THE ASTON

When building your dream home, it is inevitable that builders, architects and interior designers will have to come together to make your vision a reality. Sometimes this is harder than it sounds, and it’s good advice to have all of these integral players working together from the outset. This outstanding home from Classic Constructions is an example of what can be achieved when your architect, interior designer and builder are all on the same page.

Designed to inspire, The Aston is a five bedroom, three bathroom home with flowing internal spaces that seamlessly extend to external entertainment areas; and with an exciting combination of materials adding a tactile, earthy and natural element to the finished product. For Architect Paul Tilse, and Interior Designer, Melinda Boag, the merging of creative disciplines allowed them to push the boundaries on design.

“The whole philosophy around the design of this home is the fluidity between the external and internal areas”, says Paul. “So I designed the random stacked natural bluestone wall to extend from the front garden, through the home and out towards the pool to create a striking and distinct home feature.”

GOOD KITCHEN DESIGN IS ESSENTIAL IN ANY HOME... BUT PARTICULARLY FOR THOSE WHO LOVE TO ENTERTAIN, AND THIS HOME IS VERY MUCH DESIGNED FOR THE CONSUMMATE HOSTS

“Traditionally an architect draws up plans and then the builder and interior designer have to work around that, without having any input,” says Paul. “By working together from the start we can identify any challenges and work around that, resulting in a more seamless process and a far superior design.” “We really spark ideas off each other,” adds Melinda Boag. “For instance when Paul talked about using cedar cladding on the exterior of the home, I wanted to continue that warmth through the home with the beautiful honey tones of the ironbark timber floorboards.” This is apparent as soon as you walk through the door and into the high ceilinged entry, with a stunning natural bluestone feature wall making a dramatic impact.

Floor to ceiling double-glazed bi-fold doors let in the natural light to bask the entire room in sunlight. Open the doors and you have a fourth living area: the stunning pool and landscaped gardens. Designed for the modern entertainer, the kitchen incorporates the integrated Blum motion system that features automatic "touch" cupboards, electric soft close mechanisms and door lift systems; a walk-in butler’s pantry that allows you to hide prep clutter behind doors and the clever hidden storage beneath the hardwood countertop. “Good kitchen design is essential in any home,” says Melinda. “But particularly for those who love to entertain, and this home is very much designed for the consummate hosts.”

From the entrance, you’re automatically drawn into the open plan kitchen and living area - the heart of the home.

Long, wide bench tops provide plenty of room for food preparation and are strategically placed next to the sink and appliances to allow for efficient workflow, with the stainless steel bench top located next to the oven to minimise heat transferral when hot items are removed.

Despite being one large space, it’s been cleverly designed to create separate “hubs” between the kitchen, family room and dining room – perfect for when family members want to engage in different activities.

The extended breakfast bench may be a place for children to complete homework or for guests to enjoy a drink while chatting to the Chef, and a high benchtop cleverly conceals the clutter of a busy kitchen.

Entertaining has certainly been a key consideration in the design of The Aston. “Outdoor entertaining is an essential part of the Australian lifestyle,” says Paul. “And we wanted to maximise the use of the swimming pool, paved outdoor entertaining areas and landscaped gardens. That’s why every major living area features floor to ceiling double-glazed bi-fold doors that instantly create a flow between the internal and external living spaces, perfect for use all year round.” The formal living area embodies this principle perfectly. Featuring the striking bluestone walls that run throughout the home and a wall-mounted gas fireplace, it creates a cozy and inviting ambience during winter, whilst in summer the doors can be opened up onto the pool area – ideal for guests to enjoy cocktails or post dinner drinks. The indoor-outdoor theme continues into the more private areas of the home, including a parent’s retreat filled with natural light and pool views – ideal for quiet contemplation and pre-breakfast peace and quiet.

