Designing this beautiful new Leawood residence required an “all hands on deck” approach, but the journey did what it intended:

It took this family home.

ith over 5,000 square feet of living space, this stunning south Leawood residence

has so much to offer, and upon crossing its threshold, it’s wonderfully apparent that

its purposeful design behind the beautiful architectural canvas suggests that the

heart of the home beats perfectly in the main living areas. Built by Tim Cunningham, this

custom home has sophistication, class, and elegance written all over it while simultaneously partnering with a “C’mon in and make yourself at home” vibe. Homeowners Boyd and Emily, along with their three young sons, Cooper (5), Cameron (3) and Carter (nine months), and their 100-pound red Labrador Dutch, recently moved into this home and credit designer Amber Gardner with her expertise in creating a place that overflowed with their personal style yet remained fully functional for their family. “She was very meticulous about the placement of things such as light switches and the layout of the spaces. She helped us facilitate designs for three boys that would work for the next 20 years,” noted Emily, who joked that even though she and her husband provided differing points of views at times, they managed to come together and build this home relatively unscratched! “My voice won out a lot of the time,” she laughed. “But Boyd really does know what he likes and was very involved in the design elements.” While building a house and combining personal tastes can be a challenge for many couples, Boyd and Emily tackled this with finesse, both taking the liberty to speak their mind and enjoy the results when it came to what they truly desired in a home. It was a decided and ultimately victorious team effort. “Both of us were very hands-on throughout the process,” elaborated Emily. “Boyd is unafraid to voice his opinions about something and he has a good eye for detail and certain design elements. Unlike myself, however, he is more willing to take risks while I tend to stick to a classic look through and through. With this project, however, we managed to meet in the middle and it turned out wonderfully.” Everywhere you turn in the home, there is something that catches the eye and warms the heart, but it doesn’t take long to understand that its primary accessories are family, friends, love and fun, and all of those pair well with Emily and Boyd’s focus on a classic and timeless style. “We want this to be our forever home,” noted Emily. “That is why we went with the style we chose. We wanted to find stuff we will never grow tired of and don’t want to have to worry about redecorating over the years. I do, however, enjoy adding and swapping out various accessories for fun.” With hardwood floors throughout the main level, except for the carpeted master bedroom, this home will most assuredly stand the test of time as the three boys grow from rambunctious toddlers to active teenagers. (And will certainly hold up to Dutch’s antics, as well!) Beginning in the kitchen, which was designed by Kitchen Studio: Kansas City, the striking yet subtle color combination of grey and white give testament to the classic style, yet the dark walnut stain of the island offers a great contrast for a relaxing pop of warmth. “We wanted this space to feel fresh, inviting and comfortable,” said Emily. “We wanted a home, not a house. We didn’t want people to feel as if they could not touch anything and the balance of the darker floors and accents provide that homey touch.” Amber was the perfect partner for this family to set the stage for what will certainly become a place where memories are made for this young family. She assisted Emily and Boyd with navigating their way through all of the details that give this home such personality. Among the perfect touches in the kitchen include the subway backsplash tiles, the quartz counter tops, pendant lighting and wooden hood above the gas range, all of which add a personal touch without overwhelming the senses. The charming built-in dining nook is the perfect place for a casual dinner for this family of five. “We used an outdoor fabric on the seating to make clean up a breeze,” said Emily. The accompanying round wooden table complemented the alcove seating. Next to the nook is the cocktail bar, which houses various glasses, tumblers and entertaining accessories always at the ready when company drops by. PLEASE TURN THE PAGE

