Notes from Perry Street
If the month of May has you a bit overwhelmed, you are not alone. To me, it is always one of the busiest months on my calendar.
May often brings me my highest highs and my lowest lows. My mountaintop moments and my deepest valleys. May is a month of milestones.
The month starts full throttle and does not stop. We have weddings, end of the year school parties, graduation parties, and even kindergartens have graduations.
When the Eldest Son, now almost 26, graduated from kindergarten, his teacher, Josie Exner, helped us celebrate and we cried our eyes out. They wore caps and gowns and we listened to “l’m on my way,” the theme song from Brother Bear.
For years, I played that song with all The SONs of Thunder while driving to school on the first day, and many days after that. I think the CD finally wore out. Yet even if we are incredibly busy, we can still savor these moments and take it all in, every morsel.
And let’s not forget the school musicals, band and guitar concerts too. Then the pool opens! I got to haul the Three SONs to the pool with all the sunscreen and floaties. It seemed like such a huge ordeal, but in the whole scheme of things it was rather easy as I look back.
Non-Profits have many of their events in May. They are so important to our community and so are their wonderful fundraisers. You see what I mean, it is a busy time. And we haven’t talked about finding the perfect clothes for these perfect events either ...
May is full of milestones and precious memories.
The Eldest SON of Thunder was born May 17th, so we got to add birthday celebrations to this already busy month. And his parties, well, they were parties of legend to say the least.
There is a great quote, “Where you are be there.” I don’t think there is anything wrong with just being. But being so busy you’re not fully embracing or experiencing the moment makes you miss the moment.
Now we come to the holiday, Mother’s Day. The Eldest SON was born a week before Mother’s Day in Alaska. He was two weeks late and once we were at the hospital he arrived in less than an hour and a half. Winters basically delivered him.
Funny what you remember, I got a microwave with pearl earrings inside for that first birth.
Practicality and pretty earrings were a treat.
Mother’s Day was never the same when mom passed away in 2009. It has gotten better, but I miss her every day. I know on behalf of the Three SONs of Thunder I was still to celebrate Mother’s Day. And along the way I adopted another mom.
Life is full of seasons and knowing the season you are in is huge to your personal success and happiness and making great choices for the here and now and your future.
Life is a journey full of different seasons. But here is something to consider … if you have no children to haul to the pool, no mother to call, no children to love on, maybe God has some other moms, or children or families who need your love.
I am very excited about this Mother’s Day. I think Winters is getting me a battery operated mower. Practical and yes, it is a pretty mower. Priorities do change over the years!
Happy May and Mother’s Day.

The Interview with Peyton Shelnutt
Briefly describe yourself and what you do/did.
I raduated from the University of Georgia in 2016 with two degrees, history and theatre. At that time, I was not quite ready to become a full-blown adult, so like many of my friends, I continued to work in the service industry for a bit longer. Soon after, I began to be haunted by the ever-looming adult responsibilities we all know and love – insurance, 401K’s, benefits, the list goes on and on. Enter: Job Search! After applying and interviewing for what felt like a million jobs, I finally left an interview with our local CVB, feeling like this was it. I think I found the one! A few weeks later, I received a call from Carol Moore (who had sat in on that promising interview) asking if I would be interested in an interview with the Newnan Centre. Extremely confused, I asked, so I’m guessing I did not get the other job, huh? Absolutely mortified, Carol replied that she was under the impression I had been notified and was so sorry to be the bearer of such news. I ended up interviewing with Carol for her open position as a Sales and Events Manager, and voila, I’ve been in this crazy industry ever since! After nearly seven years, I now serve as Executive Director of the Newnan Centre!
Best piece of advice you’ve received. Always be kind as you never know what someone may be going through or if your paths will cross again!
If I had it to do over … NASA! I would gift myself with the smartest brain in the world and be an engineer with NASA and go to space. A girl can dream, right?
You are going on an extended solo trip. What three albums and three books would you take?