But the real scene-stealer is the luxuriously appointed ensuite. At its heart is the Apaiser freestanding bathtub, exuding understated sophistication, with its organic curves and clean, chic lines. Set in front of a large cedar window, it is complemented with his and her freestanding Apaiser stone basins and stunning recycled timber flooring with Hydronic heating underneath. Discreetly positioned to the side for privacy and seclusion, the Villeroy & Boch toilet features a soft-close seat and Grohe in-wall unit with illuminated flush plate. The shower features two shower points: one hand shower and a wide rain showerhead suspended from the ceiling. Throughout the walls are lined with thick ceramic tiles that minimise the use of exposed grout; and powder coated aluminium angles that conceal any exposed edges, creating a fine smooth finish to this sensual bathing sanctuary.

But, according to Paul, the children don’t miss out either. “There’s an increasing trend towards having separate spaces for children and parents in the home,” he says. “And upstairs we’ve essentially created a “children’s retreat” with three bedrooms, their own bathroom and a multi-use living area – again with views overlooking the pool. Externally, the house incorporates a variety of innovative materials that maximise energy efficiency, low ongoing maintenance and stylish design. Composite aluminium cladding with a timber-look pattern has been used on the walls to create the beauty of natural timber without the high maintenance. The garage door has been transformed into a focal point of interest through custom made natural cedar cladding that matches the cedar windows while a

random stacked natural bluestone wall extends from the front garden through the house and out towards the pool to create a striking and distinct home feature. Technology has been fully embraced to enhance the living experience and includes a Sonos integrated sound system with Wi-Fi control and electric hi-lite opening windows. But these luxuries have also been carefully planned with an energy efficiency rating of six stars to reduce the operating costs of The Aston. But luxury is also balanced with eco friendliness. BUILDERS INSIGHT Going green with your dream home can be achieved with early planning, says builder Jason Tanchevski.

Over the last decade or so, the push towards energy efficiency has been much hyped in the media, and become a great divider in Australia’s political and cultural landscape. Kevin Rudd’s “greatest moral challenge of our times” may have sent the shock jocks into frenzy, but nonetheless, the message that a greener outcome is a responsible position has become the zeitgeist. As a result, more and more people are requesting advice on how to build an energy efficient dream home. According to Jason Tanchevski of Classic Constructions, there’s a balance these days with client’s requests. “Of course, affordability is a big issue at the moment, and obviously for some of our clients, energy efficiency isn’t as high on their list of priorities. Many others though, are genuinely motivated to achieve an environmentally friendly outcome, even though they may be unaware of what upfront costs are involved.” “We feel that it is our job to manage customer’s expectations and to give them some perspective on what can be achieved, and what may be out of reach for them” says Jason. In any case, the

best option for anybody considering energy efficiency is to plan for it from the outset. “It will certainly be a less expensive exercise if we work towards those goals from the beginning. There’s a lot that can be done in the planning stages. Block selection and orientation for example, and choice of materials come into play.” Heating and cooling considerations are very important in large modern homes, as many are built with open plan layouts. “Homes are definitely getting bigger, and more open in layout, and it may be advisable to consider how these homes are going to be heated or cooled. A formal living area that is only used on special occasions may be beautiful to look at, but it may cost to maintain. Getting the right advice will give you the outcome you want and allow you to stay on budget” says Jason. Although design is the main focus when it comes to energy efficiency, you can really make a difference to your home by your choice of materials and products. “There are a lot of new building materials and systems coming onto the market that

have great green credentials, and it’s wise to consider those at the planning stage” says Jason. “Many new systems are more complex. The more components you add, the more contractors you involve, the more it may end up cutting into your budget. It’s good to know what can work, and what is a little experimental. Experience really counts when you’ve got options on the table, and we feel that this is an area where we can really make a difference ”. “In our industry, once you move away from the norm, it can get pricey, but as new technologies become more familiar, they do get less expensive. For example, when solar was in its early stages, it was very expensive. But now, as competition increases and knowledge has grown, it’s become a much better and more affordable option” Jason adds. “We’ve been there and done that, and would certainly want to use our expertise to advise of any potential problems”. The final word? “ Plan from the beginning, be aware of your budget, and you can achieve energy efficiency in your dream home”.

