Since the company’s founding in 2008, 40 auctions have transpired in the state of Florida—nine in the last year alone—generating a total of more than $230 million in sales, including the world record in late 2018 for highest sale price ever achieved at auction and highest sale ever in Broward County for Playa Vista Isle in Hillsboro Beach, Florida.

The majority of the properties took longer than 180 days to sell—627 days (Miami) and 746 days (Broward County)—and achieved

an average of 67.74% and 82.37% of the original list price, respectively. Recent Florida auctions include Tarpon Pointe in Fort Lauderdale, which auctioned at a live on-site event on May 18th in cooperation with Billy Nash of Illustrated Properties, a member of Concierge Auctions’ 2019 Agent Advisory Board. Last listed for $27 million and on the market for 284 days, Concierge Auctions’ global exposure resulted in 2,472 buyer prospects, 116 open house visitors, 78 qualified showings, and eight bidders. “Teaming up once again with Concierge Auctions and Nash Luxury produced a successful outcome for our client,” said Nash. “Being able to globally market a one-of-akind property, identify buyers, and have the property under contract in less than 90 days adds tremendous value. We look forward to our next deal together.” Previously listed for $36.25 million, Casa Bella Fortuna in Las Olas Isles auctioned for $17.36 million at a live on-site event on April 12th in cooperation with Hot Listings Miami TV star and executive producer Katrina Campins of The Campins Company.

This estate—completed in 2015 and inspired by the Doge’s Palace in Venice—was on the market 522 days prior to the auction before the month-long marketing campaign elicited more than 1,510 buyer prospects, 80 open house tours, 26 qualified showings, and nine total bidders. “My client’s experience with Concierge Auctions was professional and seamless,” said Chad Gray of the Luxury Living Fort Lauderdale group at Compass Florida, who represented the buyer. “The firm delivered impressive results on all fronts, and the auction created the exciting urgency for my client to pursue this property. Our auction platform enables sellers and agents to name the timing and terms of the sale. We execute a targeted marketing and sales campaign, activate qualified bidders, and generate a transaction in 60 days—and the agents still earn their commissions. For buyers, we curate inventory of the world’s best properties from realistic sellers, with assurance that they pay a fair price—only one bid above the next highest bidder.

No. Our typical seller is well capitalized and not in a distressed situation. They are choosing auction to help accomplish their goals within their timeframe. We are solely focused on high-end properties.

HOW DO I KNOW IF AUCTION IS RIGHT FOR MY CLIENT AND ME? Auctions are ideal for selling one-of-a-kind, incomparable properties. Every market has a threshold above which homes are more difficult to monetize. The typical tools of price reductions, prolonged advertising, and PR exposure can hurt more than help the outcome of sale. For $5M+ homes, price has little bearing on demand, and price reductions are ineffective.

A R E AG E N T S P R OT E C T E D ? Yes. We have never conducted an auction without a listing agent involved and a commission offered to a buyer’s agent. W H Y S H O U L D I C H O O S E TO A U C T I O N I N S T E A D O F S E L L T R A D I T I O N A L LY ? We see auction as an added tool rather than an alternative. The traditional brokerage model has limitations. In the ultra-luxury realm, the buyer pool is limited and properties simply aren’t very liquid, even in healthy market conditions. Auctions bring the market to the buying opportunity and enable a timely resolution.

HOW DOES THE AUCTION PROCESS WORK?

Typically, our properties are marketed for four to five weeks prior to the auction date. We deploy a dedicated, on-site Project Sales Manager to work alongside the listing agent, educate potential bidders about the auction, and facilitate registrations. The properties are available daily for potential bidders to preview and conduct inspections. Diligence is encouraged, as all sales are “as-is,” without contingencies. The Terms and Conditions of Sale, Purchase Contract, and available property documents can be downloaded from each property page on ConciergeAuctions.com.

It is not uncommon to receive pre-auction offers. All offers received prior to auction are presented for consideration.

W H AT A R E T H E D I F F E R E N T A U C T I O N F O R M AT S T H AT YO U U S E ? We use two auction formats. Without Reserve: There is no minimum bid to purchase. Reserve: Will sell at or above a pre-determined price threshold. W H E R E D O E S T H E A U C T I O N TA K E P L AC E ? Our auctions are conducted in one of three ways: Digital Marketplace and App—The majority of our auctions are conducted on our digital bidding marketplace, available via ConciergeAuctions.com or via our app. Both allow buyers to participate in our auctions in real-time from anywhere in the world. Bidders may watch bids live, and/or in conjunction with a phone or proxy representative. On-Site: the “live” auction will be conducted at the property or a nearby venue. Bidders may participate via proxy, by phone, on our digital marketplace, ConciergeAuctions.com, or via our app. Portfolio Sale: the property will be auctioned alongside other properties, as part of a collection. W H AT D O E S I T C O S T ? We do not charge any upfront fees for sellers. Agents who bring a winning bidder receive cooperating broker commissions. Depending on the particulars, we may recommend an opening bid incentive that encourages buyers to submit an opening bid prior to the opening of an auction. The buyer pays an additional premium on top of the high bid. The seller pays the title search and title insurance. The buyer pays any applicable transfer taxes.
