his issue has definietly been a work out. We shot for getting more articles in and it was more of a sucess then I could have hoped for. Sadly along the way we lost a member. But in their place, we gained two more. (If you are interested in becoming a member, we would love to hear from you.) Aside from the rough road to the completion of issue three, we have had a great time bringing it together, and getting what we have out there. Also we have a few tricks up our sleeve for issue four! Which we all cannot wait to get going. It is such a pleasure to work with such talented people and hopefully you will enjoy the great stuff that we have to offer as much as we did making it. Remember that we are open to all comments, suggestions, and critques. Our forums are open to anyone who would like to leave us a message! The forums are also the home to downloads, inspiration, and random chit-chat if need be. We look forward to seeing your face around the site!

he Old Pier Beach had seen a decline in visitors recently, much due to the lack of activities for the younger generations. Something needed to be done. The Mayor organized a fund raiser and not long after that the planning begun and contractors were hired. The goal was to transform the Old Pier into a fun place for all ages. There certainly is something for everyone here: • The cafeteria offers a wide range of dishes, some local and some not so local. The dining area overlooks the harbor, you would be hardpressed to find a more stunning view. • Browse the market for hidden treasures. Maybe you’ll find that vintage frame you’ve
been looking for. Or a book to read while you soak up the sun. Who knows what you’ll find. • There’s a play area dedicated to kids of all ages. Swings, a seesaw, a slide, hopscotch, and spring rides. You can safely bring your tots here; there are plenty of activities for them as well. • Like to keep your braincells busy while on the beach? Play a friendly game of chess or gaze the galaxy for new and undiscovered stars. Or pick up a brush and paint thee
stunning view. • For you athletic types out there, don’t sweat it. We have just the thing for you. Feel the burn! • And of course we haven’t forgotten about those most important of all beach activities! There are water slides that will keep the fun going for hours. Swim a few laps in the pool, or just float around. • And after a long day of fun in the sun, relax and watch the sunset in one of the comfortable lounge chairs. So, what are you waiting for? Get in the car and head on down to the New Old Pier Beach! □

Patricia is a Bridgeport based Designer/Architect.
Patricia Lowe is a graduate of Sim State University where she majored in Architecture and Interior Design. Though she has the chops to be an Architect, she hasn’t done much of it. “I have more a passion for Interior Design versus Architecture. I enjoy the putting together of things, and actually getting to do those things, instead of just telling people what to do.” Patricia’s work has been featured in a bunch of Architecture and Design Magazines all over the world, but her home is in Bridgeport. “I have done a lot of high rise apartments and condos. And big mansions up in the hills, but to be honest, I really love doing small family homes in Sunset Valley. I actually have done quite a few of those too. And they are usually in my favorite style, Traditional with a modern flair.” People love to pay homage to their roots, but like to stay true to the time. Patricia has found a way to master them both. Its a seamless process that seems like breathing for Patricia, and its something that sets her apart from the rest.□

“Bubbles!” little Ingrid says and claps her hands. The colors are more muted in this room than in the living and kitchen area, but still lively and vibrant-which seems to be the theme in this house. They have focused on making the room work for both a toddler and a schoolgirl, with a desk for Emma under her bunk bed. The girls don’t seem to mind sharing a room, as they play together with their new dollhouse. “They get along great and Emma loves taking care of her little sister,” the parents chimed in. The girls spend so much time in their new room that Marianne often joins them, snuggling up in the bean bag chair with a book. hornton Wolff lives in a large modern home with an amazing ocean view. The one big problem is the interior of his home! It is very outdated and empty. “I don’t get a good feeling when I walk in the door, I want to feel like I want to be there.” Those words usually mean there is something wrong. So that’s where I came in.

His great room was very empty and even where it had different areas, they didn’t seem too separate. “I know this is how an open floor plan looks, but I still want the different areas to feel like their own.” Well, I solved that
problem for you, Thornton. Now guests will be able to identify which room is which. I gave him a wonderful updated kitchen with high end appliances and a large island. I also added a dining table to seat 6 people. Next to the dining area, I added a few chairs around a book shelf for people to just sit and have a glass of wine, maybe listen to someone play the piano. Thornton loved the intimate seating area. “Before, there weren’t many different areas for people to be while at a party or something, there was just one space, so this is perfect.”

I gave him two large sofas in the living area, and two comfy living chairs. This is great for conversation because everyone can see each other. I also put in a large coffee table so people will have a place to put their drinks,

or just put their feet up and relax. “This area is great for when I have dinner parties because after we all have eaten, we can just relax and have a chat.”