DESIGN TRENDS Expect a strong and imaginative direction in interior design in 2013, using bright colours to give people a sense of optimism, joy and hope.

FLOORING

CUSTOMISED PRINTS It’s anything goes when it comes to fabric prints with the boundaries on sensible mix and match guidelines being pushed to the extreme. We’ll see geometric patterns, kaleidoscopic designs, animal prints and exotic florals gracing interior furnishing fabrics. Textured prints, natural weaves and sustainable soft furnishings making a huge appearance also. There are also possibilities for clients to create their own bespoke furnishings from upholstered chairs to curtains and cushions using prints and patterns that are inspiring, visually beautiful and reflective of their space.

Light tones with grey oaks and antique lime-washed whites are leading the way. These elements add an air of sophistication to a classic and contemporary interior. Well-placed rugs add a dash of colour to a room as well, and continue to be a hot item in the foreseeable future.

VIBRANT COLOURS The Colour of the Year for 2013 is Emerald (PANTONE 17-5641), a “colour of elegance and beauty that enhances our sense of well-being, balance and harmony.” The coming year will see a less structured approach to colour placement, with unusual colour combinations encouraged.

“If you want to update your home with this vibrant colour trend, you don’t have to go overboard”, says interior designer Melinda Boag. “You can paint a feature wall, use highlights with cushions, wallpaper, vases and rugs or invest in key pieces such as furniture or artwork that inject positive energy into a room.”

ECO-FRIENDLY There is a large push to go “green”, and interior design is expected to follow suit. Products made from organically sourced materials are going to be the norm, such as refinished woods, organic hemp carpets and cushion covers knitted from local wool. There is also a move towards using furniture and accessories that are handmade using traditional processes and local materials.

And the trend of recycling, repurposing and reusing old furnishings and home décor accessories will continue, particularly with regards to mixing the old with the new. “A great example is reupholstering a fantastic vintage chair in a bold contemporary print,” says Melinda Boag. “I’ve heard of people picking up vintage pieces for next to nothing and transforming them into works of art.”

A HOME TO HELP THE HOMELESS There are people in our community who don’t have anywhere to sleep tonight. They are women and children escaping domestic violence, teenagers who cannot live at home due to family breakdown, abuse and violence, and people who have fallen through the cracks of society due to mental illness and addiction.

Auctioned on 2 March 2013, the final bid was an amazing $850,000.

In recognising this problem, Classic Constructions collaborated with the ACT Government and other prominent construction organisations to support five local charities that provide services for homeless and disadvantaged Canberrans. The project, Franklin Charity House, was a four bedroom home built by Classic Constructions, designed by Guy Mahoney from Designs by Mahoney, built on land supplied by the Land Development Agency and coordinated through Master Builder Association of the ACT (Master Builders ACT).

ACT Chief Minister Katy Gallagher praised the industry for supporting such a worthy cause, saying, “this partnership is a real practical example of how the public and private sector can work together for the common good of the Canberra community.”

“This is a fantastic outcome for everyone involved and will make a significant difference to the lives of those impacted by homelessness in Canberra,” said Jon Tanchevski from Classic Constructions.

Located in a quiet suburban street of Franklin, with city views to the south and close to public transport and schools, the home is an excellent example of energy efficient design and features a 7 star thermal rating, 8,000 litre rainwater tank, double glazed windows and extensive insulation.

Perfect The tinkling sound of water greets you at the entrance to this contemporary home as you step over a tranquillity pool to reach the front door. Inside, a flood of natural light spills through floor to ceiling bi-fold doors in the open-planned kitchen dining and living room that opens out onto a north-facing courtyard. This is the home of Ian and Julie, soon to be empty-nesters who had the opportunity to build from scratch – covering the things that were important to them now, as well as those they anticipate needing in the future. A fantastic relationship with Classic Constructions ensured a rewarding journey.

