Another year, another milestone for the construction industry. Pinned on the back of increased investments in the Middle East due to Expo 2022 Dubai, KSA Vision 2030, and the FIFA World Cup 2022, developers have backed themselves to
introduce ambitious projects across the Middle East.
While visiting Cityscape developers such as, Arada, Sobha, and Azizi, showcased their latest projects and proved there was a hunger in the market for 2023. According to you, what are the significant factors influencing office/workspace design trends in 2022?
MD: Collaborative workspaces offering agility and flexibility are some of the significant trends that have been created for offices, especially in this region where teams are composed of diverse backgrounds. This design trend draws each employee to engage more efficiently, helps build rapport and can inspire the employee to be more of a team player. We are now in the era of modern technology and viewing commercial spaces as a home away from home, so workspaces being agile and flexible is undoubtedly a primary consideration in office design trends. RG: We are now in a post-pandemic world, and everything we have learned and endured for the past two years has changed and influenced how we design our current offices/workspaces. RG: It’s our design philosophy and has always been the major factor considered in our design. Having a sustainable commercial office/property not only helps the environment but also positively impacts office culture and well-being in the workplace. As most commercial properties do not consider sustainable design, we consistently implement a biophilic design in our office interior design projects. It is known that having an office environment with natural elements such as greenery, sunlight, and, if possible, natural ventilation increases well-being, productivity, creativity, and attention span.
What is the demand/aspiration towards having AI and technology-embedded workspace?
RG: We believe AI and technology are crucial in today’s workspace. We need to start implementing intelligent ways to ease the flexibility of working in the office and remotely. Innovative solutions such as smart video conference screens that double as a whiteboard and meeting room booking systems hugely boost efficiency and connectivity. In the next few years, technology and AI influence will grow as many offices now embrace anything that can make work efficient with task automation and machine-learning systems already in our hands.
What is the process you follow taking a design brief from the client?
MD: As I represent a brand and not just as an individual designer, I usually combine creative, analytical, and realistic approaches and present them to the client. My proposal is based on what I have filtered out of the broad range of ideas that won’t overwhelm them. We do inject design elements that tell the brand story within the given space. As being in the Design and Build industry, we also provide inception to implementation views at various stages for seeking client approvals.
RG: Most of the time, WHILE taking the client’s design brief, I put myself in their place, how they feel and see things with their own eyes. After considering everything along with the site survey, I map the key points down and sketch my ideas on a piece of paper so that the visuals from my imagination are in black and white, and it will be my roadmap through the concept design. This roadmap is backed up with further research and the selection of finishes and materials through our vast collection of physical materials and FFE catalogues. One of the brands we deal with demands different looks, finishes and ambience in all branches. And this

job turned both exciting and challenging to get a connection with the brand the moment you stepped into each of the different branches. We solved this with the right combination of design elements to sell the brand and its story.
Do we offer solutions for ergonomic or tasteful furniture?
MD: Yes. Ergonomics is a priority, and we even offer value engineering in the event of any budget constraints.
RG: We have partnered with reputable and highquality office/workspace furniture makers at all price points to suit every requirement.

Tell us about your role with Al Masaood Group Industrial?
As the CEO of Al Masaood Group Industrial, I oversee key business development activities and generate new revenue streams, mainly for the Group’s power, manufacturing, marine, and logistics supplies and solutions’ operations. My main focus is to foster sustainable development initiatives and ensure continuous innovation in our business strategies and offerings, as an organizational goal. This is to reduce our carbon footprint in line with the UAE’s sustainable growth agenda. In addition, I oversee Al Masaood’s industrial business transformation and advance the company’s plan to expand its B2B operations amid rapid market shifts and advancements. To do this, I work closely with our GMs and our internal support units.
Tell us how Al Masaood Industrial performed in 2022 and how was it different from 2021?
Al Masaood Group Industrial has been significantly growing and diversifying its commercial activities, with the majority of them being centered on the B2B side. We
cater to major industries such as oil and gas, utilities, marine, heavy equipment and machinery, logistics, modular construction, automotive and accessories, and many more.
We have further expanded into the manufacturing sector to create products and services that are specifically designed to satisfy the needs of each of our customers. This is in line with the UAE’s industrialization policy and the “Make it in the Emirates” campaign. Al Masaood Group Industrial has constructed some of the biggest repair and maintenance, remanufacturing, and operation facilities in the UAE to serve the nation and the region through our power, engineering, and industrial divisions. Through these facilities, we have focused on providing a wide range of innovative and sustainable industrial solutions, such as eco-friendly modular buildings, mobile solar applications, solar-powered EV charging units, and hydrogen system development. A network of vehicle servicing facilities and a steel fabrication division are also parts of Al Masaood Group Industrial. In addition, our Retail based Vehicle Accessorizing business has shown remarkable growth.

