location in the state and the U.S., close to interstates 57, 64, and 24.” Glenn adds, “We also have an economic development director on the county level, Celeste Sollers, who works closely with REDCO and other entities to secure grants for businesses and county entities. We all work together for the betterment of Williamson County.”

City of Marion
Marion has a council government consisting of Mayor Butler and Commissioner of Public Works John Goss; Commissioner of Public Property Robert P. Owens; Commissioner of Streets, Alleys and Cemeteries Lannie Gribble; and Commissioner of Public Safety Jay Rix. The Council meets on the second and fourth Monday of every month at 6:30 p.m. at Marion City Hall. Marion is home to government offices not only for the city, but also for Williamson County and the State of Illinois.

“The Hub of the Universe� Located in the heart of Southern Illinois, Marion has a special beauty that is complemented by its hometown atmosphere. As the county seat of Williamson County, Marion enjoys a dynamic economy, supported by a diverse assortment of business and industry. Centrally located, Marion is convenient to the best of the region’s recreational, cultural and educational opportunities.
Mayor Robert Butler, elected to his first term in 1963, has put forth a lot of time and effort in ensuring his city’s current and future success. His tenure as mayor has seen a 92 percent growth in population. Butler has guided the city through such disasters as recovering from a devastating tornado in 1982 and rebuilding after a fire that destroyed the previous Civic Center. He has also overseen many of Marion’s successes, including the city’s adoption of home rule, the establishment of TIF and Enterprise zones, the recruitment of a minor league baseball team, and a boom in economic development that Butler himself has called “almost overwhelming.� Butler is a firm believer in a regional growth focus, often remarking that what’s good for Marion is good for Southern Illinois, and vice versa. To that end, the city has partnered on various ventures with the Chamber of Commerce, Marion Main Street, and neighboring communities in Williamson County. With 95,000 people traveling through the city daily, Mayor Butler remarks that he often doesn’t recognize people in restaurants due to the large numbers of people now moving through the city. His pro-growth policies have helped Marion thrive; he even has an industrial park named after him. His dedication as a public servant of the city of Marion was recently evident as he vocally opposed an Illinois electric rate increase that has caused economic struggles throughout the state.

With shopping giants such as Menard’s and Wal-Mart choosing Marion (the Wal-Mart in Marion is among the retail giant’s largest stores), as well as restaurants regularly moving into town, people from all over come to Marion to shop and dine. A location on I-57 and Illinois 13 gives Marion a boost in drawing retail and dining businesses. Construction is under way to make exiting the interstate easier. Illinois 13 from Marion to Carterville, the fastest-growing retail corridor outside the state’s major metropolitan areas, is also slated for expansion to six lanes. Williamson County Regional Airport, Illinois Centre Mall, and other shopping centers give residents and visitors ample opportunity to contribute to the region’s economic well-being. Several large dealerships provide the region with cars from every major manufacturer. The new Rent One Park anchors “The Hill,� 175 acres of shopping, entertainment, fine dining, and accommodations, including Menard’s and 17th Street Bar & Grill, recently honored by Bon Appetit magazine for having the best ribs in the nation. Expanding Retail Revenues Growth in retail has combined with a local sales tax to foster a considerable jump in sales
tax revenue for the city. According to City Treasurer Steve Hale, sales tax revenues in 2007 ($5.9 million) were up 8.8 percent over 2006 ($5.4 million). That number is expected to increase further in 2008. This money has helped to pay for infrastructure improvements that include new schools.
Tourism
Tourism is a driving force in the area and a mainstay of the Marion economy. Twenty-one state parks and 13 federal recreation areas are located in Southern Illinois, all close to and easily accessible from Marion via state and county highways. With over 1,200 motel rooms and 75 restaurants, Marion is the home-away-from-home for visitors. Marion is the gateway to a sportsman’s paradise. Located on the Mississippi Flyway, there are many goose hunting clubs in and around Marion. White-tailed deer abound in the area, and with half a dozen lakes in Southern Illinois, Ducks Unlimited claims large numbers of area residents as members. Marion is also home to the Southern Illinois Miners, the 2007 Frontier Baseball League Team of the Year, and hosts over 50 professional baseball games a year plus scores of amateur, collegiate, and scholastic