“Our brief was for a house that was low-maintenance, comfortable and of a timeless aesthetic,” says Ian, who was intrinsically involved in the design and build process. “It’s been designed to cater to Julie’s and my needs as a couple, but the layout is familyfocused to accommodate our children, grandchildren and love of entertaining.” The couple plan to live here well into their twilight years, and this intention drove the design. “Because we want this to be our ‘forever home’, we took a realistic view of becoming older,” says Ian. “So we included wider doorways and passageways, cavity doors and pull out drawers from the waist down in the kitchen, in case either of us ends up in a wheelchair.”

“And a low maintenance garden and flooring – so we can spend more time enjoying our home rather than working on it,” adds Julie. Ian and Julie can live quite comfortably on one level, whilst two bedrooms on the second floor and a third on the ground floor, each with their own bathroom, allow visitors their own separate space. “I’m also a big believer that a home should pay for itself,” says Ian. “So we could even rent out the rooms upstairs to boarders and get an extra income, with very little impact to our lifestyle.” Whilst future practicalities were catered for, the build was also a chance for the couple to indulge their long-awaited wish list of features.

Having lived and travelled throughout the world, the couple had picked up a lot of inspiration along the way. For Ian, a shower that could completely open up to the outdoors, was a must. “When we travelled through Bali, the thing I loved most was having an outdoor shower. The Canberra weather isn’t exactly conducive to that luxury, but this is the next best thing.” A butler’s pantry, tranquillity pool, fireplace and extra high floor to ceiling windows were other luxuries the couple had to have, whilst the striking wood and stainless steel staircase was a feature that evolved out of the design and build process.

“We’d had our designs drawn up before we approached Classics to do the build,” says Ian. “Classics were able to refine the designs to fit within our budget and building restrictions and, thanks to their imaginative thinking, the staircase became the focal point of our home.” The original designs featured the staircase and bedrooms at the rear of the home. However they were knocked back by ACTPLA because the second storey cast a shadow on the neighbour’s land. “Classic’s came up with the idea of shifting the plans around 90 degrees and building a mezzanine level above

our main living area – which is why the staircase is where it is now,” says Ian. “It was a really clever suggestion and Julie and I love the final result.” Energy efficiency was also paramount to the couple and through features such as hydronic heating in the flooring, evaporative cooling and ceiling fans the home has an energy rating of 6 stars. With everything the couple could want now and in the future, Ian and Julie’s home really is one that they can enjoy happily ever after. 

WE HAD A GREAT RESPONSE FROM READERS OF OUR LAST EDITION WITH MANY OF YOU WRITING ASKING FOR BUILDING ADVICE. HERE, JASON TANCHEVSKI ANSWERS SOME OF THOSE QUESTIONS:

What are some major considerations we need to be mindful of when designing a new home? There are many factors that need to be considered during the design phase of your project. The more planning is done at the start of the process, the less complications you have during construction and the more costs you can save. Many planning authorities have rules and guidelines as to what you may be able to build in your particular suburb. It is important to take that into consideration when selecting a block. A lot of the newly developed suburbs in the ACT have precinct codes that have guidelines as to what the street appeal of your home must achieve. This can dictate the type and style of your new home design. Current and future size requirements should be considered for your families lifestyle. If your new home is a long term investment for your family, then you should think about what your families requirements may be over the next 5 – 10 years. It may be impractical to build a 3 bedroom home if you think your family may grow over the next 5 years.

Storage should also be a real consideration in designing your home. You can never have enough storage in your home, and the clever use of linen cupboards and wardrobes in bedrooms, will reduce clutter in your home and allow more flexible furniture placement around your home. Glazing and window orientation is important for the thermal performance of your home. Consider placing most of the glazing on the north facing side of your home. This will take advantage of the winter sun to help reduce heating costs in winter. On the flip side, keep glazing on the south facing elevation to a minimum. This is the easiest way to lose heat from your home in winter, as the southern side does not get any sun in the winter. Shading structures and eaves are a simple and effective method to provide shade from the summer heat. During the summer months, the sun is in a higher position and eaves and shade structures help to protect windows from the sun which will help keep the inside of the house cooler in summer. Heating and cooling systems are also important to consider in your design. Many systems require internal ducting through roof cavities and floor joists.