Tell us how the different divisions under Al Masaood Industrial perform (automotive, modular construction, oil and gas) in 2022?
Al Masaood Industrial consists of six different units - including Al Masaood Power Division, Al Masaood Commercial Vehicles and Equipment (CV&E), Projects and Engineering Services Division (PESD), Al Masaood Bergum LLC, Al Masaood Tyres, Batteries, and Accessories Division (TBA), and ARB Emirates. And all these industrial units have taken sustainability as a core component of their business agenda in line with the UAE Net Zero 2050 strategic initiative and
UAE Sustainability Targets. Our new products and services that we are introducing across the sectors, particularly Power and Utilities, Oil and Gas, and modular units, are aimed at sustainability.
For instance, Al Masaood Power Division unveiled SHAMS+, a smart solar charging solution, that is ideal for maritime ports, the desert, agricultural fields, and interstate roads because it runs entirely on solar power and doesn’t require a grid connection. Similarly, the division partnered with Sunstream International to introduce the next-generation plug-and-play solar system, the “Oryxbox”. Activities in the agricultural, oil and gas, mining, and road building industries can all benefit from this solution.
Meanwhile, in its efforts to promote sustainable construction methods, Al Masaood Bergum has introduced cutting-edge revolutionary solutions including Hybrid Modular Solutions (HMS), Cross Laminated Timber (CLT), and Ultra-Fold Prefinished Modules. These technologies have reduced the amount of labor and carbon emissions generated during construction.

Tell us about the latest projects that are currently in the pipeline for Al Masaood?
Apart from developments in our Power and CVE and PES Divisions, Al Masaood Bergum has taken on execution of major contracts for Exports, starting in the GCC region, and particularly in Saudi Arabia. We are excited about this opportunity which we see as the way forward for both Bergum and other Divisions within the Group.
In terms of construction projects - tell us about the uniqueness of these projects?
New materials and engineering techniques play a significant role in developing a sustainable construction industry. As a pioneer in modular and prefabricated building solutions, Al Masaood Bergum has introduced several innovative construction solutions to foster sustainable practices in line with the UAE’s ambitious on net-zero by 2050. Some of our latest construction solutions include Cross Laminated Timber (CLT), Hybrid Modular Solutions (HMS) and Ultra – Fold Prefinished Modules.
CLT is a prefabricated engineered solid wood panel made from a highly sustainable carbon-sequestering material. It not only has excellent thermal and acoustic properties, robust structural capabilities, and other benefits, but it also accelerates construction by 40 per cent and makes better use of manpower by 30 per cent. Al Masaood Bergum also uses the rapidly expanding Hybrid Modular Solution (HMS), a cold-formed polymer, to make the construction process easier and products stronger. The building solution, which is employed in residential and commercial building constructions, is recyclable, quick to install, simple to transport, and requires little on-site labor.
Meanwhile, Ultra – Fold Prefinished Modules are ideal for construction in villages and workforce accommodations in the Oil & Gas, Defence, and construction sector following an easy and quick installation process which takes five people just 17 minutes to assemble. Unlike conventional cement, the module is made from cement fiber, a mixture of Portland cement, fly ash, water and wood pulp that is bio-degradable and low in emissions to promote sustainable living due to the limited labour requirement for installation on site. >>>

