Gillette Stadium, home to the three-time Super Bowl Champion New England Patriots and Major League Soccer’s New England Revolution, is New England’s premier sports and entertainment venue. The New England Patriots celebrated their 52nd season of football in 2011–12 by representing the AFC in the Super Bowl. The team was formed in 1959 as the final charter franchise of the American Football League. After playing at various venues in and around Boston, the Patriots chose Foxborough as the team’s home in 1970. In 2002, after winning their first of three Super Bowl Championships, the Patriots moved into their first-class, privately financed home at Gillette Stadium. Since the venue opened, every Patriots game has sold out, providing New England with one of the greatest home-field advantages in all of football. Operated by the Kraft Family, the New England Revolution was established in 1996 and has been one of Major League Soccer’s most consistently successful teams, reaching the postseason for eight consecutive seasons (2002–09) and making four appearances in the MLS Cup
title game during that span. One of the 10 founding members of MLS, the club has a committed owner and passionate fans. Gillette Stadium has a seating capacity of 68,756, with 3,000 standing-room tickets, clubhouse seating for 6,000, suite seating for 2,756, and wheelchair spaces — plus companion chairs — for 680. There are 86 luxury suites and one super suite. The luxury suites have a capacity of 16 to 32 persons, and the super suite has a 70-person capacity. Unique features include the bridge and 12-story stylized lighthouse, which sit atop Patriot Place Plaza. Over 16,500 parking spaces ensure all guests park in a well-lit environment where safety is the No. 1 priority. There are 500 points of sale for concessions and a state-of-theart audio/visual scoreboard with two giant HDTV screens above each end zone.

Opened in 2007, Mansfield Crossing offers a vibrant blend of retailers and restaurants in an open-air, pedestrian-friendly environment featuring wide sidewalks with benches, detailed landscaping, and a walking path around a natural 4-acre pond. It’s home to leading retailers and restaurants, including L.L. Bean, Best Buy, Bertucci’s, Verizon Wireless, Jos A Banks and TD Bank.
This project is one of the jewels of the WS Development portfolio, as local planning and zoning boards sought a higher level of architectural finish than that of a traditional mall. Farther along Route 140 in Foxborough is the first of two large-scale developments. The old Foxborough State Hospital property, now called Chestnut Green, is a landmark providing all the conveniences of urban living in an idyllic suburban setting. This land was developed by Abrams Properties and Vinco Properties for both residential and commercial use. There are apartments, condominiums, luxury homes and a 55-and-older community, some of which are located in original hospital buildings. The TPC Boston, opened June 28, 2002, has taken its place among the illustrious nationwide TPC Network of world-class golf courses owned or operated by the PGA Tour. Every Labor Day weekend since 2003, the TPC Boston has hosted the Deutsche Bank Championship, now a PGA TOUR Playoff event, featuring top players like Tiger Woods, Vijay Singh and Phil Mickelson. The Comcast Center has a seating capacity of 19,900 and hosts over 500,000 visitors during its operational season of mid-May to October. It’s one of the most uniquely beautiful amphitheaters in the country, which makes it an attractive venue for guests to return to year after year. MMAS Arts Center, operated by the Mansfield Music & Arts Society, is the home of the Black Box Theater, a very intimate space with seating for up to 80 that is fully handicapped-accessible. The theater lobby is elegant yet comfortable with a nicely equipped concession bar area with sink, ice maker and drink cooler. On their way to the theater, patrons pass through the beautiful Morini Art Gallery, featuring works of emerging artists of southeastern Massachusetts. The Arts Center also has a large studio room ideal for meetings, special events, parties and educational programs, and it’s just steps away from local shops and area restaurants. The MMAS produces a full season of theater, an ongoing series of concerts, and educational programs in the arts for young and old. MMAS also hosts the annual Southern Mass. Business & Industry Tri-Town: Your Gateway to Success Mansfield is proactive in its approach to attracting businesses to the Cabot Business Park and to other parts of town. As part of its outreach, Mansfield emphasizes the fact that it is one of a select number of communities in the state to be designated as an Economic Target Area (ETA). The town has had this designation, and the development incentives that accompany it, since 2003. And like Foxborough and Norton, Mansfield is in a “crossroads” and “gateway” area. The crossroads come in the form of Interstates 95 and 495. The term “gateway” refers to the fact that the Tri-Town’s three municipalities — Foxborough, Mansfield and Norton — are

uniquely positioned to provide tremendous access to metropolitan Boston and Providence. Secondary routes supply ease of entrance into other parts of New England and its various ports. Expand Your Business and Save Cash With Government Incentives The Massachusetts Economic Development Incentive Program (EDIP) was created to assist new and existing businesses with expansion