What a loaded question… Can I substitute the three books for three more albums? Pearl Jam – Ten; Pink Floyd – Dark Side of the Moon; Modest Mouse – The Lonesome Crowded West; Kid Cudi –Man on the Moon: The End of Day; Led Zeppelin – Led Zeppelin II; Outkast – ATLiens. Sorry books! Music > Books.
Tell us one thing about yourself that few people know.
I am the world’s biggest hip-hop and rap fan! I love to learn lyrics and study the samples used from songs past, seeing how songs are pieced together to form a work of art, musically. I also make it a point to learn all rappers’ real names and stage names, so if I’m ever asked at trivia or make it onto Jeopardy, I’m ready!
You are hosting a dinner party for six. What five people, living or dead, would you invite and why.
1. Robert Downey Jr. - He is the epitome of a phoenix rising from the ashes and one of the biggest GOATS on earth. His bounce back from prison into starring in one of the biggest franchises in cinema history is incredible. I’m pretty sure he even refers to himself as a phoenix in the first Iron Man.
2. Alex Trebek – I spent my entire life tuning into Jeopardy every night at 7:30 p.m., so he is one of my biggest idols. I would love to talk with him about how he got his start and the evolution of the game over time. Plus, he is a walking encyclopedia. Jeopardy hasn’t been the same since his passing – oh, to be irreplaceable.
3. Jeff Probst – I would kill for an opportunity to invite THE Jeff Probst to my tribal dinner. I would most likely even make him come in with a torch just so I could snuff it afterwards. I’ve been an avid Survivor fan since its premiere in 2000 and still watch every season live (despite the original seasons being way better than today’s). Once a fan, always a fan.
4. Stephen King – The master of horror himself. I’ve forever been in awe of his ability to blend different genres together and he has so many incredible works published. He has a really great story to tell and overcame a lot to become an author whose stories will forever impact future generations.
5. Prince – I would be absolutely speechless and just want him to perform the 1999 album in its entirety. Then, I would attempt to collect myself and pick his brain on how he was able to create masterpieces musically and any fun party/concert/studio stories he had to share.
Name an as yet unfulfilled dream.
I’ve always dreamed of traveling to Jordan or Israel for many reasons, but I really want to float in the Dead Sea. I mean, who doesn’t want to swim in a body of water where no creatures can thrive?! Sign me up!
If you weren’t doing what you are, you would be …
Easy, a female Anthony Bourdain travel and food documentarian! I’m always down to try new things, especially anything involving FOOD! Plus, I’m a lover of all things involving history and culture, so that would be a bonus with the travel.
Your go-to food.
Pho and Ramen are my absolute favorites. There is nothing that eating a good bowl of Pho can’t cure.
Favorite movies(s).
My all-time favorite movie is True Romance; Tarantino makes some of the best movies. Donnie Darko would be a close second!
Dogs or cats?
Dogs, forever. No offense to cats, but I’m definitely more of a dog person. Plus, if my dog Zeppelin reads this and sees I answered, cats, I’d be in trouble.
Your favorite quote and why.
“In three words I can sum up everything I’ve learned about life: it goes on.” Robert Frost. This quote has always helped me in navigating my life, especially in the most difficult moments. It can be hard to let things go and keep going, but life continues on regardless. It’s best to live it rather than dwell on what could’ve, would’ve, or should’ve been.
Name something that you are extremely glad you did or accomplished.
Honestly, my greatest accomplishment has been achieving such a great career at such a young age in my hometown. I have always been goal-oriented and super-driven, but I did not know it would play out so perfectly. Serving the community I grew up in is such a blessing every day, so I consider myself very fortunate to have landed as I did. I definitely could not have done it alone, so having such a supportive family and incredible mentors helped me achieve this and so much more. I will be forever grateful.
What advice would you give your younger self just starting out on their own.
There is no timeline to life. Let it play out on its own and cherish the ride. ◗

For someone with the right skill set and a passion for fast-moving vehicles, a career at Yamaha can take off like – well, like a WaveRunner. Ben Clark knows this firsthand. He has been a manufacturing engineer for the company’s water vehicle assembly line for more than seven years.
