Growing up, one my favorite pastimes was spending time in the kitchen with Mom.

Spices were stacked deep into the cabinet –– you had to climb onto the counter and dig around inside to finally find what you were looking for. The pullout oversized cutting board

under the countertop was perfect for mixing up a pie crust and the multi-tiered lazy susan in the corner held every ingredient you needed. Kitchens of the 60’s and 70’s had features great for that time, but who could imagine what was in store for us down the road. Today’s kitchens make preparing that meal even easier. Lighting is more than just practical; it is powerful and transformative. That is especially true when it comes to kitchen cabinet lighting. Perhaps one of the most underappreciated design aspects, cabinet lighting has the power to enhance or detract from all other design elements in your kitchen, according to Terri Mott, lighting expert at Rensen House of Lights.

LED lights emit a white blue light which can be perfect for complementing a contemporary design.” Both under and over cabinet lighting play an important role in kitchen design. Modular Refrigeration Whether it is because of a cultural trend celebrating the artistry of home cooking, or a design trend redefining traditional, kitchens have come of age and today provide customer-centric options that merge design and use flawlessly. According to Lloyd Doolittle of Doolittle Distributing Inc., homeowners, contractors, architects and designers are finally free to truly customize kitchens based on use but centered on beauty. “Like most everything, kitchen design is evolutionary. Kitchens, in general, are larger. Home cooks also have many affordable cooking options to choose from... gas, electric and magnetic induction burners, griddles, indoor gas grills, French tops, gas or electric convection ovens, microwaves, warming drawers, infrared broilers, salamanders, steamers, steam ovens, fryers and many more. All these choices make the basic concept of the “kitchen triangle” between the stove, sink and refrigerator obsolete. Multiple work areas are the norm in modern kitchens,” Doolittle explained. Since kitchens have become a more integrated focal point in design and use, the demand for efficient space saving options has increased. One of the ways the industry is meeting this demand is through modular refrigeration or multiple undercounter refrigeration stations that place what you need, where you need it. “Undercounter refrigeration stations feature highly customizable temperature settings and allow each unit to be specifically tasked to meet a specific need. They can be set to store meat and cheeses, produce, dry goods and even root vegetables, all at the ideal temperature, maximizing preservation. Fresh fruits and vegetables can now be stored near the prep sink and dry goods near the oven. Red, white and sparkling wine can be stored near the dining room at the ideal temperature...same with beer, soda and water. A “quick chill” feature rapidly cools food and beverages to a desired setting.” Modular refrigeration systems allow home cooks to fully utilize their space; placing the products they need in the spaces in which they are prepared. We fully expect to see this seamless design option become increasingly popular as more residents want what was once traditionally considered a commercial application.

The owners of the home had recently purchased it and wanted the outdated kitchen to assume a new look that would pair well with the rest of the house. “The house is extremely well built,” noted Bev. “But the kitchen was very outdated and it didn’t flow with the rest of the house.” This very spacious kitchen area could have been somewhat overwhelming initially, but Bev designed a unique and functional layout that truly makes this part of the house a popular gathering spot for the family today. One of the elements that truly captivates is the banquette, a large upholstered seating area that can host up to seven people with its L-shaped design. “This offers a tremendous amount of seating in a small, cozy

The perimeter cabinets are painted alabaster with a handstreaked glaze, which softens their appeal, and the washed wood toned color on the island and entertainment cabinets add a nice finishing touch. The island also houses a built in oven and microwave drawer. Beautiful granite countertops abound throughout the kitchen and an eye-catching display of crushed glass and stainless steel strikes a unique pose above the cooktop. The oil-rubbed bronze faucet by the oversized sink adds yet another highlight to the overall appeal of the kitchen. Recessed cans and pendant lighting provide the perfect ambiance and set the mood for when it’s time to enjoy a refreshing beverage form the built-in wine cabinet or a quick snack from the built-in refrigerator with panels. Doors that lead in to the walk-in pantry are contiguous to the wine refrigerator. This project gave Bev a chance to indulge her passion for working with monochromatic, tone-on-tone colors. “You can play with any color you want to change the look periodically, such as throwing in a new colorful area rug,” she smiled. “This is a great place to entertain or just gather as a family.” PLEASE TURN THE PAGE