Tell us about your latest partnerships and how is this growing your division?
The fast-paced growth and development in the industrial sector of the UAE and beyond demands that we provide the latest technologies and innovations to help us better serve the customers. For this, we have partnered with leading companies across the world to bring global products and solutions to the country, ensuring that various local industries have access to the best and most recent technologies. In the recently concluded Abu Dhabi International Petroleum Exhibition & Conference (ADIPEC), we announced an agreement with Gulf Specialized Works (GSW), a KSA-based company, to deliver pipe cladding solutions in the UAE. We also renewed our partnership with S&W, a Korean-based company, to supply highperformance valves for the oil and gas industry.
Earlier this year, we collaborated with Sunstream International to introduce the next-generation plug-and-play solar system, the “Oryxbox”. We also became a part of the Ta’ziz project, which was started by ADNOC and ADQ and aims to support and enable the expansion of the Ruwais Industrial Complex and Abu
Dhabi’s chemical, manufacturing, and industrial sectors. We are concentrating on the potentials of light industrial services - including maintenance support, industrial processes, and facilities management solutions - for the services and healthcare sectors, as one of the first Emirati-owned private companies to be a part of this project.
Tell us about your vision for Al Masaood Industrial?
Our plan is to maintain the momentum that Al Masaood Group Industrial has built up over the years in a variety of economic sectors. By doing this, we will enhance our relationship with our stakeholders and, as already discussed, direct our product offerings toward sustainability and renewable energy sources.
We will also keep engaging in local public-private partnerships to open the door for fresh and promising economic opportunities. In addition,
at Al Masaood, we firmly believe that diversification is a strategic move that will help our expansion and growth. In order to develop products and services that are specifically tailored to meet the demands of each of our customers, we are actively seeking diversification into the manufacturing sector of our business.
In terms of Sustainability - tell us about the latest initiatives implemented by the group and how is it implemented across your division?
We understand our responsibility to support the transition to clean and renewable energy sources, not only for the UAE, but for the entire region, most of our new products and services in Power and Utilities, Oil and Gas, or modular housing that we are now introducing embrace sustainability. We are also revamping our strategies and partnerships to be in line with the UAE Sustainability Targets. Some of the examples which I have already talked about include our smart solar charging solution - SHAMS+, the next-generation plug-and-play solar system, the “Oryxbox, Hybrid Modular Solutions (HMS), Cross Laminated Timber (CLT), and Ultra-Fold Prefinished Modules, and more.
In terms of the future, what are the plans for 2023?
We have aligned our key strategies with the “Industry 4.0” initiative which aims to transform UAE’s industrial base into a globally competitive, productive, and sustainable sector at the cutting-edge of the Fourth Industrial Revolution. We are integrating sustainability into all our value offerings and cutting carbon emissions to support the nation’s netzero ambitions. For 2023, we have laid out a strategy to cater to the changing market dynamics and offer quality solutions that meet the requirements of our customers across various industrial and economic sectors.

Facilio’s CEO Prabhu Ramachandran talks about the important trends & opportunities to watch out for in 2023, what’s driving innovation in property operations and why CRE owners must start owning their CaFM solutions.
How has the UAE proptech market evolved over the last few years?
What are the trends driving innovation?
Current trends and evolving consumer behavior indicate that there are huge opportunities for proptech firms that offer real value via operational efficiencies, cost optimization, superior tenant/occupant experiences, and sustainability (energy management). These are the key drivers shaping the
way proptech is being delivered and adopted.
Traditionally, commercial real estate owners have outsourced entire facility management operations and tech to external vendors, with little control and visibility into how their portfolios are performing. We see the tide changing. Building owners are starting to make direct investments in the tech platforms and looking to own their CaFM, thus taking back control of their data with a view on long term efficiencies. This gives them access to generational data to be able to make data-informed decisions.
Owner-driven portfolio operations are going to find more thrust in the coming months, and will potentially open up more avenues for innovation.
What are the challenges facing the market?
Traditional FM service providers are holding on to the in-efficacies of legacy systems, cannibalizing new-age innovation in the space. What is needed is a mindset shift among commercial portfolio owners, and more thrust on innovation.
The general property ops landscape is cluttered with disparate systems and point solutions and a clear visibility into the ROI is lacking for owners. Technology and digitization are tools to achieve an optimum environment for people and should be carefully selected and implemented to raise the industry standard as well as improve bottomline efficiency for the portfolio.
What has you most excited about Proptech in 2023?
I believe ‘consolidate and conserve’ will be the two biggest themes that will define 2023. Proptech, specifically operations technology, will be a strategic anchor for enterprises to thrive in tough economies.
We can already see consolidation happening within the property ops space, and this will continue next year as well. This is evidence of a broader demand for technology products that unifies the power of building automation software and enterprise O&M applications in a single platform, trying to gain more value out of less.
CRE owners are also seeing increasing value in making the transition from legacy CMMS to modern, connected

What have been your biggest achievements in the last year?
We raised our series B fund for $35 million - this investment is being used to extend our market leadership, expand sales and marketing, and enable more companies to reach success through a
predictive, connected model of real estate operations.
We doubled our headcount in the last one year, and are currently at 200 employees with a globally distributed workforce across 4 continents. We achieved 400% revenue growth in the past 12 months.
We acquired large enterprise customers in London, Dubai, Australia, New York and other regions, and we now manage 10,000+ buildings globally.
We rolled out a scalable, AI-driven Connected Retail solution to help retail portfolios remotely monitor and control systems, deploy optimization strategies at scale, and improve energy savings & asset performance.
Most recently, Facilio became one of the first solution providers worldwide to be accredited by WiredScore, the company which provides internationally recognized digital connectivity
and smart building rating systems for real estate. Besides, we are happy to have played a role in helping two of our customers
British Land and Brookfield achieve Platinum SmartScore Certification for 100 Liverpool Street located in London and ICD Brookfield Place located in Dubai respectively.
What are your plans for next
year?
We’ve recently opened a new HQ that’s spread across 40,000 sq ft. We will continue to make strategic hires across the marketing, product and engineering functions, and also strengthen our enterprise sales teams in the Middle East, US, UK, Europe & Australian markets. We also plan to revive our annual roadshow ‘Future Proof’ in 2023 which will feature a series of summits in four cities - Dubai, London, New York & Australia. The all-day summits will bring together progressive leaders in the CRE space sharing real & actionable insights into how buildings can be made energy efficient & deliver a first-class workplace experience.