“At Yamaha the sky’s the limit,” he said. “There are so many different departments and a wide spectrum of engineering, so the ability to expand my knowledge as an engineer in different aspects has been just awesome.” Clark loves the chance to work in different areas, with no two days being alike and plenty of opportunities for advancement. He also likes the employee benefits that include discounts on the purchase of fun Yamaha-made vehicles. It’s been such a great experience for his family that his wife also works for the company.

Ellis Lowery is a full-time acoustic, singer songwriter, captivating audiences with soulful inspiring lyrics. His music is deeply influenced by traditional country icons like Vern Gosdin, Gene Watson, Merle Haggard and Waylon Jennings. He is a retired combat veteran of 24 years. He’s been a part of the music scene since 2013 and describes himself as ‘playing catch-up’ ever since. Enlisted as a Marine, he transitioned to law-enforcement before re-enlisting post 911 in the Georgia Army National Guard where he served as an Army infantry paratrooper for 18 years -with four combat tours.
Ellis supports local veteran events and organizations through his music. He’s a multi-alumni participant with Camp Southern Ground’s Warrior Week.
It’s Ellis’ words at the end of our conversation that show the true heart of someone who gets joy from watching others succeed.
“I remember, appreciate and will never forget how musicians in this community supported me when I first wanted to get out and play around town (with a Ukulele no less). Music has changed me as a person, especially after retiring out of the military, and all that support every single time I play just increases my passion for the music and motivation to be better. I love seeing musicians around this community succeeding with their music. So it just comes down to this, I want to always pass on that support to others and hopefully they feel the same happiness and joy that I feel from it. And then pass that on to all that listen to the music. Additionally, doing what we can to help others through music. I would like to think (even on a small scale) that’s one way we make the world a better place.”

There’s Chess Club and Lunch and Learn, and Guided Meditation and Breathing. On May 14, The Edgar B Hollis Distinguished Author series continues with a book launch with author Tera Shelton Harris. Inspired by the same story highlighted in the 2023 documentary Silver Dollar Road, Long After We Are Gone is centered around a legal process called “heir property,” a form of ownership that began during the Reconstruction when many Black people did not have access to the legal system and began to pass on land to their heirs without a legal will. The story of four siblings— each fighting their own personal battle—who return home in the wake of their father’s death to save their family’s home from being sold out from under them. Literary Circle Book Club meets May 20 to discuss Angie Kim’s novel Happiness Falls. newnancarnegie.com or eventbrite.com

Did You Know?
• 61% of low-income families do not have a single piece of ageappropriate reading material in their home?
• 1/3rd of Georgia’s children start school unprepared to learn?
• 75% of Georgia’s students who are poor readers in the third grade will remain poor readers in high school?
How Do Books Help?
The more words a child hears, the larger the child’s vocabulary and the larger the child’s vocabulary, the more likely the child will be a proficient reader. However, in order to read with a child, books must be in the home.

Concerned with a group of gossipy southern ladies in a small-town beauty parlor, Steel Magnolias is alternately hilarious and touching—and, in the end, deeply revealing of the strength and purposefulness which underlies the antic banter of its characters. Take a trip down to Louisiana and Truvy’s beauty salon for a heartfelt and hilarious evening!

Lighting the Way: Part 2
This is Part Two of a series on our unhoused population in Coweta County. In Part Two, I’ve continued my conversations with community groups who are lighting the way.
Pamela Gabel, Chair, Sustainable Housing Task Force
Pamela Gabel founded (and chairs) the Sustainable Housing Task Force. The Task Force is made up of community groups like Habitat for Humanity, Housing Authority, HOPE Global, Family Connection, Meals on Wheels, I58 Mission, Foundation Church, One Roof, Bridging the Gap, and NEST.
The group is working on generating a white paper to report data on homelessness in our area; the report will help the community to make informed decisions in helping those who are unhoused. One data point is the Point in Time count done in January. The PIT count is a Housing and Urban Development-led, annual survey of the number of homeless individuals seen on one night in January. On January 22, 2024, Coweta’s count was 139.
