Our paperless transaction management system means no more faxing papers back and forth or driving across town for missed signatures. No more initialed changes to smudged contracts, illegible handwriting, over-faxed contracts, or lost documents providing a level of security for your confidential real estate transaction documents. Every change, initial, and signature is stored and available for up to 7 years and all parties to a transaction can collaborate in one space. You can be out of town and still keep the negotiation or closing process moving as long as you have Internet access.

Preparing Your Home for Photos

What can you do to help make the photos better that sell your home?

The house should look its best for its close-up: listing photos are often a buyer's first experience with listings. Today, over 97 percent of home buyers use the internet to search for homes, and 76 percent use a mobile device to search for homes. Buyers rank home photos as the No. 1 valuable website feature even more valuable than the home description, according to the National Association of REALTORS®. Great-looking photos translate to more showings, fewer days on the market, and even a higher sales price

Remember, people want to see the home that is being advertised, NOT what is in it. The house should be free of clutter and reasonably clean. Allow the person who's seeing the pictures to imagine their things in the home instead of seeing too much of someone else's. You will want to empty the house as much as possible.

1 Put all toilet seats down, throw used towels in a hamper, make all beds, and hide all personal toiletries such as toothbrushes, medications, and shampoo bottles under the sink or in a cabinet. Make sure bathtubs and showers are empty. Make sure mirrors are free of streaks.

2. Make sure all closets are closed. Remove ALL personal items from bedstands, dressers, or hanging on doors Hide all wires as best you can (unplugging TVs, gaming systems, cable boxes, routers, etc and rolling wires behind the item helps)

3. Remove ALL items from counters, including small appliances, and hide them inside your cabinets or away in closets. Make sure the sink is empty, clean, and dry. Put pet dishes away.

4 Remove all welcome mats or small entry carpets from doorways and hide them away.

5. Be sure to open curtains to allow as much natural light in as possible as well as turn on ALL interior lights. Make sure all the lightbulbs have the same color cast. White light bulbs are best.

6. Sellers should park cars in the garage or on the street away from the front of the home, pick up any yard toys and games, dispense of dead plants, pet waste, sweep walkways, and hide trash cans

When you are done, walk from the front of your house, through the house, and exit the back looking at everything. See anything out of place? If not, then you are done. Congratulations and good luck!

☒ Vacate the property while it is being shown.

What Every Buyer Wants to Know

The closing process finalizes the sale of your home and makes everything official. Also known as settlement, the closing is when you get paid and the buyer receives the deed and keys to your home.

Sellers Commonly Pay the Following At Closing:

☒ Mortgage balance and prepayment penalties, if applicable

☒ Other claims against your property, such as unpaid property taxes

☒ Unpaid special assessments on your property

☒ Document stamps (or taxes) on the deed

☒ Real estate commission

☒ Legal fee or title insurance premium

After the closing, make sure you keep the following for tax purposes:

☒ Copies of all closing documents

☒ All home improvement receipts on the home you sold

The Closing Appointment

The closing agent will look over the purchase contract and identify what payments are owed and by whom; prepare documents for the closing; conduct the closing; make sure taxes, title searches, real estate commissions, and other closing costs are paid; ensure that the buyer's title is recorded, and ensure that you receive any monies due to you.