Upstairs to the left of the kitchen, I turned the old home office into a second bedroom. Before, there was only one bedroom in the house, so if a couple moved in wanting to start a family, there wasn’t room for them to grow. So, I put a wall and a door to close off the space, and added a large bed facing the windows, so there is a beautiful view which ever way you look. “It is wonderful to have another bedroom in the home. Now when my mother
comes to visit, she won’t have to sleep on the couch!” Thornton laughed. If you go downstairs where the old workout room was, you’ll see that I turned it into a family room. I gave him a wonderful large sectional and a flat screen television. “I would love to have a hangout room separate from the entertaining space,” Thornton had said. His new family room come with its own coffee bar! Now while watching the morning news, he can have his coffee right there. Back up two flights of stairs to where the old television area was, I brought back the office. It is more updated and tidy than the old one. BEFORE

walk in, you see a living area to watch television before bed. Around the corner is the sleeping area. A large bed is facing a million dollar view. “I can’t believe how luxurious this bedroom is. If it had a kitchen, I could live up here!” said Thornton of his new bedroom. t first, I was skeptical,” begins Temple, “I mean, look at it before we fixed it up. Rylan was trying to assure me that this was a great investment and good for the money we had. I walked around the house and was completely turned off. But Rylan was sure he could make this place liveable.”

We could not even believe that this was the same house. The roofing, colors, and the fact that there was no dishwasher outside made us a bit skeptical, too. But the Zedlers confirmed that this was in fact the Flava-ful home they purchased only six months ago. This two bedroom, one bathroom home came fully furnished at §18,879, but even with the existing furniture included, it didn’t seem like much of a catch. The Zedler couple did a great job of saving money for their renovation. They had §15,000 saved up and got §5,000 in closing costs. “At that point we had §20,000 and decided to sell the rest of the furniture. Most of the things were in good shape, it was the fact that they were in such odd colors that made people reject them. But in the end we got §8,000 for all the stuff in the house,” Rylan replied when asked about what else they did for funds for the renovation. With §28,000 in their pockets to re-make their home, the first thing the Zedlers did was repair the foundation. “It wasn’t that bad, but most of the home wasn’t being supported by anything, so we just redid the parts that needed attention. It cost us about §8,000,” Temple said. The rest of the project was mainly cosmetic, aside from the addition of a new bathroom to the master bedroom. “It was odd for us to have to walk to the other side of the house to shower and such, so we decided that an addition would be a good investment and add more value to the home when we were in the market of selling the home. Luckily we got a good deal, because Rylan’s older brother is a contractor. It only cost us about §5000.”

After the bathroom, they moved on to the kitchen. It wasn’t that big of a project. “We basically repainted the cabinets and changed out the counter tops.” After the kitchen was complete, they decided to paint the whole house and bring in their existing furniture. “And the piece of resistance,” young Mira began in french,” was our bedroom. At first, I hated the idea of sharing a room with Ero. But since there was really no room to make anything else work, we had to. But now, having everything I want in my half of the room, it’s not so bad.” “Yeah, I thought sharing with my nerdy sister would be a pain, but it’s actually kind of nice. She has her side for her stuff and I have my side for my stuff.” Luckily, both kids have a thing for the color blue and deciding the wall color was very easy for the Zedlers. In the beginning they were going for a sailor kind of look with blue and white stripes and red accents, but in the end it just became Mira’s and Ero’s room. And its unmistakeable when you talk to them. You see their personalities in the room so well.

When first walking into Temple and Rylan’s room, you see a little office nook. Above the desk is an interesting family photo. When asked about the picture, Temple chuckled and her cheeks grew bright red. “That was a family photo of my parents and older brother before I was born. My parents were quite the rockers and to see how nerdy my brother was in contrast always brings a smile to my face. The master suite is of a great size, with space enough for a big double bed and a sitting area. In the end, Temple was glad she took the chance on the house that her husband so avidly wanted. “It is perfect for us now. We have all the space we could ask for and I don’t need to walk outside to use the dishwasher anymore.”□ Office Nook

The table. From understated end tables to elaborate coffee tables - just how invaluable are they? This month, Composition has taken a look at the importance of these everyday surfaces not for their intended purpose (as this is slightly obvious) but for their subtle aesthetic and perhaps not so subtle cosmetic attributes. We've put together a select range of coffee tables and end tables from ultra-modern to more traditional wares just to give you a good idea of what is out there if you look slightly further than the tip of your nose! I'm sure we've all been there, spending many careful hours planning and furnishing a room, only to stand back and think that something is missing. If it's not the bed or chair - it's usually a small table or a plant, then again maybe both. . .

