As we usher in the New Year and bid adieu to 2017, the adage of “out with the old, in with the new” is how many of us prefer to view the turning of the calendar. Here in the Kennebunks, there will certainly be some very exciting and new things coming our way in the New Year and beyond! Here are just a few of the things that happened in 2017:

Perfecto’s Caffé on Main Street in Kennebunk suddenly shuttered its doors in September after serving scores of happy patrons for seven years. Currently, Mega Leasing is searching for a new tenant. When we shared the news about the loss of Perfecto’s Caffe on our Facebook page, it drew scores of comments and suggestions for what some residents would like to see take its place. David’s KPT waterfront restaurant in the Port met the same fate a month later for reasons that very few can comprehend. According to Kennebunkport Resort Collection officials, another restaurant is in the works, but as of this writing, no timetable has been established. Biddeford and Saco residents learned this fall that they will soon bid a fond farewell to the former Lincoln Mill after Kennebunkport developer Tim Harrington and Eric Chinburg of Chinburg Properties announced a multimillion-dollar plan to transform the complex into what will surely be one of the most dynamic residential and commercial spaces in southern Maine. Read Matt Robinson’s “Biddosance” piece in this month’s edition to learn more. Speaking of Harrington, his company, Atlantic Holdings LLC, also transformed the Sandy Pines Campground in Cape Porpoise by

We also learned that after 40 years of owning and operating the Captain Lord Mansion, Rick Litchfield and Bev Davis announced they will soon retire after they find a new buyer for their beautiful inn. Whenever that day comes, they will be sorely missed. Be sure to read this month’s cover story about Bev and Rick written by our new content coordinator, Jennifer Saunders.

Mornings in Paris patrons were also surprised this fall when the European-style café’s founder, Isabelle Julien, and her husband, Dave Shima, decided to sell their business to Katelyn and Paul Humphrey. The Humphreys and their children moved to Kennebunk from across the pond in Great Britain and are determined to carry on what Isabelle and David started.

2017 also proved to be a year of change for Neighbors of the Kennebunks Magazine. As I just mentioned, we welcomed a new content coordinator earlier this fall, and we are also excited to announce that Michael Wilson, a commercial photographer from Kennebunk, shot his first cover story photos this December for our February edition.

HOA Submission Information Are you on the association board for your subdivision? Contact us for information on how you can submit articles, updates, reminders, events and more to the residents. We create customized homeowners association sections at no cost to the HOA or the residents.

Another exciting thing that we will share with our readers and the community at large is a new social media tool called Myopolis. Our parent company, Best Version Media, rolled Myopolis.com out just before the end of the year to give people in our communities one more way to share their thoughts, photos, videos and observations with one another.

Content Submission Deadlines: Content Due: Edition Date: December 1 January February January 1 March February 1 March 1 April April 1 May May 1 June July June 1 July 1 August August 1 September September 1 October October 1 November November 1 December

This month’s edition includes a new ad that invites all members of the community to sign up and blog at their leisure about whatever topics they choose. One of the best aspects of this new social media tool is that it will allow the magazine to serve our communities even better by giving more residents a digital platform where they can share whatever they wish. It is true that while change can sometimes be unsettling, it is also exciting as we see new projects take shape and welcome new people to the community who embrace the values that make the Kennebunks the wonderful place that it is. So, celebrate the New Year with plenty of champagne and fireworks, fulfill those New Year’s resolutions and continue to enjoy the journey of life as time marches on!

It is the historic Captain Lord Mansion, and for the first time in 40 years, this renowned inn is for sale. The 20-bedroom inn went on the market in June and is listed at $7.9 million by the Swan Agency Sotheby’s International, according to Zillow.com. It is truly one of the crown jewels of Kennebunkport, thanks in large part to the way its owners have maintained and improved the property during their tenure. Rick Litchfield and Bev Davis, husband-and-wife owners and innkeepers, want to see the business they have built and this beautiful home that is a part of the very fabric of the region pass to the right owners. “We are hoping for a younger couple who will buy the inn, love it and make it their own, as we have,” Litchfield says. And what a journey it has been, both for the Captain Lord Mansion itself and for its innkeepers. The house shows up in records as far back as 1812 and was completed in October of 1814. Sadly, the man who first envisioned the iconic home, merchant and shipbuilder Nathaniel Lord, only had months to enjoy the space he 4