Transitioning into the dining room, a Damask-type wall paper partners well with the elegant chandelier and the Spanish Colonial dining set, which the family brought with them from their former home. Moving into the great room, this space is metaphorically the headquarters of the home. According to Emily, the footprint of the home was actually built around the logistics of the great room, as she knew this would not only become a primary gathering spot but would also seamlessly transition to the outdoor living area, opening up the area and creating optimum space for entertaining friends and family. French doors (a “must-have” for Emily) on either side of the see-through fireplace grab your attention and also direct your gaze towards the vaulted wooden beamed ceiling above, with recessed cans and an elegant chandelier. In remaining consistent with Emily’s love of navy, her self-professed “all-time favorite color,” Amber found the large painting at an art show in New York that adorns the space above the herringbone, marble tiled fireplace and the area rug with blue accents marries wonderfully with the oversized ottoman, which was reupholstered with a soft navy-colored fabric from its prior look in their former home to accentuate the color scheme of this home. The accompanying area rug creates the perfect foundation for the room’s furniture and provides a workable contrast against the dark hardwood flooring, which enjoys a slight undertone of grey. The balcony overlooking the great room is not only aesthetically pleasing, but also serves as a great communication dock. “With the boys’ bedrooms and loft upstairs, I can hear them and communicate with them to and from the balcony,” said Emily, noting that while initially having a master bedroom on the main level away from the secondary bedrooms was a challenge, especially with a baby, she realizes that over time it will create a perfect balance as the boys grow older and demand a bit more privacy while also giving her a bit more peace and quiet in her own quarters below. At the end of a long day, Emily and Boyd can relax outside on the covered lanai with its vaulted ceiling, stone fireplace, outdoor flat screen TV, and comfortable seating for everyone. Even Dutch can kick back and relax. Fortunately, the concrete patio, which is cut on the diagonal, and provides an aesthetically-pleasing look, will most assuredly stand up over the years as he and the boys rush in and out of either of those French doors numerous times, reminding Emily and Boyd that they not only designed a gorgeous home, but they have also begun to create a lifetime of memories, and that is one design element that will never go out of style. Lauren Mackin, Creative Director and Lead Designer at Stonebridge Outdoor, worked with her team to design the pool and the property. Blue Haven installed the pool while Stonebridge designed and installed the accenting features on the property. The pool and surrounding areas were created to readily accommodate large groups of people. “This took about a year and a half to complete, as it was done in conjunction with the construction of the home,” noted Manny Mendoza, owner of Blue Haven Pools. Marrying a cornucopia of incredible features, the overall design keeps pace with the homeowners’ passion for the outdoor life. In addition to the artfully-designed pool, the property enjoys an outdoor kitchen complete with wood-fired oven, pull-out beverage station, sink and grill; two fire pits made of Black Hills flagstone, one of which is sunken and contiguous to the pool; and built-in stools in the pool by the sunken fire pit so everyone can be a part of the conversation. When it’s time for a little siesta, the custom-made hammock pergola houses four hammocks, perfect for a mid-afternoon snooze or a late evening rest under the stars. The pergola offers an open-air appeal while still affording protection under its roof. “This entire project was completely custom-designed,” emphasized Mike Crist, owner of Stonebridge Outdoor, also referencing the custom irrigation system for all of the surrounding plant material. “We created this as low maintenance as possible for a seven-acre area.”

Even the swimming pool enjoys low-maintenance appeal, as it is easy to clean and just as easy to operate and maintain, and the incorporated hydraulics make this pool far more energy efficient. Additionally, the features of the pool are fully-automated. All of the lights, waterfalls and fire bowls can be operated directly from a cell phone, tablet or computer, no matter where you are in the world. For added effect, the color of the lighting can be changed to honor a special occasion, event, or even one’s favorite team colors! Among the eye-catching features of the pool include the quartz plaster finish for the shell that is accented with blue flakes of quartz, contributing to the rich blue color of the water. A peaceful Infiniti edge allows the water to flow down into a catch basin below and a sun ledge on the opposite side is a great place to position a lounge chair and catch some rays while not fully immersing yourself in the water. The spa tub by the sun ledge spills over directly into the pool. “This was a great project on which to work,” noted Crist. “It is very gratifying to know that the homeowners are highly appreciative of what we have done.” This Midwestern resort is still a work-in-progress and stands at the ready to add more features (putting green, anyone?) that will make going away on vacation for this family literally a hop, skip and a jump straight out into their exciting backyard that has so much to offer.

To add more ambiance to the space, the owner incorporated an outdoor stereo system. “This is definitely their own little resort,” smiled Lang. Highlighting areas around the pool are eyecatching landscape islands with rock, one of which is home to a live palm tree, which thrives even in this Midwestern climate. “We plant the tree at the beginning of the season,” explained Lang. “We then take it out in the winter and either toss it or store it in Birds Botanicals in the caves off I-435. HERNANDEZ: To add some interest to these areas, color can be added to any existing concrete by just cleaning it well and then applying a color stain. Smith Color Stains offer over 33 colors which can be mixed and matched. These stains act just like water colors for your concrete, creating a beautiful look. After painting your patio, you will need to apply a sealer over the color to protect it. Plan on resealing every three to five years.