Lance McCarthy, contractor and owner of ReTouch Design-Build-Renovate, always asks his clients what their “big rocks” are –– what needs to be accomplished for a remodel to be successful. For Bill and Suzanne Raney's kitchen remodel, it was: a pantry, an island, and an eating space that worked well in the flow of the room. McCarthy was able to accomplish all three wish-list items in this Valentine area home by taking what was originally two rooms down to the studs and redesigning the area. The owners lived in the home during the entire renovation, except for the few days the hardwood floors were being refinished, by setting up a temporary kitchen nearby. “The Raney’s feel the kitchen is the heart of the house, so they wanted it modern and livable. But the kitchen needed to fit in with other elements of their 100 year old home, which are very traditional. They wanted it to be connected, but still current. So we chose warmer natural colors than a typical modern house to blend,” said McCarthy. The “anchored modern” space boasts tall cabinets and straight lines, mixed with a modern glass tile backsplash. A full bank of white cabinetry along one wall serves as pantry storage and keeps the space bright, as well as the white countertops and the large farmhouse-style apron sink the client requested. “During the renovation while tearing out the soffits, we discovered quite a bit of available depth. We added transom cabinets to the ceiling above the other cabinets, which allowed us to hide the ductwork in this space and keep the clean modern feel,” he noted. “There really was not space for a large island, but we were able to create a narrower custom island and incorporated storage for books on the endcaps. Profile Cabinet’s Steve Nelson designed rich dark cabinets for a Leawood clients’ walk-in pantry, featuring glass fronts on the upper row for stemware storage and display. They were a contrast to the main kitchen area’s white cabinets. The homeowner selected a brushed stainless steel tile backsplash for a bit of drama and incorporated a large high-end wine refrigerator and round secondary sink, allowing the space to function more as a beverage center for guests. “Typically a butler’s pantry is a bridge between the kitchen and dining spaces, usually more for dress than a walk-in pantry, and often used as an entertaining bar area with a china hutch,” said Nelson. A back porch was incorporated into pantry space in the near whole-house remodel of a 1906 home in the historic Roanoke neighborhood. Mary Thompson with Architectural Craftsmen said, “We gutted all the above... Heartland Nursery in Kansas City, Missouri, suggests several popular plants that will add a nice warm stability indoors year round and add that spring feeling to your home during these winter months. “In general, I would recommend the Anthurium,” Vaughn said. “This plant will bloom pretty consistently, and does not require much sunlight. Alabama red is the most popular color. However, it also comes in an orange red, pink, white, and dark burgundy.” The Anthurium resembles the peace lily, but lasts longer, and is more heart shaped. It is perfect for improving atmosphere and adding vibrant color. Cosmetically, this plant is perfectly designed for decorative purposes. Another highly recommended plant by Vaughn is the Fern for its versatility and added health benefits. “The most common ferns are the Boston, and Mother Fern. However, any type of Fern will help improve your health,” Vaughn said. He also suggested the Chinese Evergreen or Aglaonema as plants that will help remove harsh toxins, and improve the overall air quality in your home. The Fern and Pileas are currently two of the most popular plants in the Heartland Nursery. Plants tend to trend, and right now small, compact plants, have been the most popular according to Vaughn.

Vaughn strongly encourages people to incorporate nature into their homes this winter season. Whether it’s simply for décor, or improving air quality, there is no ignoring the natural benefits that nature can provide. “It brings back the idea of the outdoors,” Vaughn explained. “Plants help perk people up when we are shut in by the winter cold.” The Heartland Nursery has acquired many different types of plants, and during its peak season carries up to around 200 species. However, the nursery currently carries around 75-100 different types of plants in its off-season.

Using augmented reality in rich, interactive formats and a cutting-edge virtual history tour, created by VML, the exhibit illustrates how this iconic monument and transportation hub was a key driver in Kansas City’s growth and expansion to help it become the city it is today.