Jouri Hills will be anchored by its own community park, which contains a variety of sports facilities including cycling and running tracks, swimming pools and a fitness centre operated by Wellfit, the rapidly growing gym brand owned by Arada. Construction on Jouri Hills will start in 2023, with the first homes scheduled to be handed over by June 2025.
Announced during Cityscape Dubai, the region’s largest property exhibition, the launch signals Arada’s first foray outside the Sharjah real estate market, where it is by far the Emirate’s largest master developer with projects valued at over AED33 billion, and with property sold valued at AED8.6 billion.
Dubai’s property market has gone from strength to strength in recent months, with the Dubai Land Department’s September data showing that there was a 52% increase in the value of property sold to AED24.4 billion, compared to the same month last year. In the year to date, the value of real estate sold amounts to AED184.2 billion, compared to AED129.7 billion for the whole of 2021.
In a bid to tap into this high-demand market, Arada confirmed the purchase of the last remaining beachfront land plot on The Palm Jumeirah, where concept design on the ultra-luxury mixed-use project is almost complete. The sales launch for this project is scheduled for the first quarter of 2023.
Since launching in 2017, Arada has launched three successful master communities in Sharjah, Aljada, Masaar
and Nasma Residences, and has already sold nearly 11,000 homes. The master developer has also completed over 2,600 units, with another 7,500 currently under construction. Arada is currently on track for a year-on-year 25% increase in the value of property sold in 2022 to AED3 billion and has so far this year raised $450 million in via a sukuk that was listed on the London Stock Exchange.
During 2022, Arada has also secured ratings from Moody’s and Fitch, making it one of the youngest companies in the UAE to have ever achieved this landmark.

zizi Developments, a leading private real estate developer in the UAE, signed a deal with Dubai South, the largest single-urban master development focusing on aviation, logistics and real estate, acquiring a highly coveted 15 million sq. ft. plot of land in the most growth-inclined area of the emirate. With a gross floor area (GFA) of nearly 24 million square feet, Azizi’s several-dozen-billion-dirham plans for the
sizeable land are yet to be revealed. As part of the agreement, Azizi Developments will be the master developer, in charge of constructing the development’s buildings, its roads, and infrastructure.
The signing ceremony took place on 21 November at Azizi’s stand at Cityscape Dubai 2022 (Booth A10, Za’abeel Hall 6 - Dubai World Trade Centre) and was presided over by the Executive Chairman of Dubai Aviation City Corporation and Dubai South, His Excellency Khalifa Al Zaffin, and the Founder and Chairman of Azizi Developments, Mr Mirwais Azizi. The newly acquired land, which is part of Dubai South’s prestigious Golf District, is strategically positioned in the emirate’s growth corridor, with Dubai speedily expanding towards the south. Situated alongside Emirates Road (E611), built to link the emirates together while also providing convenient access points to Dubai’s other major highways and various points of interest, the plot of land is among the best connected in the southern part of the emirate.
With just a five-minute drive to the Al Maktoum International Airport, also
known as Dubai World Central DWC, and few minutes away from the VIP Terminal, but without any air traffic above it, the land is outstandingly well positioned for a luxury community to be developed.
Azizi Developments did not disclose its detailed plans for the land during the press briefing held at Cityscape Dubai 2022. FUJAIRAH PORT AWARDS METITO THE SECOND PHASE OF THE FUJAIRAH PORT DESALINATION PLANT
Metito, one of the leading global providers of water and alternative energy management systems, has been granted the contract to develop the second phase of the Fujairah Port desalination plant by Fujairah Fresh Water Production Co. Ltd. Given the port’s strategic position and advanced infrastructure, this is a crucial initiative for Fujairah, allowing firms around the area to grow their economic footprints both locally and globally.
Chairman, Eng. Khamis Alnoon of Fujairah Fresh Water Productions Co. Ltd says, “Fujairah port has developed significantly to become a strategic location with world-class facilities, and it continues to improve and grow to meet the exciting and diverse demands of the future. This project was awarded after a competitive bid and is expected to be finished in less than a year. Metito will oversee the engineering, procurement, and construction of the 3,500 m3/ day plant, seamlessly integrated with the existing facilities to
accommodate the rising demand for potable water. Fady Juez, Managing Director of Metito, added, “Fujairah port is one of the Middle East’s most important ports, and we are honoured to play an instrumental role in supporting its vision to become a world-class multipurpose hub. Metito developed Phase 1 of the Fujairah Port seawater desalination plant more than twenty years ago, with a capacity of 3000m3/d via 2x1500m3/d streams.