“The number is as accurate as can be, given how large of a county we have and the fact that the homeless are nomadic. Wages aren’t keeping up with housing costs, and medicine is unaffordable for many Cowetans. Many of our homeless are seniors, who have seen their rent double or triple over the past few years,” Gabel said.
Jimmy Ellison, Pastor, Newnan City Church
In the fall of 2018, Ellison started having conversations with other community leaders, which led to the formation of a warming shelter called NEST (Newnan Emergency Shelter Team) in January 2019. Other churches became involved, each sponsoring a night to house those in need.
These conversations also led to the creation of Restart Coweta, an initiative aimed at meeting each unhoused person where they are. [Now, both NEST and Restart Coweta are under the umbrella of the Coweta Community Foundation.]
“One of the biggest myths that I hear is that homeless individuals are being dropped off in Coweta County. That is just not true. These folks live here and many are working. People lose jobs and lose their homes. We see a lot of women who have moved here for a relationship, and the relationship ends and they have nowhere to go. Sometimes, people are behind on their bills and we can refer them to agencies who can help with that.
“There has been such a great response from community agencies wanting to be a part of the solution. We all know it’s a problem and no one wants someone to be without a home,” Ellison said.
the number of homeless individuals seen on one night … January 22, 2024, Coweta’s count was 139.
Kristin Webb, CEO, Coweta Community Foundation
The Coweta Community Foundation has played a key role in helping manage funds that directly support a variety of community interests, including homelessness.
The city of Newnan adopted a resolution in July 2023, providing $5,000 to the CCF to study homelessness in Newnan.
According to Cleatus Phillips, Newnan’s city manager, the resolution stated “the goal of the city of Newnan is for ‘the homelessness and unsheltered population be coached, counseled, etc. to enable them to return to the workforce if possible, obtain secure and safe housing, and become self-supportive’.”
With this grant, the CCF was able to add an important case management piece to the puzzle. “We reached a point where one group needed to take the lead on things, which is how we formed Restart Coweta. However, collaboration among organizations is essential to our success,” Webb said.
* Briana stands outside the Quik Trip in Newnan, with her two dogs and a sign that reads “Homeless – Please Help Us.” She is well-spoken, humble, and gives me permission to share her story.
A business associate robbed them of all of their money, tools used for work, and belongings, which led them to lose their home. She is in and out of school and in and out of work because she doesn’t have enough money or an address.
They are the in-betweeners. They aren’t eligible for a lot of services because they work and have some money but not enough to make ends meet.

The Film Fix … Streaming Edition
with Jonathan W. Hickman
Capsule Reviews … New Rating System - A “Fix" is recommended with a rating between 6 and 10! a “No Fix” with ratings of 1 to 5 isn’t. http://dailyfilmfix.com/
Jonathan W. Hickman is an entertainment attorney, filmmaker, college professor, and novelist. More about Jonathan can be found by visiting http://filmproductionlaw.com/
Streaming Selects:
Challengers (now playing) – l Fix Rating 8/10 – The irresistibly sexy “Challengers” is the product of the powerful pairing of Zendaya with edgy Italian filmmaker Luca Guadagnino (see “Call Me by Your Name” and “Bones and All”). The story is a love triangle set in the world of professional tennis. And while the emphasis will be on the potential threesome teased in the film’s zippy trailers, “Challengers” is much more complex than exploitative eroticism.
Guadagnino works from a script by first-time feature screenwriter Justin Kuritzkes, who will be penning the upcoming “City on Fire,” an adaptation of Don Winslow’s Danny Ryan trilogy. Aside from the overt sexuality centering on three attractive athletes, Kuritzkes’ script winds a confident and intricately constructed narrative. By relying on creative flashback storytelling that reveals its players’ secrets, “Challengers” proves to be compelling stuff.
Zendaya, who also serves as one of the producers, plays a tennis star named Tashi Donaldson, whose career is hobbled by an injury in college. But off the court, Tashi’s romantic and athletic partnership with a potential Grand Slam winner, Art (Mike Faist), made them a dream team. As Art flirts with retirement, having lost his killer instincts, Tashi pushes him to mount a comeback by competing in a tournament, the final of which pits him against a once-promising, now-fading player named Patrick (Josh O’Connor).