For the next 150-plus years, the mansion remained in the Lord family. When it was first sold in the early 1970s, the buyer had plans to turn it into office and condo space. “The motivation was to start a business of our own,” Litchfield explains. The commercial Realtor they were working with mentioned the mansion was on the market. “It had location, location, location,” Litchfield says, smiling as he recalls that day in 1978 when he and Davis first visited the place that would become their passion for the next 40 years. “The potential was unlimited. It just needed the kind of transformation that we made.” For three years, the couple worked on renovating the house and building the business. Litchfield researched the mansion’s history, and he and Davis made the necessary upgrades for its future. In those early years, he recalls, “We were haunts at every antique auction up and down the coast of Maine.”

BY LAURA SNYDER SMITH

Getting down to business in 2018 Happy 2018! A brand new year, a fresh start, a new lease on life and a year of possibilities lies ahead! Here at the chamber, we love the start of a new year. We love the feeling of a blank calendar and then diving in to fill our days and nights with multiple appointments and events that will move us toward our goals for 2018. Oh, the places we will go in 2018. I love the opportunity of a new year!

A portrait of Captain Nathaniel Lord welcomes guests in the main hallway.

“It’s very bittersweet,” Litchfield says “We love the business — we love our guests. And we’ve spent more than half our lives here.”

in various groups and as volunteers. “It’s been important, we felt, to not just be running a business here but to be a part of the community.”

And Litchfield and Davis have many fond memories and wonderful stories to take with them.

Looking to the future, their hope is to see the Captain Lord Mansion remain a fixture in Kennebunkport for the next generation.

“We had Paul Newman and Joanne Woodward stay with us back in the mid-1980s,” Litchfield recalls.

As Litchfield puts it, “It’s a unique opportunity for the right couple to come in and continue the legacy we’ve created.”

As it turned out, the famous couple was using an installment in the same series that had played a part in leading Litchfield and Davis to the Captain Lord Mansion: Norman T. Simpson’s “Country Inns and Back Roads.” The Newmans were on their way to visit their daughter when they stopped to see about a room at the inn, asking the night receptionist if the inn would accept a well-behaved dog that would sleep in its own kennel. She called Litchfield at home. “That March was particularly bad,” Litchfield says with a smile, “and I told her we’d accept a well-behaved gorilla if he had the $50.”

At the chamber, we help local businesses “open the door” to opportunities to grow and improve their business and support a vibrant community in which to work, play and stay. We’re excited to continue facilitating this mission in multiple ways. We offer monthly After Hours networking nights, typically from 5-7pm. on the third Wednesdays of each month at various local businesses, plus regular business workshops and community events. Curious about the chamber in more detail? We’ll hold another one of our regular Chamber 101 question-and-answer sessions for anyone looking to learn more about the chamber, members or not, at noon Wednesday, Jan. 31. Please stop by! We host a vibrantly interactive community conversation via our social media pages, especially our local chamber Facebook page, “3 Towns, 1 Community.” In January, we’ll begin work on our annual guidebook, which serves

our visitors as well as our residents, as well as weekly print and digital newsletters and create numerous marketing materials that promote niche segments of our membership. Sign up for our weekly newsletters via our website, GoKennebunks.com, and stay connected to your community. We are also always here helping “connect community.” We like to say we’re professional matchmakers, meaning we often have a good idea of who or what might complement others’ businesses. We are sounding boards for ideas; oftentimes we can help with problems, or at least we hear people out. Whatever we can do, and what that means to different businesses, all three of us work to support local initiatives. We also serve this community through our numerous events, such as Pajama Shopping Day, Community Christmas Market, Family Skating Party, Prelude Gingerbread House Making, a spring job fair and the seasonal Village Art Walk. We also organize the business community trick-or-treating, LAUNCH: A Maritime Festival, our holiday benefit auction, golf tournament, CONNECT nonprofit fair, DRIVEN Women and our amped-up annual meeting, now called DRIVE. This February we'll be taking the lead on the Kennebunkport Resort Collection's Paint the Town Red campaign, so get ready to go red with us.

