CoreLogic Quarterly Auction Market Review June 2017 Released July 2017


Overview Across the combined capital city auction markets, clearance rates fell to 71.7% over the June 2017 quarter, compared to 74.8% over the March quarter. Clearance rates fell on a quarterly basis across all capital city markets, with Sydney down -4.6 per cent to 73.3 per cent and Melbourne down -2.7 per cent to 75.8 per cent over the quarter. The total number of auctions held was much higher over the June quarter, increasing by 9,990 auctions when compared to March 2017. Although clearance rates were down over the quarter, year-on-year there was an improvement in the clearance rate across the combined capital cities, increasing from 67.9 per cent over the June 2016 quarter, to 71.7 per cent over the June 2017 quarter. The clearance rate for Melbourne is up 4.9 per cent year-on-year, while Sydney is up slightly too (0.7 per cent). Auction volumes increased over the same period, with 25,367 homes taken to auction across the capitals over the June 2016 quarter, compared to 29,231 in June 2017.

Across the non-capital city markets monitored by CoreLogic, Wollongong was the only region to see an increase in the auction clearance rate over the June quarter, up 0.9 per cent to 70.4 per cent. The biggest fall was seen across the Sunshine Coast, where the clearance rate fell -5.1 per cent from 52.4 per cent over the March quarter, to 47.3 per cent over the June quarter. Geelong clearance rates fell slightly (-1.8 per cent), although retained the top spot for the strongest performing non-capital city region. The Gold Coast region was the busiest non-capital city market, with 770 auctions held, up from 751 over the previous quarter, and similar to June 2016 (774). Year-on-year, clearance rates have improved across all 5 non-capital city markets.

Sydney sub-region summary Sydney sub-region performance over the June quarter saw clearance rates as low as 50.4% across the Outer South West region, and as high as 80.3% across the Eastern suburbs. Clearance rates fell across all but one region over the quarter, with Parramatta the only region to see an increase from the previous quarter (1.9%), however when Northern Beaches comparing results year-on-year, 12 of the 15 sub-regions saw an improvement in the North Sydney clearance rate. Although clearance rates & Hornsby have fallen over the June quarter, 8 of the Blacktown 15 sub-regions recorded clearance rates above 70%. Auction volumes over the June Ryde 2017 quarter are greater than both the Inner previous quarter, and the same time last year for all sub-regions. North Sydney and Parramatta West Hornsby was host to 660 additional auctions when compared to March 2017, making it South the busiest sub-region this quarter (1,731), Inner Eastern while the greatest increase year-on-year West South West Suburbs was across the Inner South West where an additional 360 auctions were held, making it the second busiest region this quarter (1,394). Overall, Sydney clearance rates were down compared to the March quarter City & Inner (-4.6%), although auction volumes were South significantly higher, with 4,462 more homes Sutherland taken to auction over the June 2017 quarter. The clearance rate for this quarter is similar to what was seen at the same time last year (72.6%) although again, current volumes are much higher.

Melbourne, sub-region summary Over the June 2017 quarter, all 9 sub-regions saw an increase in both clearance rates and auction volumes when compared to June 2016. The most substantial uplift in volumes was across the West, where 479 more auctions were held. The largest increase in clearance rates year-on-year was the South East, increasing by 8.4%, followed closely by the North East, up 8.3%. On a quarterly basis, auction volumes increased substantially, although clearance rates fell across all 9 sub-regions when compared to March 2017. Overall, Melbourne has improved when compared to this time last year, with a stronger clearance rate and greater volume of auctions, however the clearance rate has slipped from the March 2017 quarter. Methodology note Each week CoreLogic collects the most comprehensive set of auction results available in Australia. Thank you to our vast network of real estate professionals who assist us with aggregating these results. On average, CoreLogic collects approximately 90% of auction results each week with final results released each Thursday. A cleared auction refers to those properties that were either successfully auctioned on the day, sold before the auction or sold after the auction. Properties which are sold after the auction must be reported to CoreLogic by three days after the week has ended to be included in the clearance rate. Auctions that pass in or are withdrawn are counted as unsuccessful auctions. Clearance rates are calculated across properties that have been taken to auction over the past week. The auction statistics presented in this report are calculated on a weekly basis and have been rolled up into quarterly reporting as per the below time frames. June 2017 quarter: based on results from 27 March 2017 to 25 June 2017 March 2017 quarter: based on results from 2 January 2017 to 26 March 2017 June 2016 quarter: based on results from 28 March 2016 to 26 June 2016 Auction clearance rates at a suburb level will only be displayed when at least 20 results were reported to CoreLogic over the reporting period.