Most stamped concrete is sealed with acrylic-based sealers which are short life sealers subject to breaking down in extremes of temperature, i.e. too hot or too cold. I know nothing like that ever happens in the Kansas City area! There are a couple of things you can do to revive your stamped concrete. Sometimes all it needs is to be cleaned and a new sealer applied. Many times the color hasn’t really faded but appears that way because there is no sealer. The second option

They must be applied on clean, totally dry concrete when the temperatures are moderate (between 70 and 85 degrees) and not in direct sunlight. For optimal sealer protection, two thin coats should be applied 8 hours apart. Acrylic sealers cannot breathe so if there is any humidity encapsulated underneath the sealer, it will blister. If this has happened to your sealer, it is best to remove the sealer using a soy-based stripper, such as Blue Bear 600 Gl Coatings Remover, clean the surface and then allow it to thoroughly dry before applying a new sealer.

No, this is not a new local restaurant with an amazing outdoor dining area. This is the backyard of an Overland Park residence. The homeowner, known for frequently hosting guests because of her career in the public eye, decided it was time to establish a backyard gathering spot that would support her love of entertaining. Designed and constructed by ACS, an award-winning commercial and residential concrete construction design/build firm, beauty, warmth, and dimension are at the heart of this project. With its meticulous matching of elements to the existing space, the design blends seamlessly with the architecture of the home. The covered kitchen area is a hostess’ dream, with its stainless steel sink, trash container, storage drawers, outdoor refrigerator, kegerator and large green egg smoker set directly onto a lowered granite shelf. Design elements include stone veneer on the face of the bar, honed granite countertops, vaulted pine ceiling, and integrated accent lighting. On the other side is the wood-burning fireplace with an integrated wrap-around stone bench. Taking center stage is the custom-made water and fire feature, where gas burners and a waterfall with glass mosaics partner up to mesmerize and delight. “Light from the fire feature dances off the glass mosaics at night,” noted Beth Dringenberg, Lead Designer with ACS. Stamped concrete throughout adds a touch of class while having the middle section raised lends effect and enhances with its stained border. Adhering to the philosophy that form follows function, Steve Heichel, landscape designer with Rosehill Gardens, has taken his craft to a decided new level with this fully functional outdoor kitchen that harmoniously partners striking design features with the surrounding environment. “In creating this space, we were being sympathetic to the environment, designing the elements to reflect the surrounding wooded area and rock outcroppings,” noted Heichel. Located in a prestigious Leawood subdivision, the homeowners desired a workable and userfriendly area that allowed for the partnering of inviting entertainment space while simultaneously giving a nod to the natural environment in which their yard exists. Owners of a prominent barbeque establishment in Kansas City, the homeowers not only appreciate that which pleases the palate, but also that which pleases the eye. Their appreciation for the outdoors and love of beautiful landscape design allows this outdoor kitchen to pull its weight in use while effortlessly working with all natural aspects of the backyard, which is contiguous to a wooded area. “One of the features they wanted was a high-end pizza oven,” noted Heichel. “This particular one reaches temperatures up to 1,000 degrees and can cook a pizza in eight to nine minutes.” Comprised of mason laid native Kansas stone, Heichel kept the half-moon oven design to a smaller profile for a relaxed affect, opting for a natural

I cannot promise, however, that it will mean they are totally off any medications, but most patients have been able to cut those medicines in half.” Most of the surgeries are performed at the Kansas City Orthopaedic Institute, which is partially physician-owned. “We have a staff of experts in orthopaedic care, from the front desk to the anesthesiologists,” said Dr. Fotopoulos. “As a result, we realize low infection rates and high patient satisfaction rates.” Among those satisfied patients, it has been documented that two-years post-surgery, 76% of them still think it is beneficial and has improved their quality of life and is more cost effective than a second back surgery. “Certainly there are reasons for additional back surgeries,” expressed Dr. Fotopoulos. “But for continued pain, SCS is typically more economical and beneficial.”

What is trending in color from the spring 2016 High Point Market, North Carolina? It’s a new lighter less serious look with the addition of glorious COLOR! If we follow what is happening politically, we see the Cuban influence is seen everywhere in tropical patterns and colors from dinnerware to fabrics to wallpapers along with all shades of green. And the Morocco to Madrid global Bohemian impact is seen with the global influence in all shades of persimmon, corals, reds, blush pinks and watermelon. Blues are maintaining a presence from indigo, cobalt, robin’s egg, to turquoise right along with the ever cheerful and uplifting effect of yellow.