CHOOSING A DESIGNER BECAUSE THEY ARE CHEAP IS THE WORST WAY TO CHOOSE SOMEONE. YOU NEED TO CHOOSE THE DESIGNER YOU THINK WILL DO THE BEST JOB AT THE END OF THE DAY.

Make sure your design has enough space through your roof cavities and floors to run duct work effectively and to also have the internal unit of the heating system installed. By making this consideration, it could save you unnecessary cost later on, as well as prevent the builder from having to manufacture extra space in your home through the use of boxing out cupboards and walls. We’re thinking about building and want to know the best approach to finding the right site. Any suggestions? Once you have located a promising building site for your new home, spend some time on the building site. Walk the full length of the building site at different times of the day. Aspect is crucial as a north facing exposure will save you on heating costs in winter.

We live in a great area but our home is just not working for us. What’s the best option: knock-down and rebuild, or renovate? On a per-square-metre basis it’s a lot cheaper to knock-down and rebuild than it is to renovate. It also means that rather than try and work around existing problems in your home, you can start from scratch and include everything you want and need. What is the best way to choose a building designer or architect? Look at their previous work - either built works or a portfolio of their work. Ask them what their qualifications are and view the document if possible. Also ask for references from builders and previous clients.

The size is obviously important and you need to make sure the size of your proposed house is proportionate to the size of the site. (You don’t want to squeeze a mansion onto a postage stamp!) Work out where the sun rises and sets and what views you’d like to see from each of the rooms. For example what do you want to see from your bedrooms, the kitchen, your living areas. The level of your site is also important. If it’s really steep, that’s going to bring added considerations.

Ascertain from conversations if you feel comfortable communicating with the designer. Communication is essential to you realising your goals. Note: Fees can be a deciding factor for people when choosing a designer. Choosing a designer because they are cheap is the worst way to choose someone. You need to choose the designer you think will do the best job at the end of the day. You may save a couple of thousand dollars in design fees but will spend more fixing design problems during construction and end up with a house that you are not very happy with.

TONY SARRI FROM SOUTHERN INNOVATIONS KNOWS A THING OR TWO ABOUT BATHROOMS. HAVING WORKED WITH SOUTHERN INNOVATIONS FOR OVER 10 YEARS HE HAS SEEN TRENDS COME AND GO – IN PARTICULAR THE FREESTANDING BATH.

Once the only type of bathtub available, they went out of vogue when cheaper built-ins arrived on the scene. But thanks to a return to elegance and style, they’re back in a stunning variety of designs and materials to create a show-stopping feature in any bathroom. We asked Tony to give us the low-down on freestanding baths: Why should you consider a freestanding bath instead of a built-in? “Nothing makes more of a statement than a freestanding bath,” says Tony. “They’re basically a luxury staple and are the closest way to give you an elegant, sophisticated feel, similar to that of a retreat or an expensive day spa.” So is it only the wealthy who can afford this luxury staple? “Not at all,” declares Tony. “Thanks to their popularity, we’re seeing a huge selection of freestanding baths available in different materials such as acrylic, porcelain enamel and composite stone ranging in price from a few hundred dollars to the more exclusive designs.” What trends are you seeing in freestanding baths? “Suppliers are now moving away from oval freestanding styles and focusing more on

traditional rectangular baths,” explains Tony. “The European market is also starting to push towards all metal baths, which are made from one piece of metal with no joins.” What’s your prediction for the future? “I believe we’ll start seeing traditional features such as claw feet come back into fashion – but with a contemporary twist.” What are the key things you should look for in a freestanding bath? “Comfort is the most important asset,” affirms Tony. “There’s no point getting a bath that looks fantastic but is awkward to lie in! I love the one-piece rectangular Bette bath with a porcelain enamel finish. Its seamless shape looks fantastic and its ergonomical design makes it a really comfortable bath. Length is another important consideration. In order for a freestanding bath to be the centerpiece of the room and to ensure a comfortable soak, it needs to be 1800mm or longer.” And in terms of material, you can’t go past porcelain enamel for easy maintenance and durability.”

