Thank you for considering Cooper Carry for the proposed renovations to the Sheraton Tribeca. We are excited about the possibility of being involved in the Project, and would welcome the opportunity to collaborate with you and your team to bring this program to fruition. As you will see in this proposal, we have the experience and expertise to help create the special destination Ascott is looking for at this property. With our New York office located a mile and half away from the site, we believe our team is uniquely qualified to assist you with the on-site verification and adaptations to existing conditions that are often necessary in a hotel renovation.

We assembled a team of experts for this project that have a proven track record in the industry and with Cooper Carry. We know that the working chemistry of an entire team is critically important to the overall success of this endeavor. Our consultants understand the need for collaboration and will work with us to guard the design vision in all aspects of aesthetics and engineering. We believe our proposed team is highly qualified to bring to fruition this great project, however we always remain open to suggestions you and your team may have for any preferred consultants.

THE DYLAN HOTEL

NEW YORK, NY

The Dylan Hotel is a 60,000 SF midscale boutique hotel in the heart of Midtown Manhattan, just blocks from Grand Central Terminal. For this project, Cooper Carry served as the Architect of Record for a full interior renovation of the 107 hotel guestrooms, main lobby, and conference rooms.

In addition to the renovation work, one of the conference rooms was converted into a fitness center and two guestrooms on the 12th floor were re-imagined into a presidential suite with an outdoor terrace that spans the width of the building overlooking 41st Street.

Cooper Carry worked closely with a European Interior Designer to translate their design vision into a set of documents capable of being permitted and built in the US.

RITZ-CARLTON NAPLES BEACH RESORT

NAPLES, FL

The treasured Ritz-Carlton Naples beach resort is undergoing a stunning new transformation. Cooper Carry, commissioned by Host Hotels & Resorts, is programming and designing multiple facilities as part of an expansion that will further elevate the unparalleled luxury guest experience at this iconic resort.

To respond to the demand for highly sought-after suites, Cooper Carry’s Hospitality Studio is designing a new all-suite tower that will provide an additional 74 keys to the existing 450-key hotel. The tower’s aesthetic will be seamlessly integrated into the overall resort, a simple yet elegant contemporary twist on the hotel’s signature style. One hundred existing guestrooms will also be converted into 50 luxury suites for a total of 92 new suites. The tower’s spacious new club lounge will be located at the lobby level and feature a bar, a private meeting room, and an outdoor terrace overlooking the pool.

The resort’s pool features are also being updated for a fresh new premium swim experience. Cooper Carry is renovating and expanding the family pool with more premier seating areas and expanding the adult pool deck as well. Each deck will offer private mini bungalows, in addition to the traditional fabric enclosed poolside cabanas. These bungalows will have privacy walls and private bathrooms.

When completed in the fall of 2022, the beach resort is expected to exceed even the highest luxury standards. The project is currently under construction and will be pursuing LEED Silver certification.

WESTIN PEACHTREE PLAZA HOTEL RENOVATION

ATLANTA, GEORGIA

Located in downtown Atlanta, the 73-story Westin Peachtree Plaza Hotel is reportedly the second tallest fully dedicated Hotel skyscraper in the Western Hemisphere. Completed in 1976, it has been a downtown landmark for decades and has been an anchor for the hospitality convention business. Cooper Carry and Blackdog Studios were initially commissioned to renovate all 1,068 guestrooms. However, our scope was extended to a full renovation including guestroom suites, the Sundial Restaurant, the lobby, and other public spaces including the banquet and meeting spaces. The renovation was complete in 2014.

THE WHITLEY BUCKHEAD

ATLANTA, GA

Located in the trendy Buckhead neighborhood, Cooper Carry renovated the 33-year-old, traditionally designed Ritz-Carlton Hotel, now rebranded to The Whitley as part of The Marriott Luxury Collection. The modern reimagining of the space included 500+ guestrooms and suites, including the bathrooms, and areas were brought current to ADA standards. The spa renovation included the addition of a luxurious salt room. In the lobby, the mahogany wood walls and pillars, cream and maroon marble flooring, and heavy chandeliers were refreshed with white walls, sleek gray tile floors, and Art Deco-inspired lighting. A new custom fireplace was added, with seating to create a space of respite for guests. Pops of green, floral-themed murals, and geometric elements complete the design. The Lobby Lounge, Bar and Restaurant, as well as the Club Lounge were included in the renovation, and new service areas were created for staff. Exterior renovations included an updated porte cochere, and temporary entrance and check-in areas were provided to allow the hotel to remain open during the renovation.

As Principal in Cooper Carry’s Hospitality studio, Keith directs the design of hospitality-related projects, including hotels, resorts, and conference centers. His travels across the United States and around the world have guided his design approach that emphasizes connectivity within the spaces, with the surrounding lands, and even with the transportation channels that link the site to the world around it. Keith’s projects have garnered multiple awards, such as a coveted 5-star award from Mobil for The Sanctuary at Kiawah Island and a NAIOP award for Best Mixed-Use Project for the Westin Alexandria & Jamieson Condominiums in Virginia.