The film smartly uses the penultimate match between Art and Patrick to tell the history of these three crossed souls, starting with their time in college. We learn that they not only shared a love for the game on the court but they were fatally attracted to one another. These revelations impact the Art/Patrick game and threaten to tear relationships asunder. It’s all very melodramatic but in the best possible way.
The tennis action is fast and furious and coupled with a pulsating score from Trent Reznor and Atticus Ross, the Oscar-winning duo behind the music in “The Social Network,” “Mank,” “Soul,” and others.
Boy Kills World (now playing) – l Fix Rating 6/10 –Something is missing from this wildly over-the-top 8-bit video game-inspired actioner. Parts of it are bloody fantastic, but the mayhem will wear out its welcome for some viewers.
The exhausting story fuses familiar revenge elements with wild, video game-style martial arts action. A young man merely identified as Boy (played by “It” star Bill Skarsgård) is ripped from his family by a ruthless tyrant named Hilda Van Der Koy (Famke Janssen). He’s rescued by a mysterious Shaman (Yayan Ruhian), who puts Boy through years of brutal training. The object is to turn Boy into a one-man killing machine that will exact vengeance on the ruling Van Der Koy family.
Oddly, Boy’s singular goal in the dystopian world is to kill everyone. We never get the impression that his efforts will help the oppressed, and never does the film elevate above this one-dimensional objective. And since Boy can neither speak nor hear, he’s unable to articulate his mission to those around him. We do get the Boy’s rambling internal monologue through a droll voice-over narration from H. Jon Benjamin (see “Archer” and “Bob’s Burgers”), but there’s not a lot of substance behind the Boy’s flashing fists of carnage.
The action is constant if captured in a fevered frenzy of shaky handheld close-ups that might frustrate fans of balletic martial arts extravaganzas. At nearly 2 hours in length, the one-note joke of “Boy Kills World” loses much of its impact by the time the credits roll.
Evil (Final season premieres May 23) – At some point, I’ll binge this well-regarded series about a clinical psychologist (Katja Herbers), a priest (Mike Colter), and a technology expert (Aasif Mandvi) hired by the Catholic Church to investigate the paranormal. Their whimsical adventures bring them face-to-face with, well, evil incarnate. After this show’s jump from CBS network television to Paramount+ in 2021, “Evil” has gained something of a cult following.
The Tattooist of Auschwitz (May 2) – Melanie Lynskey and Harvey Keitel star in this sweeping adaptation of the bestselling novel of the same name by Heather Morris. The series is a dramatic telling of the real-life story of Lale Sokolov (played young by Jonah Hauer-King and in later life by Keitel), who was forced to tattoo ID numbers on prisoners in the concentration camp in World War II.
Unfrosted (May 3) – Jerry Seinfeld is back in front and behind the camera, starring and directing this film about the creation of the pop tart. The all-star cast is like a who’s who of Hollywood comedy, including Amy Schumer, Kyle Mooney, Jim Gaffigan, Patrick Warburton, Mikey Day, Melissa McCarthy, and others.
A Man in Full (May 2) – This six-episode series is based on the 1998 door-stopper novel by the late Tom Wolfe. The story is primarily set in Atlanta and follows a real estate developer named Charlie Croker (Jeff Daniels), who falls on hard times when his latest project nearly sinks him. As he battles with bank liquidators, other events in the city may offer him an unusual lifeline. Wolfe’s novel reads like a history of the old Southern city, and one wonders if those fascinating elements are preserved in this splashy-looking series.
The Idea of You (May 2) – Oscar-winner Anne Hathaway plays a 40-something single mother involved in a romance with a much younger, famous 24-year-old boy-band singer (played by “Red, White & Royal Blue” star Nicholas Galitzine) in this high-concept rom-com directed by Michael Showalter, see 2017’s “The Big Sick”).
