FOSTER + PARTNERS DEDICATED TO INTERNATIONAL EXCELLENCE
Foster + Partners is a fully integrated practice bringing together the expertise of architects, interior designers, engineers, industrial designers, project managers and master planners, which has achieved global renown and recognition. Since its inception, it has received over 675 awards and citations for excellence, and has won in excess of 120 international and national competitions. Founded in London by Norman Foster in 1967, it is now a worldwide studio of over 1200 staff with projects completed in over 75 countries. Over the past four decades, the company has undertaken a strikingly wide range of work, including civic and cultural buildings, offices, private houses and public infrastructure. It was responsible for the design of the largest single building on the planet, Beijing International Airport, and at the other end of the scale, the practice has designed a variety of furniture commissions and products, including a pen.

A VISIONARY EYE Great Court British Museum, UK
Foster + Partners has long championed a sustainable approach to design whether applied to architecture and urban masterplans or product design and interiors. Being sensitive to location and culture, it often combines the latest in radical building technologies with techniques drawn from local, vernacular traditions. Architects, interior designers and engineers are encouraged to combine knowledge and together devise integrated and sustainable design solutions that will enrich the communities in which they build. Each project is reviewed regularly, both formally and informally, under the direction of the Design Board, which is led by founder and Chairman Norman Foster. While Foster + Partners is credited with devising some of the greatest architectural masterpieces of the late 20th and early 21st centuries, it has never lost sight of a design ethos that combines radical vision with responsible practice. This mixed-use scheme comprises a new half-acre public piazza, 600,000 sq ft of state-of-the-art office space and 20,000 sq ft of retail space. 52
53

LONDON IN WIDESCREEN
62
While Principal Tower is a building of unquestionable architectural merit, it is from inside looking out that its true splendour is revealed. At 50-storeys high, it offers spectacular panoramic views over the dramatic London skyline.
63
A PLACE TO UNWIND
67
CITY LIGHTS
68
By day, the Principal Tower apartments are flooded with natural light, providing an ambience that is both energising and life-enhancing. By night, residents can enjoy a privileged view of the lights and romance of the world’s most vibrant capital city from the tranquility of their own elevated sanctuary.
69
YOUR HOME IN THE SKY
70
Every apartment has been spatially configured to maximise the impact of the views beyond, with many of the open-plan living areas leading directly onto balconies. Herringbone oak floors, neutral walls and full-height windows provide the ideal canvas against which the city’s ever-changing panorama can be enjoyed. These views are the focal point of the Principal Tower apartments.
71
TONAL VALUES The interior design team has chosen two palettes for the Principal Tower apartments: Caviar and Champagne. These distinguish the kitchen and bathroom areas, while living/dining rooms enjoy the same core design of warm timber floors and white-painted walls.
74
A PLACE TO ENTERTAIN
KITCHEN — CAVIAR The deeply dramatic Caviar palette features dark-stained timber doors, Caesarstone worktop and spectacular metallic splash-back. The latter is highlighted to theatrical effect by concealed down-lighters, creating a design that looks as chic by night as it does by day.
76
77
KITCHEN — CHAMPAGNE The Champagne palette is an airy combination of light-coloured timber and Caesarstone worktop with feature metallic splash-back. This creates a warm, soft effect that complements the natural daylight from which the Principal Tower apartments particularly benefit. Closed storage and full-height cupboards achieve a seamless effect.
78
79
BATHROOM The bathroom colour palettes complement those in the rest of the apartments. The marble worktops, chrome detailing, high gloss surfaces and underfloor heating are a glamorous combination that speaks of traditional luxury but with a very contemporary signature.
81

THE BEAUTY OF CALM
SPA & GYM The private swimming pool is located on the first floor of the Tower. This allows swimmers to feel as though they are floating just above the city streets. A metal-finish feature wall creates a sculptural focus, complementing porcelain floor tiles and textured walls.
92
93
The spa and gym have been designed to complement the apartments in terms of the palette of materials, emphasising the fact that this is a private space for residents. Warm and earthy tones are offset by contrasting metallic effects for added interest and character.
The spa and gym are on the first floor, adjacent to the piazza, ensuring these are pleasant and airy spaces with the benefit of lots of natural light and interesting vistas. Parquet timber flooring, mirrored walls and wrap-around steel columns create a look that is smart and inviting.
94
95
SCREENING ROOM
CONCIERGE AND PARKING
The multi-purpose screening room, adjacent to the residents’ bar, has seating that can be configured in a number of ways, according to purpose and the ambience required. Residents can hire this space for private parties and screenings, including film, music or games entertainment, as well as for business conferences.
A dedicated concierge service provides residents with a five-star level of service 24 hours a day.
96
There are dozens of car parking spaces in the Tower’s subterranean car park, including spaces for disabled users. The car park is accessed via two state-of-the-art car lifts for additional security. Recognising that London is also enjoying a resurgence in bike use, Principal Tower also provides ample bicycle spaces for residents.
