A WORK IN PROGRESS

n recent years, the hotel industry has undergone significant change. In fact, since producing the very first Who Owns What? (WOW) poster almost two decades ago, the hotel landscape has transformed dramatically, with the number of ownership companies continuing to evolve. Through the years, many hotel companies have come and gone, while others have morphed, evolved or disappeared entirely. And, in some shape or form, almost every hotel company today has some kind of symbiotic relationship with other hotel entities — making the industry a complex, complicated and sometimes even convoluted structure. Every year after we produce this mammoth research project — which requires months of painstaking detail work — a series of new announcements come through the pipeline. This year, those announcements included Japanbased APA’s acquisition of Coast Hotels, the sale of Vantage Hotels in the U.S., and on a smaller scale, the sale of the Pantages Hotel in Toronto from Skyline to Silver Hotels Group. Clearly, the WOW poster is a work in progress. While mergers and acquisitions happened at a torrid pace in the late 1990s when REITs fuelled much of the activity, the pace had slowed somewhat in recent years. But over the past year, it picked up again with a series of huge acquisition announcements, beginning in early 2015 when Marriott Hotels gobbled up homegrown Delta Hotels & Resorts, after it had already changed ownership several times in recent years. Then, later in the year, two huge announcements shook the hotel industry: France-based AccorHotels acquired the Canadian-headquartered Fairmont Hotels & Resorts, followed by the announcement that Marriott Hotels had taken over Starwood Hotels & Resorts. Now, a year later, the acquisitions are official. In late September, news finally broke that Marriott’s acquisition of Starwood had gone through the required series of approvals and is now complete. Interestingly, for the team at Hotelier, the regulatory approvals came just as we were finalizing the production of both the October/November issue of the Who’s Who Almanac and the WOW poster. Had the news come even a few days later, we probably would have had to consider moving the poster into another issue, as the magnitude of these changes would have impacted the poster’s composition in a significant manner. Given that consolidation is a means to effectively compete with the growing power of third-party intermediaries and the continuing popularization of Airbnb, we can’t except to be done with it any time soon. In fact, for several years now, industry pundits have predicted that in the not-sodistant future, a handful of companies will dominate the landscape — which begs the question, who will those companies be?

Checking In THE LATEST INDUSTRY NEWS FOR HOTEL EXECUTIVES FROM CANADA

BUYING TIME Canada’s hotel landscape continues to change in the latter half of 2016 BY AMY BOSTOCK,

hile headlines for the first few months of 2016 were abuzz with news of the Starwood/Marriott merger originally announced in late 2015, the second half of the year saw its own share of M&A activity. In July, Toronto-based InnVest Real Estate Investment Trust — one of Canada’s largest hotel portfolios — was scooped up by Hong Kong-backed Bluesky Hotels and Resorts, Inc., for a cool $2.1 billion. In the deal, which closed in August, Bluesky acquired all of the issued and outstanding units of InnVest for $7.25 in cash per unit for an aggregate of approximately $974,504,697. Early September saw APA Hotel Group, the largest hotel network in Japan, acquire Canadian-based Coast Hotels. The acquisition, which marked a new era of expansion into North America for the Tokyo-based company, adds 38 branded Western North American properties to the APA portfolio, bringing its total to more than 400 locations. M&A activity continued in September when Red Lion Hotels Corporation (RLHC) entered into a definitive agreement to buy the global brands and brand operations of Florida-based Vantage Hospitality Group, Inc. for an initial aggregate price of $23 million in cash and 690,000 shares of the company’s common stock. Vantage currently has 35 Canadian-franchised properties totalling 1,737 rooms. Then, on Sept. 14, Colliers International announced the sale of the Pantages Hotel Toronto Centre — on behalf of Skyline International Development — to Silver Hotel Group for an undisclosed price. The Pantages Hotel Toronto Centre was built in 2004, near Yonge-Dundas Square — one of North America’s hottest real-estate markets. The premium property, comprised of 164 large condo-style hotel and residential suites with floor-to-ceiling windows, represents Silver Hotel Group’s expanding portfolio of independent hotels in the downtown-Toronto hotel market. Finally, Lakeview Hotel Investment Corp. (LHIC) sold its Lakeview Inn & Suites – Edson East hotel in Edson, Alta. for $2.9 million. All net proceeds from the sale, brokered by Colliers International Hotels, are intended to be used for debt reduction. The purchaser has entered into a 15-year license agreement, which will see the hotel continue to operate as a Lakeview Inn & Suites. LHIC will share in the ongoing licensing revenue. hoteliermagazine.com

A NEW ERA On September 23, Maryland-based Marriott International Inc. completed its $13.6-billion acquisition of Starwood Hotels & Resorts, creating the world’s largest hotel operator. With the deal complete, Marriott now offers a portfolio of 30 brands — including more than 5,700 properties and 1.1 million rooms — representing moderate-tier to luxury brands in more than 110 countries. Marriott’s distribution has now more than doubled in Asia and the Middle East & Africa combined.