c ompetitions in Rent One Park, a beautiful and functional facility seating over 5,000. A new exit ramp and overpass is under construction by Rent One Park, and bridges over I-57 in Marion are being widened to six lanes in anticipation of future growth. Nearby John A. Logan Community College and Southern Illinois University draw visitors to the region for cultural and sporting events. A regional wine trail, award-winning golf courses, community events, and more are bringing more tourist dollars to Marion each year.
Williamson County Pavilion
In the Williamson County Pavilion, Marion also has an ideal venue for meetings and largescale events. Located behind Illinois Centre Mall on 50 acres by a 12-acre lake, the Pavilion is 172 feet wide and 300 feet long, making it large enough for conventions, concerts, trade shows, expositions, meetings, weddings, and more. In addition to three carpeted 38-by-51-foot rooms, the Pavilion features removable wall systems, allowing it to be set up in a variety of layouts for different events. Space to Grow
I
ndustry has been growing in Marion by leaps and bounds. Growth can be credited to the diligent efforts of city government, the Chamber of Commerce, and REDCO (Regional Economic Development Corp.) to bring expansion and jobs to the area, including nearly 3 million square feet of industrial space, $250 million in facilities and equipment investment, and over 2,000 jobs. One of REDCO’s biggest successes has been getting three AISIN plants to move to the city, creating hundreds of jobs (see box on page 10).

Airport Industrial Park The Airport Industrial Park has 15 acres available adjacent to Route 13, as well as more than 200 acres available on prime acreage west of Williamson County Regional Airport, some with access to the runway. One-acre sites suitable for commercial or office use face Route 13.
Utilities are in place, and the park is located in a Williamson County Enterprise Zone. REDCO Industrial Park Adjacent to the Williamson County Regional Airport and across the street from Heartland Regional Medical Facility, REDCO Industrial Park is home to three AISIN plants: AISIN Manufacturing Illinois, AISIN Light Metals, and AISIN Electronics (see box on page 10). REDCO Industrial Park was designed to benefit industry, as the Burlington Northern Santa Fe Railway has tracks running north/south through the park. Proximity to the airport and the interstate makes it even more accessible. The $4 million in infrastructure that went into the park included a new blacktop road, 12-inch water lines, sewer, natural gas, fiber optics, and electricity. Robert L. Butler Industrial Park Robert L. Butler Industrial Park contains the 1.3 million-square-foot Circuit City Warehouse and has 50 acres of space available for future businesses. Located across from the Williamson County Regional Airport, Robert L. Butler Industrial Park
is also home to the Blue Cross/Blue Shield Insurance Data Center, Southern Pride, Wisconsin Physician’s Services, the Frito Lay Distribution Center, and Illinois Tool Works. The park has regional facilities for the Laborers Union and other trade unions, including two buildings, a credit union, and a new training center for hands-on work. Lot sizes in the park can be configured to meet the needs of industries looking for a new location, and the park has fire and police protection. Williamson County Industrial Park With Enterprise Zone benefits available, Williamson County Industrial Park is located just one mile north of Route 13 and six miles west of I-57. The park has approximately 500 acres available for sale, and lot sizes can be configured to meet client needs.