plans. This is done through a three-step process involving the state, municipality and company. First, a community must be located within an Economic Target Area (ETA). Then, once an ETA is defined, communities must designate specific Economic Opportunity Areas (EOAs) for priority projects that meet established criteria. Finally, expanding businesses or certified projects are deemed eligible to participate in the EDIP if they meet specific state criteria for creating new, fulltime jobs; private investment in real estate; and having substantial sales outside of Massachusetts. After several mandatory documents have been submitted and approval has been received at both the local and state levels, the benefits can often be significant. The incentives may include: • State EDIP investment tax credit (ITC) for qualifying depreciable, tangible assets. The law caps the ITC at $25 million annually. • State 10 percent abandoned building tax deduction for costs associated with renovating an abandoned building. (The building must be at least 75 percent vacant for two or more years to qualify for this incentive). • Tax Increment Financing (TIF), a negotiated local property tax exemption of up to 20 years based on the new incremental value of the project property due to new construction or other significant improvements. (If the business does not generate sufficient sales outside of Massachusetts to meet the eligibility requirement, it may apply for a “TIF Only” project instead). • Personal Property Tax Exemption, a negotiated local personal property exemption of up to 20 years with TIFs.

• Special Tax Assessment (STA), a negotiated local property tax exemption of up to 20 years based on the total base value of the project property. There are various business development tools available in conjunction with the benefits of the EDIP. Those tools include, but are not limited to, access to a database of available land and buildings, creative financing programs, and cash grants for workforce training programs. Business Retention & Expansion There are many state and local resources to help reduce a company’s project costs for an onsite expansion, new equipment purchase, hiring more employees or searching for a new site or facility.
Biotech Growth Being designated as an ETA (Economic Target Area) has been instrumental in the development of the I-495 beltway — including Foxborough and Mansfield — as a key biotech area. This industry involves adding years to the human lifespan by reformulating existing drugs. Nearby Brown University is a leader in the field. Medical companies account for more than 2,200 jobs in Mansfield alone, with many of them
being for highly paid engineers and designers. Covidien, Smith & Nephew and Medline have all expanded in Mansfield. Covidien, formerly Tyco Healthcare, is the industry leader in wound care. Cyberkinetics Neurotechnology Systems in Foxborough is a leader in technology that uses brain impulses, allowing quadriplegics to control household appliances.
Industrial/Commerce Centers Cabot & Forbes Business Park The 800-acre Cabot & Forbes Business Park is one of the largest industrial parks in Massachusetts, and the park’s location provides businesses with easy access to a highly skilled and educated workforce. Tri-Town Chamber businesses located here include Samsonite, Covidien, Smith & Nephew, Miller Recycling, MEDCO, Medline, North East Data Destruction, Barret Distribution, Cape Cod Lumber, Highland March Office Business Center, Holiday Inn, Sharon Credit Union, Milton’s Distributing, AMB Properties and Rolf C. Foxborough Business Center The Foxborough Business Center is near full capacity on the 100-acre site it has occupied since the mid-1980s. Chamber members situated in the vicinity include Paychex, Residence Inn, Courtyard Marriott and The Lodge at Foxborough.
Norton Commerce Center The Norton Commerce Center is a 145-acre site zoned for manufacturing, light industrial, laboratory research/development, warehouse-distribution and office use. Located on Commerce Way,
the center, established in 1990, has 109 acres of available acreage, according to the Massachusetts Alliance for Economic Development’s website. Chamber members in the Norton Commerce Center include Bodek and Rhodes, Horizon Beverage Company, and Hannon Electric. Norton will be expanding again, as Campanelli Companies recently purchased 90 acres of land adjacent to TPC Boston. The development is permitted for 1 million square feet of office space and a hotel that may be expanded to a mix of uses, including biotech, high-tech, retail and hospitality. The 90-acre purchase represented one of the largest land sales south of 495 in 2007.