What’s on your wishlist? “If I could choose any bath in the world, I’d love the carbon fibre bath from Corcel. Its black, aerodynamic design looks like something you’d see in a sci-fi movie.” Tony’s Tips: 1. Make sure your bathroom is big enough to accommodate a freestanding bath comfortably. 2. Choose your tapware to complement your bath design and theme of your bathroom. For example contemporary chrome tapware would suit a sleek minimalist bath and more intricate tapware would suit a traditional, claw foot bath. 3. Because baths come in a huge range of materials and styles, make sure your bath matches your existing finishes. 4. Decide whether your bath will be used for one or two people. This will determine the best shape and style. 5. Depending on the style and size of the bath, be aware that you may need to reposition your waste to install it.

QUESTION: WE’RE IN THE PROCESS OF DESIGNING A NEW HOME FOR A FAMILY OF FIVE WITH THREE BATHROOMS. WHAT ARE SOME OF THE THINGS WE NEED TO CONSIDER? CHEREE, GARRAN

THINK FUNCTION FIRST A bathroom, like the kitchen, is one of the hardest-working spaces in the home. It’s both a workstation for preparing to go out into the world and a refuge for resting and recovering from the hectic day. Consider the ages and number of people using the space, what purpose and during what times. For instance a parents’ ensuite will serve a very different purpose to a young family’s main bathroom that everyone shares, or a powder room used mostly by visitors.

MAP THE SPACE Apart from plumbing considerations that will impact where you place showers and bathtubs, you need to think about the tasks you perform in the bathroom and the objects you use most often, ensuring that they are always within arms reach. For example, if you need ample storage would you prefer to have it stored beneath your vanity (so you have to bend each time you get something) or above the sink behind a bathroom mirror or in a built in shelf? Where will you keep your linen? And what about electrical sockets for hairdryers and shavers?

KNOW YOUR SURFACES

When selecting materials for your bathroom, make sure you’re aware of the inherent qualities and drawbacks for each. For instance shiny floors may not be very slip-resistant whilst natural materials may have a pitted surface that is more slipresistant, but may also be more likely to collect residue. KEEP IT WARM BE CAREFUL WITH LIGHTING Choosing the correct lighting is critical in the bathroom, where mirrors are present and mood is important and the ability to adjust lighting is helpful when a lot of light is needed or when low light sets the tone for a long, relaxing bath. Consider the appropriate task lighting for sink and shower areas. Daylight is always preferable to give more light and a feeling of space, so try and incorporate windows and skylights into your design as much as possible. Failing that, halogen spots can mimic daylight and provide the most flattering light.

There’s nothing worse than a cold bathroom, so choose practical, costeffective heating methods. It is usually necessary to have both an overhead Tastic heater and a heated towel rail, as towel rails supply less heat to the surrounding area. Using underfloor heating can make cold surfaces warm and are great for bare feet in winter.

CHOOSE COMPLEMENTING FIXTURES Plumbing fixtures are the shining adornment of your sink, bathtub or shower and can stamp the style of your bathroom. There are a plethora of metals, faucet types, and control options available; from taps that turn on with a slight touch, to fixtures that cascade water out in a waterfall. The key is finding the right balance between appearance and performance and it can be easy to get caught up in how things look and downplay the practical side – including budgetary considerations. The best way to begin selecting these essentials is to visit a bathroom showroom where you can see and try—and ask questions.

LARGE FORMAT TILES Due to a trend towards minimalist styling and a general dislike of grout lines, large format wall tiles in sizes up to 100 x 300cms are increasing in popularity. Apart from the fact that they require less grout lines, if they are rectified, which means the edges have been machined to be straight and flat, they can be set with very tight, narrow grout joints. As a result, they can actually make your surface look bigger, especially if used in light or reflective colours and are perfect for creating a sleek, contemporary look in your bathroom.

PATCHWORK PATTERNS Anything goes with this design trend – just pick a handful of your favourite patterned and solid tiles to create an interesting backdrop to your bathroom.