The year 2022 has indeed been a remarkable year for us, as we achieved several exceptional feats, in terms of delivering unique projects for clients on schedule. We embarked on several diverse projects this year, all of which we were able to deliver successfully on time, thanks to the continuous efforts of our dedicated team, combined with our well-planned strategies. We are currently actively involved in several key projects which we expect to deliver in the coming year. This year, we have also been able to increase our brand awareness in the region through multiple exceptional projects which distinguish us in today’s fierce market. In addition, we have also witnessed a significant increase in our revenue as compared to the previous year, illustrating the trust and confidence that our clients place in us to deliver high-quality projects.
Over 35 years we successfully provided distinctive and sustainable interior fitout solutions for diverse clients in the UAE, including Marriott, SLS Hotels and Residences, FIVE Palm Jumeirah Hotel, Nikki Beach Resort & Spa, Abu Dhabi Commercial Bank, University of Wollongong, RTA, Skynews, ENOC, Waldorf Astoria, etc. In 2022, we successfully delivered the interior design of the Brett Johnson Boutique at the Dubai Mall, which is one of the outstanding projects in the Middle East and Asia. unique projects. This was made possible by the diligent and productive staff at our own production facilities. During the pandemic, THE FITOUT adapted, employed robust precautions, and kept moving forward with optimism.
Post pandemic, we strived to significantly raise productivity and enhance efficiency, by introducing high-tech equipment to expedite project completion as well as its delivery. Additionally, we also make sure to guarantee our employees a safe and secure workplace and devised a contingency plan to prepare for any eventuality in the future. We endeavoured to make our workplace more engaging and interesting for our personnel and organised several social activities and trainings for them.
We further undertook various other safety precaution measures for our office to be a safe environment for our employees. For instance, frequent inspection and monitoring are currently practiced and training is given for staff to have a thorough comprehension of occupational safety and health rules as well as to not disregard or act complacently while working. Each project we embark on has a safety officer appointed, to ensure that staff health and safety are given top priority. They are well-trained and prepared to resolve any challenges that could occur.
Currently, we have numerous major projects underway in the UAE, such as Residence Inn by Marriott, The Royal Atlantis, and Saudi German Hospital. We will soon complete the Newby Tea Project in Abu Dhabi and successfully delivered the Palm Tower, the newly opened Panorama Restaurant in the Residence Inn by Marriott, as well as several villas in Khawaneej Area and Arabian Ranches. The Marriott is one of the most exceptional projects we worked on this year, where we successfully transformed the 49-floor Grand Hotel tower into Residence Inn by Marriott.
In addition to this, the work of renovating 489 rooms in the Residence Inn by Marriott from floor to ceiling, is in progress, with half of the project
already delivered to the client. Despite renovations being carried out, we were able to effectively provide half of the project even while the hotel was completely and fully operational. Our precise drawings for the rooms preserve the hotel’s distinctive branding and are in line with Marriott’s specifications. The hotel’s guest rooms will have distinctive wall coverings, built using the best materials imported exclusively from Italy and modern technologies.

