RESIDENTIAL Cooper Carry’s Residential Studio has designed numerous residential projects ranging from high-rise condominiums and apartment buildings to mid-rise apartment buildings, lofts and townhouses. These projects are often fully integrated into a larger mixed-use community, blending office, hospitality and retail spaces together with the residential component. We stay current with changing trends in the multifamily marketplace and monitor the evolution of consumer preferences to make sure our clients receive practical, affordable, marketable designs to meet the needs of potential residents.

These are uncertain times. For many, a sense of normalcy is the most that they can hope for. But what if we used this moment as an opportunity to move forward? A time to better position ourselves for the next epidemic, the next phase of work culture, and a renewed connection to nature? What would that look like?


Enhanced Ventilation Systems Fresh, clean air is vital to the health of all occupants. Providing systems with robust intakes and the ability to purify the air will create safe living environments for residents, staff and guests. Mechanical systems with High Performance filters, UV lights, and other disinfectant applications can help prevent illnesses and make communities more resistant to infections and spread.

Upgraded Low Voltage + Electrical Systems As remote work continues, demand for fast internet, strong cell phone reception, USB/wireless charging, and outlets will also increase. These systems will need to be robust to accommodate increased usage. Added ethernet connection points, upgraded WiFi routers, more charging locations, and cell phone boosters may be required to increase connectivity throughout the building.


Oversized Package + Delivery Rooms Online shopping, as well as grocery and food delivery, will only continue to rise in popularity. Package storage rooms must adapt to the increased demand. Home service deliveries, such as dry cleaning and laundry delivery, will also continue to EXPAND as residents work from home. Smart storage solutions, such as resident lockers and access-controlled package rooms, will need to be incorporated at a greater scale and new design solutions will need to be explored.


INDOOR AMENITIES Designed for Working From Home & Social Distancing

The apartment community amenity package was already trending toward more coworking, meeting, and business office space as part of the benefits of apartment living. These amenities will be expanded and reworked to meet the demands of the future, including addressing social distancing requirements, using naturally antimicrobial materials, and creating spaces for smaller gatherings.

Controlled Entrances With ENHANCED Safety Features Entryways will be designed to prevent transmission in a variety of ways. Using naturally antimicrobial materials, UV lighting, building pressurization, touchless entry, elevator controls, and controlled access, owners can help reduce the transmission of disease while maintaining attractive and welcoming environments.

Outdoor Amenity With space for Social Distancing Amenity spaces have always been the key selling points for apartment communities. In the future, these spaces will provide places for social gathering and social distancing as well. These areas should be designed with ample space to allow for safe socializing, as well as smaller areas for gatherings of less than 10 people.

Retail Spaces with Exterior Seating Increased exterior seating that supports social distancing requirements will be a vital part of creating a safe dining experience. Exterior seating will allow people to connect to nature and fresh air, and provide added seating capacity if interior environments must be restricted.


Enhanced Biophilic Design Units with larger balconies and operable windows may foster the connection they desire. Integrated planters, or public spaces dispersed across floors provide tenets safe, private access to nature, while natural materials and circadian lighting help reduce stress and illness.

Modular or Pre-Fabricated Construction Systems Construction sites, like many other places of work, are feeling the cost effects of increased health screening, social distancing recommendations, and other requirements to remain open. The increased costs of operating in the field may lead to more building components being assembled off site as pre-fabricated units. Apartment developers may look to these modular or pre-fabricated systems as cost-cutting measures to help keep construction costs down, and construction workers safe.


RE-IMAGINED UNITS That Enhance the Work-From-Home Experience Even before mandated social distancing, many businesses were allowing employees to work remotely more frequently. Unit design must continue to respond to changes in work culture by providing spaces that comfortably and efficiently accommodate conference and video calls, privacy, productivity and a sense of place.


Dedicated Workspace For units with a smaller footprint, having a built-in workspace ensures residents have a place to work that won’t reduce their living space. It can be a desk when they’re working and additional counter space or bar when they’re not.


Flexible Workspace A thoughtfully situated separated flex space in larger units provides residents with the ability to tailor the space to their needs. These rooms can function as a guest bedroom, dining space, or office, and can be opened up or closed off as needed to provide the desired level of privacy.


Convertible Workspace By taking advantage of unique furniture options and using new technology, owners can provide residents with the flexibility to use a space as they want without increasing square-footage of the unit. Greg leads Cooper Carry’s Mixed-Use and Residential studios. Greg is committed to creating exceptional spaces that uniquely integrate a variety of building types into a single, connected environment.

Krista is a member of Cooper Carry’s Mixed-Use and Residential studios. As a project manager, she is responsible for the production of complete, well-coordinated information and documentation. Krista provides day-to-day management of her projects.

Alysha is a member of Cooper Carry’s Mixed-Use and Residential studios. Since joining Cooper Carry in 2010, Alysha has gained expertise in a variety of project types, including master plans, high-rise apartments, and mixed-use environments.

PROJECT ARCHITECT

Ali joined Cooper Carry in 2016. She has worked as an interior designer on a number of different project types, including single family residential, hospitality, commercial and most recently mixed-use. Her passion is traveling and immersing herself in different cultures, and incorporating that into her design.

Marco joined Cooper Carry’s Mixed-Use studio in 2013. Since then, he has worked on a broad spectrum of project types including mixed-use, multi-family residential, interior renovation, and historic preservation. Marco strives to create meaningful spaces using urban architecture as a backdrop for human interaction and memorable experiences.

Jon recently joined Cooper Carry after 8 years of gaining in-depth experience in mixeduse, multi-family, and student housing project types. By listening to his clients, he works hard to understand his client’s expectations and anticipate the needs of the project. It is Jon’s passion for design and client focused leadership that propels projects to success.
