HOME DESIGN STAGE

When G.J. Gardner designs a house, they consider your block, your climate, and the structure of the home. The team; Jane, Grant and Steve, will also make sure that the design plans will suit your family’s size and lifestyle needs. This is done by designing in accordance with regulations which comply with building codes.

PRE-CONSTRUCTION AND APPROVAL STAGE

During this stage, G.J. Gardner starts the process of having your home approved via the various channels available under NSW Planning Legislation. Project Manager, Donna, will take you through the intricacies of planning and building approval as she manages all paperwork and correspondence with the relevant certifying body—from council if using development application approval, or private certifier if utilising certificate of compliance approval.

COLOUR SELECTION

The Colour Selection is the fun part. It’s where they discuss and clarify all the items that will be supplied and

installed in the new home. While this is not a design consultation, this meeting is an important step in finalising products, materials, and colours for the house build. They recommend an appointment of approximately 5 hours to complete this important stage.

PREPARATION IS KEY

It is crucial to be ready on the final consultation day to make final decisions on your home design. There is a wealth of great design out there, and they can help you achieve the look you want in your home. The Brookvale based team’s top tip – Create a design mood board. Gather inspiring pictures from the Internet searches, Pinterest boards, magazines and books. Not only will you find the type of designer styles you like, it also helps determine your colour palette and home style.

Other preparation questions that you should ask yourself are:

• Who is the new home intended for? How can G.J. create a harmonious space for each family member?

• What features and/or spaces are not negotiable for your family, and what are the “nice to haves”?

• What are your surroundings? Should you compliment or contrast these features?

• Would you like your new home to have a relaxed, or a more formal feel?

WHAT HAPPENS NEXT?

Once these three stages have been completed, the team arranges for the site to be ready for construction.