Columb joined Cooper Carry in 2019 as Studio Manager in the firm’s New York office. He brings over 15 years of experience in the New York City area and has been responsible for leading the delivery of millions of square feet of built work, with a focus on hospitality, multifamily residential, and offices. He is especially skillful in collaborating with the entire team, including clients, contractors, and consultants, to address project issues. Columb has also participated in the ACE Mentor Program, supporting high school students to develop the next generation of leaders in the architecture, construction, and engineering (ACE) industry.

David joined Cooper Carry’s Hospitality studio in 2020 as a Project Architect with a background working on hospitality, multifamily residential, office, retail, and other projects across the United States and internationally. He is a detail-oriented designer focused on insightful design and thorough execution, with core values strongly rooted in sustainable design and working closely with clients and developers to facilitate needs for specific projects. He is also adept with a variety of software that helps to realize the architectural vision for projects big and small.

With a lifelong interest in the built environment, David also brings a planning perspective to projects. While pursuing his Master of Architecture degree at Georgia Tech, David studied abroad in Cottbus, Germany in an exchange program focused on urban planning and place building through the built environment.

Confidential Owner, Hotel & Event Center, Confidential Location MEP/FP engineering and technology design services for a confidential, multifaceted hotel and event center. The project is comprised of a 478,000 sf event center, a 156,000 sf hotel addition with 350 rooms, and 3,500-space parking structure. Phase 2A includes a 1,311,700 sf casino/ hotel expansion with new gaming floors and amenities, while Phase 2B introduces a 253,000 sf addition with entertainment and retail spaces. The project culminates in a 158,000 sf extension of an existing Hyatt Hotel.

Renovation of 339 guest rooms and public corridors including lighting, power and plumbing upgrades. Public area upgrades include renovations to lobby, atrium, restaurant, bar, comedy club, ballroom, conference rooms and all pre-function spaces.

New construction of a 225,000 sf, 140-room Marriott Courtyard hotel. The facility included an indoor pool, fitness center, and full service kitchen.

The design of this initial 45,000 sf, dormitory, four-story, 250-bed residential campus, includes the MEP design for the ground source heat pump system, air-to-air heat recovery system and rain water reclaim system.

The study provided recommendations for optimal performance, maintenance, and testing of systems and equipment. Nouvelle at Natick, Natick, MA

Fast-track design and construction for a 370,000 sf, 220-unit high rise luxury residential building attached to the new Natick Collection mall addition. The project consists of two, 12-story residential towers and includes private entry into the mall, a clubhouse, small condo retail area, below parking deck for condominium owners only, and a green roof for small group functions and walking area.

The sixstory hotel with a penthouse will include two below-grade levels, with the first below-grade level exposed to the park on the south side. The ground floor, B1, and B2 levels will feature the hotel lobby, amenities, and retail spaces, with the possibility of hotel rooms on the south-facing ground level. Floors 2 through 6 will house hotel rooms, and the penthouse will offer a deck with food and beverage amenities. The project was designed for LEED certification.

The largest of the spaces that will be fit-out in this 160,000 sf facility will be an outpatient facility for Mount Sinai Health System. In addition to this healthcare space, the upper levels of the building are expected to include three floors of residential units and two floors shell space for a future community facility.

Confidential Owner, 110 Martin Luther King Mixed-Use, Greensboro, NC

A new five-story residential building with a three-story open-air parking podium, and adjacent three-story commercial structure. The on-grade parking will be located under the podium with one level in the basement and the other two levels will be open air. The design and construction phases of both the residential and commercial structure will run concurrently. The commercial space will include a common area, a lounge, and a fitness area with locker and showers. The amenity level over the deck will include an outdoor pool.

East Market Development, Philadelphia, PA

New pedestrian-oriented urban center that balances large retail establishments with state-of-the-art offices and contemporary living options. The first phase of a 4.3 acre development feature a 17-story residential tower with 322 residential units, 150,000 sf of office and 160,000 sf of retail space and below-grade parking and loading.

Keweenaw Indian Bay Community, Ojibwa Hotel, Marquette, MI

MEP/FP engineering services for the redevelopment of a hotel at Ojibwa Casino Resort. This 41,000 sf hotel in Marquette includes 75 guest rooms, two presidential suites, pool, sauna, fitness area, and dining room. SECTION 3: FEE BREAKDOWN

MIDTOWN DUAL BRAND AC/MOXY ATLANTA, GA

A. Compensation Summary

We propose to provide design services necessary to deliver the scope of work described within the RFP for a lump sum amount of Three Hundred Sixty-Eight Thousand Eight Hundred Dollars ($368,800.00). This fee includes Architectural and MEP design services, and is broken down by Phase as sown below.