Home Improvements Turn Average Homes into Dreams Come True BY CURTIS SCHARTZ, CMPS

f you’re thinking about taking out a home improvement loan, there are several options to consider. First and foremost, your mortgage consultant needs to know why you want a home improvement loan. Here are some factors to take into consideration.

How long have you been in the home?

Will the improvements increase the property value?

Are you making improvements to increase energy efficiency? Will improvements be made in one fell swoop, or in stages?

What is the current outstanding balance on your mortgage? What is the appraised value of the home? How much will the improvements cost?

What improvements will be tax deductible?

Do you have other revolving debt that you would like to pay off at the same time?

Are you making improvements because you plan to sell the property?

The New Tract Home Blues

Buyers of newly-built homes are often tapped out after making the initial down payment and closing costs, including upgrades to amenities and the inevitable need for new furniture. Shortly thereafter, they realize they’d like to make additional improvements to really have the home of their dreams. If you’re planning on putting down roots (pardon the pun), landscaping may be in order. The developer may have been kind enough to make the front yard a perky green, but if the back yard is a disturbing brown color sparse with weeds, you may be entertaining the vision of a pool or deck.

The Major Overhaul

If you have built up equity in your home and are geared up for some major renovation, the Home Equity Line of Credit (HELOC) is probably your best bet. This adjustable loan allows you to use your equity as a line of credit, so if you have improvements that are phased in over time you can simply write a check when you need to pay a bill. It’s like a having a credit card with a much lower financing rate. In fact, the HELOC can be used for any reason at all –– even paying off that credit card

debt. In most cases, this action turns that revolving debt payment into a tax deductible payment with a lower interest rate. The HELOC is generally a 2nd Trust Deed, unless it is used to pay off and replace the 1st Trust Deed. A construction loan is an alternative to the HELOC for borrowers who don’t want to use or don’t have equity, and this type of financing can be used for construction on an existing dwelling. The lender will ask a lot more questions about what the borrower wants to do with the money, and the home owner will need architectural designs, permits and a licensed general contractor on board. Construction loans are short-term loans that usually require interest-only payments until completion of construction, but the balance is due when construction is done. Most often, that is managed up front by setting up construction-to-perm financing. In this scenario, the loan is automatically rolled over into permanent financing at a fixed rate when construction is complete, and a rate-lock agreement can be purchased to carry the borrower through that period of construction. Another option –– depending on the value of your home and local loan amount limitations –– is the FHA 203(k) Program. This financing is designed for the purchase or refinance and rehabilitation of properties that meet FHA guidelines. This is worth looking into if you need to bring a property up to compliance standards, finance eligible energy efficient improvements, or turn a single-family owner occupied dwelling into a duplex to accommodate Mom or Dad!

If you want to sell your home and you simply want to improve the curb appeal, it makes sense to go with a HELOC. Make sure you are aware of the current market value of homes in your area to make sure you’re not going over the limit on the fair market value of your home. You’ll want to get a return on your investment! If you’ve had your home on the market too long and have not been able to sell, you might want to make some changes to give it a fresh new look and bring back the passion you once had for your home. Your mortgage consultant will help you weigh out your options for financing based on your outstanding mortgage balance, income and credit score. Regardless of your reason for home improvement, make sure you share your goals with your mortgage consultant. He or she can walk you through the various loan options and confer with your tax advisor to make sure you’re getting the best deal possible.

For example, cut back on starches one month and then eliminate soda the next month.” While exercise is an integral part of the fitness equation, Welles indicated that it is not necessary to over-do it with the workouts. “You don’t need to exercise or work out for more than an hour each time, and that includes your warm-up,” he said. “And don’t focus on finding the perfect work out. The key to getting fit and staying fit is not the work out as much as the consistency you put into doing it, even if that just means getting out and walking the dog every day to get started.” And if you still find yourself struggling to meet your health and fitness goals, ask for help. “It never hurts to hire a personal trainer,” smiled Welles.
