This property was the subject of my final year project. The building’s location meant that it could be easily reached by local people or students on foot or by bus. The property had an interesting mixture of architectural styles with the facade boasting Georgian style architectural characters and structure while the extension at the back was a much simpler construction from the 1960s. The total area was approx 600sqm. The constraints of the project were Grade II listed status of the facade, elongated zigzag shaped footprint and complete lack of daylight towards the back of the building .

I proposed a design for a contemporary space where different generations, genders an occupations of local people and visitors can meet and socialise, while enjoying some beer and food produced on the premises. Opening a micro brewery in this location would also create connections with the long standing local practice of hop growing and beer brewing which date back to the 16th century in this area

IDEALAB

The following design proposal was for IDEALAB’s contemporary, unique urban work environment in Earlham Street, London. IDEALAB had requested the refurbishment of the third and fourth floors of Seven Dials Warehouse, a formal industrial building in the heart of Covent Garden. The company operates unique incubator, start up and coworking spaces which they allow flexible access to based on individual needs. They requested that the two floor levels should provide a healthy, spacious and harmonious workplace environment for the modern urban creatives of today. These client types seek more open, innovative and mixed-use solutions that create unexpected, informal and impromptu environments which stimulate creative thinking and collaboration. The new plans will have generous amounts of primary circulation which will create areas for people to meet and work informally. These public areas will be the central focal points that plan for interaction, encourage movement and collaboration. In multi-use, co-workplaces, public and private spaces are interchangeable. The proposed Interiors will be flexible for nomadic workers with changing demands.

the concept

The design concept took inspiration from the unique street design of the local Seven Dials district. In this popular area of Covent Garden all streets radiate out of a central circular plaza and are possible to be navigated by moving around the central point. In the proposed design a circular shaped opening will be created with a new staircase to improve connection between the two levels. To access coworking spaces clients will have to pass through this central area in a circular direction similar to the navigation on the local streets. The central area will form a social hub and will provide opportunities for impromptu meetings and social gatherings for clients. To improve circulation between the floor levels a secondary staircase with lift will also be installed opposite the fire escape.

The central social hub will be housing coffee shops where clients will have access to food and drinks on demand.

Access to sanitary facilities will be improved by the instalment of additional toilet facilities including new toilets for wheelchair users on each floor. These will be placed behind the fire escape with clear signages indicating their locations. The primary circulation areas will be kept spacious and open while the desk areas will feel much more intimate and secluded.

To allow for clients to benefit from the maximum amount of daylight available in the building all coworking rooms and the IDEALAB office will be placed on the perimeters near windows. Nevertheless the central areas will also have access to direct daylight through open plan floor design and glass walls and banisters. Meeting rooms in various sizes will be available on the fourth floor in a unique cylindrical shaped block with glass walls.

More informal meeting points, the IDEAPODs will be available at many different parts of the building. To conduct private phone conversations there will be phone booths available on each floor. In the aesthetics of the design the grid like pattern with repetitive geometric shapes so typical of urban street systems will be utilised. These geometric patterns will be visible on room dividers and in the IDEAPOD cubicles. The branding design of the company will be noticeable throughout the interiors with brightly coloured walls and furniture, on large logos placed at prominent circulation points and in the letter type used on door signs

THE STRUCTURE

As the building has an industrial past the supporting metal structure has been left visible throughout the interiors. There are 38 metal supporting columns dividing up the space throughout the whole of this floor. The perimeter and interior walls are all brick with no plastering at present. The floors are the same level throughout with Space 1 being the closest to street level. Space 3 has steps down from Earlham Street and Space 4 has steps up from Shelton Street.

SPECIFICATIONS

The installation of additional floor levels in Space 2 and Space 3 will require the installation of one or two lifts and additional stairswhich will have to be wide enough to act as fire escape.

SUSTAINABILITY

The design has been requested to fulfil the criteria of sustainability. To comply with this all areas will be inclusive and accessible, the human ergonomics will be followed in the height and width of furniture and building regulations will be followed for safety and fire escape. To minimise the design’s impact on the environment recycled materials will be used where possible and all new materials will be selected based on their environmental impact.

PRACTICAL REQUIREMENTS

The client requested the interiors to be multifunctional. There will have to be a separation of private and public areas. This could either be facilitated by moving the more private areas towards the back of the building or placing them on a separate floor level or both. The unusual interior height (5250mm) allows for the creation of an additional floor level, but this will incur the need for installing lifts and staircases. These will require additional space left for circulation, handrails and slip resistant noses for the stairs. Toilet facilities will need to be installed in the retail/ café area and in the offices for the admin staff. The toilets in the retail section will have to be away from the display area, possibly towards the back of the shop. Kitchen facilities will need to be installed in the café area and in the office. Additional storage will have to be created for the retail side of the business and for the bike maintenance workshop. The showering and changing rooms will need to have slip resistant flooring.

The design new StåGåLøp flagship store in Regent Street will reflect the well-crafted, stylish, sophisticated, and cosmopolitan values that the brand is well known for. The fresh look of the store has been created to evoke a contemporary urban feel with whitewashed brick walls and a combination of unusual materials such as concrete, perforated metal, metal grids and scaffolding poles, which provide the interior with a slightly industrial vibe. The overall colour scheme represents the brand’s colours with a soft grey background enlivened by the more robust bright pink and orange and black colours being dotted about on signs and furniture. To achieve the reminiscence of public spaces in the city benches and stools have been created by combining harsh materials such as concrete and perforated metal. To make the experience of shopping more pleasant the new shop offers freshly made juices and healthy snacks, which the customers can enjoy while comfortably seated in the middle section of the shop. Visitors will be able to create their own unique designs by customising some of the products on the recently installed interactive screen which also allows customers to order shoes from the brand’s online stock inside the new store. To improve customer satisfaction the shop also offers shoe testing facilities in the basement level of the building. And as a unique feature the store has been fitted out with space that can facilitate yoga or exercise classes to provide a sociable place for local communities.