The receptionist then told the guest he could say, commenting, “You look a lot like Paul Newman.” His reply? “That’s because I am.” And so began the first visit by the Newmans to the Captain Lord Mansion, Litchfield says, adding that each time they stayed,“They were always gracious and friendly. ” The Newmans were not the only couple that stayed more than once at the Captain Lord Mansion. The inn’s Memory Garden consists of dozens of stones and markers that pay tribute guests who have stayed at the historic inn multiple times. And the words gracious and friendly just as easily apply to Litchfield and Davis and their approach to hospitality. As Davis puts it when describing what makes the Captain Lord Mansion so special: “For us, hospitality is about a personal touch. It starts from the moment a guest calls the inn. Each detail matters.” Litchfield agrees, adding he and Davis also see their role as innkeepers as that of stewards within the community they love, where both have been active 6

“BIDDOSANCE” TRANSFORMS BIDDEFORD AND SACO INTO ‘LITTLE BROOKLYN’ BY MATT ROBINSON

A perfect storm of new investment into these two cities’ aging mills, the arrival of more millennials in search of a new community and the recent exit of the former trash incineration plant is steadily transforming Biddeford and Saco into Maine’s “Little Brooklyn.”

home to several businesses, including the popular Run of the Mill Pub. Saco also boasts the state-of-the-art Saco Transportation Center, served by Amtrak’s passenger train, The Downeaster, which makes daily trips to and from Portland and Boston.

Earlier this fall, Tim Harrington, a Kennebunkport developer, and Eric Chinburg, owner of Chinburg Properties in Durham, New Hampshire, announced a $40 million, two-year plan to transform the Lincoln Mill into 181 apartment units, a restaurant, a fitness club and rooftop amenities including a swimming pool.

If all of those developments are not enough, Biddeford recently welcomed its first Starbucks® on Elm Street shortly after Saco welcomed Maine’s first Krispy Kreme doughnut shop.

The Lincoln Mill project is the latest investment that is fueling Biddeford and Saco’s collective resurgence from former mill cities to urban communities. Craig A. Pendleton, executive director of the Biddeford-Saco Chamber of Commerce, notes Chinburg Properties successfully transformed the former Mill Building 4 in Saco, which had previously been vacant for over 30 years, into 150 housing units and several thousand feet of commercial space. The redevelopment of the adjacent Saco Island Building is now

Biddeford has also been selected as the location for a York County courthouse, which, Pendleton says, “will likely add other new businesses to that area.”

Casavant adds that Biddeford was recently nicknamed "Little Brooklyn" because of its urban, small neighborhood feel. “The changes in the city have also been described as the ‘Biddosance,’” he says, “as we morph from an old mill town to a city that is more dynamic, more vibrant, yet retaining its quality of life and its coastal and natural assets.” In addition to new businesses and residences, Casavant credits infrastructure improvements and such civic developments as monthly art walks and the annual River Jam Festival and Winterfest with the rejuvenation of the two cities.

“In recent years, we have seen an expansion of dining establishments that blend very well with our established businesses,” Casavant says. “As downtown density increases, there is going to be more and more demand for particular goods and services, so I envision more redevelopment along Main Street.” Matt Robinson is a freelance writer who lives in Brookline, Massachusetts.

“Cobblestone, pavers and flowers have added to the ambience,” Casavant observes, mentioning plans for the completion of the River Walk, a pedestrian way that will wind through the city from Mechanics Park into a large public park. “The walk will be highlighted by the thundering falls, which once powered the mills of Biddeford and Saco,” he says. While the river has powered the city since its founding, elements of industrialization had to go in order to open up room for the new growth: “The closure of the Maine Energy incinerator was the primary catalyst that spawned the most recent redevelopment projects,” Casavant explains.

S t e v e Br y a n t & S o n Tr e e a n d Br u s h

Once the Biddeford City Council decided it was time for the city to change course, that opened the door to an energizing expansion.

Biddeford Mayor Alan Casavant observes that the 700- to 900-squarefoot “micro apartments” planned in the Saco Island Building will spur investment by smaller businesses and younger residents. “The median age for residents in Biddeford is 35,” Casavant notes, “and that reality is changing the face of the community, as is the many new arrivals from the Portland area and the Northeast.”

Recipe Corner

BY DEBBIE MEIER

Let’s Stuff a Squash

for These Cold Winter Months DIRECTIONS: First, you are going to cut the tops off the squash and remove the inside meat and seeds and discard. Rub butter on the inside of the hollowed-out squash season with salt and pepper. Then, sprinkle each one with brown sugar until they are evenly coated on the inside. Next, place them on a cookie tray covered with parchment paper, hollow side down, and bake them for 10 minutes at 350 degrees. While they are baking, you are going to fry up the pork in the olive oil with the nutmeg and salt and pepper to season. While the pork is cooking, also cook the rice.