AISIN Light Metals employs roughly 80 people, while AISIN Electronics has 140 people. These three AISIN businesses are separate entities with different presidents and employees but are all part of the international AISIN Group, a Japanese company supplying automotive parts to manufacturers around the world. Angela Holmes, section manager of General Admin., says, “AISIN liked that Marion was close to John A. Logan Community College, Rend Lake Community College, and Southern Illinois University, as these institutions can help with training and staffing.â€? Proximity to I-57 was another point in Marion’s favor, as one of AISIN’s customers, Mitsubishi, is located in Bloomington, Ill., right off the interstate. The airport and the railroad tracks that run behind the plant covered many of AISIN’s transportation needs. Butler Industrial Park, on the west side of Marion, is home to several large manufacturing facilities: the more than 1 million-square-foot Circuit City Distribution Center; Southern Pride, the world’s largest manufacturer of commercial barbecue ovens; Wisconsin Physicians Services and Blue Cross/ Blue Shield, both processors of medical claims for Illinois and other Midwestern states; and Illinois Tool Works/Diagraph Bradley. Health care is plentiful in Marion, with the Heartland Regional Medical Center and the Veterans Administration Medical Center each employing 600 workers. Harry Crisp Legacy Delivering to parts of Illinois, Missouri, Arkansas, Kentucky, and Tennessee, Marion Pepsi-Cola Bottling Company has been in the region since 1968. Marion has benefitted greatly from the foresight of this company’s founder, Harry Crisp Sr. Purchasing the franchise rights in 1935 of the then-struggling Pepsi company, Crisp showed the kind of foresight that later helped Marion grow into the booming town it is today. Crisp became involved in the community and eventually ran for office. As mayor of Marion, Crisp served three consecutive terms. He worked to get the Federal Prison located in Marion, as well as the Veteran’s Hospital. Diligently
working to make sure Marion Memorial Hospital was completed, he also made a strong case for locating I-57 through Marion, something that continues to benefit the city. Three generations later, the Crisp family is still helping Marion grow and prosper, recently donating $1 million to the Harry L. Crisp Sr. Sports Complex on the high school campus, which has six tennis courts, a soccer practice field, two baseball diamonds, two softball diamonds, a playground for kids, and much more, benefitting both the high school and the community.

Marion’s Community Unit No. 2 School District offers a well-rounded educational opportunity as they embrace their motto of “Teaching Tomorrow’s Leaders Today.” Students from every background and learning capability are given a variety of educational offerings. Virtual Book Talk Clubs are offered at every elementary school, helping to teach children about technology while promoting academics. The district has five elementary schools, as well as a junior high and high school, with plans for a new high school and a new Creal Springs Elementary under way. Funds for these new projects will be
partially provided by a Williamson County sales tax referendum passed in February 2008. Money generated by the new 1 percent, countywide sales tax increase will be divided among Williamson County school districts (proportionally, based on enrollment), to be used solely for new school construction or retiring debts accrued during construction. It is expected that the new tax will generate around $7.5 million annually and that it may eventually help lower property taxes. While the plans for a new high school are still in the works, the Harry L. Crisp Sr. Sports Complex has already been partially completed.
This new sports complex covers 77 acres near the school and boasts two soccer fields, two baseball fields, two softball fields, double playgrounds, and a walking track. The sports complex was made possible in large part due to the donation of over $1 million made by the Crisp family, who have lived in Marion and helped the community for generations. There will be plenty in the new sports complex for the community, including the children’s playground and the Marion Rotary Club’s Amphitheater. As the Rotary Club’s Centennial project, the outdoor shell amphitheater will host concerts performed by the high school, community, and others.