Arthur the King (May 10) — l NO Fix Rating 5/10 – Mark Wahlberg plays an endurance racer in the twilight of his career who gets inspiration from an unlikely source, a stray dog he names Arthur. Intense sequences depicting the dangers of extreme sports can’t lift this otherwise soapy drama.
Doctor Who (May 10) – The fourteenth season of the British television series comes to the States via the Disney streaming platform. A new doctor (played by Ncuti Gatwa) and a new companion named Ruby Sunday (played by Millie Gibson) highlight this adventure of our favorite Time Lord.
Dark Matter (May 8) – Apple’s continuing commitment to science fiction continues with this adaptation of a novel by Blake Crouch. Joel Edgerton stars as a man who is abducted into a parallel universe and goes on a journey in an attempt to return to his family. Jennifer Connelly is also in the cast of this series.
The Iron Claw (May 10) – l NO Fix Rating 5/10 –This abridged telling of the cursed Von Erich professional wrestling family isn’t the transcendent take on the sport it could have been. Even though the film as a whole is lacking, Zac Efron is excellent as the heart of this weepy true story that will strike a chord with wrestling fans.
Theatrical Teasers:
l The Fall Guy (May 3) — Ryan Gosling steps into the role of Colt Seavers, which Lee Majors once held on the popular 1980s television series. In this film adaptation, Seavers, a Hollywood stuntman, has to cover up the murder of a movie star on a blockbuster film while investigating the homicide. Emily Blunt plays a producer and love interest.
l Kingdom of the Planet of the Apes (May 10) – The long-awaited fourth film in the rebooted “Apes” franchise looks to build on the magic of the previous installments. The story picks up years after the reign of Caesar, the hero of the first three movies. “Kingdom” is directed by Wes Ball, who shepherded the “Maze Runner” series.
l Furiosa: A Mad Max Saga (May 24) – The fifth film in the “Mad Max” franchise is the origin story of Furiosa, who Charlize Theron played in 2015’s “Fury Road.” This time, actress Anya Taylor-Joy inhabits the role of the vicious, take-charge, hard-driving heroine. A barely recognizable Chris Hemsworth plays the villain Dr. Dementus in this high-octane adventure. “Furiosa” is easily one of the most highly anticipated films of the year.
l Robot Dreams (May 31) – l Fix Rating 9/10 –This is a highly recommended and wonderful movie that was nominated for the Oscar for Best Animated Feature Film. The story follows the adventures of a dog and a robot in New York City during the 1980s.

May: The highlights for this month are Mother’s Day and Memorial Day. It is fitting that we celebrate both days in the same month, as we honor both our mothers and our dead. My mother died thirty-three years ago and I often struggle with the thoughts of how much more I could have done for Momma, a burden that increases with every Mother’s Day. Should your mother still be living, this Mother’s Day be sure to give her three hugs: two for yourself and one for me. Happy Mother’s Day.
J Holt’s Smokehouse is now open seven days a week, from 11 a.m. to 8 p.m., and to 3 p.m. on Sundays. They are located on 89 Temple Avenue, right next door to Whit’s Ice Cream Shop. You can find me there every Wednesday flying their sign from noon to 2 p.m. Come on out and try the tasty ribs, brisket, or smoked chicken wings. Stop and get a free hug and a selfie from Mr. Personality in the process. J Holt’s phone number is 770-755-6484. Vicki Sanders of The Hug Box has two bittersweet events coming up. May 11th, Vicki celebrates her 10-year anniversary of the birth of her brainchild The Hug Box; 10 years, with 6 years as a brick-and-mortar experience. On May 25, she shall be officially closing the store at her current location and moving The Hug Box to her home. Her phone number is 404-594-4841.
This month’s essay is titled “Deeper Faith” and I am now experiencing just that, as much deeper faith goes beyond the written words of the Bible to which has been placed in my heart, I pray the prayer of Psalm 51:10, “create in me a clean heart, O God; and put a new and right spirit within me.”