Happy New Year! Today we're going to stuff a squash that can either be used as a side or as the main dish. Either way, it is a crowd-pleaser. There's something about eating a squash that is baked in its own skin; not only is it healthier, but it makes it much more succulent than when it's peeled and boiled. I use sweet dumpling squash for two reasons: It is as sweet as its name, and it's the perfect size to serve as an individual portion. But really, any smaller-size squash will do. With the cold, stormy days we experience here in Maine, there's nothing better than smelling a sweet stuffed squash baking in the oven to warm you up from the inside out. So, let's begin!

INGREDIENTS:

1 tsp nutmeg

16 small squash

2 tbsp olive oil

1 lb ground pork

1 cup shredded mozzarella

1 1/2 cups quick-cook rice

6-8 slices of crispy bacon, chopped

1/2 cup brown sugar 1/2 stick of butter 1/4 diced chives

10

Salt and pepper to season through all steps.

Finally, you're going to gently stir the rice and the pork mixture together. Then, stuff each squash almost to the top with this mixture and top off each squash with mozzarella cheese, bacon and diced-up chives.

TIP OF THE MONTH: 1.

Before cutting the tops off the squash, microwave each one for one minute. This makes it easier to cut the squash.

2.

By seasoning with salt and pepper during each step of a recipe, you heighten the level of taste throughout the dish.

3.

After opening your brown sugar, always place a small piece of bread in the package before putting it away. This will keep it from hardening up.

New Year's Resolutions

What if we asked our kids to help us stay accountable? One of children’s natural gifts is to point out when we’re doing something wrong, so it’s only practical we utilize their abilities. Even have your spouse motivate you. Others will help you remember to do things or remind you if you don’t.

What Makes a Good New Year’s Resolution? BY MEGAN MAHLIK

We’ve all done it. Said we would lose 10 lbs, gained 5 lbs. Bought a gym membership, went for one week. Quit something, found a way around it. Many just give up on New Year’s Resolutions altogether because they seem to never work. However, if we look at our resolutions from another angle, we can understand more about why we choose our resolutions, and in turn, why we don’t follow through with them. Learn how to make a good New Year’s resolution that you will actually want to commit to this year.

Don’t lose sight of why you made the resolution The definition of resolution according to the Merriam-Webster dictionary is “Something that is resolved.” In and of itself, the word resolution means to find a solution. If we need a solution, that means we have a problem that needs to be fixed. There are many different corners of our day-to-day life— finances, health, kids, even behavior. Once you are able to recognize where you have a prominent issue, you will better be able to create a resolution. Perhaps

the problem is deep and recurrent, or maybe it’s something new. Maybe your eating habits are out of control and you are worried about serious health complications or those Friday night cocktails mean you are missing out on time with your kids. It’s more complicated than wanting to eat healthier or drink less. A solution can appear many different ways in our lives. If you procrastinate too long on folding the laundry try adding a slot in your busy calendar for the next three months out to do household chores. Maybe even use a pen. Don’t let it be an option, just like buying groceries, going to work, or filling up the car with gas.

If you don’t want someone else around to nag you, there’s probably an app for that. With so much technology at our finger tips, you are bound to find an app that helps keep you on track from calorie and step counters to color coded calendars. Having reminders and others around will keep you focused and confident. When you run into hardships, share those experiences too. You will keep growing in your resolution journey as you find out more about yourself and how you handle tough situations.

your resolution—stay strong and don’t give up when the road gets rough. Instead of worrying about all the different challenges in your life, focus on the solution, the process, and lastly, the reward. Don’t let this be a once a year process. Always strive for the best in everything you do and you won’t feel the pressure to “resolve” so many things on your checklist. Does this mean you can’t make a resolution? Of course not! Simply understand what is a problem in your life, why you want to change it, and how you can fully commit yourself to solving it. Good luck this new year!

Don’t make a resolution because you do it every year, you feel weird not having one, you read an article telling you to, or you like the challenge. Make a resolution because you are sincerely ready to put a habit, a lifestyle, or an issue in the ground for good.