Robin Clapp is Making it Happen As a solo entrepreneur working from home, Robin Clapp balances a thriving Web design business, a busy family and a commitment to her community. Her goal? To make things happen. Web Design by Robin has been helping business owners “make it happen” since 2006. WDbR websites are original designs, not templates — clean, functional and, most importantly, easy to manage for clients. “Today’s websites need to be dynamic, fresh and updated regularly,” says Robin. “I’ve given control of company websites back to the company owners. I design sites with the Joomla content management system because it’s safe, affordable and easy to use. Many clients need guidance at first, but soon, they’re updating the site themselves, without having to wait or ask me — they love it.” Although Robin works alone, she has built a network that extends throughout the community. When she takes on a client, she commits to their success by making them a part of her network. “I very rarely promote myself — I’d rather talk about my clients. Robin welcomes the opportunity to design websites for various types of small businesses, including creative enterprises like photographer John Guravage (www.theguravagestudio.com). This successful community of companies promoting each other began, according to Robin, at the Chamber. “When I started out, I was very green — I had been an engineer, and I was used to working alone and making it happen on my own. I joined the Chamber because I needed to develop my company, as well as develop myself in the role of company owner. To grow, I had to expand my network.” Robin’s involvement with the Chamber spurred a higher level of community involvement, too. “The Chamber links small businesses to the local community. As a member of the Chamber Board of Directors and Community Relations Committee, I have become more involved in things that not only affect me as a business owner, but as a community member and parent.”€ Today, whether Robin is sharing the best sandwiches in the world with a new fellow Chamber member, sitting at her desk designing a client’s website, or working in the community, one thing’s for sure — Robin Clapp is making it happen!

History of Foxborough
A 300-acre farm was plotted by Capt. William Hudson in 1669, who in that year erected the first dwelling in what was to become Foxborough. The farm, in the vicinity of the Wading River, encompassed land around what is now South and Cedar streets, skirting the edge of Lake Mirimichi and extending into Plainville. With a farm built on the property, Hudson became the first white settler to leave his imprint on what would eventually become Foxborough. However, it is believed that Hudson never lived on the property, but rather leased it for a profit. For that reason, he can hardly be considered the first settler in the new territory. The home near the Wading River was first leased to Richard George and later to John Daniell, who both worked the farm while living there. In July 1670, Squamaug, chief of the Ponkapoags, and King Philip Sachem of the Wampanoags met on Hudson’s property to settle the boundaries of their tribal lands. Those same boundaries set the limits of the Massachusetts Bay Colony and the Plymouth Colony, which are the present boundaries of Norfolk and Bristol
counties and the towns of Foxborough and Mansfield. Foxborough was officially incorporated as a town in 1778 and was named in honor of Charles Fox, a member of the British Parliament who supported the American colonists. Other notable years in Foxborough’s history are 1798, the year Eunice Everett made her first straw hat, which lead to the nickname “Straw Hat Capital of the World”; and 1971, the year that construction began on Foxboro Stadium.

The construction of Interstate 95 in the early 1960s and I-495 in the 1970s led to the development of what is now Cabot Business Park, which was accompanied by new home construction. Along with Easton, Mansfield was formed from a section of Norton. What was to become Mansfield was first surveyed by Capt. Miles Standish in 1640. After permanent settlement began in the 1680s, the area grew into a hunting, fishing and livestock-grazing center. Mansfield was incorporated as a town in 1775 and got its name from William Murray, England’s Earl of Mansfield at the time. The town’s Colonial economy was founded on agriculture and ironwork, and in the early 1800s a growing industrial base included hat manufacturers, cotton mills, machine foundries and tack factories. Coal mining also played a key role in Mansfield’s development, which increased when the Boston to Providence Railroad and the Old Colony Line came on board, establishing Mansfield as an industrial railroad town. The Mansfield Board of Trade was formed by town fathers in 1892 following a decline in rail freight, and this board played a key role in bringing the jewelry industry to Mansfield to assist in revitalizing the area economy. The early 1900s saw Walter Lowney construct the Lowney Chocolate Factory, which later became Mercken’s Chocolate and is now a subsidiary of ADM Foods.

History of Norton Norton was originally part of the Taunton North Purchase and at one point included the areas now known as Mansfield and Easton. As an increasing number of families settled in the area of what is now Norton, the residents developed a desire to form their own distinct town, and in 1709 the area became known as the North Precinct of Taunton. In 1711 Norton was officially incorporated under that name, and shortly thereafter the town built its first church on the Norton Common. Later on, Mansfield and Easton were formed from the north and east sections of Norton, which gradually transitioned from a rural agricultural community into a town of small mills, industries and businesses.
A woman who committed her life to the advancement of education for women, Eliza Baylies Chapin Wheaton, founded Wheaton Seminary in 1834. The seminary became a women’s college in 1912. Operating as a private, coeducational liberal arts college since 1987, Wheaton is located in the center of town and resembles a traditional New England common. Visit www.wheatoncollege.edu for more information. The construction of I-95 and I-495 in the ’60s and ’70s, respectively, positioned Norton for further growth. The town now boasts one of the fastest-growing populations in the region. It is also home to the Arnold Palmer-designed PGA TPC Club of Boston Golf Course and the Massachusetts Golf Association’s Headquarters, Museum and Hall of Fame.

The”T” commuter rail service arrives and departs from Mansfield Station on a regular schedule dozens of times a day and conveniently connects with Boston and Providence for an estimated 2,200 daily commuters.