Crab Orchard National Wildlife Refuge
The 43,890-acre Crab Orchard National Wildlife Refuge, between Carbondale and Marion, consists of Crab Orchard, Little Grassy, and Devil’s Kitchen lakes and adjacent areas. The refuge offers boating, swimming, fishing, water skiing, camping, and picnicking. Hunting is allowed during specified times. The man-made lakes draw more than 1 million visitors a year; the refuge is ideal for bird-watchers. A total of 700 plant species,
245 bird species, 33 mammal species, 63 fish species, and 44 reptile and amphibian species have been documented on the refuge.
Giant City State Park
Giant City State Park, part of the Shawnee National Forest, is probably the most popular park in the Southern Illinois area, accommodating many activities in gorgeous natural settings a mere 30-minute drive from Marion. Named for the distinctive natural landscape, which looks as if it were constructed by giants, the park offers hiking, camping, rock climbing and rappelling, fishing, and horseback riding. Shelters throughout the park come equipped with barbecue grills, playgrounds, and restrooms, and a visitors center offers displays of the natural, cultural, and geological features of the park. Giant City Lodge was built in the 1930s by the Civilian Conservation Corps. Constructed of native oak and sandstone, the main building houses a spacious restaurant. Guests can stay in cabins a short walk from the lodge, which features a gift shop, cocktail lounge, and swimming pool.
Garden of the Gods
Part of the Shawnee Forest and the River to River Trail, Garden of the Gods is one of the most breathtaking parks in all of Illinois. With two main trail systems leading through various rock formations, Garden of the Gods is especially popular with hikers.
Shopping
The park’s famous Observation Trail is a 0.25-mile stone trail that leads to an observation deck overlooking sandstone rock formations such as Camel Rock, Anvil Rock, and Devil’s Smokestack. The trail provides information about the area, including the history and geology of the park. According to the Illinois Tourism Bureau, Garden of the Gods ranks 10th in the nation for photographing sandstone rock formations and high vistas.
Cache River Wildlife Preserve
Cache River is remarkable for many reasons, not least of which are trees over 1,000 years old. In 1996, it was dedicated as a Wetland of International Importance, only the 19th U.S. wetland to receive the distinction. Barkhausen-Cache River Wetlands Center fosters natural resources appreciation and education while interpreting the unique natural and cultural history of the Cache River Wetlands. Activities include hiking and biking, fishing, and canoeing. Bird-watchers can see bald eagles, red-tailed hawks, great horned owls, barred owls, great blue herons, great egrets, little blue herons, green herons, least bitterns, wood ducks, mallards, snow geese, sora rails, woodcock, quail, red-headed woodpeckers, pileated woodpeckers, prothonotary warblers, black vultures, and turkey vultures.
Ferne Clyffe State Park
Ferne Clyffe State Park is located in Goreville, and as its name suggests, there are
more than a few ferns making up the foliage of the park. Located 12 miles south of Marion, Ferne Clyffe is accessible via I-57 and I-24. Ferne Clyffe State Park covers 2,430 acres of the majestic Shawnee Hills and is visited by more than 200,000 people each year. Hawks’ Cave, a 150-foot-long shelter bluff, and an intermittent 100-foot waterfall are two of the most famous features. Enjoy walking the trail around Fern Clyffe Lake, hunting and fishing, picnicking, camping, horseback riding, and more in the park.
Illinois Centre Mall/The Hill Illinois Centre Mall in Marion has three anchor stores — Dillard’s, Target, and Sears — as well as a host of fun shops to browse. Southern Illinois Miners and Rent One Park Marion’s new minor league baseball team, the Southern Illinois Miners, have caused quite a stir throughout the region, averaging 5,000 spectators per game in both 2007 and 2008. The new team has already made a big impact and seen major success. On the heels of their inaugural season (in which the Miners shattered the league attendance record), “Big John the Miner,� the team’s logo, won CNBC’s Minor League Baseball Logo Contest. The Miners, who finished their first season with a winning record, were also named the 2007 Frontier League Organization of the Year. The Miners’ home field is Rent One Park in Marion. The park features 3,700 chair seats and lawn seating for 2,000. With two picnic gardens, four concession stands, 14 suites, a banquet facility, a fullcolor video board, and much more, this park is not only home to the Miners, but to activities throughout the year, including youth sports, concerts, and Friday night fireworks during the season.