To do so, businesses currently build interiors within their own manufacturing facilities, emphasising sustainability and using recyclable and sustainable materials. A fitout firm with its own internal manufacturing facilities would be advantageous as well as provide a competitive edge to the business in the market.
Over the past 10 years you must have seen a wide range of trends come and go, which trends were particularly memorable in your industry, and did you embrace them or let them pass you by?
The UAE is currently home to some of the most sophisticated and unique buildings and designs such as the Lurve Museum, Burj Khalifa,
Museum of the Future, etc., making it a global centre for remarkable designs and structures. By developing novel elements, structures, designs, and woodwork, our firm has always adapted to the new trends in the market. Additionally, people are increasingly seeking high-end designs at economical prices, and we stick to this concept to offer valuable services to our clients.
In terms of technology, are there any particular technologies that you are working on that we should be aware of, but are currently under the radar?
We constantly strive to adopt recent technologies that improve our efficiency and enable us to provide the finest projects, in addition to fostering sustainability.
We are keen to stay up to date with the most recent technology and currently, our production facility has incorporated several modern
technologies and innovations, which include the newest CNC machine and Edge Banding machine. Additionally, our production facility also includes a special, unique, and standalone veneer area with a double-stitching veneer machine and a veneer slicing machine with a piece of art veneers.
Tell us about your manufacturing facility and how does the facility work to ensure the best final product is being sent to the client/ project?
We believe in keeping pace with recent technologies and advancements to enhance overall productivity and efficiency. Therefore, we have improved our production facility operations by incorporating new and modern technologies.
For both commercial and residential projects, our integrated manufacturing facility manufactures, supplies, and installs a variety of doors, including BM Trada-
registered fire-rated doors, closets, kitchen units, vanity units, and bespoke joinery interiors. Additionally, we also manufacture, supply, and install contract furniture, case goods, upholstered furniture, and soft seating. Our manufacturing and production facilities are outfitted with cutting-edge, technologically advanced equipment that enables multirun production of finishes of the highest calibre. We are able to manufacture huge volumes of various customised products in our 120,000-square-foot manufacturing facility, with the help of the newest computer-aided manufacturing processes. The quality of our goods is continually upheld and delivered to the highest degree, thanks to our skilled artisans, meticulous quality control procedures, and ISO 9001, 14001, and 45001 accreditations. The Sustainable City-Yiti (TSCY), a development by Sustainable Development Investment Company (SDIC) - a partnership between Diamond Developers and Oman Tourism Development Company (OMRAN Group), has reaffirmed its commitment to the Sultanate.
The billion-dollar development aims to support the goals of the Oman Vision 2040, as well as the National
Tourism Strategy, by creating a live-work-thrive city that is green, energy efficient, and people-centric.
It is also playing an integral role in contributing to in-country value for the Sultanate, with 78.65% of Omani-sourced goods & materials being sourced in the past six months alone. More than 58 SMEs in Oman have also benefited from the works undertaken at TSCY in the last two quarters.
Scheduled to complete in 2025, the development has supported more than 1,800 jobs during construction, both direct and indirect, generating over 961,000-man hours to date.

A LOOK AT 2023 AND BEYOND

The global construction market has been dealing with the impact of the pandemic and, more recently, intense inflationary pressure. With ongoing uncertainty, the world’s largest economies are preparing for potential economic stagnation. Against a turbulent global setting, the re-opening of economies and surge in oil prices is likely to lead to a revenue surplus for the countries in the GCC region. Notably, the outlook for the UAE economy has significantly improved in 2022 and it is estimated that the UAE’s construction industry will achieve an annual growth rate of 3.7 per cent in
2023-2026. Also, the UAE’s GDP growth is projected to be 3.8 per cent in 2023. Oil-rich countries are aggressively working towards reducing their future dependency on oil, focusing on economic and industrial diversification, and have invested in large projects like Dubai Expo 2020, and Qatar FIFA World Cup. This approach will further increase investments across the construction industry in GCC.
However, businesses operating in the construction sector will have to manage the significant stress imposed on construction projects due to the increased costs of materials, labour and energy. To mitigate these challenges, governments
are shifting to alternative models like public-private partnerships (PPP) in construction. A noteworthy example is the UAE government which recognises that alternative financing can facilitate the fulfilment of additional strategic priorities like sustainable economic growth and economic diversification. Currently, the UAE has a pipeline of more than 500 billion USD of planned infrastructure projects. With the current PPP project pipeline of approximately 29 ongoing projects worth 25 billion AED, the UAE will continue leveraging local and international private sector expertise and innovation for continued growth in the construction sector.
Middle East and North Africa (MENA) region’s promising outlook
The construction industry’s growth is dependent on several ongoing projects across the countries like the Etihad rail project in the UAE and NEOM project in Saudi Arabia. Major events like hosting the FIFA World Cup have significantly contributed to propelling the infrastructure development in Qatar. The

construction sector has also emerged as the biggest job creator in Qatar, employing around 2.1 million personnel. Additionally, 156 billion USD worth of projects were awarded during 2021 across the MENA region which reflects that the construction industry is maintaining momentum. Other key development projects such as the development of the Mubarak Al-Kabeer Port on Boubyan Island in Kuwait and the Riyadh Metro project in Saudi Arabia significantly contribute to a positive outlook.
JLL’s latest report on Middle East’s construction sector stated that the residential sector was consistently the busiest market across Egypt, Saudi Arabia, and the UAE in 2021-2022. The UAE continues to invest heavily in
infrastructure construction and working on more cuttingedge projects, such as the 5.9 billion USD proposed hyperloop project between Dubai and Abu Dhabi, which will continue propelling the sector’s growth.
Factors driving the construction sector
Considering the region’s appetite and capability to handle large-scale and complex construction and infrastructure projects like Neom in Saudi Arabia or Dubai Urban Tech District in the UAE, technology will continue driving the construction industry, and countries will opt for innovative and technologydriven methods. One such example is that the UAE Ministry of Energy and Infrastructure is working
closely with a construction robotic technology company to tap the potential of the Hadrian X, the world’s first mobile robotic blocklaying machine and system. These initiatives reiterate the government’s commitment to exploring and implementing modern building methods, smart support systems, and the latest technologies in the sector. Another example of keeping up with global technology trends and increasing sustainability is the UAE government’s target to construct 25 per cent of new buildings through 3D printing by 2030.
Furthermore, advanced construction methods like virtual construction and design will be adopted widely in the construction sector to not only demonstrate the organisational and collaborative skills that are crucial in completing the project but to create more accurate cost estimates. Despite the popularity of traditional construction methods, the modular construction industry is rapidly growing. A report by MarketsandMarkets forecasted that the global modular construction market is expected to grow to 108.8 billion USD by 2025.
As the sector grows, it is vital to work towards limiting its environmental impact. Hence, sustainability remains at the forefront for businesses operating in the construction industry across the globe. In 2021, the World Green Building Council (WGBC) highlighted that the construction industry accounts for more than 50 per cent of all material extracted globally and construction demolition waste contributes 35 per cent to the world’s