The dark woods on the exterior only bring down glum feeling in the neighborhood. Or, in simpler terms, if you hit a baseball over their fence, you definitely would not want to retrieve it! Little Stacy and Gary Bachelor were tired of their friends making excuses to not come over, and Bill and Lisa Bachelor were tired of their friends making excuses also! They knew it was time to change! They promptly went to Composition Architects and Co explaining their dilemma. The next day, Comp sent one of their brightest out, a young man by the name of KO. He looked at their house and said, “O.K! This is going to be an easy one to fix up!” To which Lisa replied, “Great, but

Just fair warning I am not going to sugar coat this for you!” “O.K!” “So let us begin with your exterior, the dark stone foundation trim is great, but paired with your wall colorings, it makes the house seem uninviting. Moving on, the central tower- the dark woods the last contractor chose clashes with the base color of your windows! And finally, your clapboards! They look as though they are rotting on your house; the dark brown choice was not a good idea! Now for some positives, your landscaping is tastefully done, and the playground out back looks great! That’s about it…” Lisa sniffled a bit, mumbling something undecipherable, and Bill promptly said, “We can deal with that, now just please tell us what you are going to do!” “Fine Fine, Mr. Bachelor, do you like Simtaly?” “Why of course we do, we vacation there every year!” “That is good! So here is what I am going to do for you, I will transform your home into a beautiful Italian Chalet! It will take only 2 months to do so, but you will have to hire a special interior designer!”

Throughout her sobs her made out, “Thank you sniffle so much sniffle this home is so sniffle gorgeous!” “No problem ma’am, I am just doing my job!” And with that KO turned about and walked into the night. □

att Warner came to me asking for his living, kitchen, and dining rooms to be transformed from unstylish and dark, to bright and beautiful. “Right now, it is embarrassing having people come over. I love to entertain, so it is a big problem,” said Matt. Well Matt, your dreams are coming true! “My kitchen is big, but it is so dark and I cannot see anyone with the half wall in the way” Matt said about his outdated kitchen. I gutted out everything in the kitchen and gave him a brand new one. Removing the dated glass wall, he now has a beautiful large island where he can socialize with guests while cooking. I gave him stainless steel appliances and lovely granite countertops. I also moved his office area out of the living room and into the kitchen. Where the dining room was before, I changed it into a seating area. It seemed like a great nook to have a cozy area for Matt to read a good book or take a look at the newspaper in the morning, while drinking a great cup of coffee! “A table that can seat six people is good, but I have a lot of friends. When I have parties, I always have to go to the basement and crab my very ugly and uncomfortable folding chairs” I gave Matt a large dining room table in place of the old seating area. It seats eight people, which is good for when Matt throws dinner parties! With a large area rug, it warms up the space. In the living room his furniture before just seemed cold and not cozy at all. “I’m never comfortable while sitting in here. I love to relax

after coming home from a long day at work, and I cannot do that in this room” said Matt. Well, I gave him two big comfy couches and a coffee table, on top of his new area rug. He can now kick back and relax, and put his feet up. I also gave his fireplace a face lift and added a new mantle and some glass tiles to pull the colors in the house together. I also added a half bathroom behind the stairs, because he had no bathroom on the first level. “I love the space now. I entertain all the time and all my friends enjoy coming. I also have a half bath now, which is great because my guests do not have to walk up a flight of stairs to use the restroom!” It looks like Matt now has a space he is proud of! □

hen budding property developers Lauren and Jamaal visited the up and coming Sunset Valley, they made a spontanious --and rather large-- unexpected purchase. That was the Condor Museum Lofts. Lauren tells us that the building was quite dated but both herself and Jamaal felt it had too much going for it and just had to bag this bargain! ‘Initially, we came to Sunset Valley to visit my Aunt’, Lauren tell us. ‘She’s getting on a bit but swimming daily keeps her fit. So we visited the pool, and right next door was this fantastic building. We could tell is was a little neglected but couldnt believe the property was vacant and on the market. After a few more enquiries a picture started to emerge and it was on a pure hunch we decided to view the property that very same day. Upon entering the building we were greeted with a spacious hall and steps to the first floor and from the first floor more steps to the second. There was just so much unused space and the layout was dreadful. The building had so much potential and enough floor space to make two, very decent sized apartments offering the privacy the current floor plan didnt provide. Not only that but there were 4 bedrooms and just one bathroom: can you believe it! We did toy with the idea of making one very large loft style apartment as that

would be fitting to the name. However, after contacting some designers and builders, it seemed clear that to make most use of the space and also for financial gain - we would make 2 seperate apartments.’ Lauren was fortunate enough to have one of Compositions Interior Designers to help after contacting us for some well saught after advice - so we asked her how she got on. ‘Oh Sayuri was fantastic,’ Lauren beams. ‘She managed to do a great job at defining the areas of each home and added 3 more bathrooms. It’s pretty amazing actually.’ Let’s take a look for ourselves shall we!

s many of you know the iconic Cormorant overlooking Sunset Valley has been vacant for some time. Until Sunset Valley Realty informed us they had sold it to some “mystery” clients, whose identity is yet to be revealed. They are very private people, SVR says. They have spent months renovating the estate. And naturally we’ve been following the progress closely, curious as we are. The renovation is now complete. And as the only magazine in town, Sunset Valley Realty has agreed to give us an exclusive tour of the new Cormorant. The new owners clearly have a passion for concrete as nearly the entire house is covered with it. But it really suits this building. And it seems warm and inviting despite the cool concrete walls. They have successfully mixed several styles, new and old. The kitchen and dining area is modern and sleek. While the bathroom is shabby chic, with lavender and a Provencal feel. The old Cormorant hardly had a 2nd floor, but now there is a cozy TV lounge and even a rooftop terrace - with the best view in town we might add. Yes, it truly is quite a transformation. Very cool. Cool concrete.