RECORD BREAKER On Sept. 30, the 259-room Four Seasons Hotel Toronto was sold to the Shahid Khan family for $225 million. With the purchase, Khan, the founder of Flex-NGate and CEO of NFL team the Jacksonville Jaguars, assumes immediate 100 per cent ownership of the downtown property. The hotel will continue to be managed by Four Seasons Hotels & Resorts.

California-based Stone Brewing is getting into the hotel business by launching a craft-beer-focused hotel in 2018. Through a partnership with Untitled Hospitality, the company is developing Stone Hotel — its first-ever brewery hotel. The concept is set to open in the first quarter of 2018 and will be constructed, owned and managed by Untitled Hospitality through an exclusive license agreement. The hotel will be a US$26 million, 100,000-sq.-ft. build-out designed by San Diego-based Basile Studio and will feature a bar-style lobby, 99 oversized guestrooms, custom-designed furniture and floor-to-ceiling windows. The hotel’s amenities will be beer-centric, including complimentary Stone beer upon check-in and in-room growler delivery service. A wide array of Stone beers will be available on tap at three on-site bars, as well as archive specialrelease beers and unique casks. Stone Hotel will be located on thirteen acres of land adjacent to Stone Brewing’s World Bistro & Gardens in Escondido, Calif.

HAT TRICK Hilton is opening its newest Canadian property, Home2 Suites by Hilton Fort St. John in B.C. This will be Hilton’s third Home2 in Canada and its first in B.C, coming just one month after the brand reached its 100th property milestone. The 90-suite hotel is located at 9519 111th Street, putting guests in close proximity to numerous local sites, including the Aurora Cinema Centre, Fort St. John North Peace Museum, as well as Big Bam Ski Hill, Fort St. John Fish Creek Community Forrest and Beatton Provincial Park. Guests can also travel to and from the North Peace Regional Airport and the Greyhound Bus Depot via the hotel’s complimentary shuttle service. The new property is owned by Kelowna-based Argus Properties Ltd. and managed by Inn-Trust Hospitality Ltd. Suites feature fully equipped kitchens and modular furniture, which allow guests to customize their rooms. Amenities include an indoor saline pool, whirlpool spa, outdoor grill area, fire pit and Spin2 Cycle — a combined fitness centre and laundry space. Home2 MKT will provide guests with grab-and-go items, and the brand’s Inspired Table will offer complimentary breakfast with more than 400 potential combinations. Destination Canada’s (DC) latest Tourism Snapshot revealed mostly positive results for June 2016. During the month, Canada welcomed more than two million overnight visitors from DC’s 11 international markets, representing an increase of 5.6 per cent more than June 2015…The Westin Bayshore, Vancouver recently received a wildlife-friendly habitat certification from the Canadian Wildlife Federation (CWF). The pop-up patio utilized d|bar’s existing outdoor space where it served a menu paired with the world-renowned PerrierJouët Belle Epoque 2007 until the festival’s end, on Sep. 18…InterContinental Hotels Group (IHG) opened its newly built 104-room Candlewood Suites Calgary Airport North in Calgary, Alta. in August. Putting on a new face Creating a design that meets the needs and expectations of the millennial traveller, while making sure to keep the ambiance guests look for when visiting a ski resort was at the heart of the recent renovations at The Residence Inn by Marriott Mont-Tremblant. Montreal-based Camdi Design Firm — the design team behind the renovation — used the resort itself as inspiration and the starting point for the design, incorporating contemporary elements with the rustic feel of the ski resort. The Residence Inn by Marriott Mont-Tremblant was Urgo Hotels and Resorts’ first hotel project in Quebec and set the stage from which the company built its portfolio. Donald J. Urgo, Sr., president of Urgo Hotels and Resorts, had a unique vision — one that inspired him to grow the company to 42 properties within the U.S., Canada and the Caribbean. The property, which has enjoyed a 20-year relationship with the Marriott brand, has constantly performed on top of the market. It recently celebrated its 20-year milestone with staff, partners, officials and all who contributed to the success of the hotel.