I repeat this prayer out loud and within my prayer closet of my soul many times throughout the day. Deeper faith is going beyond one’s intellect, symbols, and concepts until you come face-to-face upon the purity of Divine Spirit beyond all forms of all human
imagination. Deeper faith comes suddenly without efforts, as it is another gift from God. The path of our spiritual journey leads us from “belief” to “knowing” to “doing.” Following God’s word and in the footsteps of “Jesus.” Deeper faith is peace of mind, joy of heart, and the spirit of happiness. The bright light of God’s essence shining in a sea of darkness, deeper faith can be called upon in time of need and despair. Simply ask for deeper faith beyond all understanding all aspects of your spiritual journey each day in prayer.
The Book of the Month is titled “Life is Messy” by Matthew Kelly. I have found the many books by Matthew Kelly to be easy to read, easy to understand, and are quite simple and to the point. However, I suggest a re-reading of each book and perhaps the taking of notes and pondering upon each chapter before reading the next. Throughout this book, we are reminded in every chapter that life is messy. The author speaks about the normalization of evil, the need for kindness, exploring ourselves, and our obligation we have to ourselves. Since I am limited due to space, I have listed page numbers to be as “mile markers,” such as Pages 23, 33, 38, 41, 63, 65, 87, 96, 100, 106 and 111.
By all means, be sure to read every page (perhaps twice) and stop to ponder upon the message. I feel most books of wisdom should be read at least twice with the final act to apply its wisdom into your daily life.
Until next time Peace, Love, and Much Respect Mr.Personality. ◗

on Interest Rates and the Real Estate Market
If you read my article at the beginning of the year forecasting real estate for 2024, you might remember the importance of interest rates and how they affect the real estate market.
The Federal Reserve met in March and decided not to adjust the federal funds rate, the rate that lenders use to calculate the cost of borrowing. The Central Bank has indicated they would lower this rate as many as three times this year. This has not happened yet. The Federal Reserve seems to be cautious, with high inflation fac-
Meanwhile, mortgage rates have increased in 2024. As of April 22, 2024, mortgage rates for a 30-year fixed loan have increased to over seven percent. Mortgage rates were closer to six percent at the start of the year.
Despite the increase in mortgage rates, the real estate market in Coweta County has been consistent. I have seen an influx of buyers moving here for jobs, family, or to leave a big city. Other buyers and clients of mine are “moving up” from starter homes to larger homes for their growing families.
The number of listings in Coweta County has increased year over year, anywhere from nine percent to 19 percent per month in the first three months of the year (Georgia Multiple Listing System, GAMLS). The listing inventory is finally improving here.
Pending and closed sales numbers will be mixed starting in 2024. They have decreased as much as ten percent, year-over-year, in one month and are up as much as 26 percent in another month.
All predictions and signs point to mortgage rates trending down as soon as this spring. Lawrence Yun, the National Association of Realtors (NAR) chief economist, estimates that rates will hover between six percent and seven percent for the rest of the year. Fannie Mae, the Federal National Mortgage Association, predicts mortgage rates to be 6.4% at the end of the year (NAR). Fannie Mae also predicts existing-home sales to increase this year (NAR).
If you are thinking about buying or selling, the optimal time seems to be the next interest rate decrease or the second decrease. When this occurs, we should see a significant influx of more buyers entering the market. Historically, we have also had more home sales for higher prices between March and August of the calendar year.

Piedmont
Building On Our Promise
In October 2002, Piedmont Newnan broke ground on the first phase of the $65 million South Tower Expansion Project, which adds 50 new patient beds and almost 80,000 square feet to the original hospital footprint. This is the first structural addition Piedmont Newnan will open since building this new hospital here on Poplar Road 12 years ago. As a top destination for care in South Atlanta, this expansion project is necessary to keep up with Coweta County’s fast-paced growth and to continue to provide high-quality, patient-centered care close to home.
Since 2002, Piedmont Healthcare has invested almost $300 million in capital here in Newnan and grown from an original 136-bed facility to 217-beds. The new South Tower, built with the infrastructure to add additional floors in future phases, is the most significant investment Piedmont has made in Coweta County, building on our promise to support the healthcare needs of those in Coweta and surrounding communities. The expansion officially opened May 1.