Many Shows Go On in Marion Marion Cultural and Civic Center
A symbol of both Marion’s cultural and historic heritages is the Marion Cultural and Civic Center (MCCC). When the original MCCC burned down in 1997, a campaign to build a new center was amazingly successful, as the citizens of Marion worked together to raise the necessary $8 million and doubled the size of the old center. Located in the historic downtown plaza, the new MCCC is breathtakingly beautiful, with high ceilings; an elegant, custom chandelier in the lobby; and a gorgeous grand staircase. The original terra cotta facade, from the 1922 opera house that became the first MCCC in 1975, was worked into the new building. Such attention to detail shows the importance that Marion places on history and culture. The MCCC plays host to theatrical productions, concerts, pageants, conferences, and more. MCCC is also home to Marion’s Paradise Alley Players, who have been entertaining Marion theatergoers for
over 30 years. This nonprofit acting troupe works diligently throughout the year, hosting the Playwright Competition, the Children’s Theatre Workshop, Summer Lab Theatre, the annual Children’s Show, and family-oriented productions. A major expansion in 1997 gave the library an additional 12,000 feet of space, adding an elevator, more restrooms, computer work stations, an expanded children’s area, study rooms, and a meeting room. The library retains its historic beauty, however, as the original walnut woodwork and fireplaces were retained. Special events are scheduled at the library throughout the year, including family movie days, kids’ shows, book sales, reading clubs, hands-on educational programs, music presentations, and more. Williamson County HistoriCal soCiety
Started in 1954, the Williamson County Historical Society is located in the historic county jail at 105 S. Van Buren St. in Marion. The society boasts a comprehensive Web site and offers a vast amount of information in many different formats. This treasure trove of historical data, coupled with the museum, illustrates how rich the history of Williamson County and Marion actually is. Bob Jackson, of the Williamson County Historical Society, is very proud of the society’s museum. Now located in what used to be the jail, the museum has ample space. “It’s been in operation for many years,� Jackson says. “There are over 20 rooms, but only one section is like it was when it was actually a jail. That section is the cell blocks.�

The jail saw its fair share of Southern Illinois history. “At one time, Charlie Birger was in there,� notes Jackson, referring to the legendary Southern Illinois Prohibitionera bootlegger and organized crime leader, hanged in Benton in 1928. The jail was also full during the 1922 Herrin Massacre, in which union sympathizers murdered 20 strikebreaking miners, and during riots at SIU in the late ’60s and early ’70s. The jail is the only original part left of the building. Other rooms present a portrait of home life in the Victorian era, including a parlor, sitting room, keeping room, bedrooms, kitchen, and bath, recreated with furniture and other items over 100 years old. There is an enormous amount of variation in the museum, as there are also rooms featuring Native American artifacts, a coal mining display, a military room, an old bank, a country store, a schoolroom, a women’s dress shop, offices for a doctor and an optometrist, a courtroom, a pioneer bedroom, a loom room, and even a typical village green. Spiritual and Community Service
T
he importance of religion in the community of Marion is seen in its many churches and in the many spiritual and community service programs those churches operate every day. While many churches are within walking distance of neighborhoods, there are also quite a few churches building on the edges of Marion as the city continues to grow. Breathtaking architectural structures exist among both the new and historic churches in the community of Marion. Some of the churches have been granted landmark status, including the Goddard Chapel. Built in 1918,

this structure, located in Marion’s Rose Hill Cemetery, is listed on the National Register of Historic Places. A lovely sanctuary constructed of Bedford stone and featuring art glass windows and oak woodwork, Goddard Chapel seats around 200 and is open to the public for use, hosting several weddings each year. There are many different faiths represented in the community. With dozens of churches representing nearly every Christian denomination, as well as congregations for Jewish, Muslim, and other faiths, Marion and the Southern Illinois region offer abundant places of worship for the spiritual seekers of the community.

Owning Your Own Home: Getting Started*
How do I know if I’m ready to buy a home? You can find out by asking yourself some questions: • Do I have a steady source of income? • Have I been employed on a regular basis for the last 2–3 years? • Is my current income reliable? • Do I have a good record of paying my bills? • Do I have few outstanding long-term debts, like car payments? • Do I have money saved for a down payment? • Do I have the ability to pay a mortgage every month, plus additional costs? If you can answer “yes” to these questions, you are probably ready to buy your own home. How do I begin the process of buying a home? Start by thinking about your situation. Are you ready to buy a home? How much can you afford in a monthly mortgage payment? How much space do you need? What areas of Marion do you like? After you answer these questions, make a “To Do” list and start doing casual research. Talk to friends and family, drive through neighborhoods, and look in the newspaper. Additionally, you may want to consider pre-applying for a loan. Doing so will allow you to know how much home you can afford before you begin searching; it can also give you negotiating power once you’ve selected a home, as the buyer will know that you’re already approved for a loan. However, the rates and amounts of pre-approval loans are usually only good for a fixed period of time; if your home search exceeds this period, you will have to re-apply for the loan. How does purchasing a home compare with renting? The one advantage of renting is being generally free of most maintenance responsibilities. But by renting, you lose the chance to build equity, take advantage of tax benefits and protect yourself against rent increases. Also, you may not be free to decorate without permission and may be at the mercy of the landlord for housing. Owning a home has many benefits. When you make a mortgage payment, you’re building equity. And that’s an investment. Owning a