Tell us about The Ellinikon Experience Centre project?
The Ellinikon is one of the largest urban regeneration projects in Europe, representing a multi-dimensional development on the Athens Riviera. In just a short distance from central Athens, The Ellinikon is unique in Europe for its location, its scale, size — three times larger than Monaco — as well as its potential. Athens’ former international airport site and adjacent coastal front will be transformed into a unique ecosystem enhanced for living, working and public enjoyment. In its centre will be the 2M sq.m. The Ellinikon Park, one of the largest coastal public parks in the world and a showcase for Greek heritage and biodiversity. At the southern edge of The Ellinikon site, 3.5 km of coastline will upgrade the Athenian Riviera offering a unique destination for, recreation and shopping. The Ellinikon will also integrate the most advanced ‘smart city’ technologies from the ground up, delivering improved safety, more efficiency, and a better quality of life.
Careful planning comprehensive green strategies are being employed at The Ellinikon to ensure that it is one of the most sustainable real estate undertakings in Europe. by the Greek Ministry of Culture, the Experience Centre -one of the world’s largest Visitor Centers- offers five thematic areas and more than 22 unique natural and technological exhibits and digital activities detailing the project, from its use as an airport and air force base, to its stunning evolution into one of the world’s most innovative and ambitious urban development projects. Through a dynamic interactive experience, visitors can discover how the project is creating a global agora and a new model of residential, commercial, retail, recreational, and hospitality spaces and more through five themed areas, all of which represent different groundbreaking aspects of the project.
Visitors take in the entirety of The Ellinikon’s grand scope through the largest interactive miniature model ever
created in Greece which includes more than 25,000 individual pieces at 1:625 scale. The Ellinikon’s greenspaces, nextgeneration designs, coastal lifestyle, and infrastructure projects, down to the individual streets and cycling paths, are
captured in meticulous detail.
The guests of The Experience Centre can next cruise the panoramic views of the rejuvenated coastline, such as the 1 km open for all beach, the redeveloped Marina and other landmarks such as the Riviera Galleria, the Riviera Tower as well as the impressive seaside residential areas virtually aboard a simulated speedboat. Visitors will also discover The Ellinikon Park, Europe’s largest coastal park comprising two million square meters of vibrant green space and can take a virtual bicycle tour on 3 different routes. This exhibit also presents a Botanical Library simulating the prevailing flora of the park while the Night Garden Dome imitates the park’s nightlife through light strips, sounds and scents that feel as real as the world outside.

transportation network that will make this development a mobile, 15-minute city; bioclimatic architecture; and the water level sensors that will prevent flooding and promote coastal resilience and many more. Visitors can touch, see, and hear what’s to come through a fully immersive and experiential journey. The voyage offered at the singular visitor center is fitting for a project that is truly unmatched and unprecedented.
How will The Ellinikon transform Athens into an international leader of smart living and sustainable, lowcarbon urban renewal?
The Ellinikon reflects a new paradigm of living and enjoying life by the sea. We’re bringing to life a new city within a city that places Greece at the forefront of smart living, sustainability and innovation. The site will feature a true ‘15-minute’ approach where everything will be connected by walk and cycle pathways, while electric vehicle facilities will be serving the entire development. Emphasis on electric transportation is in line with the project’s overall ethos to create a cleaner and sustainable environment for the future. At the same time, on-site opportunities encourage walkability and physical activity reducing CO2 emissions, through
new extensive bicycle and pedestrian networks.
The Ellinikon Park, the heart of The Ellinikon and the largest coastal park in Europe accessible to all, will become a 2 million sq.m green oasis that will upgrade Athens and its coastal front for everyone to enjoy. More than 1 million new plants have been selected particularly for this environment, with 70% of them not requiring additional irrigation since they thrive in this region.
The Ellinikon Park’s system will feature the first “smart” park in Greece with seamless connectivity, AR navigation, smart transportation systems and smart energy and water management systems. The project will be a world leader in smart living – the convergence of human innovation and technological advancements creating the pinnacle of comfort, convenience, and creativity.
Other upgrades include the 3.5 km costal front with a 1 km sandy beach, where city residents and visitors alike can swim, exercise, and be entertained, transforming the area into a world-class high-quality destination. Significant infrastructure & marine works to future proof the project will be implemented in the area, while an environment monitoring plan for the marine environment is already in place, to monitor
various parameters such as seawater quality, bottom sediment quality and benthic plant communities.
Overall, The Ellinikon will feature a variety of technologies to ensure a net zero carbon footprint economy and will be selfsufficient in terms of irrigation and electricity needs. A waste treatment plant will be developed within The Ellinikon site for the management of recyclable materials, strengthening Circular Economy. Moreover, the project will include innovation at every stage, for
example one of the upcoming landmark buildings, the iconic Riviera Tower will be a model of sustainable architectural design and is the first project within The Ellinikon that has been pre-certified with LEED v4 BD+C at a Gold Level. Overall commitments for The Ellinikon include:

Do you see more projects such as Ellinikon coming up in Greece?
Greece is currently in a state where many transformative projects are taking place in all areas and this is a good time for reforms and investments, especially those aimed at sustainable growth.
At this point we are not aware of any upcoming urban regeneration projects of this scale in Greece, but we would be very happy if this example prompts similar initiatives who share our vision for a new way to live.
Tell us about the challenges that you potentially face in building The Ellinikon?
It is understandable that a project of this scale presents various challenges, ranging from the construction side, as it requires meticulous planning, to dealing with unexpected issues, such as
the potential scarcity of materials, price fluctuations etc.
For us, from the moment that we planned The Ellinikon, our vision was to introduce a new way of life, where nature, people and the most advanced applications of technology will coexist harmoniously. For this reason, we formed our internal team with leading executives in the field, but we also brought in an elite selection of world leading architects and engineers from all over the world, to work feverishly in ensuring the state-of-the-art implementation of this project.
While we await for many challenges ahead in this constantly changing international environment, we are confident in our ability to ensure that this landmark project delivers on its promise in all levels.
What excites you about this project?
When is the project expected to be completed?
What excites us most about this project is the opportunity it generates for Athens and Greece – both for our people and our economy. An opportunity for a
planned, integrated, smart, sustainable development that will change the face of the Athens.
In terms of numbers The Ellinikon is expected to attract over 1 million tourists, bringing approximately €14 billion in incremental revenue to the country and contributing roughly 2.5% to Greece’s GDP. Additionally, once completed, 85,000 new jobs will be created.
Additionally, The Ellinikon will nearly double the existing green space per capita for Athenians, considerably improving their quality of life.
We also expect a knock-on effect on the quality of life for the municipalities which are close to the site – increasing the value which will be added to neighbouring municipalities.
At this point it is important to mention that for all the public spaces, Lamda Development bares the cost, so there is nothing allocated to the Greek taxpayer. We are proud that this project will create new, beautiful, green, open spaces and amenities for every citizen and visitor. The first phase of the project, scheduled for completion in 2025, includes the

coastline, all of the commercial elements such as the Commercial Hub -the largest and most contemporary commercial complex in Greece, and one of the biggest in Southern Europe- the Riviera Galleria an exquisite destination for retail and lifestyle designed by the innovative Kengo Kuma, situated in the upgraded marina and surrounded by 5-star hotels and the iconic Riviera Tower, as well as the largest part of The Ellinikon Park.
Sustainability Projects are on the rise and even more regeneration projects - tell us why this is important and how does it benefit the construction industry?
The planet is warming at an alarming rate and as COP26 revealed, the world is still nowhere near its goals to limit the global temperature rise and achieve net zero. We share all a responsibility to assist on that goal and become more sustainable – be it at home or when constructing new buildings or large-scale projects like The Ellinikon. Reaching net zero involves reducing greenhouse gas emissions as much as possible and this needs to be the goal before and during construction as well as how the end product functions. We have future proofed every aspect of the project, so once completed, The Ellinikon will act as a blueprint for the construction industry to inspire similar urban regeneration projects across the world.

TO ACQUIRE HINOWA
Oshkosh Corporation, a leading pioneer of missioncritical vehicles and essential equipment, announced today that it had reached an agreement to obtain Hinowa® S.p.A., a privately held international company and leading manufacturer of track-based aerial work platforms, mini dumpers, lift trucks, and undercarriages. Hinowa will join the Oshkosh Access Equipment sector once completed.