Have someone else keep you accountable

Be committed to wholly moving on and sincere with yourself and others. A sparkling brand-new year is a perfect time to begin striving for something better, but it’s not the only time. Remember why you needed a solution in the first place and let that be your motivation.

Of course, we are driven by one another. Sometimes we need to think outside the box though. What if instead of a gym buddy we only see once a week, why don’t we reach out to those closest to us during the day?

Unfortunately, your resolution won’t be successful unless you are ready for the work it will take to overcome the difficulties that will undoubtedly be in your way. Just be confident in yourself and your reason to create

A New Year is dawning over the Kennebunks. It sparkles over the harbor with the sense of peace and wonder. It shines down the wooded trails with a sense of mystery and excitement. And it awakens the soul as we reflect on the path we are taking and what lies ahead. At the Kennebunkport Conservation Trust, we look to the New Year with anticipation. How can we make our special community even better? What can be done to enrich the lives of those around us? The thing is, we did not get to where we are today alone. Our future and what we do tomorrow is not just in our hands. It is about all of us who love this place and its people. It is about unity, fellowship and common goals of greatness. With the New Year, we stand by our motto, "Together we can do great things. Together we can make a difference." Throughout the course of the year, we all look forward to special times such as a dinner out, going to a ball game with our family, seeing our favorite band or a night at the movies. These experiences enrich our lives and create memories that are long lasting. We think the price of admission is well worth what we paid. The trust is working to transfer that same concept to our community. We want to give priceless moments in people’s lives for free and forever. Whether it is a day spent in the sand and sun on Goose Rocks Beach, a night under the stars camping on an island, a walk in the woods alone with nature or the magic in a child's

eyes discovering the wonders of the outdoors on a field trip, they leave a lasting impression. Though our mission is to provide those experiences at no cost, there is certainly a substantial cost to create those opportunities. Our goal for the New Year is twofold: to increase membership to support our work today and to expand our Legacy Society to support our work tomorrow.

As we look ahead and plan for the future, we know the land and community the trust protects is forever. Our Legacy Society ensures that these places will always be properly cared for and that the experiences will continue. Legacy gifts support the trust's work with designations from your estate planning. They provide financial stability for the organization's future to benefit the generations who will follow us. As you think about your own future, we invite you to commit to the future of our community by becoming a forever member through planned giving.

or headlamp is always a good idea. Feel free to bring your beverage of choice to enjoy in the headquarters after the hike. Meet at our headquarters located at 57 Gravelly Brook Road in Kennebunkport at 8 pm. This event is free and all welcome! Please RSVP to Russ Grady at volunteer@ kctoffice.org or call the office at (207) 967-3465.

We hope you will join us in continuing to make our community great this year with your membership and that you will consider supporting the trust with a future forever gift. You can become a member at www. kporttrust.org/becoming-a-member/ or by mailing your donation to KCT, PO Box 7004, Cape Porpoise, ME 04014.

Come enjoy the trails at our headquarters and stop in for a cozy warm up on January 28 and February 25 from 10am to 2pm. We’ll have the fire stoked with hot cocoa and other goodies for you. A great excuse to come and play at the trust! Bring your friends and family; our warming hut is free and all are welcome! The warming hut will be held in our headquarters located at 57 Gravelly Brook Road.

From all of us at KCT, we wish you a joyous and bright New Year. We are kicking off the New Year with some fun: Be sure to mark your calendars!

Support through membership today is what makes the daily work possible. Your donation purchases land, builds bridges, runs boats to monitor the islands, funds field trips and speakers, replaces invasive species with native plants, plows the driveways so you have parking at trail heads, maintains docks for public water access, purchases equipment and tools for our stewards to care for the properties and so much more. The costs are ongoing and will continue throughout in the years ahead. We want everyone to be part of making our community great, so there are no restrictions for becoming a member. Any amount you can give makes you a member and will be greatly appreciated.

Full Moon Hikes

Enjoy the magic of winter with a full moon hike at the Emmons Preserve on January 1 and 31, March 1, 8-9pm. KCT board member Russ Grady will lead the group on a moderate three-mile hike on the trust’s trails. There will be several opportunities to stop along the way and enjoy the glow of the moon. Weather will dictate gear, such as now shoes, poles, winter clothes. While we hope to use the moonlight, bringing a flashlight