home also qualifies you for tax breaks that assist you in dealing with your new financial responsibilities — like insurance, real estate taxes and upkeep — which can be substantial. But given the freedom, stability and security of owning your own home, they are worth it. How does the lender determine the maximum loan I can afford? The lender considers your debt-to-income ratio, which is a comparison of your gross (pre-tax) income to housing and non-housing expenses. According to the FHA, monthly mortgage payments should be no more than 29 percent of gross income, while the mortgage payment, combined with non-housing expenses, should total no more than 41 percent of income. The lender also considers cash available for down payment and closing costs, credit history, and so on when determining your maximum loan amount. How do I select the right real estate agent? The Marion Chamber of Commerce can provide a list of area agents. Talk to each before choosing one. Look for an agent who listens well and who understands your needs and whose judgement you trust. The ideal agent knows the local area well and has resources and contacts to help you in your search. Overall, you want to choose an agent who makes you feel comfortable and can provide all the knowledge and services you need. How can I determine my housing needs before I begin the search? Your home should fit the way you live, with spaces and features that appeal to the whole family. Before you begin looking at homes, make a list of your priorities — things like location and size. Should the house be close to certain schools? to your job? to public transportation? How large should the house be? What kinds of amenities are you looking for? ith industry booming in Marion, it may be surprising that a large number of retirees choose to settle in Marion. But there are lots of reasons for choosing the region for retirement. Many people sell their homes in a densely populated area, such as Chicago or California, purchase a home or land in this area, and have plenty of money left over to spend on retirement and leisure activities. Drawn to the beauty of Southern Illinois, many people are also finding a peaceful pace of living, award-winning golf on a number of courses, fine shopping and dining, and even great investment opportunities. Relatively inexpensive land allows newcomers to buy sizeable acreage in the country and custom-build exactly the kind of house they want. Additionally, new communities designed specifically for retirees are springing up around the community. But the primary draw? “It’s the quality of life, it’s not the city,” says George Trammell of the Marion Chamber of Commerce. Many choose to relocate to Marion simply to escape the noise and bustle of a large metropolitan area, while still enjoying much of what the city has to offer. But they often find when they arrive that their disposable income goes a lot farther here. With the cost of living in Southern Illinois being significantly lower than most metropolitan areas, people can sell their homes in the city, purchase a new home in the area, and still have plenty of money left over to golf, shop, travel, and more. In addition to golfing and shopping, Marion is close to several state parks, as well as to some of the best fishing sites in the state. Shawnee National Forest, Crab Orchard, Giant City, Ferne Clyffe, Garden of the Gods, Trail of Tears, Lake Murphysboro, Little Grand Canyon, and the Cache River Wetlands provide an endless variety of outdoor activities. The natural beauty inherent to the area provides endless scope for outdoor activity. Additionally, with the growth Marion has experienced recently, new and improved health care facilities are easily accessible. A brand-new hospital, Heartland Regional Medical Center, and the Marion VA Hospital ensure that top-notch medical services are just minutes away. “We’ve got these excellent health care facilities, things to do, golf courses, Crab Orchard Wildlife Refuge, and Devil’s Kitchen and Garden of the Gods, and all these things that they can do around here,” Trammell concludes. “This is a good place to retire to, especially as it continues to develop down by Lake of Egypt. You are not in town, you are in the country.”