This Month: KOman’s Simgland Tudor A bit of background knowledge: The Tudor style first originated around the 1600, when the wealthy landowners in Simgland, deemed it necessary to build larger homes, to accommodate the estate grounds. Usually featuring the rich dark woods that were cut from the surrounding forest, these homes were very stable! Usually a brick is the main base, followed by stucco with wood beams to accent the interesting parts of the house. Tudors usually range from two to four stories, and contain rooms of sizable portions! What your need for this project: • A 9000 square foot lot • Dark hardwoods • 15 Juniper Trees • 600 square feet of garden soil • 52 gallons of stucco • And lots of creativity How it’s made: To begin we carefully chose a 30 x 30 lot located in the foothills of Mount Sunset. We used the steam roller to completely flatten out the land, to help mirror the image of Simgland.
We began laying out our foundations; Tudors are very large houses with complex exteriors, so we took this into consideration.
Up next came the walls, this style of home features overhanging rooms, so don’t forget to accommodate for that! On next came the base of medium of brick. We took a very light brick, a default color brick, and used it to begin from. We chose to darken the materials that comprised the brick itself, and voila, our first exterior par was started!
Next came the stucco, a pure white color would stand out too much against the dark facade of the brick, so instead we used an off white ivory color. While the stucco was still wet, we meticulously cut and dark stained the hardwoods, and then quickly implemented them into the exterior before the stucco dried!
Landscaping: This landscaping is geared towards bringing the cozy feel of the woods
to the home! We began with digging out the holes for the juniper trees, 15 total, and spread through the property. Then we added the boxwood bushes around it! And that was all we did, not too hard?

hen walking through Sunset Valley, my family and I came over to an amazing park, which we just found was built by a fabulous new builder, Harry Dunlap. We soon found out Harry was our next door neighbor. We were extremely ecstatic to find out the park had the amenities for our toddler, and was able to cooperate with our teenage daughter’s friends while they chatted near the lake. We were so comfortable in the amazing gazebo that we forgot we were in public. Later that day, my brother and his son came down to fish and we joined them for a barbecue! The kids were self-entertained the entire time and we just had a blast enjoying remembering the great old days when my husband and I were younger! We can assuredly call this our new family hangout and will definitely be back to explore the woods nestled next to it and check out the rest of the amenities that we weren’t able to see today.

INY house was designed with sustainable concepts, resulting in a dramatic architectural statement. The most prominent trait of this house is its size. However, double-height ceilings and an open floor plan insure that this small footprint doesn’t equate to cramped quarters. But sustainability doesn’t end when you walk through the door of this home decorated by KitKat! As you enter the house, you see the living room. The owners splurged on a designer cork couch. A vintage rug adds interest to the stone floor. The fireplace received a face lift with natural stone. The owners shopped flea markets and consignment stores to find

just the right furniture and decor pieces. Also on the main floor is the kitchen. Concrete counter tops were used per the clients request. The dishwasher and trash compacter were sent to the thrift store as the owners prefer not to waste energy. The landscape design was created with the environment in mind. Native vegetation and drought tolerant plants mean no water wasted on the garden. A covered patio allows the homeowners to take advantage of
outdoor living space year round. The 2nd floor houses the master suite. Bamboo flooring is used throughout. Using vintage furniture is part of the ecofriendly design ethic. To make the most of the under-stair space, custom built-ins were installed. Wicker and engineered bamboo plywood make these built-ins ecofriendly. The daybed provides space for lounging and can also provide space for a guest to stay over. Reclaimed brick and salvaged windows divide the den space from the art studio. More flea market finds are used to decorate this area. Salvaged windows further divide the space to make room for a home office. The owner is thrilled to have art studio space. Another built-in of bamboo and wicker provides storage space and a 2nd bed. This area could be further closed off and turned into a nursery when the time is right. A full bath is also included on this level.
The cisterns in the basement were expanded, and pumps and filters were installed so that the water can be used throughout the house. The large empty room on the ground floor was turned into a laundry and storage room with stackable Energy Star washer and dryer. On the top floor, the overly large bathroom was divided to create closet space for the homeowners.