In addition, we have the following allowances for services that may be necessary to complete the project:

1. Building Scanning. We received fee from Raw3 Design to scan the building and create Revit backgrounds. The proposed fee is $47,500.00

2. Low Voltage. The scope of any potential low voltage work is not clearly identified, and is currently not included in our fee. We received an allowance of $25,000.00 from Vanderweil Engineers, and propose to re-evaluate this fee against any actual scope of work once conceptual design is complete.

B. Reimbursable Expenses

Reimbursable expenses are in addition to compensation for Basic and Additional Services and include expenses incurred by Cooper Carry or our consultants in the interest of the project.

Reimbursable expenses include such items as:

• Transportation and authorized out-of-town travel and subsistence (including mileage at the current IRS allowable rate)

• Long distance services, dedicated data and communication services, teleconferences, project websites and extranets

• Permitting and other fees required by authorities having jurisdiction over the project

• Printing, reproductions, plots, and standard form documents

• Postage, handling and delivery

• Costs associated with overtime work including overtime HVAC and meals

• Renderings, physical models, mock-ups, professional photography, and presentation materials

• Preparing digital data for transmission

• Taxes levied on professional services and reimbursable expenses

• Any other similar project-related expenses.

Reimbursable expenses will be invoiced at a multiple of 1.05 times actual cost.

c. Exclusions & Clarifications

• Our fees include work associated with ADA design (bathrooms, public spaces, bar) but does not include an exhaustive ADA survey of the building. We have assumed that the hotel meets current ADA-required key count percentages. Should a more detailed ADA review be required, we will solicit fees from an ADA consultant and present them to you for your review and approval.

• We have assumed that the scope of work described will not require any structural engineering, and therefore do not include any structural engineering in our fee. Should it be required, we will solicit fees from a qualified engineer for our review and approval.

• Detailed cost estimates are not included in the proposed fees.

• Generating “record” documents during and after construction are not included in the proposed fees.

• Verification of contractor as-built field markups are not included in the proposed fees.

• It is assumed that the cost estimate exhibits provided serve as the basis for establishing the project budgets. It is assumed that the estimates provided may be subject to change depending on market conditions and contractor cost escalations that are outside of the design team’s control. Revisions to the design to incorporate value engineering, scope reduction or budget reduction changes that vary from the cost and scope estimates provided will be considered an additional service and will be billed at the hourly rates provided.

• Design of back-of-house spaces is not included in the fee proposals unless specifically listed in the costestimate exhibit or as outlined in RFI responses.

• The design of signage is not included in the proposed fees. Cooper Carry will coordinate with the Owner’s

signage vendor and the interior designer to review signage locations and power requirements.

• Consultant fee proposals do not include weekly OAC meetings. It is assumed that agendas will be shared at least two days prior to OAC meetings to confirm if certain consultants need to attend. A list of number of meetings for each consultant have been included in consultant proposals, which may be shared upon request.

• Requests to attend expedited permit review and AHJ approval meetings will be considered additional services and will be billed at the hourly rate stated in this proposal, unless otherwise agreed upon in writing.

• Drafting of furniture and FF&A is not included in Cooper Carry’s fees to generate CAD backgrounds from scanning and tracing PDFs.

• The digital scanning fees provided do not include back of house areas, parking decks, site documentation, exterior elevations, artwork, furniture, above ceiling documentation, and any hidden elements.

• Digital scanning for guest rooms includes the full scan of all accessible guest units.

• The Revit models provided by the scanning team will be LOD (Level of Development) 200-300.

• The following items and services are not included in the MEP/FP design fees:

• Sprinkler head layouts, sprinkler piping, etc., designs of revisions or additions to the base building’s existing primary systems (i.e., electrical service, A.C. tonnage, ductwork, ventilation rates, security system design, preparation of lighting or power/data layouts, lighting design, performing energy calculations, system studies, payback

We understand - per Addendum #1 dated June 5, 2024 - the project is not pursuing LEED certification. D. Additional Services

1. Services provided by Cooper Carry beyond those proposed herein are Additional Services and will be provided on an hourly basis in accordance with the rate schedule on page 26. Additional Services shall include, but are not limited to services necessitated by a change in the initial Project information, previous instructions or approvals given by the Client, or a material change in the Project, including size, quality, complexity, the Client’s schedule or budget, or procurement or delivery method.

Special formats, renderings, processes, routines, reports, analyses, billing software or websites, organizations or other similar, requested invoice or documentation variations will be invoiced as Additional Services.

If requested, we will provide estimates for these Services for your authorization prior to proceeding with the Additional Service work effort.

2. Additional Services provided by any consultants will be billed to you at a multiple of 1.10 times consultant’s invoice.

3. Additional Services will be billed monthly based on Services rendered.

E. Terms & Conditions

We agree to deliver our services under the terms and conditions of the Standard AIA B103 contract, with mutually agreed to edits (or a similar owner-provided contract, with mutually agreed to edits).

F. Insurance

Cooper Carry carries professional liability insurance that is commensurate with the size and complexity of the projects with which we are involved. A copy of our standard COI can be provided upon request.
